I am a huge fan of Lea Coll’s books and was incredibly excited to read this one. Lost Without You is Book 2 of her Annapolis Harbor Series and is Avery’s story.

Avery is a beautiful and painfully shy woman. There is a hidden pain in her eyes that very few people see and fewer understand. She is a successful lawyer with a big heart and lots of love to give - to the right person(s).

Griffin is a successful, self made, man. He’s seen his fair share of pain and suffering and is slowly working his way through a brutal period in his life - His life as he knows it changes and he is forced to reinvent himself completely, while becoming the sole guardian of his orphaned nephew.

Avery and Griffin meet and its magic. Not the bibbidi-bobbidi-boo kind, but the, so unbelievably perfect and right yet painful, meant-to-be kind of magic, that one can only dream of. Even though he is at an all time low, Griffin see’s Avery, really see’s her and makes it his mission to pursue her and win her over. It isn’t easy for her to let go and trust him because of her deep seated insecurities. But Griffin proves to be the right man. He loves and cares for her enough to patiently peel back her protective armor until he finds the heart of the woman lying in wait beneath.

This is the 2nd book in this amazing series and is Griffin and Avery’s journey. Avery is opening a law practice with her two friends, and she has been tasked with dealing with the landlord about their lease. Griffin is the arrogant and irritating landlord, and the sparks fly between his and Avery. Griffin is broken by his past, while Avery is feisty but so shy with a huge heart and just want someone to love as well as them loving her back. When Griffin needs legal help due to his brother dying in a boating accident, where he has been left as guardian to his nephew Declan, and the insurance company are now questioning if his brother’s death was accidental or deliberate. The chemistry between these two is sizzling, however will they let their past define whether they take a chance on a relationship or not? This is a beautifully written story which is emotional, entertaining, and with witty banter and love, which all had me totally captivated throughout this addictive page turner. I highly recommend for all readers.

Due to her past Avery learnt to be independent from a young age but it has also ensured that she doesn’t allow many people close. She and her friends are partners in a law firm and it falls on her shoulders to confront their landlord about a dispute in their rental contract which is how she originally met Griffin.

Dealing with the challenge of his brother’s death and raising his nephew Declan was difficult enough but now Griffin needs his tenants legal expertise. They are both attracted to each other but Avery is very cautious when it comes to love and Griffin will have to show her by word and deed that she can trust him with her heart.

Griffin and Avery’s journey wasn’t without its obstacles but seeing how patient and understanding he was made that romance that much sweeter.

MY REVIEW- Oh my goodness did I love this plot! I mean at this point Tropes all seem to be vaguely similar, but I think Lea Coll did an amazing job at making this story stand out. I loved the passion she was able to convey between Griffin and Avery. I think I understood him a bit more as I was once a single parent. So I get that he felt he was drowning and it was showing in other ways.

I enjoyed Coll’s writing, I felt it was paced well, it didn’t come off as generic, or over the top cheesy. It pulled me in, and held my attention. I appreciate that.

This was the first book I have read by Lea Coll. The blurb sounded like something I would be really into, so I was excited to read it. This is the second book in the Annapolis Harbor series but can be read as a standalone. I have noticed with some interconnected series that although they say the story can be read as a standalone, I tend to feel that I have missed something by not reading the previous books. While I did not read book one, I am wondering if maybe I would have been able to connect with Avery better if I did.

I liked the idea of the story, but something was missing. I had a hard time connecting with the characters, mostly Avery. She acted like she was the only person in the world who dealt with bullies in school but the fact that as an adult she is still holding onto that seemed a little weird to me. I can understand it affecting your self-esteem but she made it seem something terrible had happened that she didn’t want anyone to know. I honestly did not like her character.

I wish we got to see the interactions between Griffin and Avery from the first time they met (or spoke). It seemed like she was already attracted to him before the book even began so I felt like we missed out with the initial interactions to help build the characters from the start. I would have liked to have witnessed first-hand that conversation about the rent because it seemed important to the building of their relationship.

Griffin's story was what kept me interested in most of the book. I have a soft spot for single parents especially when it is not even your child. He is not only dealing with the loss of his brother and getting custody of his nephew, but he has guilt for not being there the day his brother died in hopes the outcome would have been different. The whole time I was rooting for him but was anxious to see what would come of Declan’s mother.

The story was good, but I was missing the angst and drama that I look for in my stories. My personal preference is what affected me genuinely enjoying this book. If you want an easy read with a sweet love story, then this is perfect for you.

This romance was a breath of fresh air since it was the FEMALE lead who is emotionally stunted as she tries to find a way to allow herself to fall in love. FINALLY. This is not your typical Enemies-to-Lovers romance since the Enemies portion consists of a few phone calls that we only get a summary of from the lead characters at the beginning of the book. SO, if you like a lot of sparks flying and hate-banter, this book won't give you that level of animosity. I would say this is more like "bad first impressions that are quickly rectified".

Avery is a Lawyer who was raised by very emotionally distant parents. She is great at using her brains in work, but not so good at tapping into her emotional side. But her grumpy landlord needs her help to keep custody of his late Brother's son. These two have great chemistry and sparks and I loved the patience that Griffin extends to her as she works out her past issues with emotional intimacy. He is epically sweet and swoony.

Griffin's nephew is a classically unrealistic Romance novel kid. He's no trouble, keeps to himself, never talks back, loves everyone, etc. It's my number one pet peeve to read kids like that in every single-parent romance. It doesn't ruin the sweetness of this book at all. It's a minor issue.

Griffin and Avery really work through their relationship problems and I loved that aspect of this book. It's not an easy road to HEA, but they get there (with some super hot steamy scenes along the way) and it's so satisfying.

Lost Without You is the perfect addition to the Annapolis Harbor Series. This is Avery and Griffin’s story and it’s a romance that will appeal to a wide range of audiences.
Griffin is a man who at times you want to shake and at other times you find yourself swooning as he fights to make life as good as he can for his nephew while grieving the loss of his brother.
Avery is the smart, sassy lawyer who often puts her foot in it but she only ever means well so why does her new landlord Griffin really rub her up the wrong way and what will she do when he comes to her cap in hand asking for help.....
This is romance about to broken souls learning to love and trust all over again, it’s a story that touched me on so many levels and I loved everything about this book. The characters draw you into their story and this romance is captivating and beautifully written, its witty and has just the right amount of angst so for me it’s the perfect addition to the series. I’m now so excited for book 3

Lost Without You is a slow burn emotional story that had me routing for Avery and Griffin from the beginning.

I was capitative by the first book in the Annapolis series and was intrigued to see if the 2nd book was going to be as good as the first and it was. A brilliant series by Lea Coll am loving it and can't wait for Dylans book up next!

A story of a woman who grow up without love and affection who now after going into law practice with her two friends in the small town of Annapolis s starting to come out of her shell slowly. From the moment she heard the voice of the landlord of the building they are renting Avery has been captivated by it even though they constantly are arguing.

Griffin who was thrashed into fatherhood when his brother dies suddenly now needs the help of the lawyer that he keeps butting heads with. Griffin can tell that there is more to Avery than meets the eye, he feels her hesitating in believing that anyone could really care about Avery the person. But he can see she has so much to give especially as she helps him and his young nephew navigate this new life together. The more time they spend together the more Griffin is falling for Avery and is slowing taking down her walls brick by brick. Avery cannot deny the growing feelings she has for Griffin but her fears are deep rooted from many years of bullying and not having the love of her parents.

There is no denying the chemistry between the two it is HOT. But what will happen when their growing relationship is tested; when the past comes crushing in and Avery's insecurities raise to the surface and the bricks start going back in place!

Griffin Locke would be the end of me one way or the other. He'd break down every wall until he got to my gooey inside

I am really enjoying this Authors books. I guess this is why I love being a blogger as it let's you discover new authors.

Griffin and Averys story was so awesome. But also heartbreaking.
Avery and Griffin have been fighting over the lease of a new law office. So when she finally meets Griffin in person it doesnt go at all as she expected.

Griffin is feeling very lonely after he was given guardianship of his nephew. So Griffin hires Avery to be his lawyer and soon things change between them. Griffin has an instant attraction to Avery and he is also just what she needs to help her with her commitment issues. Avery cannot deny her growing feelings for Griffin but her fears might just be what stops her from experiencing her happily ever after.

I can't wait to read more books of this author. This story was definitely one of those that you won't be able to out down 💖

Lea Coll has completely outdone herself in her brand new release, the second standalone in the beautifully complicated Annapolis Harbor series and y'all, seriously, what a journey these two had. Punch to the heart and expect a tear or a hundred... yeah this one was packed with all the feels and one deserved happy ending.

Lost Without You was a steamy, emotional, intense romance that hooked it's claws into me deep, fast, hard and after the very last word, well, I still felt everything that they gave me. Avery and Griffin *swooooooon* captivated me in every single moment they had on the pages and whew, that book hangover they gave was very, very real.

I've really enjoyed Lea's books so far- her writing is becoming quite the little addiction and her characters, well I'm finding them quite unforgettable in all the ways.

I highly recommend this book.

Avery opens her own law firm with some friends of hers. Griffin earned his success at an early age and who presents a strong front to the public. When the two first meet via the phone the sparks fly. Griffin is the law firm's landlord and it seems he and Avery are destined to argue over everything. Griffin faces his own legal trouble and he needs to find Avery and ask her if she will help him. The chemistry between Avery and Griffin is off the charts hot, steamy and very intense because of the different personalities that these two have when they are around each other. I loved reading this book and can't wait for the next book in this series to come out.

I have read this author before and I loved it so I was expecting nothing less when I bought this book. And I was not disappointed. It was heartbreaking and sweet all rolled in together. H (Griffin) was an amazing man who you fell in love with from the start. He made you feel throughout the whole story. h (Avery)was someone who made me sad and frustrated but someone I wanted to hug and give a little push in the right direction. Not to mention Declan—amazing little boy and all the friends...Great job on all the characters! Can’t wait to read Dylan’s book!

A terrific read! Wonderful characters you'll fall in love with, they're captivating and entertaining. The story pulls you in and flows smoothly from page to page making it hard to put down once you start reading. A great read for those weekends when you just want to curl up in your reading spot, grab your favorite drink and get swept up in a great romance.

A touching and heartwarming enemies to lovers read that will not only have you swooning but also keep you glued to the pages. Right from the start I was totally invested in Griffin and Avery's story. Every single aspect of it had me needing more. From the romance to the new family dynamics this book was like a gold mine of things to make my romance addict heart obsess.

What a great book! Ms Coll did it again. I loved Griffin and Avery's story, both broken but able to find there way together. Griffin was so patient with Avery and I loved the way he stepped up with Declan.

This is the 2nd book I read by Lea Coll. I'm sorry I stopped reading this story 📖 at chapter 6 because it didn't grab my interest.

Before I go further, can we just take a moment and appreciate this #covers because they are #winning!

Okay, so this story…the #feels just sneak up on you so be aware lol Both Griffin and Avery pulled at my heart. Their story was touching and emotional and heartfelt and just seriously lovely. Lea created two characters that I fell in love with almost instantly and even when they made me twitchy, I was rooting for them! It was a tearjerker for me and it may not be for you, but there is no doubt you are going to #feel when you read this story!

Hands down my favorite book that I have read by Lea Coll so far. Avery & Griffin captivated me from the first page and their story consumed me.

The banter and chemistry between Avery & Griffin was everything! I loved how Avery challenged Griffin. I loved how Avery helped Griffin when he needed it the most.

I can’t wait for more in this series! I am not ready to leave these characters and their world behind.

Griffin and Avery's story was a great read! I didn't want to put it down and basically finished it in the same sitting! I loved the pain and growth I saw from both Griffin and Avery and how much they worked to overcome their past experiences! Avery's story made me emotional while reading it because while we all might not have grown up in her situation, I know I've thought that blocking your emotions can be easier than letting them in. Avery's strength made this story remarkable!

This book had me in ALL my feelings!! This was such a deep and beautiful story! Its a wonderful story full of healing, life changes and overcoming your past. The details provided throughout gave you an amazing mental picture while reading as if I were right there with Avery & Griffin. I LOVED everything about this book. Wow this is a unique read with interesting characters. Avery has the right amount of feisty mixed with some wounds. I LOVE that she is a hard working attorney. All I kept thinking is #GoGirl.

Griffin breaks my heart even when he is irritating me. Haha. How he fights for his nephew is so beautiful. I am an emotional mess during that part of the story.

These two coming together is funny, spicy, touching with some added angst. Yikes. I wanted to hurt someone at that point. What an evil, selfish mom.

Sigh. Loved this beautiful afternoon experience. I think you will love it too. Happy Reading Everyone.

For an attorney this sucked

She's an attorney and you were an attorney. You couldn't figure out actual legal terms. Anything to make her sound like a working attorney. Custody rights in Virginia. Tenant rights in Virginia.
But my biggest gripe is something much bigger. She's an idiot with two brain cells, maybe. Sheldon Cooper knew what love was. My background is similar to Avery's. Addict and Martyr for parents, never enough and always reminded I'd never would be. Teased from the age of six on. An easy dirty little secret or at least that was the thought of a ton of guys.
And you know what. I knew what love was cause I'm not a blithering moron. Self awareness would have saved this book just a little bit. Cause the thing about traumatized people, we are aware that we deliberately self sabotage.
We identify patterns and strive to correct them. And believe me there are people that have been through a lot worse mess than the crap I had to wade through. But you have to dig your way out of the muck and the mire to bask in the sun.
You can't be free until you get out. And sometimes even after you've dealt with everything a sink hole will try to swallow you again.
Self awareness in the form of I think I need therapy. Self analysis in the form of this is a toxic pattern that I'm continually falling into. Making others aware of said pattern so they can help you spot and correct the behavior. Avery needs this desperately. She will only allow relationships to go so deep. So she needs to understand that she withdraws and substitutes superficial level service for actual connection. Instead of being friends with Hannah and D she volunteers to do work and feels like a failure when one of them undertakes a project without her. She feels that she is only their friend because she is valuable to them. They don't actually like her, they tolerate her because she contributes. And they actually like her, but she can't see it. It's her first instinct with Griffin, he's hurting so let me do all this extra work for him. Instead of showing him actual compassion and making myself vulnerable.
She needs help not a magic relationship that "fixes" her.

The beginning was promising: a feisty young attorney and the landlord coming face to face and feeling attracted. Unfortunately I couldn't get into the story. There were so many editorial issues like misspelled words, wrong placed words, wrong tense....additionally too much inner monologue that I lost interest.

When Avery comes face to face with the grumpy landlord she's been arguing with for weeks now, he's not quite what she had expected. He needs her help, and Avery is going to give it to him. She just has to make sure she doesn't give him her heart along with her legal help...



Griffin is not quite what I (nor Avery) had been expecting. He's grieving, he needs help, and he feels deeply. Avery caught his eye and he never wavered from her since their first meeting. It was Avery who had the issues this time, and I felt for her even though I was really frustrated that she kept Griffing at a distance for 99% of the story. I'm just glad she finally came to her senses and told him how she felt. Lost Without You is another great story in the Annapolis Harbor world, quite different from the previous, but just as entertaining reading.

Having read the first book in this series of interconnected standalones, I expected this romance to go in a whole other direction, but I enjoyed it all the same. When we were introduced to Avery, she was constantly bickering with her new landlord, so I was looking forward to a lot of conflict when they finally met face-to-face. That doesn't happen... at all. However, this is a nice, mellow romance with a genuinely kind and compassionate hero. Coll is one of those authors who you can depend on for an emotional, serious, well done romance, and this is definitely that. It wasn't quite what I wanted, but it was a solid read, and I'm looking forward to more from the series.

The story follows Griffin and Avery, two people who have been clashing over the lease of a new law office. Avery has just started up a business with her friends, and her landlord has been causing problems. But when they finally meet in person, Griffin's not the kind of guy that Avery expected. He's a man at a loss, feeling very alone in the world after unexpectedly being given guardianship of his nephew. Griffin hires Avery as his lawyer, and as the two begin to learn more about each other, a connection soon follows.

I was expecting the vibe to feel a lot more like an enemies to lovers romance, and it is definitely not that. It's actually much closer to instalove. Griffin is taken by Avery right away, and he's determined and patient enough to help her work through her commitment issues before moving forward. In an interesting turn of events, it's Avery who is emotionally unavailable and isn't sure if she's capable of love. For a strong, intelligent attorney, she really doesn't act like it most of the time. I can't say that I loved that element of the story, because it leads to a lot of internal monologue and hesitancy to open up. That being said, I loved Griffin. He's extremely likable, and the scenes with his nephew just took that up another notch. I did love the sort of "found family" storyline and the writing is solid. And we're introduced to the next couple, who I'm definitely intrigued by. So, more good than bad here, but I really wanted that bickering. I received an early copy via Grey's Promotions and am voluntarily leaving a review of this emotional romance.

"Griffin was a crossword puzzle I wanted to solve. I wanted to fill in all the blank spaces, reconcile his differences, then maybe I could put Griffin Locke in a box, one I’d never open."

When lawyer Avery got into a heated phone argument with their new landlord over a rental dispute she definitely didn't expect him to turn up at her office a few days later asking her to help him with this late brothers estate and navigate getting legal guardianship of his nephew. But there just seems to be something about annoyingly sexy Griffin that makes Avery want to step out of her shy girl ways.

After having his best friend and fiancee stab him in the back Griff sold his shares in his cyber company to move back home to be with his brother and nephew, but when tragedy strikes soon after his arrival Griff is left with a kid in his care and a fiery lawyer that is keeping him up at night. As they spend more time together professional line begin to blur and Griffin realise that maybe not everyone will hurt him but will he be able to convince Avery to let him in?

This was such a cute read. I absolutely loved Griff and his relationship with Declan. There wasn't much not to like about this book, both main characters were cute and helped each other heal. There was no major drama, only the deadbeat mother that kind of just breezed in and breezed out. I liked that Avery had her girl friends to help her see that she should give Griff a chance and not to close herself of to love. I absolutely loved that she got to reconnect with her brother.

Over Lost Without You was a cute fast read. I liked that the overall message to this book was that anything worth having is worth the risk of moving out of your comfort zone.

I received a free ARC copy of this book from the author prior to release and am voluntarily leaving a review.

" This is my first book by Lea Coll and consider me hooked. It is book 2 in a 3 book series and each book covers a new couple. The premise of the series is that 3 woman in Annapolis open a law firm. They get this great rent price but its so low that its a mistake. Griffin is the owner of the building and he has just lost his dear brother who was a single father when the lease was signed and he tries to fight the women for a more realistic rental price and instead they sic Avery on him.

When he needs legal advice as he has just become guardian to his nephew he decides to meet Avery and ask for her help. Up to that point they have only had nasty phone calls so thats why they both have hate feelings for the other. But when they meet they really start to see each other and an attraction is born.

Avery is a woman who aside from her law partners has never seen or found love. So somance is a hard thing for her. She doesn't feel worthy of love and so Griffin has a tough road ahead of him to get her to accept and learn to love.

I adored Griffin. He has been hurt by love and has had a huge blow when he lost his brother. But his heart is amazing. He opens it to love his nephew and he wants something special with Avery and he is willing to fight for her heart. I absolutely adored him.

Avery I felt needed counseling. She is this wonderful woman that is clueless about relationships and love. She is a great character with a beautiful and pure heart but she has a tough time accepting love from others.

I am totally in love with the characters in the story and I am going to read the first book and cannot wait for the last book in the series. If you are looking for a fun and light romance then this is a wonderful story with intriguing characters."

THE REVIEW FOR THE BOOK: LOST WITHOUT YOU.



GENRE: CONTEMPORARY ROMANCE.

TYPE: INTERCONNECTED STANDALONE FROM THE SERIES ANNAPOLIS HARBOR.
MY RATING: 5 STARS.

This book had my attention from the start...Avery was a strong, independent, career-oriented woman who is very shy. A brutal lawyer in court but a compassionate person outside. But she also couldn't resist the charms of a slightly grumpy, gorgeous man with a cute Nephew?
But it took a lot of time for her to see him as anything but an arrogant, annoying landlord who she used to see as her enemy.

Griffin had some serious trust issues...been cheated on is not easy and for it to happen with his best friend was a huge blow to his trusting capacity...and now he sees the world in black and white. But when he needs help with the custody case for his Nephew Declan...he knew he can trust Avery's skills in the courtroom despite the fact he dislikes her outside of it. But that dislike changes into something which seems to pull them both towards each other, and a love unlike anything is borne.

This story was so realistic...no sugar coating of the Raw, emotionally gutting scenarios. Both the characters have gone through so much painful past and I am so glad they have found each other.
Declan was such an amazing child and he sure added fun in reading this book...
