Two neighbors, Rory and Kane, who have an instant burning attraction to each other basically spend the whole book arguing and fighting their desires. Rory was all right. I liked her dedication to her goals and her intellect - even though when it came to Kane all brain power went out the window. But she was spunky and I admire that. Then there was Kane who was pretty much an ass. He was only nice to Rory when he wanted sex and treated her like shit every other time they were together.
The only saving grace of this story was Sydney - Kane's 7 year old daughter. I do love me some single dad stories so I awwwwed over their scenes together. And Sydney was freaking adorable. However, there were a lot of inconsistencies with her. Despite Rory telling us that she would forget how young Sydney is, I felt she read much younger than her age at times. And also apparently she was the height of a 4 year old because every time she hugged Rory, she hugged her legs. Either that or Rory was a giant.
And speaking of inconsistencies, there were so many in this book that I cringed. Most had to do with locations of characters. For example, there's one scene where Rory is telling us how Kane's room is just like hers only opposite and then suddenly they're fighting and she's telling him that if he wants to leave he can just leave. Why would he leave his own room? But apparently he does cause she locks herself in her bathroom. I don't know, just some polishing would have smoothed out the transitions better.
Overall, it was a free read from Amazon so I really can't complain.
A quick erotic older man-younger virgin next door romance. Sometimes you just need a short and sweet story that keeps out of the reading slumps. Alot of the popular romance is light on the sex and this one hit the spot with the sex scenes.

So cute and funny this book was, I really like the story and the romance in it. Sydney is funny and sweet. Kane and Rory made me mad sometimes, but in the end I adore them. I loved the epilogue, that shows that Rory book got famous and that she - a women - got time for family and her job - Women Power -. The description is really good and the story well writing, I will definitely read more books of Piper Sullivan.
Rory is writing a book for her thesis for her double masters in modern literature and anthropology. She sees ahead pop up ,in her window, it is Sydney the neighbor's daughter. Syd's sitter never showed up and her dad is at work so Rory makes dinner for her and they fall a sleep Kane comes home and doesn’t find his daughter or sitter and he panics. Pounding on Rory door with cops looking for Sdy, he isn't happy and lets Rory know. What a start to this story. You just have to fall in love for 7 years old Sdy. I couldn't put this book down. It is a great love story. I voluntarily reviewed this advanced reader copy.
I was intrigued by the premises of this book, but was disappointed with the actual story.
I loved Sydney but the way she was described was a little conflicting. I have three children, so for her being seven years old, why did I see a few times where her hugging Rory was described as - her arms wrapped tightly around my legs – umm, Rory wasn’t freakishly tall, so - no. I just felt there was a little back and forth with her sounding very childish and immature – more like a four year old. Speaking of back and forth – what freaking color is Rory’s hair? Copper and Cinnamon are way different colors, yet, the author went back and forth as to which of those two was the color. It was quite frustrating. Kane must be one hot commodity because I would have knocked him on his a$$ and not looked back with his constant nasty attitude. I mean, seriously, through more than half the book the only time he was semi nice to her was when he wanted a piece. And she was such a doormat, she took it.
While I don’t normally comment on the editing, especially with an ARC, this one was just really frustrating and took me out of the story and disrupted my concentration so much I felt the need to mention it.
I guess with so many books out there with similar storylines, I look for something unique, something to pull it out from the others. Sadly, I did not find it here.

I received this book for a voluntary, completely honest and non incentivized review. First of all I enjoyed this book but how does "doctor" not get into some sort of trouble bordering on child negligence leaving his kid unattended!?! Anywhooo... like I said, enjoyable and quick read. Characters are good with just enough backstory to get into their psyche. Plot was decent considering the lack of drama. Entertaining read. 3.75 stars.

Aurora (Rory) is a student finishing her two degrees. She receives a visit from the little girl,Sydney (Syd), next door who is home alone after her babysitter fails to turn up. She takes the little girl in and there begins a beautiful friendship between the two. That takes a little longer to develop with her dad (Kane) although he is attracted, physically, to his beautiful young neighbour. This obstetrician is 20 years her senior and a single Dad, his wife having left when Syd was a baby and run off with her childhood sweetheart, who she reconnected with on Facebook. Kane continually employees a stream of useless and unreliable sitters and Syd ends up spending more and more time with her Rory, who takes over the role of a surrogate mother without realising.
As the attraction between the adults grows, so does the tension and eventually they both succumb to the inevitable. Both want more but do they want the same thing? Rory is beginning to develop feelings for the gorgeous baby doc but Kane is reluctant to let anyone get closer after his past experiences and their "friends with benefits" relationship is about to hit stormy waters. Can the couple have a future together? Can Kane overcome his fears for not just his heart but also that of his daughter?
This was very good and so unlike other books of this genre. When I saw word "Daddy" in the title, I immediately thought it was going to be about the older man teaching the much younger woman and dominating her sexually, but this was not the case. In fact, the twenty year age gap is little referred to and so becomes mostly irrelevant, which was refreshing. It was purely a story of a second chance of love relationship between a single doctor dad and a young woman and all the ups and downs that came with it. The characters were well written and interesting with enough backstory to understand how their feelings and emotions affected their interactions with each other. Rory was feisty and independent, Syd, adorable as only an innocent six year can be and a Kane a caring but cautious father.
Well done Ms Sullivan, a fantastic read. I will be definitely looking for other books by this author to read now.

At first I was skeptical about a book involving motorcycle clubs. But girl, I have to tell you it was worth it! This book is thrilling and sexy!!!
Gunner is an ex military man, that has PTSD because the dead of a fellow army man that as he says "he was responsible of". He is now retaired and home, but home is being part of the Bad Disciples MC club. One night in which he is avoiding the BD he go to a bar that he used to frecuent before the army and meets the bartender. The meeting is a little bit weird and sexy and pushy and naughty! They end up having their wicked way on the bar before leaving to Gunners house.
Brooklyn is a part time dinner waitress during the day and a part time bartender during the night. Her father and brother are now both dead and she is alone in the world, except for the Dragon Knights MC club, in which both father and brother were members. She is feeling down because of the recent death of her brother and also a little bit claustrophobic because of the constant "guardianship" of DK. One night she meets this man that is everything she is needing at that point in her life.
They start seeing each other till things start complicating. They did not know who they were, but there is no turning back for them.
Kane and Rory are heating up the neighborhood 🔥 Rory is finishing up her Masters and is trying to just finish her thesis and get her book published. She has been on her own since her mom walked out her when she was fifteen and she gotten used to taking care of herself and pulling herself up by her bootstaps as it were. When she meets Syd the adorable daughter of the new neighbor next door she can't help but fall in love with her precocious girl but when she meets her gruff but handsome father she can't help but be attracted ascetically but his manners leave a lot to be desired. Kane is nursing a grudge from his flighty ex wife who left him and Syd like they where yesterday's news and is trying to balance his job, life, and daughter - and boy is it not easy. When the sassy and smart Rory saves his bacon with Syd he should be grateful, but what he really finds is that he is crazy attracted to the young hot neighbor girl. His daughter loves her and she loves her - mixing in pleasure could be a disaster or it could just what the doctor ordered 😘

This book is sooo sweet, definitely my fav from Piper Sullivan. This book is about two people who's scared to be in love, because of what they've been through, finally find love, but too scared to face it. This book brings a lot of sweetness and hotness. The banters between Kane and Rory is perfect, I feel angst, loneliness, lust and love. And that sweet seven years old little girl who's brings plenty of cuteness, this book is captured my heart. This book brings a big smile on my face, although I felt a bit rushed in the end. Overall I love this book with all it's flaws.
As for characters. Love Kane and Rory, these two really frustrating sometimes and most of the times I'd like to slap Kane, he's so sexy but he acts like a jerk. Love all the characters, even if it's a short book, but I got all the feelings.
If you love short sweet romance, you don't want to miss this one.

A great read. Rory is a student who is finishing up her thesis and hoping to be done with school soon. She's been on her own for a long time and would just love to succeed in life. The thesis she is writing is part of her erotic book she's writing as well. Her teacher thought is was so good, she sent it out to see if it would be picked up to be published. Sydney is an adorable 7 year old who lives next to Rory with her father Kane who is a dr. There is an instant connection and the chemistry is undeniable between Rory and Kane but he is no interested in any type of relationship ever since his wife left them and signed all writes of Sydney over to him. Will they be able to fight the attraction between the two of them? When Rory and Sydney get close, how will this effect them living next to each other? Dr. Dad meets his Match with the Bright Bubbly Neighbor
Kane is such an a$&!!! It was kind of hard for me to connect with him as the H when he was always jumping to conclusions and judging Rory before he had the whole story. That having been said, Kane is such an amazing father to Sydney. You can’t deny the love he has for his daughter. Loved seeing the innocence of a child being about recognition and redemption for a father. Rory is so completely opposite of Kane it makes the saying “opposites attract” very evident! She’s such a bright light to his dark world that you can’t not want them together. Love how she fights for what she needs and doesn’t just accept Kane’s apologies; she makes him prove (somewhat) that she’s worth the risk and the fight. Rory and Kane’s (and Sydney’s) story was definitely a great read.
Overall this wasn’t that bad. The storyline itself was good and was a cute short story. I loved the relationship that developed between Rory and Sydney it was so sweet and I feel like it was pretty relatable for the most part. I loved the tense chemistry between Kane and Rory. However the timeline was slightly hard to follow it went from hours and days to weeks and months but didn’t really give a clear transition. Also some of the interactions between Rory and kane felt a little awkward or stiff when I don’t think they we’re supposed to feel that way. Some of this had so much detail but then there were parts that just felt so rushed. It was difficult to figure out if they were at his place or hers and sometimes they started at one and ended at another but never gave any indication that they left. Even with all that it was still a cute and light read.
This was a great story with some twists and turns that brought tears to my eyes and a smile on my face. A little emotional roller coaster was happening but it was a beautiful ride! Love the characters that Piper Sullivan creates in her books! A wonderful little girl who is as opinionated and grown up as girls twice her age named Sydney, her hot but grumpy obstetrician Daddy, Kane and the beautiful grad student, next door neighbor (virgin) Aurora, otherwise known as Rory. Hot sex, fighting the fear of falling in love after a painful marriage, fear of abandonment - lots of emotion in the story! I couldn't put the book down and you don't want to miss out on it either! I really wanted to like this book, but I couldn't. I kept thinking that Kane was going to be a better guy, that he was going to treat Rory better... but he never did. I loved Rory's character. I loved her relationship with Sydney. Heck, I even liked Uncle Owen who was in it for two whole seconds.
A very well written story that is filled with drama, action, surprises, chemistry, hot scenes, lust and lot of other emotions. The story line is different and I liked that about it. It is fun and intense. I captivated me very fast . The main characters has a lot of issues from the past to struggle with and they have to get through a lot before they can have their HEA. It is a fast insta-love and with a fast pace. But it suits the story and do not feel strange in this novel. The little girl is just adorable and makes the story a whole lot better. Kane and Rory's story feels realistic and they have a lot of chemistry between them. Absolutely worth the read!
Oh I just loved this book! I always love the single dad books. And I just loved Rory and how she was so sweet to Sydney. At first I was really not liking Kane, since he was such a jerk, but then he redeemed himself. Then, of course, he just screws up royally. But that happens in relationships when one or both people have been hurt badly and he sure was. Rory was, too but she is still mature enough to pay attention to keeping her relationship with Sydney consistent. Rory knows all too well how it feels to be abandoned by her mom and doesn't want to add any hurt to the little girl. So happy they all got their HEA.
This book was a great quick read. I loved how because of Syd things started to happen. It was more of a natural forming bond that actually could have gone either way for the characters, it may have just formed a friendship or it could have ended up where it did as lovers and partners. This was actually my first book of Piper's to read and I can say that I throughly enjoyed the book and can't wait to read more of her work. I did receive this book as an arc read and I'm leaving my review voluntarily. Would I recommend this book YES

I didn't get out of bed until I finished it. Rory and Kane had amazing chemistry and it was obvious they had strong feelings for one another, even though Kane denied it. Sydney absolutely made the entire book. It would not have been the same if she not been the spunky spitfire that she was. If you're looking for a quick but satisfying read, then you should definitely pick up this book!

Ms. Sullivan does it again. Once you start reading, you won't want to put the book down. I just adore her books. The dual POVs really help in getting to know the character. The plot was wonderfully done so much so that you just get lost in the story. Before you know it, unfortunately the story is ending. I just wish it could go on forever!!!!!
If you want to get lost in a great romance, Ms. Sullivan will not disappoint you. I so highly recommend her. She has a truly exceptional gift of storytelling!!!
I loved Sydney. She was just too cute. Rory has been on her own for so long, she doesn't know how to be any different. Well until the adorable new little neighbor popped in and stole her heart. Rory has been working very hard to finish school. She's young, fun and beautiful. Kane is the daddy of the adorable bundle of energy. A doctor and a single dad. Not mention gruff and sometimes rude. This was a sweet girl next door romance, this story is all about Kane a hansom Dr. and Rory the writer who lives next door, Rory adores the sweet and friendly little girl next door Sydney, its a shame that the dad is a bit of a pompous arse. I really enjoyed this story the characters were fun and entertaining and the plot was easy to read and had a pleasant storyline that kept you interested. If you enjoy a sweet contemporary romance with a few steamy scenes in the mix then I am sure you will enjoy this book.

this was the first book ive read from piper Sullivan. it was a cute quick read i didnt mind it at all actually. however i wasnt aware of how short of a read it was or that there was another book stuffed in there . but like i daid it wss good i teally loved the connection between syd and rory both looking for love and friendship even if syd was only 7 years old . i think the story could have been much longer and better if there was a bit more angst between rory and sydney dad the sexy baby dr . but all in all it was a good quick read to pass the time away
Kane fought against love because his wife up and left him and their daughter, Sydney. Sydney couldn't wait to latch onto Rory because she was everything Syd wanted for a mommy. Rory didn't really know what love was because she too knew about abandonment. Good story. Overall quality of writing was good, proofreading had a few glitches, a couple of steamy intimacy scenes yet not over the top. No cheating or cliffhangers and you get a happy ending despite it being rushed.
I was a little mad at Kane, at the start of the story. It took me a while to like him or not be mad at him. I liked Rory right off the bat. Little Sydney character pulled at my emotional strings. I loved how the story played out, thought it was well written, and had a steady pace to keep the story moving along. The chemistry between Kane and Rory, was spot on. I hope to read more from the author.

Rory and Kane's first meeting is not good but sparks fly between the two. Kane wants to keep things secret because of his daughter Syd. When Rory utters those three little words, Kane finds an excuse to end things. Will he realize his mistake or has he lost both his girls-because Syd is not happy with dad. This was a nice read. Rory was smart and strong. Kane had issues from his past that he had to work through.

I loved little Syd. She brought extra sweetness to this book. She also gives her daddy the extra push he needs to realize he wants more with Rory.
