Billionaire in Boots was a highly anticipated story and it lived up to its expectations. Nick Prince, is the oldest of the Prince siblings, and a lot of responsibility fell on his shoulders after his father’s death. He now runs the ranch and is doing what he has to do instead of what he wants to do; fly planes. The one bright side out of all of this is working with Charlotte. She antagonizes, teases, gets on his last nerve at times, and is a woman who is attractive and a wonderful lover. Their one night together was unforgettable but knows that she needs someone else to give her what she wants. He just doesn’t realize that he might be what she needs.

Charlotte made this story fun with her witty comments, her focus, her antics and a strong personality. She wants a family and sets a plan in motion to get what she wants. She finds herself comparing her dates to Nick because he’s a standard that she wants in a man. Finding herself in a sexual fling with Nick without a label on it was nice, but too good to be true. Nick tends to overthink things and shattered her heart once again. Charlotte tended to her own recovery but knew Nick was the only one for her. Nick needed time and distance away to get him to realize what was missing from his life. Charlotte didn’t make it easy for him and he had to work hard to show her he was all in for her.

Julia London has written a pleasant romance for two very likable individuals. Her writing was inviting and the story was captivating. She developed insightful and flawed characters with redeeming qualities that you wanted to love and cheer for. I wanted to keep reading it long into the night to find out how Nick and Charlotte were going to find their happy ending. It wasn’t an easy road because Nick had to find his way out of ranching before he can come back to Charlotte. An added bonus in the story was how both their families added their two cents to the story. Overall, I loved it. A romance story that is full of heart and charm.

Julia London brings the perfect amount of sweet and adds a good dash of sexy to The Billionaire in Boots.

When his father dies, Nick Prince must come home to run the family’s empire leaving his dreams of being a pilot behind. He will do his duty to his family, but he’s got one foot out the door, and he is gone as soon as possible.

Charlotte Bailey is the office manager for Prince empire, so when Nick comes home, she can’t help but be around for his broody and discontented ways. But there is a chemistry that just won’t be denied. When Nick wants to break the sexual tension brewing between them, Charlotte tells it like it is… She has her priorities and she isn’t going to settle for anything less. I have to admit, I think I loved that most about Charlotte’s character.

Hot, sweet and spicy makes for some great Chinese food and an amazing contemporary romance. The chemistry is blazing, the characters, especially Charlotte, and plot is sweet, and boy can they bring the spicy with their snark and humor. The Billionaire in Boots is the perfect contemporary romance all around.

I received this ARC copy of The Billionaire in Boots from Berkley - Penguin Publishing Group. This is my honest and voluntary review. The Billionaire in Boots is set for publication March 3, 2020.

The Billionaire in Boots is the third book in the Princes of Texas Series and follows the story of Charlotte and Nick. Cattle Ranching may be in Nick’s blood, but it’s not where his passion lies. However, because Nick is a “Prince” that are certain expectations he must follow. And when Nick’s father passes, Nick has no choice but to pick up the pieces and clean up the mess his father left behind….Charlotte can’t believe Nick is back. As office manager, it’s her job to help the broody man out. The one thing Charlotte didn’t plan on was the intense chemistry between them….

Overall, this book was a quick and easy read for me. The story-line was fun and entertaining. I liked the tension and chemistry between Charlotte and Nick. I loved Charlotte’s spunk and how she wasn’t afraid to give Nick a piece of her mind. I liked seeing Nick try to figure out who and what he really wants in life. I thought Nick & Charlotte had some excellent push and pull and looked forward to seeing how their story would come together in the end.

The Billionaire in Boots is a sweet romance that is sure to leave you with a smile on your face.

Though this is the 3rd in the Princes of Texas series, it could be read as a standalone (I forgot all I read in book 2 and still enjoyed it)

Charlotte and Nick have been dancing around each other for a long while, and just when you think that it is going to be more of the same, moves are finally mad.

I like the Charlotte is not afraid to tell him like it is. She knows what she wants, and she is going to get it, come hell or high water.

Their initial email conversations had me smiling and laughing at times. Full of snark, you can practically feel them both rolling their eyes.

This book was full of sweet, full of sexy and oh my goodness I was so frustrated at times with our cowboy. I knew he would finally come to his senses but sheeeesh it took him a while!

I loved seeing more of Hallie and Rafe from book 2, and I really do need to go back and read book 1

Something started to happen that I was hoping for all through this read, but now I have to wait a while to see where it goes. I don't want to wait lol

I am new to Julia London stories, however I have liked what I have read so far, and look forward to reading more in the future.

Nick and Charlotte's story is captivating from the first page when they are exchanging emails. Their chemistry is evident and their interactions are funny at times. They had true-to-life struggles which you don't always find in a romance book. That made reading it even more enjoyable. I loved all three books in this series yet I think Nick is my favorite character. Such a softy and the bubble baths? Too cute.

The girl doesn't mind calling her man out, “don’t you dare! ” she exclaimed, and smiled brightly. “Do not make this weird, Nick. I hate when you make things weird.” I liked this book, I liked Nick amd Charlotte's relationship even if Nick was clueless at times.

4.5 Stars!

This is the third book in The Princes of Texas Series and I’ve enjoyed each and every one. The author has written some really great characters, as well as compelling story lines.

It’s not often that I love both the hero AND heroine in a book, let alone each book in the series. As with the previous, I loved this book and Nick Prince’s story. He was always a brooding and quiet presence in the previous books and it was enlightening to learn that he was actually shy, lonely, and a bit broken. Charlotte was another spunky and fun heroine who fell in love with Nick despite his grumpiness, as she calls it.

This was a well-developed story all around, but also a great continuation of the Prince’s saga. I’ve been very pleased with the plotting of the series and each sibling’s romance. I had originally thought that this would be the final book, but was thrilled to learn that there will be at least one more to come.

If you've read the books prior to this one then you might like me been waiting for Nick and Charlotte's story. We've gotten a glimpse of them in the prior books and you have to wonder how they'd be together.

Well, your wait is over. I have to say that Charlotte cracked me up for most of this book. I just loved her. When they email each other you can't help but chuckle a little. So funny. It really started the story so nicely.

This was not an easy relationship. First off they both wanted different things in life. Poor Nick felt like he had been locked into a business he didn't want to run. Not for a minute. I think that made him angry and also lonely. He had all the weight of the family on his shoulders. It's very sad to me. Since I really enjoyed the family I hated that he wasn't happy.

I think because of his unhappiness he was at times a hard character to like. But if you looked down deep below the business stuff he is a wonderful man who cares about those around him. He just wants to do him.

Now on to Charlotte. Poor Charlotte everyone is moving on and having families and she wants that so badly. Too bad she falls for the one man who doesn't. She deserves a life and someone who will love her wholely.

Even when these two aren't together they are cute together. When Nick draws her into his life as a pilot and what he's doing is so cute. It shows just how perfect these two are together.

As a whole, this is a good story that you will enjoy. The interaction between the half brother and Charlotte didn't make me like him though. He's not that nice. I'm so glad that I took the time to review The Billionaire in Boots. Do yourself a favor and read the books in order. You will enjoy all the characters better that way especially the mother and grandmother.

This is my first book by Julia London and I absolutely loved it! The characters were so fun to imagine and the story develops so easily. I usually read mysteries and murder and suspense and this was a really nice change of pace.
First let me say that if you are not from Texas, Yes. A visit to a new H-E-B is in fact a real thing. One opens and people will come from miles (MILES!) I myself have gone to the new H-E-B opening and its crazy, stupid and fun. It’s Texas, we do everything big here :)
I found myself laughing and smiling through this book and I really could not put the book down. I read this Christmas day and I was so into the book, that Christmas dinner was almost late because I never noticed the time!
This was such an amazing and easy read. Perfect for a day at the beach, or cuddled up by the fire with a cup of tea. You will fall in love with Charlotte immediately. Her family reminded me of my family. The whole craziness with lots of family, a dad who spoils the dog while not listening to anyone and all the noise to fill a stadium.
You’ll come to also love Nick while simultaneously screaming at him basically the entire book.
What a roller coaster the ending turned out to be. I found it refreshing that it didn’t just go straight to a happy ending. Get your tissues ladies!
So now I have another author to keep with and get catch up on the other two “A Princes of Texas” series and enjoy those as much as I enjoyed The Billionaire in Boots.

I’ve been waiting for Charlotte’s book and was so excited for this one.

I’ve liked Charlotte since she first came into the page of one of the previous books. She’s smart and sunny and so friendly. Nick is a stoic grouch with a bit of a chip on his shoulder. Together there’s loads of button pushing, banter, and chemistry. Of course it’s fun to see the other couples and Dolly.

Plot wise it was good. There’s a lot of inner monologue, but more dialogue than the previous books. I loved how these two screwed with with each other...okay, it was mostly Charlotte. The good times were going so good, that I almost didn’t see the shoe drop. Thankfully, the angsty times didn’t last long.

Overall, I’ve really enjoyed this series and I’m intrigued at the set up of the next book. I’ll definitely be reading because I want to see more of these two and their HEA.

The Billionaire In Boots. The third book of the series. Starring the Prince first born. A very reluctantly crowned heir to the sprawling Saddlebush empire.
One Mr. Nick Prince.
Who as fate would have it.
Would much rather be flying the friendly skies as a commercial pilot. Than be grounded for life branding and breeding cattle.
The man doesn't even eat meat!
But what's a dutiful first son to do when the old man unexpectedly drops dead of a heart attack?
Why...
Brood, isolate, run the company with the least amount of enthusiasm that one can muster.
And...
Ignore the one person on earth who has even a snowball's chance in hell of making him happy.
See one Charlotte Bailey.
Office manager extraordinaire for Saddlebush Land & Cattle Co.
The girl that Nick can't seem to get out of his mind.
And...
The one person who knows or cares enough about the Prince family business to be able to pull it back away from the cliff of insolvency that Nick's father left it on the brink of.
But I digress...

What we have in The Billionaire In Boots. Is a very likeable hero.
Who proves not nearly as likeable or interesting as his heroine, his family, or even his dog.
In fact.
You spend most of the book looking for reasons to ignore Nick Prince.
The story is sweet though.
And the foregone conclusions of Nick's getting the girl and the girl's saving the company do make for quite the HEA.
But...
Is this a book that one wants to ride long and hard for?
Change horses midstream?
Charge in guns blazing?
Unfortunately....
No...no...and no.
Better luck with Tanner's story, Julia.
See you in 2021!

The Billionaire in Boots
Princes of Texas, Book #3

Review:

The mysterious Nick Prince finally makes his long awaited appearance! Finally! Book one mentioned him very little and for a moment I feared something would happen to him. He was always mentioned being too busy, somewhat unhappy with his life and would miss events with his family. But author Julia London did not leave fans waiting anymore and finally let readers look into Nick’s mysterious and lonely life in The Billionaire in Boots.

We learn that Nick has been dedicating his new life to fixing the damage left behind by his father’s sudden death and gambling problems. Nowadays, he spends most of his time at the office or on a horse attending to the cattle and helping around the ranch. He no longer has time to fly or go out with friends. His father’s debt keeps piling up resulting in more troublesome to fix than expected. Nick can’t seem to get a break.

Then comes in Charlotte. Nick didn’t expect to work so close with her and have to rely on her knowledge of the office. It all seems like business, but both of them can’t deny that their relationship is more than that of a boss and employee. Too bad Charlotte is looking for a serious relationship, while Nick is looking for a way out of his family. Charlotte has been mentioned in previous books, but her personality and character hadn’t been shown well enough to map her out. Now, in her own story, we learn that she is ready to find someone, get married and start having babies. Her time is running out and the right person is taking their time. She has her goals and dreams set, and won’t wait for anyone anymore. I do have to say that exploring the interactions and chemistry between these two was really fun.

Previous characters and new ones were mentioned, such as Hallie and her newborn baby, Luca and Ella, and my all time favorite, grandma! She’s still going to Walmart and being her usual Prince grandmother. Nick’s mom is also amazing in her way. She is still mourning the loss of her husband, but does not lose her cool. I can’t wait to see her in action in the next book. I have a feeling she will be a big part of it.

“For God’s sake, if you can hold a beer bottle, you can hold a baby. And we all know you can hold a beer bottle.”

The Prince siblings were struggling before their father died. After their father died, they not only struggled with his loss, but they also dealt with the pressure and emotions they had been harboring since they were children. One by one, they matured, changed their goals in life and accepted the death of their father in their own way. Now, it is time for Delia Prince’s story to begin.

This is a fun and unusual romance for the setting; a Texas man who inherited the ranch complete with debts and dry oil wells, would rather rescue old horses and be vegetarian than live either the cattleman lifestyle or the office boss. He doesn't have much choice but to do both. The people here do seem set in their ways, no thought of alternative incomes like emu farming or aloe vera harvesting. High time a modern, independent thinker came on board.

Anyway, this man has inherited also his father's office manager (secretary, sadly as there is nobody else to manage) and rather than look for a reference so she can get a better job somewhere more exciting, she's content to sit and watch the ranch family finances dwindle. Maybe because she fancies the new boss. She keeps telling him about her love life or lack of it but I have to think if she wanted to find someone all that badly she'd be moving to a city.

I downloaded an e-ARC from Fresh Fiction. This is an unbiased review.

I loved it. Simple story of 2 people who are attracted to each other but refuse to act on it. Nick and Charlotte are fantastic. And who cannot fall in love with Rufus the lazy , water loving lab. This is definitely many steps above "The Devil in Boots" which is Nick's sister's love story.

More detailed review will be updated later, but I just have to say that this book went from
"the male main character is made to be pitied, and the female main character is made to annoy...but I kind of like the writing, so maybe it'll all get better and it's be a solid it's 4.5 read" in the beginning,
to down, down, down, into the land where the male main character basically turns into a teenage girl, the female main character gets more maddeningly irritating and disgusting with every coming chapter(I'll add some quotes later), and they start having some kind of competitions with each other...which are not humorous and fun, but mind-blowingly juvenile and aggravating, and the shallow drawn-out drama...until I just couldn't stand torturing myself with it anymore.
I liked the beginning and expected so much from it, but it's all downhill from there.
UPD:
This book is well-written, text/writing-wise, but there a things that really bothered me about its structure and directions.
It has a male protagonist with a broken heart who is made to pluck at all your heartstrings. You literally start feeling sorry and angry for him from the first pages, with all his animal rescue tendencies, treatment he receives from his family, and all his terrible luck that makes the reader's heart break every time you read his pov. This slowly increases and turns weirder and weirder as the book progresses.
Then you get the female character who is made to be unlikable, and very self-centred in a very annoying way.
She wants 'to be given her dues', but resents the fact that she needs to speak up to get them; she 'kind of sympathises' with Nick, because she knows he had to give up all his dreams and things he loved to do the work he hates, and clean up others' mess and debts, but she is annoyed that he is treating it like a chore and acts like he doesn't really want to become good...at this work he was saddled with and hates with all his heart; she looks down on Nick and some other people from her high horse, because she is very sure her opinions about everything is more important; she carries her attitude and opinions like a bat and beats everyone on heads with it, without a single care about other people's lives.
She also says things like: 'How can you not know what colour chartreuse is? Are you colour blind? You have some serious issues with colour. And don't text me again because I'm trying to have a good time. And you better buy me champagne and roses to apologise for texting me on my day off' (because my time is so very much more important than any work problems you might have regarding loosing large amounts of money and land)
And screaming 'I can't believe you don't love my frilly pillows I put in your office without asking!'
It gets worse. Every time I thought I couldn't feel more disgusted with this character, next chapter proved me wrong.
Also, personally, I also really dislike the female characters who 'need to have a baby no matter what'. I feel that women like that want babies like pets, for nothing but their own sense of fulfilment, and shouldn't really be responsible for rising a human being. Which only underlines my understanding that Charlotte is a disturbingly self-centred character.

It is not at all enjoyable to read a romance where you feel like rooting for one part of the future pairing, but feel like the other one should go take a hike and be replaced with someone else, because they are a terribly unlikable human being.

But then, Charlotte is not even the only unpleasant and annoying female character here. Most of them are. Which is just sad.

His father's death has trapped Nick into running Saddlebush Land and Cattle Company. He's angry that he is expected to give up his dream of flying. He wants to travel and to escape his family's expectations. His Family is over the top. They think Nick is a grump and they tell him he's a loner. They don't appreciate his strength. I was impressed that he adopts abandoned and abused animals. He cares for them. I liked his flirty interaction with Charlotte Bailey. Their emails made me laugh. It hide the powerful attraction between these two. I hoped they would develop a lasting relationship. However, I was worried that they wanted different lifestyles. Charlotte wants a husband and babies, but Nick wants to fly and see the world. He doesn't want any relationship responsibilities. I was upset when Nick broke up with Lottie. I hated how heartbroken she was. I wasn't sure that Nick would ever come to his senses. Julia London kept me entertained. Don't get me started on the baseball rivalry. I couldn't put down Billionaire in Boots. I'm enjoying the Princes of Texas novels. It will be hard to wait for the next book which comes out in 2021.

I received an ARC of this book to read through NetGalley in exchange for a fair review. The Billionaire in Boots by Julia London is the third book in her Princes of Texas series. It’s not necessary to have read the first two books to enjoy this one, but it’s an excellent series, and I highly recommend them all. Nicholas (Nick) Prince had a plan for his life, and it all fell apart when his father died because his father had gambled away quite a bit of the family fortune and as the oldest child responsibility for the Saddlebush Land and Cattle Company fell on him dashing plans to attend flight school. Nick’s great-grandmother described him as being born with a broken heart when he was a baby and he’s beginning to wonder if that’s not true, he’s a cattleman who doesn’t eat meat, has several rescue animals, and can’t even admit to himself that the reason he’s upset about his office manager dating is because he’s pining for her himself but too much of a gentleman to ever do anything about it because he’s her boss and he doesn't want kids. Charlotte Bailey wants a family, and she’s worried that it’s not going to happen… dating sucks, her poor eggs are getting older and then there’s Nick, she knows he wants to kiss her but he’s never going to make the first step. This is a lovely slow-burn romance with a hero and a heroine that you can’t help but cheer for, and I enjoyed it very much. Medium Steam. The Billionaire in Boots
Series: Princes of Texas 3rd book
Rating: 4 stars

Great, great story about second chance at love and dreams!! I've wanted Nick's story ever since the first book came out. He has always stood out for me in the previous books. This book, for me, was all about Nick (sorry Charlotte). He has been the one to carry the world on his shoulders. There were many times that all he needed was some understanding or a hug, especially from his mother. Of his siblings he was the one who REALLY got the short end of the stick when his father died. His dreams of becoming a pilot had to be put on hold, since he is now responsible for cleaning up all the mess his father left behind when he died. He lost track of his dream of becoming a pilot and there was no time for love.
His days always seemed a little brighter when he was arguing with Charlotte. They enjoyed pushing each others buttons in their own way. Though they gave each other a hard time deep down they both had feelings for each other.
Their first attempt at something went south, but that chemistry was always there for them. I really liked them together. I loved the antics they pulled on each other and their dogs were just adorable. Those couple of last chapters brought tears to my eyes but all was well in the end.
I highly recommend this book and I will say that I thought it would be the last but luckily we get one more! Yay!!

I received an ARC via Netgallery for a fair and honest review!

I've read the first two books and the third in the Princes of Texas series, The Billionaire in Boots, did not disappoint at all!

I loved the chemistry and all out fun teasing between Nick and Charlotte. (And oh lord her filing system and Nick's inability to stick to it!) The rambunctiousness of their families only added to all the fun and made this book so much fun to read! I can't wait to get it in paperback!

This book was definitely relatable in the sense that Nick had to put everything aside for duty and money instead of being able to follow his dreams and fly like he wanted to. When you get all the responsibility shouldered onto you, it really hinders your ability to be who you truly are. I loved that Charlotte always encouraged, never discouraged him from wanting what he wanted and never wanted to put him in a spot that would keep him from doing what he wanted with his life, even when she fell for him.

I am truly glad though, that his friends and family stepped in to force him to realize what he truly wanted and to go for it and not let it keep him down, while Charlotte never stopped being true to herself, even if things got a little rocky.

Loved it. Five stars!

The Billionaire in Boots by Julia London was a small town romance with interesting secondary characters. This book is part of the Prince series however I felt the book stood alone as I had not read the other books in the series.
I really enjoyed Nick’s character. He was a different than most of the ‘cowboy’ type characters. He had inherited the ranch from his dad and he resented him for it. He had always wanted to be a pilot.
Charlotte wanted a family. Then she realizes she also wants Nick. I was thrilled how the author added Charlotte's realistic baby sitting experiences.
I truly enjoyed their emails back and forth to each other in the office. That may have been my favorite part.
I really wasn’t sure how the book would end. You want Nick to get his dream. And you are not sure how they are going to work it out.

Book number three in the Princes of Texas series does not disappoint. This is the story of Nick, the oldest Prince brother and Charlotte. According to family legend Nick was born with a broken heart. He didn't believe that for one minute but does admit to being a grump at times. As the oldest Nick was put in charge of the ranch after his father's death. The only problem is that he hates ranching. He wants nothing more than to fly and travel the world. Charlotte is the office manager for the Saddlebush Land and Cattle Company, the family business. She's been with the company for 11 years. She wants nothing more than to settle down and start a family of her own. The company is in trouble and Nick is trying to keep it afloat. Nick and Charlotte had an encounter at the office Christmas party and he's been trying to avoid any mention of it ever since. He knows he's not the guy to settle down when he wants to see the world. Will they get their happily ever after or are their paths too different?

Received an ARC via Netgalley for an honest review.

Although third in the series following the trials of the Prince family and their declining fortunes, this can be read as a stand alone. This time, it's the turn of the eldest son, Nick who, like his siblings, has had to put his dreams on hold following the death of their father, whilst dealing with his attraction to his assistant.

Julia London delivers another entertaining read,.. Her contemporary novels flow more easily than the historical ones, but both have sympathetic characters that quickly have you rooting for them.. Here, You can feel the connection between the family members, with each struggling to deal with their grief. With lively, sometimes comedic dialogue this is light but thought provoking. An excellent read which leaves you wanting more.

Julia London writes the very best heroes! I didn’t think that she could top Rafe, but I can’t even begin to tell you how much I love Nick … Being a vegetarian because I love animals so much, I relate so much with him. I want a Nick part two book … real bad!! So far, out of the three Prince books, this is by far my favorite! I love this series a lot, and I’m really excited to see where Tanner’s book goes. And hey, there’s still Charlotte’s sister … and Rafe’s brother …….? The animals are all SO adorable! Julia … you outdid yourself with this one!

Love the ARC #TheBillionaireinBoots #NetGalley. What a great read! I always loved Julia London historical romance books. This was the 1st contemporary romance book I read that she wrote. Julia has the gift! Love the love, hate tension between Charlotte and Nick. A great read, fast pace.....couldn’t wait to find out the end. Didn’t matter that I hadn’t read the other books in the series, but will be my next read.

Soooo Disappointing. The author is really good, but this book is son boring! I could not finished it….Sorry Julia!! You are awesome but what happened here??? The girl is so full of herself and gets unbearable the guy is nice but too much brooding all the time. It could have been funny but it’s not…..25% of the book and I gave up. The two starts are because Julia is great.

His dreams of flying went by the wayside when family duty brought him back to the ranch and a certain feisty office manager who could never be his. I'm all in for ranch life, small town, big family and friends, and an office romance, country-style.

The Billionaire in Boots is the third of the Princes of Texas series. For the most part, it worked fine standalone, but at the same time, I think I would have gotten more out of it if I'd read the first two stories.

Nick Prince is the eldest and not interested in ranching. At. All. He loves animals and makes pets out of cows, but what really sends him soaring high is his dreams of being a commercial pilot and visiting all the places a plane can take him. Right on the verge of getting that coveted license, his father dies leaving a pile of unexpected debts and there goes his dream. So, he's back in Three Rivers and reluctantly running the family ranch and the other Prince business interests. The only bright spot is their office manager who he once had a fling with after a Christmas party. He's never gotten Charlotte out of his system. But, she wants to be grounded in Three Rivers with a family. How could it ever work?

Who would have thought that she'd go in for big, ruggedly handsome, brooding grouches? Charlotte knows the score with Nick and yet she can't help holding out hope that he'll change his mind. She should be moving on and she tries dating other men. He's as interested as she is and they share some common ground, but will it be enough?

The Billionaire in Boots was country cute right down to the adorable rescue animals that both main characters loved. Nick is a vegetarian rancher who holds to a dream of being a pilot while Charlotte is a put together business manager who needs her own family and kids to fulfill her dreams. They were both fun and flirty- see office emails sprinkled throughout the book.

I enjoyed the backdrop of Three Rivers and ranch country, the cast of characters of family and friends surrounding Nick and Charlotte. They were fun and the town softball rivalry was a hoot. I also enjoyed the personal story of seeing Nick figure out how family, duty, and getting to live the life he wants can eventually work out.

Now, the romance was the moderately engaging part. I loved the people and loved them together, but I just could not buy into the conflict. I saw no reason why it had to be one extreme or the other and why the pair couldn't sit down and actually talk through a compromise that would give them both what they wanted. Nick is more guilty of the not talking since he pulls a strong and silent and forces Charlotte to guess while he quietly just decides things because he thinks he knows what she'll say- not that he's wrong. They loved each other from the beginning and were even good friends, but just could seem to make their goals jive causing the book to feel long and drawn out at times and I skimmed a bit waiting for something to happen.

There is more than Nick and Charlotte's romance going on as the book catches readers up on the previous two Prince romances and the ongoing story of the rest of the Princes even one who came as a result of Nick's dad cheating. I do have an interest in going back for the other two stories and seeing what comes next in the family.

All in all, it was a cute and adorable story full of small town and family and a drawn out contemporary romance. Those who enjoy gently paced stories like this should give the series a go.

My thanks to Berkley for providing the book to read in exchange for an honest review.

Our public library is now open for picking up books that have been on hold, since COVID 19 I, so I got my hands on this book and read it on a hot summer afternoon. I have not read the previous books in the series, and there are so many characters, that I needed name tags (post-it flags where the characters was introduced). Aside from that it was a very enjoyable read and I have already ordered the previous books.

Nick is the oldest of the Prince sibling, heir to Three Rivers Ranch, something he never wanted. From a young age he knew two things, he hated ranching, specifically inflicting pain on any animal and he wanted to fly. He had earned his pilot's license and was ready to attend flight school to earn his commercial pilot certificate, when all his hopes and dreams came crashing down on him after the sudden death of his father and the reading of the will. While his siblings were left property that helped them with their dreams, he was saddled with the ranch, a ranch that was land rich but cash poor and in debt, due to his father's gambling. And a illegitimate half brother, no one knew about, who was also left a large chunk of property. He feels stuck and grumpy and lives in a house in a quiet part of the ranch with some rescued animals.

Cassie Bailey has also lived her whole life in Three Rivers. Straight out of college she was hired by Charlie Prince as office manager. She has one dream, to find a man who will put her first and lots of babies, but her biological clock is ticking. Several years ago she and Nick had had one drunken but unforgettable night together, but Nick had pulled away because he hadn't planned to be staying. Now they have to work together, as awkward coworkers. The book is their journey from friends to lovers with lots of bumps in the road until their HEA. Appealing but quirky characters (who ever heard of a rancher who doesn't eat meat?), fun banter, vivid descriptions of the land all combine to make a very entertaining read.

Julia London is the queen of penning family-focused tales that are funny and endearing with a little bit of angst at the same time. Patriarch Charlie Prince died unexpectedly leaving his family to pick up the pieces that his gambling debts, affairs, and bad decisions left behind. Charlie supported Nick’s plans to leave town and enroll in flight school, but his death left the family reeling and his oldest son no choice in running the ranch. He is a cowboy who loves the ranch but doesn’t want to run the ranch. He doesn’t even eat meat!!!

Charlotte Bailey worked in the Prince headquarters for years and could run the ranch better than anyone. She is a woman who knows what she wants. And she wants the whole enchilada – house, white picket fence, children, and a husband who loves her so much. In cowboy terms she wanted a man who would ride all night just to get to her.

This is the story I’ve been waiting for since I read the first book in this series. It’s easy to say Nick just has a chip on his over privileged shoulders but, as each layer of his personality was peeled away, I fell so much in love with his character and his dreams. And, Charlotte - I loved how she clearly knew what she wanted and needed.

This story hit a home run with community, zany family, and a few farm misfits as the backdrop. It alternately made me laugh and pulled at my heart strings. I loved it!

Nick Price always wanted to be a pilot and had dreams of flying commercial airliners and seeing the world. His plans of attending flight school ended when his father died unexpectedly and Nick had to take over running the ranch. He resented this duty being forced on him but had no choice. Charlotte Bailey ran the ranch office and Nick would be lost without her. They bickered back and forth until they both realized they loved each other. Charlotte wanted a family and Nick did not so they broke up and Nick went to flight school. They never stopped loving each other and Nick wants another chance.

Nick was called grumpy but he was an introvert and liked his solitude until he got too lonely. He liked the back and forth banter he and Charlotte had and realized he had loved her for quite a while when he finally admitted it. When he became an uncle and loved his sister's baby, he realized he is ready to be a father and has to let Charlotte know how he has changed. He floods her email with photos of him and the baby.

Nick knew what he wanted to tell Charlotte but had a problem with getting his feelings spoken aloud. He couldn't say what was in his heart but she seemed to know how he felt. These two should have a great future together.

Dear reader,
Have I explained before how annoying bad titles are? No billionaires anywhere to be found.
Beyond that, this story felt super rushed and nothing happens. So 🤷🏼‍♀️
Nick is a great character. Vegetarian rancher? Be still my heart. Stuck being the responsible older brother picking up the pieces after their father dies? Yes.
But he did not have a match. Charlotte was not interesting. Their story was not interesting. There was potential and it went nowhere. Their romance was not believable because we were only told about it. We didn’t feel it. Also you don’t get credit for rescuing animals and then dump them on someone else to go fulfill your dreams. That is not a rescue, that is a short stay. I don’t know. This just didn’t work. I feel like it would have been more interesting to read them be lonely and yet loyal to themselves. And yeah I read romance because I want to read a HEA, but don’t you have to work for it? He just sent some texts, she didn’t change at all. And to be clear, they were both challenging to like.
