Insightful book :) I didn't know that Ryan use to be this shy, fat, cowboy lol He was never a jock or a nerd, he didn't really know where he fit in. He started out doing leasing and then he got onto the show Million Dollar Listing New York and started selling million dollar apartments. He's actually really funny, goofy, creative, driven, persistent.

My Notes:
- Never be doing just one deal, after your done showing your closing on a deal and then your making calls to another, don’t just play with one you st s time like when you were a kid, organize the toys well and manage it
- Post on Kijiji & Craiglist
- Know the neighborhoods and streets
- Say and believe your the best
- Take improv classes
- Stage 1 excitement, 2 frustration, 3 fear, 4 disappointment, 5 acceptance, 6 happy, 7 relief
- Always have solution to problems in advance of explaining bad news to client
- Night before plan next day and answer all emails. 5am wake up, exercise, read newspapers for real estate, shower, look awesome, do toughest thing first
- When the market isn’t hot develop a story
- Google the house, maybe it was in a movie, maybe Justin Bieber lived there

I received this book as an advanced reader's copy due to the business/real estate books are now becoming more popular at our library. I remember Ryan Serhant from Million Dollar Listing and his sales style being so straight forward, direct and determined and he will not stop and will not take no for an answer. This book not only describes how to succeed in sales but also describes the "go-getter" attitude and how never giving up and hard work will ALWAYS get what you want. A lot of our reader's can benefit this book from not just a sales point of view but for life in general. Our reader's can not wait to explore this book which is why we give it 5 stars!

Wow, this book has been so helpful to me. We are in the process of selling our house, and the section on "The Seven Stages of Selling" alone made me feel like it was worth buying this book.

He gives such great advice on selling, too (which is really just business development and organization honestly). His advice to "follow back" (i.e., keep in touch with past clients or even people who DIDN'T hire you) is mind-blowing. He's helping me see my own (beginning of a) career in a completely different way. I know he's a reality TV star, but I honest-to-God took notes, it's that good....

2 stars-"It was OK". I'm not in sales but read it more to understand sales thinking and approaches, as I work w/ sales. As an overview of foundational concepts, this just echoes a lot of the basic stuff in "To Sell Is Human" by Pink: listen to the prospect, respond don't just reply, have and show empathy, look for creative ways to be more helpful, don't focus solely on the money, etc. etc. blah blah. Hard to argue with any of that, but nothing insightful beyond basics here. It could be helpful as an intro to sales for someone with zero experience, maybe. In terms of tone, Serhant does grate at times. We're reminded far too many times throughout the book that he is confident. We get it, Ryan. Take it down a few notches, please. Some of the metaphorical anecdotes are over-stretched, such as the Heaven's Gate mansion story at the end which essentially just amounts to "overcome your obstacles!" A bit trite, really. And seriously, Ryan, who is going to start waking up at 4:30AM? That is borderline insanity. You can do it somehow, and good for you, but for most people that just isn't practical advice.

A great insightful look into Ryan Serhant way of selling, the way selling is supposed to be, humane.

Filled with sales stories to learn from, here are some lines from the book that I look forward to implement.

13 action points:

1. You can't negotiate with someone's wallet, but you can negotiate with their feelings

2. Your data base of customers isn't a mailing list, it's a list of relationships

3. The closing of a deal is the beginning of a relationships, Deals can die, but relationships never can

4. Good salesman know what to expect from from clients during each stage of the deal because they are in tune with clients emotions as they pass through each phase

5. We all wanted to buy some things and ended having roller coaster of emotions

6. Buying something is an emotional experience, so remember this when you are in messy middle of a tough sale. Listen to them, put yourself in their shoes

7. If you are in sales, inaction is number one enemy, sales is customer service, never forget that

8. Don't be afraid to take on more, if you're the one to create chaos, you can control it

9. I love big goals, But not unless they are accomplanied by a realistic plan to help you get there

10. Changing the way people view sales, so that everyone in the world will want to work in a job that offers limitless possibilities

11. "Meet halfway" is probably sounding way to getting deal done in the history of negotiation

12. Closing a deal is about tapping into emotions, the sooner you can learn to take off your salesman's hat and get in tune with your customer emotions and desires the better you will become at working a deal

13. People don't like being sold, they love shopping with friends, think of talking to new customers as just talking to new friends

I've seen some videos of Ryan on YT, I saw the book, saw the reviews and said I had to try it.
Most parts aren't relevant to me. The book is mostly about self-help than actual techniques with nuances, the secrets aren't really secrets, sometimes he gets too cocky/bro, some stuffs are really too hard to believe tho good for the narrative and the average Joe wouldn't really care if they actually happened. I must say I'm disappointed overall. Surprisingly(?) I found 'The Way of The Wolf' by Jordan Belfort (another big guy in sales) much more technical/helpful, especially the audio book.

If you are a Real Estate Agent or a salesman that needs inspiration with a quick and simple read. This is the book for you, this book and crazy journey from Ryan will inspire you to achieve what you might think is impossible to you right now. In this book there is many valuable tricks and techniques that you need to know about to increase your closing percentage and understand properly the psychology behing buying. I have a small photography business and a small blogging business. This book motivated me to stop just sitting pretty and hope people will notice my work if I keep showing it, but also to be more creative and "get more balls in the air." The number of time he used the word "balls" made me like him more. (I've never seen his shows on Bravo but randomly caught one vlog on Youtube and immediately bought his book.)

The content was nice but not mind-blowing. But I really enjoyed listening the book as it is read by the author himself who reads it in a very entertaining way.

At the beginning of the book, the language of the author made me think of the potty mouth that Mark Manson is & I prayed that this book isn’t full of f’s and Sh/ts.... My prayers were answered, this book is much better past the first few pages when it drops the slang and begins to speak a lot of common sense.

Ryan Serhant has, perhaps deliberately, used very simplified language and does not unnecessarily throw in marketing jargon. That in itself makes this a quick, easy read.
Since he writes from very personal and real experiences and since he has an ability to draw great analogies, he manages to make selling a product or service, appear less daunting - even if you may be doing it for the first time.

In this book, Ryan Serhant, smashes a lot of traditional sales myths - for example, doing one thing or servicing only one client, at a time. He’s mentioned some simple yet good examples in the book, to help improve your sales skills.

In the end, yes, this is a good book. But like every other guide book, it obviously will work best in combination with your personal determination and your ability to act on your good intentions.

First off, I want to say that I had never seen million dollar listing or heard of Ryan Serhant before I bought this book. I have since seen his show. Having the full experience I can say that this book is a how to of Ryan Serhant selling. The unique aspects of different fields that he combines together in real estate makes his style one of kind. Side note, I think it is a great idea to do improv to practice for sales calls or any sort of potential customer interaction. He backs up his word with a solid reputation and for that I found this book to be valuable. Too often I read non fiction books by gung ho authors who have been gluten free for a week and want the world to know they found the secret to longevity. All in all, this is a worth while read for a salesperson of any kind. With that being said, I gave it three stars because I didn’t find the information to be as impactful as other real estate information I have received and read.

I don't particularly like self-help books, and I'm not a salesperson, but Ryan is one of my favorite reality TV personalities, so I had to read this.

I was surprised to find some hints and tips that are legitimately helpful no matter what you do in your life: simple things like don't put off what you could do now; instead of stopping when you hit a wall, find a way over it; and start your day with the most difficult part of it so that what you have to look forward to will seem like smooth sailing. Ryan's voice is fun and energetic throughout, making this a very pleasant and very fast read, especially if you're already a fan.

In my opinion, this book is a great motivational book for sales. I do enjoy reading Ryan's ideology and the experiences he has been through.

But practical-wise, I do think other books are better, such as JB - Way of the Wolf: Straight Line Selling. I'm looking forward to exploring more practical books.

One of the key takeaways for me is: You need to generate enough "Balls" in your pipeline and experience the theories with them to see what works best for you and your clients (Balls).

I loved reading this book even though I’m not in the real estate industry or any sales industry really. I picked this book up when I needed to start a Job Search. I looked to it as inspiration for how to sell myself and my skills. It gave me confidence and inspired me. It is also funny. I recommend!

I'd heard a bit about this book prior to its release, and then I attended the Rakuten Optimism conference a few weeks ago in San Francisco (thank you Nick Stamos and Ken Cassar!) where Ryan Serhant showed up to discuss his book in a session on libraries, authors and reading (promoting Rakuten's Kobo Kindle-like service).

There are so few excellent books out there that share the secrets of successful selling (my previous favorite was "The Little Red Book of Selling" by Jeffrey Gitomer). Both books are based on the truth that no one likes to be sold to, but people like to buy stuff (Serhant says "everyone likes to shop with friends"). Serhant shares a lot in this book, and it is a great one.

Another core element of this book is working harder than anyone else is a cornerstone to success in sales (or anything else). The important of following up, following through and following back. The critical importance of putting yourself out there, meeting people, engaging with people, developing authentic relationships, and what you're selling is important, but your success if based on the depth of your relationships. Serhant was a timid, shy kid so all of these things are learnable.

The fact that there's a response to all setbacks, so you never give up. Taking initiative having confidence and being positive. And never be dependent on one deal...have many balls in the air of all sizes is essential.

Serhant is driven by 4 tenets: The Why, The Work, The Wall and The Win (read the book to learn more on these). His "Win" is: "Changing the Way people view sales so that everyone in the world will want to work in a job that offers limitless possibilities." I have a sense that in time he will expand this "Win" description, as his advice and value will have relevance way beyond sales per se. Any one who is stalled or challenged in any endeavor will benefit from the advice in this book.

And it is a quick read!

Through hard work, dedication and consistent follow-up he has built himself a wonderful worldly empire. After reading this fun book, my only concern was for his personal life. I hope his wife and child (may there be more kids) will come to remember him as the man whom they love, not for his fat wallet, but because he tells the best bedtime stories, or gives great advice and encouragement while playing. Happy family memories are created; they take more than an annual three-week holiday. We come and go from this world naked; the money stays behind. I hope Ryan invests five minutes a day considering what God expects from him so he can also be wealthy in eternity.

Great book if you are starting out in sales or been at it for a while- there is a take away for everyone. I chose to do audible as I’m often on the go and can listen between appointments. Was a great audible experience.
Love That Ryan chose to narrate the book himself. Felt that it lended to the authenticity and made the writing come to life. It is a light read with tidbits throughout that should be revisited often. Sales is an up down business “Roller Coster Real Estate”is the phrase I use most often. However, it is a lot of fun to journey with all these folks as they realize dreams and begin and end chapters of their lives. Found Ryan’s writing to be direct and the easy storytelling style lends itself to many AhHa moments.
Much of what he writes is, or should be, common sense to anyone who has been in sales for more than a nanosecond however he is able to DEMONSTRATE how doing the simple leads to the greatest achievements... of you show up.. every time!!
