Will you fake marry me?

I really enjoyed this book like way too much. The tone and voice of the author was refreshing. It was new and it flowed so well. I found myself smiling through the entire book except for some of the lying segments, I will say that it seemed that Devin looking out for his best interests than that of Lilli and Lilli was just to awestruck to see it.
So the story in a nutshell without giving too much away, older gentleman although I’m not quite sure how old, Devin, lives across the street from 21 year old Lilli who has recently moved back in with her parents after a bad breakup.
He watches her sometimes out his window as she comes in from a fun night of partying, they eventually bump into each other during a run and flirting commences from there.
Devin who is in a pickle with his ex wife and her parents in regards to his daughter strikes up a deal with Lilli. She is happy to go along until she begins to like him too much and now this well laid plan comes back to bite her in the butt.
I would recommend to everyone.

Lilli was dropped off by her friends at 3 a.m. after a big party night. The new neighbor who lived next to her parents’ house was looking out his window and smiling at their antics. The next morning, still wobbly from the night before, Lilli went out for a slow run. As she fumbled with her phone, she ran right into a hard body – her next-door neighbor, Devin! Forgetting to tell him her name, she writes it on her bedroom window so that he can see it, then drops the curtain that was covering her to give him a peek.

Devin has changed his old party ways and, because he has a daughter himself, he treats women with respect. He doesn’t take advantage. But he is definitely attracted to Lilli, despite her being younger. His ex kept calling him in a drunk frenzy and screaming at him. He tried to get her help from her parents and was finally told she was in rehab. Then there was silence. So he hired his investigator to find out the situation. It was worse than he had thought and his ex could be sent to prison for at least 5 years for multiple DUI and drug possession charges. Devin called Mrs. Edwards, Ashley’s mother, and told her he was coming down to see his daughter, Izzy. Thinking he was still an irresponsible party guy, she told him no – so he told her he was married and stable now!

Running into each other at a juice bar, Devin and Jacob, and Lilli and Anna, introduced each other. Then Jacob told Lilli that Devin needed a pretend wife for the weekend! At Anna’s urging, Lilli agreed to do it to help him out. Was this just the temporary situation it was supposed to be? Or could it lead to something else? And would it come up in a custody hearing that just might be necessary? Or maybe it might lead to pain and a broken heart? And what devastation would happen if Ashley’s family discovers the truth of the fake marriage?

This is a very well written story. Because the story line is developed at a leisurely pace, the reader becomes comfortable with the characters and knows what they want out of life. Both Lilli and Devin are very likable. I highly recommend this book. The reader will definitely care for these characters as they muddle through their awkward situation. Maybe at the end of it all, they will discover the real truth and what it can bring to them?

In this book we meet Lillian (Lilli) Baxter and Devin Graham. Lilli has been lusting after her neighbor for quite a while but every-time she gets near him she gets all tongue tied. However when she drinks she looses her inhibitions and tries flirting with him from afar. One night though things change after she gets dropped off from her night with the girls she finds that she has no keys to get into the house. Her friendly neighbor is more than willing to help her out but only as a friend so it makes her wonder if she really does have it all wrong. When she learns that Devin needs a fake wife she is willing to help him out just like he helped her. Can she help him though without getting her heart involved or will she loose the one man who might be her true knight in shinning armor?

Devin has never wanted to be tied down to one woman. He couldn't even stick around for his own child. He has grown up since that time and would really like a chance to make it right with her and her mom. He doesn't want her mom back but wants their friendship back. However he has a problem well actually 2. The first is his hot next door neighbor that he can't stop thinking about, and the second is he just told his daughters grandparents he was married. Can he have the woman he has been lusting after as well as get a chance to get closer to his daughter or will it all blow up in his face?

This is a great story about when is a lie to much to handle? Could you be with someone when your whole relationship is based off of a lie? These questions are asked and answered in this book. There are some twists and turns that will have you hooked from the first word to the very end. I want to tell you so much more about this book but don't want to ruin it for any other readers. I will say that I would highly recommend this book to anyone and everyone.

Lilli is a nurse's assistant who has moved back home with her parents after breaking up with her boyfriend and after a night of partying, gives her handsome new neighbor a show when she wiggles her butt while leaning into the car window to talk with her friends. The next day Lilli goes jogging around her neighborhood and runs into her hot neighbor, who introduces himself as Devin. Devin is driven to distraction by the beautiful Lilli who writes her name in lipstick on her window before flashing him. Although Devin's over dating party girls, he can’t help imagining what a night with Lilli would be like. Lilli and Devin start hanging out and when Devin needs a fake wife to look responsible in order to gain access to his daughter, Lilli volunteers. Lilli and Devin get to know each other better and their attraction turns into something more. Until Lilli feels horrible about lying and starts having second thoughts about Devin. Lilli tells Devin she can't keep the lie up but Devin is too afraid of losing Izzy to tell the truth at this point so Lilli breaks up with Devin. When Devin visits Izzy's mother Ashley to discuss Izzy coming to live with him, he admits he lied about being married to Lilli. Ashley tells Devin to go home and win his girl back after he he confesses that he care about Lilli very much. Will Devin be able to convince Lilli to get back together with him?

The Billionaire’s Fake Marriage is funny, dramatic and steamy. Sarah J. Brooks paired an interesting story with lovable characters for a fun read. I highly recommend this book.

I voluntarily ARC for honest review . This story take place in Chicago , where billionaire 35 year old Devin Graham partner/owner of TECHNOLOGY INVESTMENT , CAPITAL S, with seven other investors. His ex-girlfriend Ashley Edwards with their 10 year old daughter Lizzy , where they live with Ashley's parents house in Jacksonville , Florida. He lied about having a responsible person in a marriage , so he can get Lizzy to stay with him. Ashley is seriously trouble with the law.
Lilliana "Lilli" Baxter is a 21 year-old works as nurse assistant in a Nursing Home. She hang out with her friends Anna Cook , Amy, Rebecca and sometimes Monica from work at Club Lively or Club Slide. Both Lilli and Anna got tattoos, Lilli's hss special meaning to her. She is next door neighbor to Devin. She lives with her parents.
Devin asked Lilli to help him out with the lie, but they are going to see each other with building sexual tension and fantasies. The first date is to JOE'S CARPENTING , as time goes on , the lie ,is bigger and deeper . Could the lie turn around and bite him in the a**-pin and lose more than one important things in his life. Is the first time kissing Lilli in the garage or first time together after JOE'S CARPENTING , lead to love or loser.
I love and recommend this book to everyone 😆 😙 The strong structure storyline and well developed characters and supporting characters brilliant exquisitely well written. The story is drama rom-com adventure provocative captivating emotional rollar coaster sizzling chemistry strength of character and captivating from start to finish 💋 💖.

I just want to start out by saying I LOVED it!!!! I absolutely loved this book. I could not put it down. This is the first book that I have read of Ms. Sarah J. Brooks. I never heard of her until I entered a book contest and she reached out to me to ask me to become a member of her ARC team. I have to say that I am so glad she did. I am a true fan now!!!!

In this book Lilli has a failed relationship and moves home to her parents house. She is enjoying party single life and every night she comes home and looks for the light to be on at the hot neighbor's house.

For Devin the hot girl next door is driving him crazy and all he can do is fantasize about her and her gorgeous red hair and luscious curves. But Devin has a big problem and his friend Jacob tricks him into asking Lilli for help.

Can Lilli help Devin without losing her heart in the end?

This book was sexy, funny and romantic. The story flowed so well. Ms. Brooks did not rush the story, instead took her time developing the plot and the characters. I can see her continuing the story using one of the main characters' friends. Ms. Brooks has a wonderful way of telling the story, having you so wrapped up in the story that you can't put the book down for even a minuter, afraid you will miss something. The sex scenes are dirty but not raunchy. The romance is sweet. You will fell what the characters feel. All in all this story was well written and thoroughly enjoyable.

Wow, this has so many emotions twisted up inside me I don't know which way to go. It was such a sweet read, even if there was a major lie involved. Devin was determined to be more involved with his daughter some how. Ashley was acting strange and he had to make sure that their daughter would be ok. After finding out what Ashley was going through, he started trying to visit and throw out the possibility of getting custody while Ashley got her act straightened out, but threw out the fact he was married without even being in any type of relationship. When Lilli, his neighbor he'd been lusting after forever, agreed to a fake marriage, he finds himself in a bit of a pickle...keep up with the charade, or lost Lilli forever. Lilli has had the hots for the hot neighbor since she moved back home with her parents, but being 21, she never thought she'd have a chance with him. After hearing his predicament, she agrees to the fake marriage sham. Unfortunately, she can't handle actually falling in love with him and living a lie. She tells him it's over, knowing her heart was breaking the whole time. She just couldn't live with the lie they were telling his daughter, Ashley and her parents. Even if that means losing him forever. Definitely a must read! I'm voluntarily reviewing an advanced reader copy of this book.

I loved this book. The story held my attention and was exciting and it was so well done; but it also was heartwarming, emotional, and humorous at times. I was enthralled with the characters of Lillian and Devin. I loved how the romantic relationship builds between the two protagonists. This is a poignant story about a billionaire who lies about being married in order to get custody of his daughter. Devin is handsome, sexy, a billionaire, and loves his daughter who he only sees twice a year. Lillian is 21 and she is back at home living with her parents, and she is also Devin’s next door neighbor. When Devin and Lillian meet, sparks fly and some heavy flirtation ensues and the chemistry between them becomes very sultry. Devin finds out that his daughter’s mother got into trouble; he then planned to take custody of his daughter. When Lillian agrees to help Devin get his daughter, this may be more than either of them asked for. Will Devin and Lillian be able to keep up the charade of a marriage? There are several twists and turns within the story that makes it interesting. The scenes are well written, fast-paced and flow smoothly from one scene to the next. This story will pique your interest and draw you in from the beginning to the very end.

The story is good but I have to say that the book blurb does not really match the story that I read (reason #2 is the only one that is valid).

Devin and Lilli's story is told from both POVs (alternating chapters) and gives us the insight behind each character's motivation in the story. Even though I did not like Lilli's constant drinking, she was responsible and never drove drunk and always worked the alcohol out of her system before going to work and had a great work ethic. Devin has never really had a chance to be in his little girl's life as his ex always kept them apart (granted that when they were together Devin was a party animal and used both drugs and alcohol).

The story of Lilli and Devin's growing relationship seems almost secondary in this book as it really centers on Devin's desire to be part of his daughter's life. I was most impressed with the way the author handled the ex from hell. The interactions between the characters played out as true to life and not over the top exaggerations of the drama represented in the story. There is sexual tension between the two main characters but there is only a little sex.

What would you do if you realized that all was not as it seemed with your child? How far would you go? Devin is a man who has grown up and left his partying past behind. Unfortunately his ex, Ashley, has not done the same. She calls Devin during her drunken states to berate and scream at him for his failures as a father. Feeling something is off; he reaches out to Ashley’s parents. During the conversation with Ashley’s mother, Devin lets it slip that he is stable and married to get permission to come and visit with his daughter Izzy. Subsequently, Devin finds out about Ashley’s predicament and considers what he should do. Lilli is the girl next door who is attracted to her hot neighbor and keeps running into him around town. When Lilli and Devin accidentally meet at a juice bar, Devin’s friend Jacob mentions that Devin needs a pretend wife for the weekend. Lilli agrees to help with this temporary situation. Is it something temporary? Will it become something more? What will happen if their ruse is discovered?
Ms. Brooks has crafted a heartwarming story with very likable characters. This is one book that should be on your list to read.

If you are looking for a good love story to read, then this is the book for you. Lilli is a 21 year old woman who has come home after breaking up with her boyfriend. She is now staying with her parents while working and hanging out with her friends. Devin is a man in his early thirties who is very successful, wealthy and very good looking. He lives next door to Lillie's parents and the two of them have looked at each other and flirted from afar. One day they literally run into each other while they are out for a run and finally meet face to face. The attraction and chemistry is undeniable between the two of them. When Devin runs into a problem with his exgirlfriend regarding his 10 year old daughter, Lilli offers to help him. After pretending to be married after a weekend or two, Lilli feels guilty and tells Devin she can no longer live the lie. What will happen to Devin getting his daughter? Is Lilli in love with Devin and he with her? How do you get over someone you have feelings for when it was all supposed to be pretend? I am not that type of reviewer to give you the whole story, so you will definitely have to pick the book up to find out. It really is a good story. Had the privilege of reading and ARC copy of The Billionaire's Fake Marriage by Sarah Brooks. Lilli broke up with her boyfriend and had to move home to her parents house. She soon discovered "The Hot Neighbor" who stood in his window with his shirt off watching her as she came home night after night from partying.
Devin watched his much younger neighbor girl come home night after night drunk and flirting with him as she stumbled into the house. He had given up the party days awhile ago, but still couldn't keep his eyes off his gorgeous neighbor.
When they finally meet face to face the attraction is to strong for either of them to ignore. After they go on their first date, Devin learns his ex and their daughter needs his help, but they don't trust him. They think he's still a partying womanizer. So he comes up with the lie that he's married, but then they ask to meet her so he has to find a wife and in a hurry. He asks Lilli and she agrees for awhile, until the lie gets to deep.
Sarah did amazing with this story, bringing two neighbors together and finding true love in the most unexpected place. Lots of laughs and heartaches, but still a HEA!

Quite an emotional read involving a father's renewed quest to become involved in his young daughters life. An ex from hell, twists, turns, excessive drinking, drugs, lust, angst, chemistry and emotions off the chart. Sexy, billionaire Devin once was a womanizer and party guy who used alcohol and drugs to an excess. Since cleaning up his act he has decided that he wants to become more visible in his then year old daughter's life. Obviously his ex and her parents are wary that he's changed. So he tells them he's married and when they say they want to meet her. He's in a pickle so he gets his single 21 year old neighbor to agree to be his 'fake bride'. Lillie is young, immature and parties hard each night but has become tired of that life. No spoiler here, but this is a well written story that will capture your attention at the beginning and keep you page turning from then. Chemistry that is hot-hot and cute banter back and forth. The book is told from both pov's so it's nice to be able to know what each are thinking. A cute story and another winner from Sarah Brooks. I received an arc copy of this book and voluntarily chose to review it.

I just could not handle this book. I contemplated a DNF, but I hate doing that and always try to give books a chance.

I felt like both characters were highly immature and wanted to reach into my Kindle multiple times to slap Devin for being such a pushover when it came to his daughter. You only go see her twice a year and think that's ok because she has a good mom and you send money???? No way. There was no liking his character for me because of that.

Lilli was so immature. There was the fake "I'm not relying on my parents, I have a job I hate but do anyway to support myself" attempt to make her seem mature, but it fell so flat. Her entire character just fell flat for me.

Let's not even talk about the dialogue and inner narration. I felt like I was reading the thoughts of a 13 year old girl pretending to be 21.

I will admit that books with a large age gap are tough for me to like, especially when the male lead is a single dad, unless they are written extremely well with a solid, strong, mature female main character AND a strong male lead as well. I just don't think that this book has that, so for me it's a 2 star read.

Really Enjoyable!

I really enjoyed this book. I have to say the story I read was not what I was expecting when going by the blurb. I actually liked it more. Devin was a great H. Although he had a child and had spent years being selfish and partying you could tell that he regretted his choices was was ready to take responsibility in his life, even though that involves a little white lie. Lilli was a sweetheart. She really grew throughout the story. She started out as a carefree partier that eventually found a purpose to her life. She may have started out ok with the lie but as time progressed and the closer she grew to Devin the more uncomfortable things came for her. The couple together was perfect and had amazing chemistry together. This story was sweet, sexy and very enjoyable. I will definitely read more from Sarah! I voluntarily read an arc copy for my honest review!

There is nothing harder than losing someone you love, and Sarah has done a great job telling Devin's story of that stupid white lie that he thinks he needs to tell in order to get custody of his daughter. It was a great story, and I don't want to give anything away of what happens with Lilli and Devin, but there are some very funny, naughty and absolutely sweet moments when they very first meet. This story is definitely worth the read.

There are also two bonus stories, one never before release 'The Private Club' a four part book the delves into the lives of 3 brothers and their friend who own and run a getaway ranch for women, a place where fantasies come true, and no commitments.
The other story is a previously released series 'The Billionaire's Mystery - Box set'. This story revolves around the owner of a realestate agency and one of his employees that is forced to become the stager at the property for sale, and despite her abilities, she is shunned because of the way she dresses isn't up to standard. When the owner tries to help her out, and his business partner from interstate arrives, emotions and an unexpected event at one of the houses causes doubts suspicions and fear to take over

I liked this story. It doesn't actually match up to the synopsis but it is good. I like how the story unfolds with one slip of a lie told and it snowballs into a bigger and bigger lie. Devin, the billionaire who needs to prove himself as a responsible adult to the mother of his daughter asks his much younger neighbor to help him out by being his pretend wife.

In alternating points of view Devin and Lilli express how this lie effects everyone around them especially Devin's young daughter. The realization is very emotional at times. You can feel their desperation to do what they think is right. Can Devin risk loosing his daughter? Can Lilli live with the guilt in deceiving a little girl even if she wants Devin to have custody? As Devin and Lilli's relationship becomes more "real" the intensity of the lies being told takes a heavy toll.

I recommend this book.

Devin wanted to be a part of his twelve year old daughter's life and needed a fake wife to show his ex-girlfriend's family that he had settled down from his partying lifestyle of travel, women and drugs. Lilli, his sweet and sexy neighbor, volunteered to play the part. The chemistry between the couple was phenomenal. The two seemed to mesh well together despite the ten plus year age gap because Lilli was very level-headed and not really into the dating and partying scene like her friend Anna. The pace of the book was steady and kept my interest from start to finish. The characters were nicely done and I even loved the crazy ex-girlfriend. The ending was refreshing in the sense that it took time for the happily ever after to come to fruition. I would love to see a book about Anna and whether or not she finds her happily ever after and if it is with Jacob.

It all started out innocently enough for Lily and Devin, some glances after late night parties. These glances turn into something more when they run into each other while running the next day. He really shouldn't want her since she is so much younger than him and he is trying to change his ways. After some alarming calls from his ex-wife and no clue how his daughter is doing, he mentions to his in-laws that he is married. Now he has no choice but to ask Lily for her help. These lies turn their feelings into so much more since they are so real. Things have a wonderful way of working themselves out when true love is at stake. This is a wonderfully written book with just the right mix of sinful pleasure and love. I absolutely loved this book. I voluntarily read an Advanced Review Copy of this book.

Three quite different stories, all told in first person. Spicy love scenes, somewhat repetitive. F-bomb.

Peeves: this author has written complex stories and well developed characters BUT I find that details such as poor grammar, misuse of pronouns, spellcheck replacement words, and lack of character headings when moving from one POV to another can make the reading experience less than satisfying. She needs better beta-readers.

Great chemistry between the main characters

The chemistry is off the charts and this book is the stuff of fairytales but definatly not for kids😁
I really like how this story was put together and hey, you have a wicked ex wife in the mux causing all sorts of trouble. I am really glad that the fake marriage to throw thevex off her game worked but I am also truely glad that thisfake marriage turned into a real one full iff true live and passion to boot...but hey, that was in the picture from the moment they got on the same vicinity as each other.
I was glad to have picked this book to read. It gave me hours of pleasure reading a fabulously well written story.

This was a better story than I thought it was going to be.
Devin was a handsome looking stud who didn’t mind having a little clean fun with his young next door neighbour Lilli, but he was a responsible guy and he wouldn’t take advantage of anybody and when Lilli goes out and enjoys herself a little to much, he sees it his responsibility to make sure she get home safe and sound.
But there’s come a time now and he needs help, he has a daughter and he didn’t used to be so responsible. He has to show his in laws he’s changed his ways so that he can have more time with her and to do that he needs a fake wife, he asks Lilli.
The story started as fun and turned sweet as Devin showed his caring traits towards Lilli, and the chemistry between them began to show through. I liked this story very much, it was enjoyable and I just loved the HEA.

Oooo this was HOT, HOT, HOT! I love Sarah J. Brooks stellar writing that has you so enraptured, that it pulls you right in and you cannot put the book down! Steamy scenes and sassy and charming characters will have you so in love with Devin and Lili's unconventional romance, that you will be laughing, swooning and panting!

Lili is enjoying the single life and parties when her hot as sin neighbor, Devin, asks her for a favor....Will she be able to help Devin without completely losing herself or will she finally realize he's worth it all?

This is a definite must read for those who like sweet, witty unconventional romances with the sexy billionaire and sassy girl next door!

This is a great story about life's problems and the things a person is willing to do to fix it. Devin and Lilli are great together. I love this story line billionaire Devin wants to be a part of his daughters life after cleaning up his own. He needs to prove to his ex, the mother of his daughter, that he's changed. He told her he's married so now he needs a wife. His neighbor Lilli agrees to be his fake wife. Will Devin and Lilli fall in love or will they go their separate ways? The Billionaire's Fake Marriage is a well written story with well developed characters. I really enjoyed this book and will look out for more by this author in the future. You know, how sometimes one tiny little lie can snowball into some crazy performance in itself?

Devin was, well, lusting after his young next door neighbour - Lilli, when she moved back to stay with her parents. But even before he actually asked her out on a date, he had to ask her to pretend to be his wife coz he got himself into a fix with his daughter's grandparents. Trying to make them believe he no longer was the party boy from his youth.

It is hilarious to see how Devin got himself into that situation and the hilarious antics that came from that. Even tho both Lilli and Devin were attracted to each other, pretending to be married without even dating was pretty awkward. But as always, alls well that ends well.

I would have to give this book a 3.5 out of 5 star rating. I mean don't think I didn't like the it, it just was slow throughout the book. I loved the main characters Lilli and Devin, they made a great pair considering that Devin was 10 years older than Lilli and he had a daughter. At first Lilli's and Devin's relationship starts off with just flirting then it gets more serious like with them having sex. For Lilli towards the end of the book the lie they have created (about them being married for Devin to get custody of his daughter while her mother is in jail) makes Lilli anxious and not able to sleep. In order to find out what happens you should read this book, it will make you smile and feel like "wow that is a great relationship they have."

A Review of The Billionaire's Fake Marriage by Sarah J. Brooks

Awwww, such a sweet story! - 4.5 stars

I absolutely LOVED the cover on this one! The chemistry between Devin and Lilli was such an AMAZING part of this book. Being the father of a young daughter who's mother has a problem with drinking and drugs, he is determined to take care of her, but his ex-MIL doesn't want him around due to his past partying ways. I enjoyed the way Ms. Brooks brought these characters together, along with the secondary characters. A definite page turner.

This was a wonderful billionaire romance, the story was indepth and enjoyable, the characters were sweet and well written. If you enjoy a billionaire romance with a sweet yet endearing female lead and a hot and adorable man, then this book is for you.
This is a decent length book and will take several hours to read but will keep you interested in the story throughout, there are parts that will have you laughing, near tears or in tears and parts that have you wondering what will happen next, a great read that I am sure many people will enjoy.

After a failed relationship, Lilli moves back home to save money. Devin is billionaire father, whom doesn't see his daughter much. When his ex gets into trouble, Devin hatches a plan to get custody of his little girl: a fake marriage. Will Lilli go along with the plan? Will Devin be able to prove that he wants her for more than the lie?

Hot read. You get the hot older daddy and a younger woman at a cross roads. Loved how despite Lilli's parents having money and Devin offering to buy things, she was still determined to be independent. Really respected her when she put her foot down and was proud of Devin for coming clean. Great book and cannot wait for more from this author!
