This is a sweet and lovely book about a thirtysomething Irish woman who moves from Dublin to The Roses, North Carolina to open her own teashop. She’s fiery and spirited and knows exactly what she wants and needs, until she meets Rob. Think Maureen O’Hara, and you’ll have the image of Kathleen set in your mind.

Rob is a very successful baker in Miami. He’s in his fifties and owns six bakeries that sell muffins. I loved Rob because he was a delightful man, but also because he was real. He wasn’t the perfect hero, with sleek and chiseled features. No, Rob has a paunch, and he loves to eat. He’s also extremely wealthy.

Kathleen’s realtor, Candee, a friend of Rob’s, arranges for Rob and Kathleen to meet. There’s electricity in the air when they do. Know that this is a clean story, nothing more than some kissing and hugging going on. But there’s definitely something between these two. Kathleen’s need to be independent and Rob’s business demands drive a wedge between them. Long distance relationships are hard to manage. Can they make it work?

I loved the characters in this book; although, I thought most of them were a little too good to be true. Candee in particular. She’s a realtor and runs a day care facility. I’m not sure how it would be possible to juggle two such time demanding jobs. She manages, apparently without putting a hair out of place,, and she also acts as Kathleen’s decorator and designer. And did I mention that she and her husband adopted their traumatized nephew when his father died? Yeah, she has that to deal with too. Most people can barely manage to make one job work, so I couldn’t figure out how she could spin all of these and not drop and shatter the plates. I could also have done without the bits of praying and talk about church services. They didn’t further the story at all. It would have been just as inspirational without them. At least the mentions of religion were kept minimal and nonspecific. I appreciated that. I also thought that the dialogue got a little awkward or off track at times, but that awkwardness never lasted more than a few paragraphs. Obviously, this is my review and these are my opinions; yours may differ.

Overall, I thought this book was a delight. I will happily read other books by this author.

Katherine comes to Roses NC to open a Tea House. The cafe she bought needs work and she needs a little advice. Candee who help her buy the cafe decides she needs a little help from her friend Rob. He runs a chain of Bakery’s in Miami and just happens to of never met the right woman.
Sparks slowly start to burn as they build on what they common.
The one thing I really liked was the character’s came across as normal people who didn’t have the hot sexy body. Beauty is more the skin deep.

1-800-IRELAND by Josie Riviera is a good, and enjoyable clean sweet small town age gap romance read. The story has a great fast pace story line. The characters are great, and they have great chemistry. This story is a very entertaining romance read.

Great characters, great setting.
This story was built on a trope I like and don't see often enough—falling in love against their will. (The characters have a 15 year age-difference, too.)

They were flirty, witty, and stubborn. Just perfect!

This is a sweet clean romance between a thirty-ish Irish baker and soon to be tea room owner. and a fifty's Florida owner of a chain of bakeries. They meet and

chemistry is there. Add in distance, independence, other people, and enough drama to keep the story lively. I enjoyed knowing going in I would find the book

entertaining and an easy listen.




The narration was well done. The characters were well portrayed. Anthea Hallett-Ybarra made this a relaxing listen.

I was given this free review copy audiobook at my request and have voluntarily left this review.

I loved, loved this story. It is the third in the Flipping for You series on flipping houses and buildings and finding romance at the same time.

I think 1-800-Ireland is my favorite in this series so far as it has characters from Oh Danny Boy another book by Josie Rivieria and one of my absolute favorites of her stories and characters from the first two books in the Flipping for You series.
It was fun visiting or at least hearing about the characters in Oh Danny Boy and what was going on with some of them and since our heroine in this book Kathleen came from Ireland where she managed the Ground Café flagship store owned by a very wealthy Danny this was a good mix.
Kathleen wanted to come to America for a whole new change and to forget the men that kept leaving her behind.
She finds a realtor that finds her an old run-down diner in Rose, NC and she is going to make it into a tea house and live upstairs.
Rob is the older businessman of famous muffins and cupcakes in Miami. He comes up to help out his friend and this new woman entrepreneur from Ireland. Can these two entrepreneurs from two different places and distances have any kind of romance and make it last or have to go their separate ways due to their places of business?
Get this book and your favorite beverage and sit in your favorite reading place and read this book that hooks you from beginning to end and you won’t be able to put it down.
I received a voluntary copy from the author without any pressure to review but I did so as I so loved this story and I can’t wait for the next. This is my own opinion and honest review. If you have read any of this series meet the characters that started it all in I-800- Cupid which is the first of the three books in this series and I-800-Christmas. You will love them all.

When I looked for other books from Josie Riviera and saw that 1-800 Ireland was coming out I knew right off the bat I needed the book. It’s a sweet contemporary romance novella. It is about an independent Irish woman named Kathleen who has always dreamt about opening a tea house in the States. Also about Rob also known as the Muffin Man. What I did like about this book was the main male wasn’t this drop dead gorgeous guy. Rob was more like the everyday guy, bald, stocky, and older. Not the typical main character guy I have always read about. Kathleen left Ireland to fulfill her dream of opening the tea shop in a small town. Wanna find out what happens between The tea shop owner and the Muffin man then read 1-800 Ireland

Kathleen moves from Ireland to NC to open her own place. She's got a lot of plans, including a set opening date. Unfortunately, she might have bitten off more than she can handle? When her friend asks Rob to come help he provides the support and knowledge she needs. She's just not expecting the feelings he invokes. Will he be able to get past her defenses? How will they handle the distance between Miami and Roses? What happens when a former coworker from Ireland shows up?

Josie Riviera always brings strong characters and interesting plots. This story is different from most in that Rob is older and definitely financial set while Kathleen is young, idealistic and driven. I loved this story and the way romance developed between them.

Lovely Character, But Perhaps Too Much Internet Research…

I loved both of these characters. They are good people who haven't had the best experience with dating or romance. The heroine has recently come to the United States to pursue her dream of opening an Irish-style tea house in North Carolina, and the hero is a successful muffin business entrepreneur with six highly profitable bakeries in Miami. He has ties to the small town the heroine has moved to, and mutual friends bring them together initially so he can assist her with her business but also because they have a gut feeling that the two would be a good couple. Their friends are right! The hero, in particular, is particularly swoony when it comes to the heroine. Although he is a bit older, he knows right away that she's different and special, and it is very sweet to watch their interaction, particularly how he is toward her. I love that in a hero, of course! The heroine is a little more prickly, but understandably and still likable. I enjoyed watching their romance unfold, their interactions, and simply how they just were together. My only real quibble with the book is that the way the author had the heroine act and say particular things came across as far too stereotypical of an Irish person. I am an Irish American who has visited the country several times, and some things the heroine said or did, supposedly because she's Irish, just fell flat with me. It felt as though the author did internet research on Irish slang, phrases, tea customs, and more but didn't run anything by someone who was Irish or more familiar with Ireland than clearly the author is. So at times, the heroine seems pedantic or even misinformed, not coming across as a true Irishwoman would. If you don't have as much background as I do with tea and the Irish, these might not strike the wrong note with you if they did with me. Similarly, how she portrayed a tea house and the hero's muffin bakeries didn't come across as wholly accurate. Again, I'm someone with some background in retail and restaurants, so this rang false as well. I do like fiction to be true to peripheral topics (not the romance, but what supports it) that are such a vital part of the story. With the availability of people on the internet through social media, authors can easily make sure their stories accurately reflect the real world.

Another great story from the author.
Have followed this series and enjoyed them all.
This one starts out with Kathleen who's relocated from Ireland to NC, a small town called Roses. She lives above her new store-a tea house serving real Irish bread to name a few items on her menu.
Candy, the one who set up the apartment and saw to all the new owners needs from the US side also has notified Rob, her friend in FL who bakes cakes and cupcakes in his own shop.
He's older and not quite the catch of the day-love this that he's just a regular guy and kinda out of shape.
kathleeen has it set in her dreams about her shop but Maureen knows she will need help. Rob needs time away from his own shop so travels there to see what it will need, in his opinion to make it a success.
He never expected to find Kathleen so charming! Like the challenge they take part it. So many lovely detailed descriptions, I can just picture it for real.
Loved hearing all about starting up the business-priceless information!
Some characters from the series make an appearance but you are given all details aobut them so you're not left in the dark.
This can be read as a standalone! Irish slang words are explained in the conversations they have.
Misunderstandings and you wonder if they will ever get back together to see if they have what it takes to be a couple.
Recipe included! Note from the author is included at the end.
Acknowledgements and about the author is included. Offer to join first readers group.
Other works by the author are highlighted at the end. Excerpt from Maeve is also included.

Wonderful Story & Audible Listen🎧 Sweet & Delightful!

I thoroughly enjoyed this sweet and delightful romance, it is well written with interesting storylines that are captivating from start to end. The characters are likable and easy to relate to, I adored Kathleen, she is strong willed and independent, I admired her courage to up and leave her country and all she knows to follow her dreams of opening a tea house in the US and to do so on her own. Her realtor and friend knows someone who can give advice, Rob Taylor, a successful baker and businessman who owns several Muffin Shops in Florida. He agrees to come visit and see if he could assist Kathleen in any way. The two hit it off right away, he offers some great advice and more. I loved who everything plays out in this book, Josie Riviera fit a lot of story into her novella sized book, the story is well plotted and flows naturally. There is never a dull moment, with plenty of drama, a touch of angst, some great heartfelt moments and the start of a sweet romance. Josie Riviera, thank you for this wonderful story.

I listened to the Audible edition, Anthea Hallett-Ybarra is a terrific narrator & voice artist. She brings the characters to life giving each their own voice and personality. She does a great job portraying the characters, capturing and projecting their emotions into her performance. She is an entertaining storyteller and a pleasure to listen to. Thank you for this great listen🎧

There is nothing better than knowing a listen is going to ease your tension and let you fall in love. Josie Riviera's books do this for me every time. This is the wonderful story of Kathleen, who decides she would like to fulfill her dream of opening a tea house in the United States. It's a big decision moving from Ireland to North Carolina, but with the help of her friend Rob, she is secure in her decision. Rob is a little older than Kathleen, and as a successful entrepreneur is ready to help. But what these two find is far more than business. Both have past hurts, so will their budding relationship flourish? There is a little plot twist in this too, which gives the relationship a little boost! It's sweet, fun, and flirty. I loved that the characters were a little more mature and it wasn't their first go round in life. It gives the story depth and a realistic feel. And as with all of RIviera's books, the food is amazing!

Narration by the talented Anthea Hallett-Ybarra gives us an authentic Irish feeling. Her accent brings this story to life and gives us that lilt of happiness. She quickly can change her voices with ease and has the story flowing. I enjoyed her performance and will definitely be looking out for more of her

I was excited that there was a story about Kathleen Kelly from Oh Danny Boy and Rob Taylor from the previous 1-800 books. They were both wonderful secondary characters and deserved their own romances. Kathleen has been answering to someone else for many years and Rob is used to running his own successful business, so he can’t help telling her what he would do and trying to take charge even if that means offering her a management-like position she had before and no longer wants. Rob is a people pleaser ever since he tried to make his drunken abusive father happy. I’m surprised he has such a positive outlook and that his childhood experiences didn’t turn him bitter. Kathleen has been hurt by false controlling men. Maybe she’s afraid Rob is trying to control her in way by offering her an easy way out working for him in Miami. It must have been really hard to leave her native Ireland and all that is familiar to her behind to go to America to start a new business. I loved reading about all the wonderful Irish foods she created and wished I could visit Kathleen's Teahouse in Roses and try them.

A beautiful May-December romance…

Josie Riviera writes such great romance stories, whether historical or contemporary, and I knew I had to read this one just from seeing the title of the book.

Rob and Kathleen have more in common than they think. In spite of their skills and ambition, their failed love lives have left them with deep longings for love and acceptance. They are brought together when Kathleen leaves Ireland to start her own Irish tea shop in lovely Roses, North Carolina and Candee, her realtor, asks the wildly successful Rob to help her get started. Their meeting feeds a seed of hope in Rob’s heart and an interest Kathleen cannot ignore, but the difference in their ages and their pasts could stop this budding relationship.

The storyline is a beautifully written clean romance. I enjoy romances where the characters are more mature and relatable. Josie Riviera has created characters with interactions that are believable, cast in a setting described so vividly it made me want to live there! Return to Roses, North Carolina in this delightful third installment of Josie Riviera’s 1-800 series.
This time we meet Kathleen Kelly, who has recently moved from Ireland to open a new teahouse in Roses. She discovers that getting her new business up and running by St. Patrick’s Day is going to be a time consuming chore.

Rob Taylor, who is a friend of Kathleen’s realtor, owns a chain of bakeries in Miami and has been recruited to come visit to see what he can do to help. He is not your stereotype romantic hero: Rob is an overweight, bald, and older man.

This is a romance, so there is no surprise to the reader when the two are attracted to each other. The relationship appears to be flourishing in spite of the age difference before Kathleen suddenly pulls back from her connection with Rob.

Is there a way to repair the hurt? He owns his bakeries and she has her teahouse. Can they work something out?

This novella is a clean, Christian romance. Pick up your copy of 1-800-Ireland to find out the rest of the story.

I send my thanks to Josie Riviera, author and Goodreads First Reads Giveaway for the eBook Kindle copy of 1-800 Series Collection that I won in the Giveaway. This book 1-800 - Ireland ~ Flipping for You ~ Book 3 is the third book in the anthology.

Kathleen is new in Roses and came from Ireland to open Kathleen's Teahouse in a closed diner. Candee her real estate agent suggest she consult with her husband's friend Rob because he owns a chain of muffin shops and they are both bakers and Rob is always ready to help a new business in Roses. Candee's husband Teddy takes on the remodel and Rob comes and the two bakers put their heads together to get a plan started how to get the teahouse open by St. Patrick's Day that is coming up the next month.

Rob decides to sell his bakeries and properties in Flordia, buy a deserted town close to Roses and an fellow employee from Ireland comes to help Kathleen when trouble breaks down the budding relationship with Rob and she boots her supposed friend.

I liked how the people in this series stop to pray before eating and work to help others and the community. The ending of Rob and Kathleen's story is sweet after tempers cool and forgiveness is freely given for a happy ending.

Such a sweet story. Kathleen comes to the US to open a tea house. She has experience running one in Ireland, but not owning one. There are so many decisions and in a new country. A friend introduces her to Rob because he has plenty of experience running a business. Rob is instantly smitten but Kathleen takes a little longer. She has been hurt too many times. While Rob is trying to plan for their future, Kathleen is trying to get her tea shop running. An old friend from Ireland has agreed to help her, but he isn't much help. Rob comes back to town to find a man who says he is Kathleen's partner. Has she forgotten him already? What should he do?

Kathleen Kelly moves from Ireland to Roses, North Carolina to open a tea shop and start a new life. Through her realtor she meets Rob Taylor, who is 15 years older than Kathleen.
It felt like Kathleen was overly stubborn and a bit immature about what Rob was facing to try to be with her. The love story works out I. The last 18 minutes of the book. So nearly 4 hours of listening is spent with Kathleen stuck in her tea shop renovation and prep for opening madness. I’m not sure that the relationship is very believable. Many of Kathleen’s reactions display her lack of maturity.
It’s a nice story. The narrator does a good job.

This was a very sweet book! I had a hard time with the narration at first, but it didn’t detract from the storyline. I will say this was the first of the series I have listened to- and I wish I had read or listened to others first. I was a bit lost on some of the characters. I will read the first two then revise my review.
1-800-IRELAND is a book about an Irish woman opening a tea house in a small town in America. Her Realtor has someone she wants to set her up with as soon as she meets her! I must say- after listening to this book I want to live in Roses! What a lovely place.

What a refreshing breath of fresh air this sweet romance was for me. There were several times when I just giggled and laughed out loud at some of the "Irish" words and customs.

We have a dear friend from Ireland who prepares her tea EXACTLY the way it is described. I felt that we could have been sitting at their table having a "cuppa" with scones or finger sandwiches. It was a special time & place during this COVID environment and soothed the soul.

This story of Rob and Kathleen just pushed a lot of delightful and touching moments as this couple meet and discover something special together. A very enjoyable storyline with well written characters that left me with a smile.

Kathleen has left Ireland and starting fresh in Roses doing what she has always wanted to do...open a tea house and her super friendly realtor knows just the guy to help her Rob who has a successful chain of muffin shops. This is an insta like neither were expecting where in no time fall for each other but Kathleen wants to focus on her tea shop and Robs muffin shops take all his time so although they like each other you are kept guessing if their businesses will put a wedge between them.

A purchased house, a broken engagement, and … now what?
She purchased a house, and applied for a renovation, led by a TV personality and his crew. It was supposed to be her house, after she was married, But the wedding had been called off! However, the show hosts decided she should get the renovation, even after she told them that. So, she works with the star of the show, to do the renovation. He even suggests they fake an engagement, so that she feels more comfortable about letting them do it. This is a fun story, and has a wonderful ending!

She was opening a tea shop in Rose, a far way from her native Ireland. He had been a very successful restauranteur and agree to help. They were attracted to each other right away.

This is a May, December contemporary, clean, romance set in a small town. The characters are personable and interesting, drawing you into their story. The romance is wonderful and the story flows well. I enjoyed the interaction between the main characters and especially their dialogue. This is a clean romance that leaves you feeling positive.

I loved listening to the Anthea relate Josie's story. Yes, Kathleen drove me nuts a few times, almost a few times too many!! Thankfully I didn't give up on her. And, Yes, men can be rather dense from time to time. And, women can be rather impatient with the male of the species and also a tad too trusting from time to time. That said, I think this is a worthy read. Also check out the recipe at the end, loved that surprise, too!

A delightful romance novella between Rob and Kathleen. We've met both characters in previous books, and now they get their own story and romance! Rob is an unlikely "hero" in this story--he's overweight, balding and a successful business man, owning several muffin shops in Miami. Kathleen helped her former boss Danny Brady run his coffee shops and now wants a new start--across the pond--in the U.S.A. She's young, beautiful, with lots of energy and determination. When Rob and Kathleen meet, a friendship develops--or could it be more? A fun and quick read!

I listened to the audiobook and really enjoy the accent of the Irish girl Kathleen. The sweet clean romance between Kathleen and Rob was beautiful. They were both strong minded but I think Kathleen had a stronger will than Rob. It was fun listening to them banter back and forth and making decisions. Try this author if you like a good romance and love to hear an Irish accent.

You have to admire Kathleen who left Ireland to come to America to open a tea shop in a small town. When she receives help from the famous Muffin Man. Rob she doesn't expect the feelings that erupt.
