It could have been better if the story was not quite boring. I just couldn't get involved in this story and the heroine aggravated me. This author needs to step it up a notch since it's not the first time I've been utterly bored with her novels.

The Tycoon’s Ultimate Conquest by Cathy Williams is a sexy and entertaining romance about a small town lawyer working to protect her neighborhood from a big city developer who goes incognito to change her mind.

Rose Tremain and her neighbors are protesting the development of new housing that they fear will spoil the surrounding land. The protests have had some success, and Arturo da Costa, the head of the development company figures that the only way he can persuade the villagers to back off is to work on them from the inside. As such, he shows up in town under an assumed name and under the pretense of wanting to aid the protests. Rose believes his story and gives him a room in her house, putting them in close quarters. Art is able to convince the protesters that they’d be better off negotiating a deal to add improvements to the town as part of the real estate package since it’s already been approved by the local authorities and they might as well get something of benefit. He also ends up in a relationship with Rose. When the truth of his deception comes out, will it be the end of a fledgling romance?

His plan is simple…The ultimate seduction was not a part of the plan! When (lawyer) Rose Tremain places (developer) Arturo da Costa’s latest business deal in jeopardy, the billionaire plans to change the minds of her protesters; he already owns the land and has the permits in hand. Yet when he meets spirited Rose, the sizzling connection between them is irresistible! Now seduction is his greatest may be his asset. He’ll ensure Rose is so overwhelmed with pleasure she still comes away with a deal to benefit the entire community with school and library repairs. Until he finds himself equally addicted—to her!

A refreshingly different storyline for modern Mills & Boon. Still an ordinary woman and gorgeous billionaire, but set in the Cotswolds. The theme of people wanting to protect their town from overdevelopment was realistic. The characters were believable and fun. I loved their chemistry. A relaxing, enjoyable read. Missed it's Potential

Love the story premise but it didn't work after that. She trusted what he said way too soon and without checking what he said was true. And getting into a car with him and they've only just met that day.

2.5 stars. The plot was a good idea but it was really slow going and I had to put it down a few times.

Rose Tremain lets Art Frank in to her home, her life, and even her bed. Turns out Art is really Arturo da Costa. The billionaire businessman that Rose and Art were suppose to protest against. Instead, Art leads them to 'negotiate' terms so the business helps the community.

For a lawyer, Rose is awfully naive. Knows something is off with Art's story, but still moves him in and sleeps with him. Even after he states he does not do relationships. then shocker, he moves on. And Art lies to everyone about what he is even building.

Overall, super slow and boring. Just plain yuck.
