I've always had a crush on my neighbor. I also knew better than to do anything about it. I was a shy teen, and he was a muscled, intimidating hunk of deliciousness. Then I went off to live my life, never telling him how I felt. Years later my mother asks me to move back home to help her out. I don't expect to see me hot neighbor still living next door to her. The sight of him washing his car, shirtless, send me stumbling into some trash cans. Then he smiles at me... and I'm doomed. But my mother warns me to stay away. She says men like him only want one thing. And you know what? I hope she's right.
2.5 stars The story is between Julia and Edward, two neigh boors. They grew up next door to each other but they weren't friends neither have any interaction as kids. After Julia has returned home after college to help her mother to start a charity, she is surprised by the fact that Edward lives next door. Her morning becomes very interesting... as she stares him half-hidden through the window every morning when he leaves for work. But one day he waves back.... The plot is good, easy reading except from the length... I think it was unnecessary 180pages for the story.
The MCs got together way too fast and there was zero tension in their relationship which was okay but not my favorite. The dark spot basically had to do with an outside person and it honestly didn’t give me ANY fear that it would effect their relationship.
It probably would have been four stars for me except that the resolution of the dark spot was soooooo unsatisfying me me. Her mom was crazy and out of line for YEARS with her daughter. Then just changes her mind and everything is fine. The daughter forgives her practically before she says sorry. The mom didn’t suffer any consequences for her actions at all. Just, ugh, unsatisfying to the max.
My first finished novella in 2020. I was hoping for ending it on the 31st but I fell asleep.
It was quite good but I felt like author did not know any synonyms to the word sexy. Everything was sexy. Sexy was the most used word across the whole plot and it did make it in the end not sexy at all. Like the word lost its meaning.
Other than that I felt like it was a little bit dragged out. A bit dull I could say. I sound very harsh, I know, but I have always admired Penny's writing so I had high expectations.
She's still one of the authors on my list that knows how to write a good quality erotica but this title will not be put on my 'to-be-read-again' shelf.
I hated the h and her mother which ruined the book for me. Near the very beginning the h gets mad at the H because he says he wants her mom to like him so she’ll allow them to date. That would be annoying if it wasn’t true. He apologizes to her for insinuating that she couldn’t make her own decisions. Very next day she’s sneaking out her bedroom window to go on a date with him so her mom doesn’t find out. The H bends and bends and supports her and she’s really not worth it. The mom calls her a whore and tells her that she has to choose between her mother and her boyfriend. That if she continues to see him she will never talk to her daughter as long as they’re together. And the stupid, pathetic h needs time to think about it because she can’t choose. Who fixes everything? The H by once again being a nice guy who’s helping the mother out even though she doesn’t f-ing deserve it. The H should have found someone worthy. Now he’s stuck living next to his horrid mother-in-law for life with a doormat wife who will always try to make her mother happy. (I’m projecting). Stupid f-ing book. And that anal scene, give my a break. 😒
The neighbour storyline is one I seek out often but the enjoyment part is the build-up from dislike to lovers and then the HEA. There was no build-up, no one time regret followed with angst and then the HEA, no, just ploughed right into sex. Even though while reading and I felt I knew exactly how the storyline will play out, I couldn't help myself and I hung on for the author's telling. The book did take a turn and become a bit more interesting. I won't hold this novel against Ms. Wylder's and plan to continue following her.

First of all these characters were so bland and one dimensional that it was almost confusing. She is so dizzy and the fact she went to business school because he did is… odd. The mom conflict was terrible. Like terrible! Omg who would listen to their mom or leave college if she acted like this?! He def should have told her immediately about his brother and the sex scenes are so boring I found myself skipping it. Jk I skimmed so much of this book I feel guilty counting it towards my goal.
2/5 on spice. 1/5 on kink. 1/5 on tears. This was so boring it was confusing.
I liked this story about Julia and Edward. They grew up next door to each other but never really had any interaction as kids. Now, as young adults they notice each other and the story goes from there. Julia's mom has some ill feelings towards all men due to her father leaving when she was young. They start seeing each other secretly to avoid any potential problems with her mother. The relationship grow from there. As with most Penny Wilder stories you have a dirty talking sexy alpha and the lady who falls in love with him. Heat level was 🔥🔥🔥 for this one.
Hot passion ahead. For anyone who has has ever had a fantasy about a handsome neighbour, this story packs heat and romance.
I loved the beginning when Julia fantasizes about her neighbour every morning as he leaves for work. The excitement he provokes in her is contagious. To her surprise, he shows his interest, and from that moment on it is non-stop passion and great chemistry.
It is also well combined with several other elements. She is struggling with her future goals and her mum acting strangely, and he has a troublesome brother. Besides the obvious and really steamy times, there is plenty of easy-going quality time between the main characters.
On the one hand, the intimacy of this couple is extraordinarily explosive. They explore each other like Adam and Eve, ravenous and wild and insatiable. Then, the emotional connection may be fast but it’s very welcome.
He feels honest and generous, and he supports her in her vulnerable stage in life. She may be confused, but she is also brave and forward with all the pressure she gets from her mum as she goes through her own patch of bad times. I liked the charity project they have going on together, and the source of her mum's distress makes for very emotional final chapters.
Very hot and warm couple and relationship. I liked his story.

Edward noticed Julia just before she left for college. He thought he missed his chance with her when she left. Now she’s back and he knows she’s been watching him, it’s his opening to make his move.
The guy next door happens to be a successful CEO. And he’s hot! Julia is ready to indulge in a little bit of fun. When Julia and Edward come together it’s nothing but sparks. He’s not looking for a hook up, so he’s ready to put in the work to get the girl. Too bad her mom hates men and doesn’t want her daughter dating anyone. It just makes things more exciting when they are forced to sneak around.
A secret romance with a lot of heat, a little family drama and a sexy main man that will win over even the most reluctant. Enjoy!
It was a longer book than normal for Penny, but it was a good one! Very very steamy! At first I thought there was an age gap because it looked like that, but that actually wasn't the case.
How hot was this one!! Julia has the hots for the hottie neighbour from her mothers home. Hottie neighbour Edward knows shy Julia stares at thim in the mornings. When he takes matters in his own hands it suddenly gets all clear. The obstacle is actually Jane the mom, what will she say or do?
Grab a cold drink and a comfortable spot as you'll need it. Julia and Edward will set your Kindle on fire. Their chemistry is explosive. They're neighbors who become reacquainted when she returns home to help her mom. The book is very emotional at times especially between Julia and her mom. Her mom, Jane is hard to like at times and she is sour on men. The characters are strong, likable and well-developed. The book is steamy and has a page turning story line. A good read.
I give this book 5 stars. The storyline between Julia and Edward was well written and a great HOT must read book. They live next door to each other and want to date but will Julia's mother be okay with it? Julia is on break from college and Edward is the CEO of his dad's company. Sweet, steamy insta love story. It felt a little harder to get into this story than it normally does with a Penny Wylder book and probably isn’t my favourite one of hers but it is definitely worth a read.
i think this to could be a movie??! i think this was a tamer book from Penny ... she has been doing that lately? not sure ... don't mind either way ... just different to me ... great cover.

I am not sure about Julia. She made me feel ok-ish about the story. Whenever I read her thoughts, I felt like I was reading a 16-year-old’s diary. I didn’t get grown woman especially with her mother hating men and sneaking around like a teenager. Edward. I definitely got grown and sexy. He has a thing for Julia as well, but I didn’t get 16-year-old boy. I really like the hero here but did t care too much for the heroine.
Overall, ok for me. I think some of Julia’s personality kilt the enjoyment for me.
***I don’t equate these stories to real life. It’s definitely about personal taste and what you would or want to tolerate with the stories you read. I hope this review was helpful.
I heard about this book in an email this morning and was excited to read it. Thought i would like it as bought it and started it straight away. Well I was right, I absolutely loved it. It's not a terribly long book, novella length, but it took a good couple of hours. What I loved was the characters were fantastic, fun, dramatic and steamy as. I have always been drawn to next door neighbor stories and this one was certainly great. The plot although not terribly intricate, was well developed and thought out, with lots of tension, and hidden elements that weren't discovered until relevant times. There was good descriptions that left me with good pictures of the action and people involved also. This was a great novella and recommend it highly.
I usually love Penny’s books but this one disappointed me. If it wasn’t for sweet adoring Edward I wouldn’t have even bothered to finish it. He is the reason that I gave it three stars. I didn’t like any of the characters except him. It’s hard to like a book when you only like one character. Julia was a spineless coward. She spent the entire book hiding and sneaking around with Edward so she wouldn’t upset her man hating mother. Speaking of her mother, she was a man hating shrew because two men did her wrong and demanded that her daughter hate men too. Then there was Edwards brother Kevin he was a worthless douche. I thought I'd give another Penny Wylder novella a try. This wasn't bad, I just wasn't a fan of the insta-love. I thought the twist was pretty good and well hinted at. But Julia's mom honestly came off as very toxic and almost a little emotionally abusive so I had a hard time with how quickly Julia forgave her in the end.
A cute little romance between the hot guy and his girl next door. Low on drama between them. (In fact, I'd say there's no real drama that happens between them, which I enjoyed. Nothing stupid happened between them, which makes me super happy.) The drama came from the mother in this situation. Which, in my opinion,
I’ve tried before to read other books by Ms Wylder. I guess I’m just not a fan. This book reenforces that belief. I barely made it to the 50% point. It is goofy, to the point of absurd. I followed 2 twenty somethings, one of whom is CEO for his father’s company, as they climbed in and out of windows to see each other, and hid from her mom. Mostly, (after it got off to a slow start) it was just sex scenes, and a story line that seemed thrown in last moment, in order to tie them together. You may love her books, and be her biggest fan. For my part? You can have them. No more for me.

Loved Edward. He was so supportive and wasn't afraid to stand up for what he wants. Always made sure Julia was put first. Julia was great too. Loving and strong even when she is put into the corner with difficult decisions. I totally dislike her mother, Jane. Who give ultimatums like that?!?
Wylder’s books are the kind of book I pick up if I need something light and quick and sexy. The steam in her books are always good, and I usually enjoy the simple storyline.
I struggled very much with these characters, and it was first about 70% that I began to slowly like them, and that is too late for me. I was not a fan of the Julia’s mother. I understand she got hurt but that was just too much.
The good thing was that Julia stood up for herself. But for the most part I just found her boring.

Let’s be real, I’m a broken record at this point when it comes to Penny Wylder books. They’re short, but detailed and I feel like I read a bigger book, but without the superfluous details. Wylder gets to the point and manages to add characters without making them needless as well.
Though, that little affair at the end got my curiosity piqued!
That being said, the neighbors to lovers story was cute. I liked the MCs. I liked the hot hot hot chemistry they had. I sort of wished the mom had a better finish, but it wasn’t a bad one.
Julia moves home to help her mom with organizing and starting a charity. Edward her cute neighbor catches her eye. Julia's mother has no use for men especially not the ones living next door. How will Julia and Edward ever get together with her mother standing in the way? What will happen if she catches the two together? Read to find out how these characters work through their neighborly conflicts and get their happy endings. Very enjoyable book. Does contain explicit sex scenes and language.
