Where does business come from? That's the question every real estate agent asks but few have a truthful answer for.
In an industry constantly selling the "easy button" and overrun with shiny widgets, agents are pulled in multiple directions at once, each promising that if they "just do this," their dreams of success and fortune will come true.
After 20 years in the business, thousands of home sales, and hundreds of thousands of coaching calls, Tim and Julie Harris tell the hard truths about what it really takes to make it in real estate.
The new, revised edition of Harris Rules outlines specific, actionable, and proven rules of engagement that any agent--rookie or veteran--can count on as they pursue their real-estate funded goals and dreams. Harris Rules lays the groundwork, beginning with how agents need to think about the business. Moving them forward with a step-by-step action plan, Tim and Julie show agents how to create longevity by scaling the business and then teach them how to monetize it.
In this book, you'll
- How to control your mindset to get more things done, even when you don't "feel" like it
- The ideal schedule of a top-producing agent and how to focus it on what matters, profit
- Why you can't rely on only one method of generating leads
- How to use the proven Seven-Step Listing Process to win the listing virtually every time
- How to really achieve financial freedom
With all-new case studies, resources, and Q&As for the highly motivated agent, Harris Rules covers tricky topics with much-needed making a profit, why having a team isn't the "golden calf," gaining multiple lead sources (that you don't have to pay for!), focusing on listings, and the fact that repetitious boredom does pay off.
Tim and Julie will tell you the Harris Rules is the savvy agent's all-inclusive, no-BS guide to succeed in real estate.

This book is the best book I’ve read so far for real estate agents! Tim and Julie give a completely different perspective than most real estate coaches. The information they provide in the book really made me look at my business in a way that I actually never considered. They covered ALL aspects of the business and shed light on practical principles that every real estate professional should follow if they desire a successful and sustainable business.
Seriously! Just do it! I've been listening to Tim and Julie's podcast since I got my license almost a year ago,and I know it's why I came roaring into this career change as a listing agent. This book contains their best practices and advice in an easy to read (and reference!) format. Super practical without the coddling, I love these guys. These so much room for growth in my business and I'm excited to put more T&J practices into play!
This set of rules lives up to the “No-BS” in the title. Actionable, focused and challenging, these rules will help ensure success for the agent, broker or almost any sales professional - in or out of real estate. It sets up as a light pitch for their coaching services, but that’s fine. There’s a ton of great stuff in here.
This book clarifies what has to be done step by step. I will read it again and again, so many good tips. It helped me to be clear in my End Goals and break them down. Just read it.
Fantastic read for someone thinking about real estate or experienced
This book holds so many golden nuggets. Are you thinking about entering real estate? This is a must read. Already an agent who is ready to level up? This is a must read.
Inspiration and insights to master your real estate business. Guide to achieve a higher level of success to ultimately become rich and free. Karen Briscoe, author and podcast host 5 Minute Success
This book is for real estate agents, but I found some of it helpful for consulting.
"After years of coaching agents and other businesspeople, one thing we've learned is that you must bridge the motivation gap in your thinking. You must learn to take your personal, internal motivation as seriously as if it were the external kind. This is a mindset leap. It's also a sign of mental, emotional, and financial maturity. Not making the leap is an act of ego, of resistance to structure, discipline, and accountability" (12).
"The better you are at proving the highest level of service, the more people you can help. The more you help them, the more you make. Concentrate more on how you make your prospects and clients feel and less on how the process makes you feel" (44).
