Here I am. One of only two residents left in an entire building block in Lower Manhattan. A developer has managed to buy out everyone else except me and the manwhore in the apartment next door.

I say manwhore because:
1. He's the hottest thing I've seen on two legs. (it shouldn't be a reason but it kinda explains reason number two)
2. The screams of ecstasy coming from his apartment on a regular basis.

On the day I find out my boyfriend is a worthless, low-life cheating jerk, I get too drunk too care with my bestie and manage to lock myself out of my apartment. Then...I'm not exactly sure how it happened, but I accidentally/purposely kissed the manwhore.

Turns out, sex on legs, six-foot and four inches of hard muscle is a hot-shot businessman who's used to getting what he wants, but I'm not going there. No way.

He's not going to make me scream.

He's not getting into my bed, or my heart.

Even if he is so outrageously irresistible...and he’s somehow become my fake boyfriend!

What I didn't like:
1. The story is kind of plain.
2. The "false boyfriend" drama was not necessary to the plot.
3. Mimi. I just couldn't connect with her. She was immature and kind of selfish.
4. This might sound really weird, but I hated the way chapters ended. I mean, most of the time, a chapter ended in the middle of a conversation. And I get that the author is thinking of adding more drama to it, but it got very annoying.
5. Insta-love.

What I did like... I don't know, really. Max, I guess, giving that he is hot and kind of sweet sometimes? But an idiot too?

This author has talent, I wonder if she will write longer books. There is humour, sweetness and scorchingly hot sexy times.

Bahahhaa. Hands down… best page one in my book history. If the word “fuck” offends, then you won’t get it. But, for a creative user, such as myself, I fucking loved it. Unfortunately, love slowly faded to a very weak meh.

FMC IS A BAG OF SKITTLES

Out of the gate, I’m immediately drawn to the FMC, even if she drinks skinny soy lattes and is currently sleeping with her boss, not boss, maybe boss. I love that she cherishes her memories more than money. She’s a little snarky. She actually LIKES herself, which is a breeze of fresh air from the ‘woe is me… I’m so ugly’ sticks. Her inner thoughts are often the kind of muddy snarky (yet still kinda kind) shit that runs through my own head.

Next thought… fantastic FMC description of the MMC. Despite the fact this occurs immediately after him shagging a ONS, which is something I hate to read about in romance novels… ugh, OW…. the FMC’s description of the MMC has me too distracted to GAF. Hello, beautiful bastard.

On the other hand, her skittles bag is full of grape-flavored shittleballs, too. She gives the MMC a laxative just to win a bet. Eek. She talks, but she doesn’t LISTEN! When it comes to the storyline, she always seems to be selfishly stuck in her own perspective. I guess the flaws are to humanize her, but some of it puts the reader off.

MMC IS A LOT BLAND UNTIL GOING ALL SEX MASTER CAVEMAN

He’s hot, tidy, and works for the wealthy. He doesn’t want anything beyond a good shag, and he knows the FMC is *more* than one and some type of woman, which is a complication he doesn’t want as a neighbor. That’s it…. That’s the extent of the MMC character building until chapter 24. Even then, it’s just a tiny glimpse into his POV to see where his head is at, not WHO he is.

Later, you see a big problem in giving him a POV. He eludes to nothing about his big secret in his POV, and that’s just not logical.

His personality is also on a pendulum - bastard to knight to Rico Suave to caveman to bastard to antihero to HEA.

EDITOR NEEDED

Needs an editor like dirty dishes need soap.

My boss, Josh {{{{missing comma}}}} wouldn’t be around this morning.

The shrew threw me dirty looks {{{{{{missing comma}}}}} and I fought the urge not to fidget.

I booted up my computer, and to make it look like I’d been there for a while {{{{{missing comma}}}}} I placed my sandwich and latte on my desk and strategically scattered some paperwork around them.

It would be full of a weekend’s worth of emails from clients, both happy and less-than, and if I didn’t clear them, piles of new emails would get dumped on top of them, which I hated, but since I had the unenviable task of preparing for a status meeting at half-past twelve I decided to do it after I finished my notes for the meeting. <<<< Now that’s a mess of a sentence, and it was highly distracting to my OCD.

COVER DYSFUNCTION

The MMC is a suit or Hampton’s sweater-wearing guy. So, WTF is the male cover wearing jeans and a ball cap?

PROBLEMS

Problem: She and her boss are sexting using the work email. Uhm, hello?!? Work email! I repeat - work email. Is that shit not monitored at a Private Equity department? Mmmmmkay.

Problem: The BFF discussion on f’ing married men. Yuck.

Problem: “He’s not my boss. It’s a big department. BUT, the FMC previously said he was…. Yeah, I know. I was sleeping with the boss. Back and forth we go… “He’s my boss.” Wait, no…. “He’s not my boss, but he’s a manager and I have to see him every day. *Scratches head*

Problem: In years of living there, they’ve only ran into each other a dozen times. Now, in the span of a couple of weeks, the MCs run into each other every time they turn around. I hate forced plot devices like that. Give it a rhyme and reason, not just coincidence after coincidence.

Problem: Chapter 28 comes out of nowhere. Whiplash. They’re all cool and casual about their attraction. Bam. Show me your pussy, baby. *Blinks with eyes wide*

Problem: MMC POV chapters do not hint at plot twist.

Problem: The book isn’t centered on the apartment issue. It’s mainly a fake boyfriend arc.

Problem: Feels childish at times. Feels fake at times. Feels melodramatic at times. Gets boring sitting spinning in circles at times. <<< All that disrupts the pacing of this book, and it leads to skipping and skimming - ready for the story to just be over.

ALBIET CLEVER….

Despite the problems and horrid editing, I still come back to the great lines of this book…

“I’m not slurring. I’m talking in cursive.”

Clever lines can’t carry 282 pages of book, though. I’d also add that this book ends at 92%.

The romance plot is fine, but that’s literally all there is until the illogical plot twist at the end. I’m bored most of this story. From 282 pages, if you take out the repetitive retelling of events for the side characters, the long descriptions of scenery and clothes, and casual convo… you’d be left with maybe 100 pages.

ENDING

One word: Abrupt.

Romance ends on HEA. Short epilogue to show an extended future, and it was cute. But the first ILY is three pages from the end of the story! And, for so much of this story to center around her ex and his knocked up fiancé, there’s zero closure to the storyline.

We never even learn what the MMC actually does for a living or how he has money. Does the FMC continue to work with her ex after what he did at the Hampton estate? I mean… why make all this so pivotal only to leave it sitting unzipped?


OVERALL

Frustrating. So much potential. Very clever lines as a ribbon to a very vanilla, predictable, and boring story. Ending left too many balls in the air. These are the hardest books to rate because what worked was great and what didn’t was atrocious.

NOTE FOR SENSITIVE READERS

The ending sex scene is almost dub-consent. I think some readers might have a problem with it because she’s saying everything other than the word no, but her body is compliant and her inner thoughts say she wants him. Her words, however, aren’t a yes and not an actual no. It didn’t bother me because she’s all but humping him as she’s telling him to leave, but I can see where this would be a trigger for some readers.

There was nothing cute or strong about this heroine. Just annoying. She is not the type of heroine that appeals to me.

My opinion. Reading is subjective. You may love it.

Numerous River Laurent books have grabbed my attention, yet Dear Neighbor is the one I always came back to, it’s the one I most wanted to read. At long last, I’ve finally given it a read.

In truth, this one is more of a three-point-five-star rating rather than the three-star rating I gave it. It was fun, but I had hoped for a bit more from it. It had me addicted, sure, but I feel as though the story was never taken quite as far as it could have been. I think a part of me is comparing my enjoyment of this one to my enjoyment of Cinderella.com, and as this one wasn’t quite as enjoyable I ended up feeling a wee bit let down.

Without a doubt, Dear Neighbor is a fun little read. It’s addictive and fun in all the best ways, keeping you entertained and desperate to see what happens. You’re sucked into the drama, and more than willing to lose yourself to the story. However, I feel as though we only touched the surface layer of what could have been. The information at the end, in particular, felt as though it appeared and then was done with. The resolution was too easy, and I’d just wanted a bit more.

Overall, I enjoyed this one, but not to the degree I had hoped to.

5 " MAX IS HOT" Stars!!!!!! Love this book great story, steamy time just awesome. A few LOL moments too!! Love that. " Show me " I whispered. " What?" she whisper back, her blue eyes wide, " Your sweet little pussy. I`ve been smelling it all night. It`s time I had a taste. Stand up and show me." Yea Babe Maximus was all that. Not to say he`s name is even Hot! :)

A good quick romantic quirky read. Hot sexy times, fun romantic times with good characters. Hea and epilogue story just ends quickly. I like equal parts to a story and when an author just quickly wraps up a story I'm invested in its disappointing.

This book was confusing, and not just because there were editing and formatting issues. Mostly because I *still* don't have a good grasp on either of the main characters.

That's because they shifted personalities throughout the book. Mimi was snarky, then overly dramatic, then a good girl, then weepy. And I'm not talking moods here, but straight up different personalities.

Max wasn't much better. He was incredibly two-dimensional, and transitioned from annoyed to funny to a giant chest-thumping cavemen out of fricking nowhere. I have whiplash trying to keep up, probably because he only gets a handful of chapters from his perspective. It's possible to develop a character that quickly, but Max needed more POVs just so we could understand his motivation... assuming the author was planning on sharing it, which she didn't in the places she did use Max's POV. I still don't know why he was a developer, for example. No clue.

The plot itself wasn't bad. In fact, if I ignored the editing mistakes, it was actually pretty good. The problem, though, is the focus wasn't on the battle between a stubborn tenant and an ambitious developer like I thought it'd be. It was on these two pretending to be in a fake relationship to save face. Not exactly what I signed up for, and if I'd known, I wouldn't have picked up this book.

The reason I did click Buy Now? The cover. Between that and the blurb, I figured the hero might be an up-and-coming developer who's doing the work himself to make a new life (maybe, I wasn't sure). Also, cover dude was hot. Who wouldn't want to read about him?

But cover dude is not Max. At all. Not even a little bit. Max wears suits. Max is built, but doesn't look like he's training for the MMA. And there was no actual renovation work going on, because Max doesn't admit he's the developer until late in the book (which was an obvious twist from the beginning, so I'm baffled that Mimi is baffled by this turn of events).

Basically, the cover is one big, fat, steamy LIE. It's almost as if someone just grabbed a photo of a hot guy, then shrugged and said, "this is good enough."

The blurb, too, was off, which makes me sad. How many other people were sucked into this expecting one thing, but getting another? A lot, I'd think. Which is also sad.

Adding to all of this confusion are the abrupt chapter transitions. Some were unnecessary, some were just bad. Some of the page breaks didn't make sense. And someone really needs to go through and fix the formatting. It's a mess.

Going by the glowing reviews, I'm the minority here. Other people seem to love this book, but I'm just not one of them.

FLIRTY, CUTE, AND OH SO SEXY !!!

Wow! This is my first time reading River Laurent, but it certainly won't be my last! I absolutely adored this book, and the freebie bonus story included, The Bad Boy Wants Me, co-written by Georgia Le Carre and River Laurent, is the icing on the cake! I loved it too! Dear Neighbor by River Laurent is a well-crafted, fast-paced, outrageously entertaining, full-length standalone contemporary romance with a beautifully written and clearly defined his and her first person narrative (primarily Mimi with only three chapters designated as Max, although chapter 50 was incorrectly marked as Mimi and should have been designated as Max). I loved all the elements of this story, including the surprising little plot twist near the end, but my favorite component was the cast of engaging characters, who literally exploded from the pages and captured my heart. I was immediately smitten with the gorgeous, sassy, and always effervescent Mimi Young. And the mysterious but charming Max aka Maximus Black was just the cat's meow! Oh, Maximus! Yeah, apartments do tend to have very thin walls! lol... If you enjoy quirky, upbeat, and delightfully entertaining romps filled to the brim with laugh-out-loud humor, saucy banter, flirty sometimes devilish hijinks, mutual immediate attraction, explosive undeniable attraction, steamy dreamy sex, and adorably sweet romance, then this book is for you!

No spoilers from me but I will say this... Beautiful sassy heroine determined to hang on to her grandmother's legacy and not be bought out by 'the man'-check! Handsome, wealthy neighbor determined to keep his distance-check! A sniveling cheating co-worker boyfriend-check! Shocking secrets, surprising revelations, and lies by admission-check! A very intuitive and quite possibly psychic deceased grandmother-check! Angst, passion, sex, and romance galore-check! That and a whole lot more!

Did I like this book? No, I LOVED it! Definitely five stars for me! Would I recommend it? You bet and I am but only for adult readers! Will I read this author again? Abso-freakin-lutely! And finally, was I entertained? Completely! Fabulous entertainment and an awesome read!

I've read several books by River Laurent and "Dear Neighbor" is my favorite to date! I mean, just the title alone had me hooked! River has a knack for weaving sass, wit and charm into her tales like no other. I was hooked from page one and could not put it down!

The characters were dynamic, endearing and engaging. And with the dual POV, you really got a sense of who they were, what they wanted and how they felt. Loved the ending and even the reason Mimi's grandmother left her the apartment added to the story of Mimi and Max! No cliffhanger...everything was tied up beautifully and the epilogue made me howl as it just depicts Mimi and Max's personalities and their love for each other. There are scenes that will have you laughing out loud and scenes that are so scorching hot, that you'll be panting! Seriously, just read it..the story is honestly addicting!

A definite must read for those who love a sassy and witty heroine who wrangles a "fake boyfriend" that ends up charming her into a real relationship!

💘it, but the ending went by to dang fast. Started out and ended with my full attention, would have loved for a snippet of the big question, wedding, anything but I'll take this. Both-ish p.o.v. Mostly from Mimi 90% but a few from Max.

Secrets, lies, hidden agendas, cheating boss, drama all around, and so much more. What would you do if a construction company brought everyone in your apartment building so they can redo the whole thing for the rich? But no matter the price they birb you with you refuse the offer. Mimi is only one of two apartments still with a tenet, her connection to her passed on grandma, and !are a death bed promise to her grams never to sell. Well that's what's she's doing even through the offers are very very tempting. Need only neighbor is Mr Ohh Maxamus your so big... Mimi hears Max's nighttime playtime partners a lot since her bedroom and his shear a wall.
Max is a playboy to the extreme, never one for romance or commitment so he has a longgg string of heartbroken women still panting after him. But his neighbor will cause him to rethink on a lot of one sided deals he's going going on.

Mimi Young and her ridiculously handsome neighbor Max are the last two holdouts in a New York city apartment building who haven't accepted a payout to move out. Mimi hangs out in Max's apartment after coming home drunk and spills her guts about her coworker Josh cheating on her before kissing Max. Maximus Black has no room in his life for relationships or commitments so why is he going out of his way to woo the beautiful Mimi? Max finds himself doing things completely out of character such as pretending to be Mimi's boyfriend when Josh and his girlfriend gang up on her. As far as Max is concerned, Mimi is his woman. Mimi had thought Josh was a trustworthy guy but she was wrong so how can she even consider going out with a commitment-phobe like Max? Will Max be able to persuade Mimi to give him a chance?

River Laurent delivers a funny, sweet and steamy story that I absolutely loved. This book is a must read!

This was such a great book. It was a slow burn romance that kept me thoroughly entertained. Mimi Young was such a great strong female, she was unlucky in love having just discovered her secret office romance was all a lie. She finds herself locked out of her apartment and is rescued by her sexy as sin neighbour Max.

They are the only two left in their apartment complex as a property developer has been trying to buy them out to turn it into luxury living. However Mimi refuses to budge and is standing her ground no matter how much money is thrown at her because she inherited the place from her grandmother and promised not to sell.

Max Black was a walking contradiction, smart, sexy and not into relationships, however when he sets his sights on Mimi all bets are off. He ends up playing the part of her fake boyfriend to get back at her ex and things heat up from here. I loved their banter and hot sexual chemistry. I recieved an ARC for my honest review.

This was an OK read. It had good characters and was quick and easy but it's very similar to other books I've read but not quite as good.

The main characters are Mimi and Max; neighbors who don't really like each other. Mimi is dating her boss at the start of this book but once she finds out that not only does he have a girlfriend but that the girlfriend is pregnant she ends it. She goes out with a friend and gets drunk loses her key and has to rely on Max to take her in for the night until the land lord can get a spare key to her. They kiss once but they soon realise that it isn't enough for them. They then engage on a game of pretending to be together which can only end in one way.

There are very few secondary characters in this book.

The storyline is not original but it is a quick and easy and fun read. The pacing is good although the ending was a little rushed and in the epilogue she's had a kid which comes out of nowhere for me.

I received a free copy of this book and voluntarily decided to review it

This book is an incredibly great read, Mimi I see not having a great time, someone is trying to get her to sell her flat and she keeps point blank refusing, she finds out her boyfriend is cheating and her neighbour keeps having loud sex. She is feisty, cute and downright adorable at times. Max, her neighbour, sounds like an idiot to start with but as the story progresses you cannot help but fall in love with his sweetheart self.

Well written, this book has romance, touching and tender scenes, it made me laugh out loud in places and had a few twists and plenty of drama to hold the readers interest. I will be honest and say it was so much better than I expected it to be. I really enjoyed reading this book, and would gladly recommend it as a great read

I really liked Max and Mimi’s story. Mimi lives in an apartment in New York that once belonged to her grandmother and now developers want to buy it from her and turn it into luxury apartments. The only two tenants left are her and her sexy neighbor Max. The chemistry is definitely there but what happens when Max’s secrets are revealed? The is a fun and entertaining read, Max and Mimi are great together. I good read!

Be still my beating heart...this book is so freaking good!! The storyline is awesome; the primary and secondary characters leap off the page as you read; the plot twists kept you hopping...and the HEA? It's perhaps the biggest twist of all! 😲 I just wasn't ready for the story to be over. You really need to grab this book today--I've already read it twice today. ❤️

Loved reading about Max and Mimi expesially their bantering back and forth and teasing each other.Their is a little bit of each emotion in their story both afraid of life and what it truly means to be alone or with someone as strangers that you thought you hated and fate just happens.The whole story was great and I loved how their story played out even if they had to work for it and deal with lots of secrets,the chemistry was amazing.I voluntarily read a readers copy of this book

I received this book for a voluntary, completely honest and non incentivized review. What a beginning! I figured early on who neighbor was and his role in Mimi's dilemma. But I loved how their story unfurled. Would have enjoyed his POV a bit more and more insight to their HEA after the last chapter. Highly recommended.

Sexy neighbors lead to sexy times

While most of this story was pretty predictable, it was still cute. I enjoyed the banter between Max and Mimi and how he rescues her even when she doesn't want him to.. or at least thinks she doesn't. Enjoyable read, that I think would have been a bit better if we'd had more than just 4 chapters from Max's POV.

When I saw this I thought, hot cover funny title. Sounds really interesting. The book is great. The chemistry between Max and Mimi is scorching. The book is funny. The characters are loveable. I would love to see a book for Megan maybe in the future. (Hint hint, author) I read the whole thing in one sitting, I couldn't put it down. I voluntarily reviewed an advanced copy of this book.

I'll Be Your Neighbor

Mimi and Max were quite a couple of funny people. I really loved the byplay between them. Max being so broody and secretive almost made him more attractive. Mimi was definitely one of those characters who make you laugh and want to be her friend.

4.5 stars. I liked this so much more than what I thought I would. The writing, dialogue, banter, and characters were all great. My only 2 complaints were the title and I thought it was a bit too short.

Made me Laugh

This was a sweet funny story. I enjoyed it. I was a little disappointed to learn that it was a novella. There were a few confusing moments but I was able to figure them out. All in all, a pretty good read.

I can see this book being a fun romcom movie; entertaining with quirky settings and characters.
This is my first read of the author's, and the story had more depth of plot and character than I expected from the title and cover.
Dear Neighbor was an enjoyable read.

3.75 Stars. Cute quick read. A few loose ends weren't tied up, but nothing major. Wish we had a little more story after the main characters got together. Overall, a good read with a likable heroine and really liked the Hero. Read in one setting.
