This book is a sales pitch to get the reader excited enough about real estate investing to buy the author’s $2,000 DVD class and online tools. It is all about motivation, success stories, and some not so humble bragging about his success. There is a bare skeleton of steps required to buy your first multi-family rental property without any of the details required to do it. For the details you have to buy his DVDs.

A quick summary major points of the book.

Working sucks. Wouldn’t it be nice to retire in 3-5 years and have unlimited time to do whatever you want. You can do this with real estate investing. Multi-family rentals are best because you can get rich faster and with less work.

Problem 1: You have no money
Solution : Hit up anyone with a pulse for money; your friends, family, co-workers, acquaintances, etc. You will convince them to invest by making up a fake example investment deal with 15% annual returns. Buy his DVDs to learn how.

Problem 2: Your first investment should a poorly managed property that you can buy for under market value and turn around.
Solution: Buy his DVDs. His class will teach you to analysis properties and make offers in 10 minutes.

Problem 3: Nobody will take you seriously because you have no experience or money.
Solution: Bluff. Pretend you have a lot of experience and are backed by wealthy investors. If you buy his DVDs he will teach you how to bluff AND pretend to be an investor in your first deal.


It is important to know that the author is new to real estate investing. He started investing in 2011 and has never seen a downturn in the real estate market. His first attempt to dump his day job and retire in 3-5 years was to invest in a pizza franchise. He bought in, rapidly scaled up by adding additional stores, quit his job and life was good. Then a recession hit, sales dropped, he almost went bankrupt and had to sell out at a massive loss. His take on real estate investing is similar. Buy in with no money, scale as fast as you can, retire in 3-5 years. Buy his DVDs and he will show you how.

It is odd that the author recommends Dave Ramsey’s Financial Peace class. Dave Ramsey starts his class by telling you how he became a millionaire at 26 by investing in multi-family rental properties (using other people's money) and then went bankrupt a few years later when it all came crashing down.

I was very excited about learning more about real estate investing through this book. While the knowledge that he shares is useful I didn't think he went enough into detail on multi-family property investments, which can be quite complex. He makes it sound like it's an easy way of making money without doing much (passive income), however, there is a significant amount of time that goes into researching the infamous first deal as well as the deals to come. He spent a decent amount of time talking about success stories and the money made in them instead of going more into detail, which made it sound easier than what it really is. I enjoyed learning about the option of multi-family real estate investments but I don't think the information provided was enough to motivate me to pursue it.

This book is about investing in real estate through multifamily commercial properties, examples mainly focused on using apartment buildings. This book is a blend of practical advice that is rather general, and a bit of fluff when it comes to mindset and taking action. I think the trend of many of these finance books is a bit of a "get rich quick" scheme and I believe that in some ways, this book falls into that category with expected timelines of financial independence within 3-5 years. While I do think that is possible, I think for a beginner it may be a bit challenging. Many of the ideas are quite generalized and despite having a few specific examples, there are not enough specifics. Additionally, there is a lot of information unnecessarily to motivate you to move forward, which is a common theme in these investing books. I had previously had little knowledge about commercial real estate and have learned some of the pros and cons versus residential properties, which is where most my knowledge stemmed from. As a real estate newbie, I cannot say that I would want to invest immediately into larger properties (eg. apartment buildings) that Michael would recommend, but reader's mileage may vary.

This book has some good information but it was very specific to apartment building syndication. It’s good information but not what I was necessarily looking for based on the title. Still something I will likely refer to in the future. Just wish it would have had a name that more accurately describes what it was about.

Narrowly focused on only one real estate investing strategy (apartment buildings) and sold as the gold ticket solution. Would have appreciated a more wholistic review, which is what the book appears to be at first glance.

Book was very okay. Was focused mainly on partnering with high net worth indivs to purchase apartment buildings. Seemed to be pushing harder & plugging his own coaching program towards the end as well.

Overall good information.

Learned quite a bit about multi family investing. I would recommend this to those who are interested. Nice logical format and easy read.

Fantastic Read

My husband decided that rental property is something he wanted to get into. Not only did this make me nervous financially, but I downright had no idea how he would go about doing this. After reading this book, he handed it over to me and told me it would answer all my questions and quiet all my fears. And wow... did it ever. Not only did this book give me a fantastic new understanding of rental properties and being financially free, but now I’m on board to help out with the process!
Not only is this book loaded with information and additional resources, but it’s an easy read, too. I highly recommend this book to any and everyone wanting to get in on multifamily investing and rentals!

This was a great book to read to learn how investing in multifamily real estate can become a great way of building a strong financial future. I know the title of the book has the words "Financial Freedom" in it and that's different for everyone concerning what that exactly looks like for them. For some, it could be earning $70,000 per year in passive income, for others it might be earning $70,000 per month. So, it's important for an aspiring multifamily real estate investor/entrepreneur to know what their "Rat Race" number is and work toward achieving that goal.

Michael writes in such a way that definitely makes the reader to feel confident and encouraged that it is entirely possible to accelerate building wealth through multifamily real estate within a few years, if done properly. It's certainly not get rich quick at all. There's no way that could possibly occur, in my opinion.

I read this on my Kindle, but this is a book that I'll want to have a physical copy of, to refer to as often as needed.

Anyone who is interested in multifamily real estate as an investment for themselves should definitely read this book and continue to learn more about this aspect of real estate investing and get a good education about it too.

Now, it's time to get started on getting the first deal done.

Michael Blank offers an excellent resource here for people who are considering starting the journey to independence using multi-family real estate/apartment buildings. While this is not an in-depth instruction on the many analysis methods for commercial real estate evaluation, it is an excellent start to gaining knowledge in this space. Taken along with the many other resources the author provides, this is both a doorway to more success and a great stepping stone along the way. It answers questions that almost every real estate investor must face and, with the real-life story of Michael Blank himself, readers can be sure the answers he provides come from hard-won experience. Buy this book if you are interested in learning more about apartment building investing.

The beginning of the book I loved. It was insightful and inspiring. Then the middle and end were pretty lackluster as far as providing any details. Author suggests looking at 100 properties, writing 10 offers, putting 1 under contract. Author never discussed what to look for in properties, what are the criteria that he looks for when searching. A lot of the details that you’d hope for in a book like this were missing. I think if the author had given a little more details in the book then this would have been a 5-star book all the way.

Great book!

Michael does an awesome job of giving you the step by step way of achieving financial freedom through multi-family investing. Most books talk about how great real estate is but never give you the exact steps to succeed. Michael breaks it down from the very first day all the way up to closing your first deal and everything in between. It’s a great book for those who want to change their lives through real estate.

Excellent

I thought I knew everything(just kidding) but this book taught me a thing or two. I really enjoyed the author's personal story and how other investors stories were added. I also have a hard copy of the book and I'll use it as a reference. This book would be a good giveaway for fellow investors interested in real estate.

There is some useful information in this book (e.g., the multiplicative effect of small changes in rent or expenses), but it’s very light on actual deal analysis and process. There are a number of anecdotal stories which are particularly difficult to believe from an author who literally states that the story is more important than the facts.

Great book for beginners

Michael is very straightforward with this book. He doesn’t beat around the bush, but still divides up the information into easily digestible pieces. It’s a great step-by-step guide to entering the (sometimes) daunting world of commercial real estate, but with a coach looking over your shoulder.

Terrific book for beginners

I read this book in day and half mostly in my spare time at work. Concepts were meaningful and straight forward enough to understand (even someone who has absolutely no real estate experience). It has given me a ton more confidence. Excellent book overall and I highly recommend it.

The book was organized and structured very well. It gave the information I needed to get started on this new journey. I already have investors talking to me about when the first deal is going to be ready!

Michael Blank gives a great blueprint on how anyone can get into apartment building investing and provides a great companion course that is extremely helpful. He does pitch his Syndicated Deal Analyzer quite a bit, but that too is a useful tool.

Highly recommended

Wanted to be financially free in 3 years with real estate investment, you just need one book. He gives away years of experience and you can do the same if you want to win yourself a financial free life.

Phenomenal book by Micheal Blank on getting started in Multifamily investing! Great tips and tricks to use, and has step by step actionable items all throughout the book! Finished it in two days it was so good!

Excellent book

This is a step by step process for new investors into buying multi family apartments. Not just “talk to brokers, analyze deals, get financing,” but the details of each step. Highly recommended.

Good information but very sales-pitchy. Mostly about apartment owning and how to build that team. I found myself skipping a lot of information because it was specific to apartments. It wasn’t until later in the book that it mentioned buying a duplex first which is what I’m looking for help in.

This spells out exactly how to get started investing in multi family real estate. If you are new to this type investing this book will provide you with the confidence to get started.

Clear, Concise, and Comprehensive

I chose to read this book and author because my investing partner (my spouse) recommended it. We want to get into the kind of freedom Michael makes seem possible and (more importantly) probable.

I like his mindset, but he makes it seem like investing in 70 unit apartment buildings isn’t life changing and is easy. Also, if you’re trying to invest without a bunch of partners this book isn’t for you
