Favorite Quotes:

Jay’s grandmother’s obsession with Fireball wasn’t exactly a secret in town, and it’d caused her to remove her shirt in public more than once. I did not want to be the person who was responsible for that. The entire town was still getting over the last time. Especially since Betsy, uh, favored letting the girls go free, if you know what I mean.

The only people who have problems with inches are men and hair stylists.

“Leggings aren’t pants!” “Wash your filthy mouth out with soap!”

She wanted to know why you were such a heathen who didn’t visit anymore. I told her you were learning to do your own laundry, and she laughed so hard I think she broke a rib.

My Review:


Inspired by her adulation of fellow oddball Sheldon Cooper from the Big Bang Theory, Shelby drew up a set of rules for her new roommate/lifelong best friend as his errant socks, Oreo thievery, and slovenly habits were working her last nerve. Well, everyone knows a girl’s Oreos are sacrosanct! This was my second glee-filled exposure to the lovely Ms. Emma Hart, and the mystery of why I have just recently stumbled into her gifted wordplay feels like a cruel joke – where are my book friends, why didn’t someone tell me? I adore her mischievously clever wit and uniquely quirky characters. Written in my favorite dual POV, this highly amusing tale was packed with swift and wily banter that kept me smirking and giggle-snorting as I read. I adored this smartly crafted friends to lovers story from start to finish. Emma Hart = good fun!

Overall Opinion: I struggled with this one. I like the friends-to-lovers trope every once in a while, but I feel like I need to experience the development into stronger feelings for it to work. I felt like I was just dropped into their story and didn't feel any connection. I didn't connect with either character and I didn't necessarily feel their connection to each other past friends (or friend and his nagging neurotic "best friend"). It doesn't help that I didn't really like the h either! It felt repetitive at times in their inner dialogue, there was no conflict, I got annoyed with the h's nagging, and I was frustrated constant "best friend" claim -- we get it! You don't have to say it 87 (according to my kindle count) times!! Sounded fun, had potential, was available to loan through my library so it was free -- but definitely not going on my favorites shelf...

Brief Summary of the Storyline: This is Shelby and Jay's story. They are both coming to terms that they are felling more than friendly feelings towards their best friends after moving in together. Shelby takes her denial to another step and creates the "roommate agreement" to help from seeing Jay as a someone to lust over. There is some resistance to change their relationship from both ends, some silly scenes, a few sexy times...and they get a HFN ending.

Point Of View (POV): This alternated between Shelby and Jay's POV.

Overall Pace of Story: Alright. I thought it flowed pretty well, but I did skim (very minimally) towards the end because I wasn't feeling it.

Instalove: No, they've known each other ~20 years and it's only recently (right before the story begins) that their feelings have changed into romantic.

H (Hero) rating: 3 stars. Jay. I liked him more than the h, but I never felt like I really got to know his character.

h (heroine) rating: 2.5 stars. Shelby. I struggled with her and her nagging. Not my favorite h for sure.

Sadness level: Low, no tissues needed

Push/Pull: Yes

Heat level: Good. They have some good tension, chemistry, and scenes -- but not very many scenes and not so much it takes away from the story.

Descriptive sex: Yes

OW (Other Woman)/OM (Other Man) drama: No

Closure: This had a cute epilogue but I would classify it as HFN ending

You love friends to lovers tropes, you’ll really enjoy this one!!!

Jay & Shelby had me laughing and smiling and swooning so much during this read. They both are their own person, different than the other, but the entertainment they do together, so seamless. Watching this story and their relationship evolve was so fun. Emma Hart has this character banter down. It’s top notch in this read.

I love a friends to lovers romcom. I mean, who doesn't, right?! You know it's going to be a book filled with fun and laughter, chemistry that is sexy and entertaining as hell.

The roommate agreement is such a delight! Jay and Shelby are a hoot! Their personalities are worth the sleepless night.
Shelby is my girl! I loved her character. Her obsessive addiction to Oreos was one I did not see coming. To be honest, I was on a "no more Oreos  for you" kinda of ban, which fyi I was doing so well...until I read this book. 🤦🏻‍♀️I am on my third packet of Oreos as I write this review.  whelp! what can you do, right? 💁🏻‍♀️ 🤣
There are so many scenes in this book that will make you smile and laugh.. I guarantee that this book will make your day better.

The Roommate Agreement is a must read for a fun filled, hilarious yet sexy read. It's the quintessential romcom with a trope we all know and love.  I guarantee you won't be disappointed.

I’m a Emma Hart junkie. I just cannot get enough.

Shelby is a struggling writer. She needs a roommate to help her pay the bills, but that doesn’t mean her messy best friend would have been her first choice. He needs to move out of his apartment but doesn’t find a new place in time. He’s officially homeless and Shelby takes him in, but there must be rules if they are going to make it work.

Jay is a typical bloke and doesn’t even know how to work a washer. When he moves in with his best friend he gets more than he bargained for. He’s about to become a little domesticated and a whole lot in love with his best friend.

This is laugh out loud funny in the typical Emma Hart style. 4.5 stars out of 5. Fun, sweet and so much more. *I received an ARC in exchange for an honest review.

I love a friends-to-lovers trope and add in the fact that they two are also roommates makes it even more perfect. Emma Hart always writes fun and quirky romantic comedies and I am always so excited to read them. The Roommate Agreement is a hilarious novel and I found myself giggling throughout. I love how uptight and OCD the heroine is along with the fact that she is a writer who sometimes has to talk to the characters in her head. Honestly, I couldn't get enough of her. Then we have Jay- the best friend/roommate. Jay is a man-child. No doubt about it. He can't do his own laundry, conveniently forgets to pick up after himself, and doesn't mind walking around without pants on. Seeing as Shelby is all for cleanliness, she drafts up a "roommate agreement" so that the two can live in harmony (and because she can't stand to see him without pants because of her little crush). But soon, one thing leads to another, and after an accidental drunken confession, their relationship begins to change. Will the two be able to live together as friends like they have been? Or will their relationship go up another level? You'll find out in The Roommate Agreement!

Once again, Emma hits the nail on the head and delivers an uproarious romantic comedy that had my sides splitting. I was laughing so hard throughout the novel and loved watching these two friends turn into something more. Clearly, I very much recommend it!

Give it up for the woman who brings us the best comedic banter in the business! Ms. Hart is no stranger to creating incredibly entertaining characters and couples and Shelby and Jay certainly take the cake! Their story is so comical, so witty, and so charming…I didn’t want it to end, but that’s not unusual when it comes to Hart's writing. She delivers yet another insanely funny rom-com that will give her readers such joy and put them in a undeniable state of PURE comedic BLISS!

This was a lot of fun. It's a quirky romance, though it maps the friends to lovers trope just fine. Shelby and Jay have been friends forever, but recently moved in together when Jay needed a place. Since then, they've both awoken to the possibilities of becoming more, even as they realize how different they are.

I like that Hart didn't try to paper over their incompatibilities in lifestyle. Shelby is a complete introvert and her writing career reflects that. And she needs a neat living space, so Jay's much more casual approach to living maintenance is driving her a bit nuts. I like that she took action that was both decisive for what she needed, but also takes into account that she'll need to compromise as well for the things he finds important. It was a great agreement and I loved them working it out together.

And I liked that Jay needed to grow up a bit and Shelby was on board not just to help him, but to cut some slack while he did. It was a great mirror to Jay's patience with her hermit needs that she's trying to wrangle into something a bit more healthy.

So they're good for each other, have a lot of fun together, talk well, and the side characters didn't suck, either. It was a good story. It's light and a quick read, but I was completely engaged and am going to go the full five stars for the great time.

A note about Steamy There are a couple of explicit sex scenes putting this in the middle of my steam tolerance. They're important for the relationship dynamic and worked very well with the story, I think.

While I love rom-coms for being very fast and enjoyable reads and Emma Hart does that very well I started noticing that her recent stories are becoming repetitive most of the time. The outline of her stories are very similar to one another, the only things that are different are the character's names and a little bit of the execution.
So, I decided to take a break from her books till I come across a synopsis that doesn't have the same clichés as the other ones.

I think this one just wasn't for me.
Shelby and Jay had fun moments. There were scenes where I had to laugh out loud, but at other times I caught myself not focusing on the words I was reading and somehow felt disconnected to the characters, even though their banter was great. Which is probably the reason why I wanted to see a little bit more of their friendship in the early stages. Small glimpses would have been sufficient for me, like how they became friends or stuff they went through - not necessarily bad stuff but maybe things they did and experienced together that made their friendship to what it is today.

I'd say the book is a decent feel-good-read, it wasn't bad but not that good either.

Another cracker by Emma Hart. The Roommate Agreement was amazing!

I’ve managed to read a few Emma Hart books over the past few months and every new book I read gets me more and more addicted to her books especially this one. I’m a huge lover of friends to lovers romance’s and Shelby and Jay are just a barrel of laughs.

When I began reading this beauty I knew I was going to love it and I did. I found myself laughing through parts of it as their banter really is the best thing I’ve ever came across. They’re like polar opposites, one is a clean freak with borderline OCD and the other a slob and a gym freak but together as friends they work out an agreement and damn, is it fun to watch.

I absolutely adore Shelby. She’s fun, quirky and never fails to make you laugh but she’s also serious and over thinks almost everything. Jay, gah this guy is quickly becoming a favourite of mine. He’s a huge ass man child and boy does she rip into him for it. It’s amusing and I want so much more.

Once again Emma has absolutely smashed it with this book. She’s the queen of RomComs, she leaves your sides sore and tears filling your eyes from laughing.

The Roommate Agreement has everything I love. It’s a fun and quirky romantic comedy filled with all the feels.

But I'm back. For good, I hope. And I couldn't have asked for a cuter book to come back to.

Emma Hart wrote such a cute, fun story about best friends falling in love (I'm obsessed with this trope, and wish it was easier to find GREAT books with this theme). The characters are a little too dorky at times, but it worked, because it's clear this was supposed to be a fluffly love story with low drama.

I loved the banter and the slow burn, and even though I usually like angst in my romances, this was a perfect read for a lazy morning. I laughed and swooned, and finally finished a book with a smile on my face after so damn long.

If you love the whole friends to lovers trope you are going to absolutely love this one. It’s a fun, quirky and snarky read with unique characters that is low on the angst and fill with a lot of heart. Once I dove in, I couldn’t wait to see what would happen next with Jay and Shelby and when everything was said and done, I was really happy, but really wanted there to be more words to read so I could see where the next stage of their journey would take them.

I adored Jay and Shelby. Jay is a good guy who hasn’t fully stepped into the adulting realm, which I couldn’t totally understand. He’s laid back, funny and despite some of his short comings, a sweetheart and then there is Shelby. Shelby is...unique, and there is a part of me that wants to tell all, but she is someone you need to experience in all her quirky, unique and at times extreme glory.

As for their friends to lovers journey. I honestly loved how everything played out with them. There was no doubt they were best friends, and I loved their interactions, they had me rolling my eyes and cracking up constantly, but I also got why they were both hesitant to “go there” with being more than. Their hang ups were real, but so was the fact that if they did take that next step that they’d be awesome together and they were. I thoroughly enjoyed watching them take those first steps and loved how everything worked out for them in the end.

This really was a fun read filled with all the things that I’ve come to love about this author: quirky, but well written characters, humor, snark ~ sometimes OTT (though not so OTT in this one) ~ but always funny, and just the right amount of smexyness to make things heat up, while staying true to who the characters are. As for the supporting cast of characters, I loved Brie, Sean and both Jay and Shelby’s familys, but Gram definitely takes the cake. She was awesome! So if you’re looking for a quick, fun friends to lovers read, this is a definite must read!

The Roommate Agreement follows the story of Shelby and Jay. From the moment I dove into their story, I was hooked. You see, Shelby and Jay have been bff’s for an eternity. So, when Jay needed a temporary place to stay, of course Shelby hooked him up. She thought it would be fun having her best friend always around, but what she never planned on was falling for him. And to make matters worse, Jay is super messy and never cleans up after himself. Inspired by an episode of The Big Bang Theory and a need for order in her life, Shelby comes up with the Roommate Agreement…..

The Roommate Agreement is a fast paced, laugh out loud romantic comedy. I loved the dynamic between Jay and Shelby and was excited to see where their story would go. Their chemistry was off the charts and I really enjoyed how real Jay & Shelby were with one another. I loved the ease of their friendship and was so excited to see their story unfold. At the end of the day, their story was just a lot of fun to get lost in. I laughed. I swooned. I enjoyed the sexy good times. All in all a terrific read with little to no drama that I couldn’t help but devour.

A strong 3.5 stars!

Overall, this was a very funny and sweet read, with some sexy on the side ;) I'm not the biggest fan of friends to lovers trope (with some exceptions) but this also had roommates trope so to me, they evened each other out. Also, I always really like when it's a woman who is more emotionally unavailable and here I could relate quite a lot to Shelby and her struggle to express her feelings.

The only other book of Emma Hart I read so far is "Four Day Fling" and I enjoyed it too so I'm thinking I need to delve into her works for more.

As always with Emma Hart, this was another fun and light read. Shelby's best friend of 20 years, Jay, has moved in with her a few months ago, and suddenly she finds herself looking at him in a new way. Apart from his annoying habits of eating her Oreo's and leaving his dirty socks on the floor, he has a sexy smirk and a rockin' body. Of course, what ensues is some awkward hilarity and some oh hell no moments. And it all starts with a Roommate Agreement to teach Jay some house-keeping/adult skills.

Watching these two find their feet around each other, and try to come to terms with how they're suddenly feeling about each other, is both hilarious and awkward as hell. These two communicate pretty well with each other, until it comes to these new found feelings. Their best friends are some great secondary characters, and giving these two some advice as they go.

This was a really easy read, and I enjoyed it every step of the way. It's a rom-com that doesn't let you down. Definitely recommend.

NO SPOILERS!

The Roommate Agreement was an utter delight to read, and I absolutely loved it! Emma Hart knocked it out of the park with this funny, sexy, and highly entertaining standalone romantic comedy. The storyline and characters were fan-freaking-tastic, and I loved everything from beginning to end, especially the banter between the two main characters. The best friends/roommates-to-lovers tropes are a few of my favorites, and Emma Hart did a phenomenal job with both in The Roommate Agreement. I absolutely loved Jay and Shelby’s hilarious, laugh-out-loud story, and would HIGHLY recommend it!

I have to compare this story to a Moon Pie, it's so nummy-nummy, I just ate it up! Okay, the main character of this book, Shelby, is me in sooooooooo many ways! First off, though, how did I, one of the biggest fans of The Big Bang Theory, not catch on to the title until they connected it to the show in the story? How? I asked to read this one based on loving the author and the great synopsis. Sometimes I really would get bit by a snake because I wouldn't realize it was there. But anyway, I am Shelby when it comes to wanting to sit and watch all episodes, marathon showing of the reruns when they're on, and I relate so many things in every day life to what happens on the show! And, I'll be honest, I finished reading this while I had my local stations nightly reruns of The Big Bang Theory on my TV in the background. I was laughing at myself about doing that, so I decided to tweet the author about it, who responded that she'd actually written the book while watching the show. Maybe even funnier, is that I'm writing this review as I've switched over to TBS in order to watch their usual Tuesday night marathon of The Big Bang Theory. So, obviously, the whole TBBT references sold me right there. But that might not be enough to sell you, so let me tell you what else was so great about this story.

The best friends living together, the banter between them, the great friends, the hilarious situations they got into, those are just a few of the other things that I loved about this book. It seems that a staple in this author's stories are a crazy grandparent, and in this one, we've got Jay's grandma, who hates snakes, but has a little dog that likes to bring the snakes in and give them to her. I love that again we have nice families that are so much fun. I know that may not be enough drama or relatable for some, but it is so much what my family get-togethers are like that I feel home when I read these parts of her stories. The best friends to lovers trope is done to perfection by Emma Hart, as shown not only in this story, but also in the other ones by her I've read.

I don't know how much more I can go on about how much I loved this story without talking a whole lot more about a lot more references to The Big Bang Theory. So I'll just end by saying it is a sweet, fun, easy, and very quick read!

GAH! I loved this best friends to lovers story!

Jay and Shelby are everything I wanted and also everything I never knew I needed when I dove into their story. They have been best friends for 20 years and are now living together. Shelby needs Jay to help make ends meet; Jay needs a place to live. Soon, they both start developing feelings and a strong attraction to each other. Are either of them willing to chance changing their friendship to see if they can find more with each other?

I absolutely fell in love with these two and their story. Things are not easy and there are some hilarious bumps in the road. This will be one I re-read when I need that humor and feel good romance!

I am such a sucker for this author’s secondary characters and her brilliantly timed pop culture references! They are so fantastic and this book was no different!

I highly recommend this story! It’s hilarious, sweet, romantic, steamy, and everything you want in a romantic comedy!

This was a cringe-read. I wish I DNF-ed it, but I was dumb and pushed through because it was a short book. Now, as I write this, I have no idea what actually happened in the book because it was so memorable for me.

My first Emma Hart book and I have to say it was everything I was hoping for! Absolutely laugh out loud funny! I especially loved all the t.v. show references I'm a sucker for that.

If you're a fan of room mate or room (h)ate to lovers trope this is the one for you!

It is hilarious, sweet, witty and so much fun and it was perfect pacing.

I highly recommend Jay and Shelby's story, such a great rom com!

This was a cute, easy reading friends to lovers romance.

The characters were fun to read and the bantering between the main characters (Jay and Shelby) was quick and funny.

Nice light read.

I just...I don't know why but I didn't care about the characters. They were clichés and boring. Shelby is a clean freak, an introvert and a fictional writer whereas Jay is a messy guy who works at one of the gyms owned by his father.

It felt like someone else has written the chapters fantasizing about the whole thing. Like, it was as if the protagonist (Shelby) wasn't narrating her chapters, if that makes sense.

"There was only so many times I could see him in his underwear, thanks to my stupid little crush on him."

After reading about 2-3 chapters it felt like Shelby's thoughts were repetitive. This line was used multiple times during the first few chapters. Often, I found myself saying "Okay!! Move on!"

In my opinion, Jay's chapters were far better than Shelby's. It felt like something a 26 year old man would do or say.

There was a bit of humour, but not really what I expected as a rom-com to be. I was let down by this one.

I liked the transition from friends to lovers, but I would love to see them more as a couple. It ended quite abruptly and jumped to three years ahead in the epilogue.

The Room Mate agreement is a slow burn, fun read with lovable characters.



Jay and Shelby are adorable, they have been best friends for 20 years and it's only when these two best friends move in together do they start to develop unfamiliar feelings of Lust and attraction for each other.

It's a do they or don't they tell each other scenario, do they risk their friendship and give it a go or fight the feelings that have suddenly developed?

Opposites attract, Shelby is a writer with an obsession for Oreo's, she's a quirky character, Jay run's a Gym and is a fitness and healthy eating fanatic. They have made it work for 20 years as friends so this was a nice friend's to lovers journey, the unfamiliar territory they both experienced and wrestled with before eventually becoming more, it was fun.

And who says reading romance isn't educational? I discovered a group of cats is a Clowder and That I need to watch The Big bang theory? lol

In addition to Shelby and jay, I also enjoyed the additional characters which were Jay and Shelby's friends, they had their own little drama's and this made the plot more interesting.

The Roommate agreement is told in first person dual pov, a little too easy on the sizzle for me but I would say it's definitely a recommended Rom-Com that is easy to get into with a bit of banter and giggles along the way, another fun read from Emma Hart

Well as with every other book I have ever read by Emma Hart this book is hilarious!! I love Emma Hart heroines they are always the sassiest girls you will ever find. They are filled with humor, sarcasm, weirdness, and backbone!

Shelby was no different, She is a writer with many voices in her head and she isn't ashamed of it. She likes to live in a clean apartment with no mess. She is crazy on a daily bases and you have to be a little crazy just to keep up with her conversations, she is weird in the best possible way and is always fun to be around unless she is on a deadline then arm yourself with air freshener and bribing gift in form of her favorite perfume.

Jay know all of this and he is moving in as her temporary roommate anyway. Jay and Shelby have been best friends for over 20 years and they couldn't be more different even if they tried. Jay is one messy boy and has no idea how to clean, do laundry or any other thing that a functional adult should know how to do. But he can keep up with Shelby and don't judge her too hard when she is talking with the voices in her head or is afraid to try to get her to shower when she is on a deadline.

This book was filled with awesome characters, sassiness out of this world, fun, love, humor and so much more. So are you looking for a mood booster that will make you forget everything around you and just make you smile and laugh all the time then this is your book! Or any other of Emma Harts books hehe.

This book had me laughing out loud until my stomach ached and I thought I was going to have a bathroom emergency!

Best friends Jay & Shelby could not have been more opposite. He’s messy, disorganized and likes to live life without a plan, she has a plan for literally everything and cannot stand having one thing out of place. In spite of the somewhat extreme lengths she went to in order to get her way, Shelby’s obsession with keeping his hands off her damn Oreos, having him do his own laundry and pick up after himself was totally relatable. I don’t know a woman alive who hasn’t had these kind of fights with her man. From the beginning, it was obvious they were a couple without being a couple, and everyone around them knew it.

Jay was such a hot, sweet book boyfriend, to the point where I almost felt guilty being a taken woman and liking him as much as I did. I also loved how much I could relate to Shelby as a fellow writer. Her introverted tendencies and crazy “impending deadline” behavior was as real as it gets.

An amazingly fun read that you absolutely will not regret!

A Lol funny, sexy rom-com.

I found myself laughing throughout this book, the banter was brilliant and everything that I’d hoped for from previously reading Emma Hart’s books.

The hero and the heroine, Shelby and Jay are complete opposites and watching their romance develop was awesome to watch. The secondary characters were amazing and I loved them.

If you love roommate/best friend to lovers romances then this book is for you. Such a fun book.

Two books that I couldn’t finish in one day. Two books with females that annoyed the hell out of me.
I guess this author isn’t for me. She’s more a miss than a hit.
I’m pretty sure it’s just me being picky and others will love this:)
