⭐️⭐️⭐️⭐️! 1462 South Broadway, book 1 of 3. Jessie Hayes’ journey of erotic sexual awakening orchestrated by Silas Bishop!

“His fucking is like nothing I have ever experienced, it’s primal and intrinsic and … perfect.”

Books in Jessie Hayes series should be read in order:
Book 1: 1462 South Broadway
Book 2: 720 Linden Street
Book 3: 1700 Grant Street
Book 4: 945 Cedar Avenue
- Salinger’s story!

1462 South Broadway is one woman’s journey of sexual exploration and awakening. Landman executive Jessie Hayes aka Pipes aka JB has a fulfilling career, but her sex life is in need of an overhaul.

Per the recommendation of her best friend she visits the private S&M club, 1462 South Broadway. But to gain entry she must get past its owner, real estate investor Silas Maxwell Bishop.

The story follows Jessie as she is swept into an erotic cat and mouse game of seduction with the mysterious, commanding and reserved Silas. The harder she strives for clarity the more muddled her life gets.

“Bishop takes a slow sip from his glass, eying me over the rim and looking nothing short of predatory.”

Eight words to describe Silas Maxwell Bishop: Aloof, enigmatic, commanding, trusting, conflicted, mysterious, suave and intense.

Eight words to describe Jessie Hayes aka Pipes aka JB: Independent, strong, curious, reflective, insecure, trusting, stubborn and loyal.

1462 South Broadway is told from Jessie’s POV, allowing Silas to remain a mystery. It offers a perfect blend of mystery, shockers, seduction, steam, romance, light BDSM with a pinch of angst. It ends intensely leading right to book 2, 720 Linden Street for the continuation of their story.

“I will be testing you. Angel or devil, you decide.”

Catching up

Nope. Didn't like it:

1. Rough beginning
2. Didn't connect with the characters - this made it difficult to understand their actions
3. Lack of directional narration
4. Editing issues
5. Predictable
6. Juvenile
7. Stagnant story progression

This story had 3 MC's - Silas, Jessie and Jessie's Breasts. The story had too many references to her boobs. Plus, the BDSM was awful and inappropriate.

Although 1462 South Broadway is the first book of the series, it is important to note it can ALSO BE READ AS A STANDALONE.

Sizzling contemporary romance author KC Decker takes readers on a steamy, erotic ride in her new series. 1462 South Broadway is a smoking hot example of how kink and BDSM can be sexy and playful instead of always brooding or deviant.

Have you ever found yourself mired in the redundancy of day to day life? Perhaps everything seems perfect, but somehow existence just feels uninspired and mundane? This is the precise rut where Jessie Hayes finds herself. She has a great career, witty friends and an adventurous spirit to keep her fulfilled, but the matter of contention seems to be, she is constantly disappointed in men.

After yet another failed and painfully boring relationship, Jessie’s friends convince her to try something new, something crazy…something intoxicatingly sexy, and profoundly erotic.

What follows is an exploration of kinky fantasies, taboo desires, and forbidden pleasures. However, the series isn't as cliché as simply finding the perfect man and living Happily Ever After, because there is far too much story to tell in between.

I don’t always read erotica, but when I do, it’s KC Decker. If this book was a meal, I’d eat until my guts burst. STEAMY, FUN, ROMANTIC- it’s a full buffet. Mark my words, this author is going to be a star. First, the woman can write. She had me in a mental vice grip by sentence three. By the last page, I was ready to build a shrine in her honor. Yup, it’s that good.

Secondly, 1462 South Broadway is an absolute scorcher. Wildfires in California don’t bring this much heat. Holy panty drenching mayhem, Batman! The “blouse” scene alone, which is like five minutes in, had me panting like a thirsty hound. Clearly, my significant other’s been unbuttoning my clothes all wrong. And Decker, Patron Saintess of desire, doesn’t skimp on the story, or the ooey gooey goodness. I’m giving out bonus stars for a delectable character named Declan. O.M.Geezus, that man…

I’ve become rather disenchanted with the romance/erotica genre as of late. Instead of evolving, it has become increasingly stagnant and riddled with clichés. Desperate attempts to mimic the success and notoriety of (insert book that shall remain nameless here), have led to a painful degradation of creativity, and indistinguishable artistic voices. Verdict? Ground Hog’s Day in novel form. The spell breaks, the fun gets old, and you realize you’ve been reliving the same party over and over and over. But occasionally, someone spikes the punch bowl, interjecting some much needed booze into the mix. I think Decker favors tequila. Her characters are diverse, distinct, and unforgettable (did I mention Declan?). And yes, the story has the familiar elements that we’ve all come for (girl meets boy, seduction ensues, sexy things happen, more sexy things happen, UNBELIEVABLY sexy things happen, problems arise, finale), but the nooks and crannies in this plot will keep you hanging on every word (And then rereading them to avoid those last twenty pages for a day or so, because sadly, you know the book is almost done.

Finally, there’s the whole BDSM craze that has gone as mainstream as crocs and adderall. It’s become a cheap trick intended to mask mediocre writing as cutting edge. I’ve seen only a handful of writers able to properly handle its complexity, but even they haven’t been able to make me CRAVE it. Well it’s a new day, people. 1462 South Broadway has converted me. I drank all the kool-aid and it was delicious. I finally get it. Oh god, do I get it. BDSM for life (I’m throwing up gang signs)! Now, I’m off to light the candles on my KC Decker shrine. Read this book. Did I mention Declan?

This started really well, both Silas and Jessie well drawn adult characters with super chemistry. 5-stars until about the halfway mark. Super-angst-drama arrives due to an act of Silas' that is totally out of keeping with his character and credentials as a experienced and skilled Dom. The regrouping and re-uniting were okay if I could get past the manufactured cause of drama, but I couldn't. It recovers enough that I was edging toward 4-stars, and wham! More manufactured drama. So much potential wasted -- the erotic bits are hot, the supporting characters interesting, and the prose fluid.

Forget Fifty Shades of Grey, this book is better. The characters and the scenes are better. The writing is better. Just better in every aspect.

Let me catch my breath and change my panties!
If you like BDSM, an Alpha male who is not a control freak and a realistic female this is the book for you. The scenes are steamy and will make you melt. The characters are ones you can relate with.

We all have the one female friend who came into her beauty/power late in life, a late bloomer. Jessie is one of those. She is unsure of her power over herself and the men around her. Jessie is tired of the same guy over and over again. She needs a change and with the help of her gay roommate, she takes a plunge into the BDSM world. Its there that she meets Bishop. A man of few worlds, but with his own power. Her life is on a man drought, but then next thing she knows it's raining men and she can't keep up with all the attention.

Silas is the gatekeeper of 1462. He tests Jessie, to see if she has the guts to be a submissive. It's also when he realizes that things are shifting in his life and he can't control it. His need for Jessie is greater than showing his dominance to her. Silas doesn't want to share her, he wants his collar on her. His cock in her. MINE. Is all he can think when he see's her. No one will give her an orgasm, only he will.

Jessie and Silas were great together.

This was a great book. Jessie and Silas are destined each other it seems. He gives her exactly what she needs. Jessie is bored with her boyfriend at the beginning of the book, she has endured a string of clueless and spineless lovers. Her roomie suggests that she visit a BDSM club to have a different experience and so she does. Silas is the owner of 1462 and is he the most handsome, charming, sexy, and dominant man that she has ever met? Yes he is, and thank God for it! These two burn up the pages with passion. There are moments that I had to pause reading and visualize the things I read. The five star rating here is worth it! This is a step above erotic with a slow and enticing burn.

So well written! Such a great set of characters. I turned the last page and was lost with no words....must write another! Team Silas! Or maybe team Salinger! Maybe both! So sexy, sensual, steamy and do I sense a bit of a long term love story? Hmmm? Just perfect and all the while a fantasy that could be a reality, one that many lust for and seek out! Relatable? I think so! Dream big ladies! Dream real big!

Beyond my typical subject matter, but oh so good

I knew.... know nothing about BDSM in any way. This book, thankfully is about that and even more. Silas and Jessie, he owns a club, she’ tired of her bored vanilla sex life and it’s suggested that she give the club a try to help her expand her horizons. She meets Silas, he meets a life changing partner and then their bumpy story begins.

As others have noted, the sex was really hot! The characters, both primary and secondary, were well developed and intriguing.

The 2 angsty scenes were close to TSTL, which knocks off at least 1 star. This had the potential to be outstanding.

I will read the next book.

Dominance🐺🍆⛲👋 is Relative

Jessie💃💔 is a young professional woman with many failed relationships. She seems to choose vanilla, uninteresting male partners, then finds herself running them off for the same reasons!
Her roommates are two handsome men, a committed gay couple. Why can't she find commitment?
Devin, one of her roommates, talks her into trying out a BDSM club. It's not just any club, it's the very exclusive 1462 club👋!

Jessie💃 is scared stiff and only knows about creepy stuff she has read, but she goes. After intense scrutiny and lots of paperwork, she is allowed in to meet with Bishop🐺🍆⛲👋, the man who has the final say as to membership. Oh to be young and beautiful💃 again!

Bishop🐺🍆⛲👋 seems to take a liking to her, and man, is he 🔥hot and sexy and a little bit naaasssty! The book is told from Jessie's point of view, so we don't know anything about Bishop's previous relationships except from their conversations.

ARC Received from Hidden 💎Gems.
I also got the book with KU.

Happenings in The book seem a little more realistic than many books of this type I have read. I could be wrong though! Color me Clueless!🌈

This book had lots of potential however there were just too many things that we're off.....an experienced Dom doesn't run away because he decided he didn't want to share. He also doesn't just give up because he thinks something happened.

THIS is what I expected when I heard all the hoopla about "Fifty Shades of Gray".
I LOVED this book. One of the fantasy rooms will be quite erotic and exciting for women that enjoy the Celtic historical romance books.
Hot, hot, hot, then it gets a bit tame and blase when entering into a boyfriend/girlfriend relationship.

At first, I wanted to quit reading this book. I thought to myself, this is not doing anything for me. The character Jessie irritated me with her inner dialogue. It was too much. I thought she would never shut up. I just wanted her to get it over and move on to the next part of the story. But I looked at the other reviews and saw that people liked it. I went back to the book and it did start to get interesting starting with Declan. The lusty Scottish warrior. Then Jessie performing as sushi girl and then arriving at a masquerade ball as steampunk girl. Each time her roommate Devin and his boyfriend Corey, orchestrated each of her hot outfits, hair and makeup. Now Silas owns 1462 and took an immediate interest in Jessie when she went to apply for membership. Jessie definately found Silas extremely attractive. On the second part of her assessment, Jessie thought she was rejected from 1462. But she had misconstrued the situation and left. For the first time in like forever, Jessie felt rejected and took it hard. Several days later she ran into Silas at the grocery store. Jessie was determined to talk to him and give him a piece of her mind. In the end, all Jessie wanted to do was to go back to 1462 and prove she was good enough for membership. She did and she got in. In the meantime, Devin asked Jessie to attend a work function with him. While there, she runs into Silas again. They chat and he asks her if she would be interested in performing at the club as a sushi table. Jessie took this as a challenge and agreed. When the day came, she realized she was waaayyy over her head and out of her comfort zone. She ended up doing very well and as an added bonus, Silas was responsible for her aftercare. Finally, they went on a date but it was cut short. Silas got an emergency phone call. After not hearing from Silas, she receives an invitation from him for a steampunk masquerade ball. Devin and Corey assemble a hot and wicked ensemble. She goes and has no lack of attention. Carson approaches her and they fall into a congenial chat. He tells he about the club and what is offered. Then Silas sees them and it appears to Jessie that he is maybe jealous or maybe possessive. He pulls her upstairs to a private room and starts a BDSM scene with her. He invites Carson to partake in the scene. After Jessie is extremely aroused and the two men ready to penetrate her, something goes wrong. Silas immediately leaves the room without explaining himself. Jessie whispers her safe word. Carson backs off and unstraps her. Jessie becomes emotional and breaks down in tears. Carson tries to calm her down and provide aftercare but Jessie is not having it. She leaves. Devin her roommate tries to comfort Jessie. But she just wants to be alone. She is an emotional mess. Eventually Jessie pulls herself together and tries to forget Silas. Several days later, driving home from the gym, she runs into Silas. He begs for a chance to explain and invites her to dinner. She goes and Silas opens up to her. Jessie now understands and forgives him. It is the beginning of their relationship. Boy do they have their work cut out for them. On a work trip, Jessie and Silas sexily facetime together, when her co-worker, Salinger, walks into her hotel room. She screams and is disconnected from Silas. It is a misunderstanding between Jessie and Salinger. Jessie is overwrought and cries herself to sleep. She calls Silas the next morning to explain but her calls go directly to voicemail. She has left him several messages and texts but he has not returned any. Devin gives Jessie much needed emotional support and offers some sound advice. She is determined to see Silas and force him to hear her out. But she finds out that Silas is out of the country and is not expected back for a few weeks. Will she eventually see Silas? Will he give her the time to explain? Even if Jessie explains everything to him, will he continue to see her or end things with her? This is truly a romantic story. I am so glad I continued to read it. I highly recommend it and know you will not be disappointed.

Hawt BDSM club first-timer story

This was something completely different from my norm, but I enjoyed it! I kind of wanted to reach into the book and smack the characters for their stupidity a couple times, but that just goes to show how emotionally invested I was in them. There are some HAWT scenes in here. I'm looking forward to reading more from KC Decker!

A woman is bored with the men in her life and on a dare from her gay best friend attempts to get accepted into an exclusive BDSM club. Her introduction to the lifestyle is well written and, with the possible exception of the actual club itself, is very detailed and correctly portrayed. The club scene is not something I have any familiarity with, so I can’t claim it to be realistic or not. The activities, however, I am familiar with and they are all very well portrayed in this novel.

I loved this character and how quickly she picked up on the nuances of true power exchanges. The best friend is awesome and over protective and the co-worker was a wonderful twist! As an independent reviewer for Romance Authors that Rock, I gave it an easy five hearts for spectacular scenes, wonderful characters and a story that touched my heart as well as my libido! Hot steamy scenes and sweet touching scenes are filled with such honest emotion and realistic reactions. I love this and can’t wait to read further!

How could Jessie be so lucky

Jessie was tired of all the lifeless boyfriends she has had. That morning telling her lifelong friend and roommate and his boyfriend about the guy she just broke up with. Devin gets a promotion card for club 1462. She went but never imagined her life would change like it did. Oh how the changes made a huge difference.

★ Prescription for Kink in her life ★

—>>> When Jessie’s last boyfriend signals the end of a now-too-long line of unfortunately regrettable and forgettable men, her best friend and condo mate extends an invitation to a BDSM club, 1462, for inspiration and sexual exploration. All it takes is one interview with Bishop, the club’s Gatekeeper, for Jessie to be salivating for more, especially with him.

I did begin Jessie’s story with Book 2 of this series (1700), and I was glad to have read this book as I now understand the trials and courtship she has had with Silas Bishop.

This is Jessie’s new journey, for once putting herself out there as the pursuer, trying to find a foothold in Silas’ life, both at his club and out of it. With all his experience, Silas himself has not found anyone whom he would like to share his life with.

I confess I am reserving judgement for Silas, as his actions thus far have not endeared himself to me, personally. Although I do understand his actions, he is lacking when it comes to living with the self-proclaimed “kinky courtesies” of “Communication, respect, and trust.” He does see her clearly, however, and has demonstrated remarkable insight into her character and personality. Fortunately, the men Jessie already has supporting her in her life and whom she trusts are unwavering in their regard and care (and steal the show for me a little more than Silas), and I cannot wait to see what comes next!

Noteworthy sizzling moments punctuate Jessie’s immersion into a relationship with a man she finally deems worthy of her regard and heart as well as a whole new world she cannot wait to explore with him. BTW, I wish I went to that steampunk ball, myself!
