They will play a steamy game of love. The stakes: everything. The rules: impossible. The winner: all. A friends-with-benefits geek romance like you've never read before...
Workaholic Jasmine knows her neighbor, lazy blogger Matt, is just kidding when he flirts with her. The guy's never serious about anything, especially the women that stream through his life.
Flighty Sara knows reserved PhD Harrison would never look at her twice, except as a friend.
Then Sara suggests The Challenge, and the world flips on its axis, never to return.
It's different.
It hurts. And feels good.
There are open door love scenes. And language. And a happy ending. Dear Reader,
This standalone neighbors-to-lovers romance was one of the first romances I ever published. It's very different from my usual fare. It was originally entitled Eight to Midnight. Then, for reasons not entirely clear to me now, I switched the title to Leakage. I have rewritten it extensively to fix multiple issues. It has a PhD nerd, a womanizing blogger, enemies, friends, games, emails, a token canine, and one of my favorite settings ever, the Green Lake neighborhood of Seattle.
I received a copy of this book in exchange to an honest review.
Eight to midnight is a great book series that tells the story of four friends who also happen to be neighbors. None of them has the best sex life so one of them comes up with The Challenge. Basically they have to have sex together every friday from eight to midnight. They set up some rules like sexual encounters must be only between to people of the opposite gender, no orgies and no leakage. But as they say rules are made to be broken. Certain secrets are revealed and things begin to change for the group of friends. I enjoyed this read very much and could not put it down, lierally! I had to do some reading for school but I was so invested in the story that I could not take my eyes off it for long enough to get any work done. It was totally worth it though. I liked both the love stories but Matt and Jas' story was the one I was looking forward to because of its intensity. All in all, I had a great time reading this book. It was a fun and interesting read and I highly recommend it!
A story about 2 men and 2 women who are friends with secret feelings. I wasn't sure I'd like this. Switching between them. Yet, the author did an amazing job. The situation was complicated and frustrating at times. There is plenty of well written steamy intimacy scenes and the proofreading was good too. No cheating or cliffhanger and everyone got a happy ever after. Enjoy!
Interesting colourful synopsis at the beginning of the book which made me excited to read on. I like the box set as it is a full length story.
The idea is similar to the movie friend with benefits however the story it's self was original and owned it's ideas. This book gave me a range of different emotions from amused to intrigued.
I enjoyed the mixture of the two couples each with their personalities. I like all the characters in their own way and enjoy the diverse conflict.
The ending to the story was sweet and wrapped it up nicely.
The title of the book fits nicely with the books which is always a bonus to me.
Oh wow is this romance good and steamy!! It focuses on four friends: Sara, Jasmine, Matt, and Harrison. One night while drinking and discussing relationship failures, Sara suggests an intimacy challenge. Every Friday, on a rotation, one girl and one guy have a night of passion from eight to midnight. What happens when feelings start to leak into the rest of the week? What happens when those feelings make it hard to see the other person with someone else?
I liked the way this book was written. They exchange emails and texts which are funny. I also enjoyed the characters. They each have something that they struggle with and want to support each other through it. You just have to hope they communication their deeper feelings before they lose their chance. There is also a ton of steam in this book. It’s all well written and super hot.
I really enjoyed this book and it’s characters. I would love read an in the future follow up and see what they are all doing now!
I received a copy of this book via Booksprout and I am voluntarily leaving a review.
Still recovering from the depth of this story. Five Amazing stars!!!!
How have I never read a Deana Farrady book before? Thank goodness she came across the Kindle store. I will be one reading them all now.
This book started as a romantic comedy. Then it kept adding layers of depth. Two separate stories and four friends. I was completely blown away by the laughs of Sara and Harrison and the minefield that was Jasmine and Matt. This book has it all: laughter, friendship, deep soul feeling but-just moments, realistic yet HOT sexy time moments. I wish there was a second installment or an extended epilogue, just because the story is that good. I never wanted it to end. Simply put---perfection!
I received an ARC from the author thru Booksprout and am voluntarily leaving my review. This story is about how four friends find love amongst each other but go about it in a total crazy way. This story has it all. It is a rollercoaster that you are at times riding blind. Matt, Jasmine, Sara and Harrison will share it all with you as they find their happy endings as couples.

This was such a sweet read. This book genuinely made me happy, and both couples were a joy to get to know. They matched perfectly and I kept thinking how I’d want to live out a romance like Matt and Jasmine’s. Even Harrison and Sara, they all fit together perfectly.
This was a mind blowing read. All of the characters in this story are so real even the ones that never say a word! I unfortunately have been like some of these characters. Thanks for the read Deana.
It was ok. I liked Matt and Jasmine more than Sara and Harrison. It's just another book where people like each other but can't say or tell the other how they really feel. It was a game, not a challenge.
The Kindle I read was the different cover by Deana F.

Eight to Midnight is a down to earth, most the time, story about 4 friends who live across the hall from each other and all need something from one another. Some need to be cut out of the box they are stuck in from pressures from parents or academics, some need help realizing that you don't need to date anyone that asks you and you sure has heck don't need to sleep with them.
I love the story between the friends and couples that start to break off. I just wish that there was had been more to it then what was presented. The characters were intriguing and seemed like the kind of people you could just sit around and chat with, they really pulled you in as you wanted to uncover more about the, But when we finally get to, its short abrupt and over before you know it.
Though predictable at times the deep connections that grown between them all during 'The Challenge" become some what shocking. It seems both male friends involved have a the need to be the dominate, or go there as a defence mechanism. While the women talk about becoming stronger and knowing what they want no matter how uncomfortable it is and then clammer at the instructions of the men. Given both parties were in control at different parts it seemed as fast as "the Challenge" progressed the more the budding 'relationships' became lopsided and fuelled with jealously. Then again who wouldn't be jealous when you start falling for someone who then has to spend the next friend with your best friend and roommate... Lines are bound to be crossed.
And as ready as i was for the sexual encounters and details of the adventures of the group it would go on for pages, in some causes in awkward detail repeating itself. As each episode passed i was left with little updates on how "The Challenge" was actually working our for any of the 4 friends involved. Did Sara really learn how to say No? Did Matt really learn that sex wasn't everything? In most cases it seemed everyone fell right back into their old routines but with a certain partner. I need to know more about how they were growing as people, where was there normal friend chilling time (like how the books starts) or was there to much 'leakage' as the friends always talked about.
All i know is I am dying to know more about them and i was dying for a different ending, dying for it not to be over. It just ended. and in the most random way ever. But i guess it needed to end some how and most the problems had been figured out by the end so it was already all tied up in a semi pretty if not very rushed bow. But then it just ended!
I NEED MORE! I officially love Harrison, Matt, Sara, and Jasmine!
I received this book in exchange for a honest review.
When I saw the blurb I was immediately intrigued by it. Four people that make a pact to learn each other how to have better ‘romantic’ relationships?! I really wanted to read about that. Because I never read anything from this writer before, I didn’t know what to expect, I was hoping that it would be a good story but I really wasn’t expecting what Karen Harley would give me! At the end I’m really happy that I got this opportunity to read ‘Eight to Midnight’.
Although Sara, Jasmine, Matt and Harrison all have different personalities, they’re all good friends. Sara and Jasmine are just like Harrison and Matt roommates, and the girls met the boys because they’re neighbors, living in the same building and floor.
The one thing that they do have in coming is the bad luck in their love life. Then one drunken night Sara (always the impulsive one) has this grand idea, why don’t they teach each other the best way to start or have a relationship? Jasmine and Harrison (always the careful ones) aren’t enthusiastic at first but with the help of Matt, Sara can convince them to give it a try. So Harrison (the Geek) decides that they will have to make up ‘rules’ about this pact. One of the rules is that it will be one night a week and one guy spending that night with one girl. They decide on Friday night from eight p.m. till midnight. Four hours to teach each other what they think that the other needs. But none of them could have thought or hoped what that night would change. Although it was an impulsive decision on Sara’s part, she did had an extra motive. For years now she had hoped that Harrison would show some interest in her but until now, Harrison only sees her as a friend even as a little sister. Sara hopes that this ‘pact’ will change that. Will it? And what was Matt’s motive to agree so easily with Sara’s plan? What does he want to teach Jasmine on their Friday nights?
Like I said before I was really surprised with this story. As a reader you think that you know what will happen during those Friday nights but the writer still managed to take the story to another level, to surprise the reader by not being predictable. Karen Harley really kept Matt a mystery until the end. I loved that! The mystery, the depth of his feelings. And then you have Harrison, the geek and Sara, the impulsive one. They were perfect together. They made a lovely couple. I did had a little problem with Jasmine and her insecurity about her feelings at the end of the story but once she went for it, it was the ending I wanted.
The story is about 4 friends (2 boys, 2 girls), all best friends, and have been for a really long time. But obviously, they love ea``ch other (the pairs that are then describe) and think the other doesn't love them back. And of course, they're neighbors also (didn't think it was necessary).
So, Sara who is the most extrovert, while a night drunk with them, suggets (more like enforces) that all of them hook up to work on their different issues (because what better way to be more relaxed, learn control, and learn to say no, is to have sex with friends right?? ). The idea is that each friday night one girl with one boy will hook up in each appartment, for 8pm-12am to "work". And then the next week they will rotate, but only one partner per time, don't want to make an orgy (I guess that makes it a little better?)
And then they will continue as if nothing matters, to not jeopardize their friendship. Is obvious from the beggining that she has her sights on her first partner (Harrison), and only suggested it to try to seduce him. And didn't think how it will work on the next week when he would "have to hook up" with her friend Jasmine. (Didn't think that through right??)
Personally it was a really disastrous idea. It would have been better to suggest friends with benefits with only one partner, so the couples didn't have to go through so much agony..but oh well....
The friends all agree to the terms allthough a little against their "will".
From them on, we accompany through the first hook up, which really was hot for each couple, so kudoos to the author. And you really got the feels for each of them. Then we deal with the aftermath that means the first hook up....to go through other drama when they have to switch partners and the aftermath of that.
Although at first I was against the idea of switching partners as presented, you kind of understand their logic. And all is better when neither go through with it :) But the drama they go when trying to approach the subject that neither went through it, could have have been avoided from the start really.
From there, is just a follow of the love story of each couple, and their insecurities. It really makes you want to know how it ends. I couldn't just abandon it.
Overall, I like it, but could have been better without some childish drama.
A free copy was given by the author in exchange for an honest review.
I enjoyed Matt and Jasmine’s story, from their character, struggles and interactions. Need I say that the sex scenes were hot? The way Karen Harley wrote it took it to the next level.
The story of Harrison and Sara was only so-so. Personally, I really dislike Sara. She was just this puppy constantly trying to catch Harrison’s attention. She was also the one who suggested this deem-to-fail so-called Challenge where you have sex with your friends every Friday for four hours. I don’t think they are called ‘friends’ but more like ‘crushes’. They even had terms and conditions, such as ‘no discussion of the Challenge outside of Challenge to prevent leakage’ and ‘still remain friends after Fridays’.
These are what make the whole thing crazy and irritating:
First, how can you expect to have normal friendships with each other after you screwed with your crushes every Friday for four hours straight? Second, the Challenge was way over because of obvious leakage, especially when Harrison and Jasmine tried to explain that nothing happened between them to Matt on the second Friday. And yet, Sara was always the one to protest against ending the Challenge even though it was perfectly clear that it wasn’t going to work. Reason? Besides the point that she suggested it in the first place, she only cared to have Harrison and hoping that things would work out between Matt and Jasmine without even realizing that the Challenge only did more harm than good to the pair’s relationship. Doesn’t that sound selfish?
The only saving grace was how well Matt and Jasmine’s story was told that make this book worthy of three stars.

We are introduced to two sets of roommates. Two Girls – Jasmine and Sara live across the hall from two guys – Matt and Harrison. All four have become good friends and often hang out together. One night, Sara suggests a challenge in which a girl-guy pairing have sex with one another and then the following week sleep with the alternate girl/guy they haven’t slept with yet. Then continue alternating weeks for the foreseeable future. The other three are drunk enough to agree.
There are a list of rules meant to keep things from getting out of hand. The purpose of sleeping with one another is to learn things that each is lacking. The story is well written and the sex is steamy. We get the chance to read sections of the book told in each roommates’ point of view. The characters are very distinctive and likable. There is hot sex, awkward moments, funny interactions and intense scenes as well.
For me the ending was too unrealistic. While it is nice to wrap things up with a concrete ending it just didn’t seem plausible to me. Also while I like all the characters, including Matt – I found it difficult to understand him and his thoughts a fair amount of the time.
This is one of those books that start in a way and ends in a really weird one. Or maybe it’s just the way it’s supposed to end all along and you just have high hopes since the beginning, which start to just vanish as the story unfolds.
We have a cast of four characters: Matt, Jasmine, Harrison and Sarah. The girls are roommates, and so are the guys. Good friends and stuff like that. One Friday night, Sarah comes up with this crazy idea of having sex every Friday night from 8 to midnight, switching partners (heterosexual coupling), in order to learn to be ‘different’.
Sarah is crazy about Harrison, and he’s crazy about her, but they don’t know that, as usual. Matt has his eye on Jasmine since day one, when he met her, but apparently Jasmine clung to some of the words Matt said, and even when she’s attracted to him, well, she’s simply not saying anything.
This story is messed up in some ways, although I think it could be said it is crude depicting some facts, too graphic, and even when there was some character development, well, the sex is the prominent part here.
I liked it because it dealt with 4 characters at the same time, but at some points it felt as if Matt & Jasmine’s story took front center, and Harrison & Sarah’s simply got solved on its own. THAT is why it lost 2 stars. The rest is ok.
It’s interesting, if you don’t mind picturing some stuff.
I read this book through Kindle Unlimited. This is my first book by this author and the writing was very good. The blurb grabbed my attention as a very different read and it was!
Sara and Jasmine are roommates. Matt and Harrison are roommates. They both have apartments on the same floor and have been friends for about 2 years. One night Sara suggests a "challenge". She and Matt are outgoing and Harrison and Jasmine are more reserved. All are having trouble meeting the right person so she suggests they spend time together as a form of "lessons" to help the other with their love life. They agree to Friday nights between 8pm and midnight, different partner every other Friday and no "leakage". What happens on Friday nights stays on Friday nights and they remain friends.
Their times together are really sweet, funny and sexy at times as those that are already attracted to each other feelings come out. Naturally it will get complicated but no major drama. Fun read and a HEA.
3.5 stars for this. It is one of those books that has potential. It's not a bad book but could do with a bit of work. This is about 4 friends who are useless in relationships so on one drunken night decide that to help each other out, they will sleep with each other every friday between eight and midnight. I really liked the idea of this book and the whole friends-lovers story. However the writing needed some work. Sometimes I'd have to reread a line a few times because it just didn't flow or didn't quite make sense. I also liked the characters mainly Matt and Jasmine. They seemed to have more going on than Harrison and Sara. I think this book just needed more of something, what that something is I just don't know but I didn't really connect with the characters all that much.

Leakage...is what this book is. It lacks luster and sustenance. I had difficulty connecting to the main characters and struggled with the writing style. There were times I became confused and had to re-read sections in order to clarify information. The intimate parts were actually written fairly well, surprisingly. Overall, this book held promise, but could have been better if it were not written like a school play or a feeble attempt in sexting or email smut, and although I am older, I understand the potential fan base necessary to collect readers from all ages, I would just prefer a book that is just that...a book. I grant this one three stars because there were no typographical errors, and the plot was something that could have growth given the right forethought. Not sure I would recommend this to others, but was a pleasant quicker read than most.
I received a copy of this book in exchange for a honest review. I quite liked the book, or i guess books since this is the complete box set, although the shortest of its kind i have ever come across. The premise was interesting, can friends remain just friends when sex become a topic. Not to much of a spoiler when I reveal that they cannot. I must say I didn't quite buy into sarah and harrisons story, i didn't really see the connection, maybe because sarah wasn't that likeable to me. But overall a fun, light read. I would recommend it to others.
I really enjoyed this new series. It was predictable in parts but held my attention until the end. Jasmine and Sara and Matt and Harrison, four neighbors commit to an interesting challenge. What starts off as something taboo, yet exciting takes many twists and turns exposing your inner core, leaving you vulnerable. Great ending to wrap up the series.

I loved this book and the idea behind it as well, can 4 friends each help each other become better at life, love and relationships. They challenge each other on Friday nights to Tudor. Each other in their weak areas. Where one is a poor lover he gets help, where one needs stronger romance skills, he gets the help needed.lin thier quest to improve themselves they find they love each other more than just friends and reach for thier happy ever after. They successfully go from friends to lovers.
1st - I received this book in return for my honest review 2nd - I think it is ok - The characters are lacking some depth (I really wish I knew a bit more about their backstories so I can get more into the whys of their behaviors) - a bit predictable in nature but an overall OK read - maybe a good beach read
