Overall this wasn't a bad read. I will admit that I was not a fan of Philomena at first. She was complaining all the time about being a women and in charge of a company. Plenty of women are successful and don't act the way she does. Thankfully as the book moved on she became more likable. I was happy that after everything they both went through physically that they got their HEA.
A ‘Bad Billionaire Boy’ story that shows the consequences on ‘Love ‘em and Leave ‘em’ relationships. It shows the fragile egos and psyches of those that pine and those who finally learn to love. Liam is a prime example of most modern day males who are only out to scratch their itch. They let it be known what they are looking for, but don’t take their temporary partner’s feelings into consideration. Somehow, things get twisted and the drama and mystery begin when he accidentally reunites with Philomena.

Hard Interest: A Bad Boy Billionaire Romance Story By: Kelli Walker "Hard Interest" Felt Like A Breath of Fresh Air!! OMG... I loved that BOTH the characters were strong personalities, & they're able to accept that about each other... Don't get me wrong, Cuz sure I like the Strong dominant Guy with a lady he loves (cares for) sometimes too... But, it seems EVERYONE'S writing that variation. Not many are writing about TWO strong personalities coexisting... I like it! I was granted an ARC of Kelli Walker's "Hard Interest: A Bad Boy Billionaire Romance Story" via Booksprout; I recommend this book to others based upon its own merits. This book started out as a 4 star read for me and I was hoping it would climb to 5 stars, instead it backslid to 3 stars.
Philomena started out so strong for me, her staff meeting had me thinking here is a strong woman who goes after what she wants. She has a ruthless side but she also has a secret caring side. When she and Liam met up I thought they have met their match in each other. At first that seemed to be the case but it very quickly turned to Philomena acting like a high school girl and Liam a bit of a jock.
I liked both of their interactions with their confidantes. Philomena with her protégé and Liam with his head bartender, it made them more human and caring. The push and pull of the sexual tension was a nice change up from the usual jumping into bed right away scenario.
What brought the stars down for me was the weird introduction of a type of whodunit mystery of Liam’s burglary. Complete with good cop bad cop routine. It felt like there were two books or maybe two authors handling different parts of the book. The storyline with Philomena and Liam had a great strength to it the other aspect of the storyline just felt forced and a bit outlandishly nonsensical.
What was frustrating after a while was how Philomena became a bit wishy washy and the strength she showed in the beginning just vanished. After a bit the story just lost momentum for me and I just had to make myself finish it. Disappointing as it showed such great promise in the beginning.

Irresistible ego fight I loved the two main characters in this story. They both want to dominate and lead the negotiations and do not hesitate to achieve their goal, and none wants to surrender. It's well written, funny, with a hint of mystery and suspense. Finally a romance in which the bad boss is a carier woman, who for the money does not hesitate to threaten to dismiss his employees who do not sleep because of their newborn. In short, she's unpleasant from the first lines. And yet, when Philomena knows she is going to have to sell a big property to Liam who has scoured all the agencies in Boston without finding his happiness (not for lack of idea, but by the precision of what he wants) Philomena takes the challenge head on. That's all her work, reorienting the client to what she wants and not what they think they want. From their first meeting, remarks gush, gestures too, seduction to force the other to lower his guard, without achieving it completely. Then after a few hours, Philomena understands that she has already tried, intoxicated, to seduce Liam in his bar a few months ago. Their behavior changes because he and she want only one thing, to go further than just kisses. However, their work relations, and the threats that increase around Liam constantly come into question this attraction. I voluntarily reviewed an Advance Reader Copy of this book
Philomena is a real estate broker and Liam comes to her to find a home. Sparks fly between them the first time they meet. She isn't about to give him an inch and he can't figure her out. The more time they are together things start to click for Philomena Liam is the bartender that she almost had a one night stand with. She always regretted the missed chance and never thought she'd see him again. Liam is having some issues of his own which make is difficult to find a place for him. It seems like someone is out to do him harm and he can't figure out who it is. Will Liam claim Philomena for his own? Will he find out who is after him?
This is a great story once I started it I couldn't put it down. The chemistry between them is off the charts hot. This is a well written and very entertaining story. I would recommend it to any book lover.

Philomena was a heroine that burst through the pages of this story with strength, smarts, and grit. Her personality was almost masculine and not in an appealing way. Cold, calculating, and emasculating, she ran her business with an iron fist and took no prisoners along the way. I wasn’t sure if I was comfortable with her aggressive and cold personality. Enter Liam. Equally confident, sure, and controlling. I ended up loving this tensely erotic romance that was dark and compelling. I liked the revealing of their history together and mutual passion and longing. In the midst of their romantic battle, someone is targeting Liam, and Philomena life is endangered by her association with him. Great writing that was seductive and fast paced.

Both Philomena and Liam's families were immigrants and moved to America for a better life. After going through several realtors trying to find the home he wants, he hires the best, Philomena. They are both used to getting what they want and they are constantly trying to second guess each other assert their authority. There is a strong attraction to each other that they both are trying to make the other one lose control. Liam has been stalling to pick a house just spend more time with Philomena. Liam has also hired the best detectives to help him after someone ransacked his home, slashed his tires and tried to run him down. This book was a little slow at the beginning, but the more I read the more I got hooked. It's a fun read with great chemistry and some suspense,

We start with a strong female character is Philomena. Here is a woman that knows what she wants and is not afraid to get it. We then have Liam a strong alpha male that makes no excuses or apologies for doing what needs to be done to accomplish what he wants in life. Then they meet and I am feeling great about the potential between these two very strong characters. Unfortunately it is downhill from there. Philomena suddenly turns into an unsure school girl and Liam seems to have no respect for Philomena or women in general. I wish Ms Walker had kept Philomenas strength intact. In my opinion it would have made for better drama between these two crating a positive environment of emotional growth for both of these characters.

Hard to stop reading once started... Hard Intent, written by author, Kelli Walker was a book I found difficult to stop reading. She created such heated chemistry between the most successful, prosperous Realtor, Philomena (Mena) and successful Businessman, Liam. But it's just not their chemistry it's the subplot of someone trying to at minimum harm and at most, murder them that lends to the excitement of this storyline. It's a storyline that keeps moving along and never bogs down. The author keeps Philomena as the person to move the scenes along and to the point due to her personality- a no nonsense, take no prisoners, type A. I'm wholeheartedly recommending this book for your reading pleasure and enjoyment. It's a story that should be on your TBR List.
ONE HOT, HARD AND SIZZLING!!! Wow! Talk about fireworks. This is an action packed, fast paced, heart pounding, pulse racing, smooth flowing, page turning dynamo that grabs your attention and holds it until the last word. All the drama, uncertainty, fear, confusion, danger and suspense increases steadily while tension spirials as the plot thickens. The twists and turns abound with unexpected circumstances and unpredictable surprises that make for one thrilling experience. The characters and scenes are written with such realism it really pulls this little jewel together beautifully. Kelli did a remarkable job bringing this read to life brilliantly. Great job Kelli, thanks for sharing this little guy with us.
This story is written in first person view. The chapters go back and forth from Philomena and Liam. To start off with the impression the Philomena is a hard-nosed woman is just about right. She is a person that has decided to take a hard line on life and the company that she runs. Then she meets Liam. He is someone that knows what he wants and will not settle for anything less. There is a bit of danger to the story as someone is out to get Liam for something that the person thinks someone else wants. In the end, everything works out and Philomena and Liam decide that they have found the one person that they want in life.

This is a well written book that is quite engaging, exciting and interesting. The characters are also very interesting as they try to one up each other with blazing hot chemistry that is off the charts. There is drama, humour, witty banter, crazy, unexpected and unbelievable twists, and hot kindle melting sex. The storyline is well developed and consistent. This book takes you on a wild ride that you will enjoy from beginning to end. Definitely recommended.

When you want the best, you seek out the best especially when the "best" happens to be the real estate you have decided needs to be in your life and oh yes, to find your perfect home. Liam chooses Philomena, the Real Estate to the Stars and as part of his plan decides to "delay" choosing the property he wants while trying to convince Philomena to be part of the deal. I thought this was a well written story with two great characters who interacted well with each other.

They make a perfect couple but the road of life is not always easy. There is a lot more to it. Bad people that don't have their best interests at heart. I usually love books by this author, but this book left me cold. Philomena is a cold, arrogant real estate mogul with control issues that is very difficult to relate to. Liam is an arrogant playboy businessman with commitment and control issues. Somehow they fall in love in between attempts on his life. I really liked the plot twist about the person stalking Liam, that was completely unforseen!

The storyline is well-crafted with two strong, determined individuals that want to win and are reluctant to concede to the other. At times the heroine comes across as immature and not so likeable, but that changes. I liked it

I really enjoyed Philomena and Liam's story. It was a little different in that we had a very strong, independent woman who knew her appeal and used it to get to the top but both her and Liam came from immigrant parents and used that to their advantage and not be victims.
