I really enjoyed this cute romance story. I liked all the characters I hope everyone gets there own books. The humor and pranks were really funny. I am looking forward to reading more by this author.

Paige has moved back to the home she left when she was a kid. Never close to her family, Paige inherited the house after her parents death and needed the break from an ex who she wants nothing to do with. She didn't expect to meet Trevor Hastings though and that he plans to be by her side.

Trevor know when Paige moves in across the street she is the one for him. He was not looking for his forever but now that he found her he doesn't plan to let her go.

This was really good. I liked all the characters, there is a lot of people introduced and am curious as to what happens in the next book. I thought it had some really funny moments and Trevor is beyond sweet. Great read, checking out the next book.

I WISH GOOD LUCK TO THIS AUTHOR...BUT FOR ME, THIS NEEDS LOTS OF WORK !!
I have always made it a policy of mine to never hurt anyone by reviewing a book with problems...and I'm going to continue that policy as best as I can and still give an honest review, because not reviewing it at all, isn't fair to other readers or the author...
I will start with the good things about this book, because there were a couple....The storyline was good, which made it worse in my view, because with the right author or maybe the right editing, I believe, it could have been a better book...The characters were likeable and seemed to have some chemistry, but with the somewhat juvenile dialogue and the lack of editing, I lost interest even in the characters.....My main problems with this book, and hopefully, it's been fixed now, was the style or immaturity of the dialogue and the little to no editing (I don't know how many times I will say the word editing before I complete this review, so it will be obvious what the main problem was)....
I read constantly, and not all books are perfect...sometimes there will be an error in grammar or spelling not caught by those editing the book, so I don't EVER have to have a perfect book to enjoy or even love a book... but the grammatical and spelling errors plus the problems with sentence structure, the juvenile dialogue the word or sentence flow were so distracting, it was truly harder to finish than any book I've ever read...I stopped several times, thinking I just wouldn't finish it, because I've been told by other authors, "if you aren't "all in" by chapter 3 or 4, don't torture yourself...move on to another book", but I really wanted to give this new author a fighting chance to change my mind, so I read it to the end...There were many sentences with missing words, wrongly placed words or just the wrong words used, until I really wasn't sure what the sentence was even suppose to have been....It was the hardest book I've ever tried to read, and maybe after competent editors can get their hands on it, it will be worth the time I feel I wasted trying to guess what a sentence or thought was actually suppose to be,,,,
I hope this author will continue to write, give herself time to hone her craft, because, with help from beta readers and editors who can catch these errors, she may become a good author some day....but from my current viewpoint, she has a way to go...This is only my opinion...
I never want to discourage someone from their passion, so if this is what she believes she is truly meant to do, I hope she continues to try to write until she writes a book of the same caliber as the books I read everyday... I have read 2 other new authors' first books this year, and I was blown away by those, so I was hoping I was about to "discover" another new writer with whose work I could share with my friends, so I was disappointed for the author and for myself and the reading world in general...Although I've never given a book a rating this low, and I'm not happy about it, in good conscience, giving it more would be a deception to my fellow readers and would not give the author my true opinion of her book....
I'm giving it 2 stars, because she had a good idea for story, and her characters were likeable, and I feel like it could have been a good book had it not had so many problems,,, I know she has a couple of other books out there, and I hope this one is re-worked and her others have editing help, but I just have read too many really good books, and this one made me feel as if I had wasted time I'll never get back...

This book is the first book of Mallory Funk’s that I have read. The writing style is easy to follow, the characters are loveable and the storyline is enjoyable. I really enjoyed this book; I devoured it in one sitting and was left wanting more. I loved this story. I loved Paige, I liked that she was selfless, sassy and fun. Everyone she met loved her. I loved her friendships with Courtney, Tara and the guys. I liked Trevor. I liked that he wanted Paige to be his from the moment they met. He saw that she had been hurt in the past and didn’t rush her. He was patient with Paige. The chemistry between them was clear to see and I liked Paige and Trevor as a couple. Another thing I loved about this story Paige finding out about Luke, Noah and Kyle and letting them into her circle of friends.
The pranks that the girls and boys played on each other amused me.
I hated Shaun but I was glad that Paige had the quick thinking to do what she did.
I want all of Trevor’s brothers to have their own stories but I also want Luke, Kyle and Noah to have stories too.
The storyline for this book is easy to follow and an enjoyable read. I cannot wait to read the next book in this series and more from it after that.

Decent story line but I felt like was reading a rough draft. A very rough draft at that. I don't think this book was ever edited before publishing.

Hilarious

Fab read, I loved the chemistry between all the characters, especially Paige and Trevor.

Its sweet, sexy, hilarious and full of drama.

Paige ran from her abusive ex and thought she could move on with her life. The loss of her parents brings her back to her childhood home. But hasn't come alone, no she has brought her sassy best friends with her, and together they will fill the home that had such cold memories with knew ones, that may include the sexy guys from across the street.

Trevor wasn't looking for love. Well that was until a woman moved across the street and didn't swoon at his charm. Paige had him and his brothers hooked, when they initiated a full on prank war.

I was a bit bummed with this book. The storyline had a huge amount of potential and the characters were great but could have been even better with some more character development. I really struggled to get lost in the story and enjoy it because it felt like I was reading a rough draft.
I gave it 2 stars for the storyline and the few laughs I had but would absolutely love to see this book rewritten and edited properly. It would be a 4-5 star review!

I enjoyed this one

This is about a women who makes a family for herself and her two girlfriends by adopting the brothers who live across the street. They prank each other and two couples pair off. The girls are funny and the pranks will make you laugh. She also discovers some long lost family members who fit right into the crazinesses. HEA, no cheating, no cliffhanger. This is a new author for me and I am looking forward to reading more of her books.

Trevor & Paige

I loved this book! Such a sweet (and at times steamy) love story between Trevor and Paige! Paige went from a found family of just one with her best friend to ten amazing people that she loves and that love her. The prank war is amazing! The drama with her ex is just terrifying. I couldn’t put this book down. I can’t wait to start the next in the series. I want to be part of this family!

Pranks, coffee, friends, and family

Paige moved back home after her parents died. She had inherited the house and had a stalker. She meet the Hasting brothers that lived across the street and Trevor had eyes for her. Pranks, coffee, friends, and family sums up this book. A light read

This is a new author to me, but I am SO glad I read this! This book has some of everything. There is action and romance. There is so much humor in places that I was in tears. There is such an assortment of emotions in this story! I was hooked from the very beginning and am eager for more by Ms. Funk.

I loved this book. Loved the characters and how I immediately started reading and just didn’t want to stop. Who needs sleep?! The instant connection, drama, and suspense keeps you page turning and wondering what twist or turn will pop up. I am so glad I started reading this author and am finding myself on one heck of a binge read.

This story was really cute, but all the grinning was starting to drive me nuts. No one grins that much and are the across the street or next door? Books needs a second review. That being said I really do like the storyline itself and the characters. I’m just hoping the next book has less joker grins every other sentence.

I skimmed the last few chapters of this just to be done with it. The writing was choppy and juvenile. This could have been a better story if the execution and writing was better. After one staring two books from this author, I think I'm done.

Trevor and Paige were beautiful together! I absolutely loved the secondary characters. This book was seriously awesome.

Really good set up.

The author did a good job laying a good foundation to introducing the characters to this series. I am looking forward to reading more.

Good

Pretty much your typical romance book. I did like the characters and plot was ok. Lots of humor involved, which helped make it more entertaining.

Love love loved this book!! All these characters were amazing and I fell in love with Paige and Trevor from the start. I’m excited to see what the next book in the series brings!
