There are mistakes in it, often there is no proper explanation. It's not bad, but those two are a problem.

I gave up on this when I got to the pronunciation section when it said that a is pronounced as in apricot... well, how do you pronounce apricot? And o is pronounced as in tongue. You couldn't find more problematic examples if you tried! The rest that I looked at is almost as if someone has taken brief notes of explanation in Spanish class with an example of how to use various words and constructions. I think (hope) this was free on Amazon. Save the effort and get yourself a proper grammar book.
