Informative read regarding the Australian property market and how to generate positive cash flow through a series of relatively sensible investing decisions. Lloyd speaks frankly about his own experience building duplex housing and subdivision to create immediate equity as well as increasing cash flow and outlines the process he went through to do this at a surface level. The information within the book is enough for the astute investor to adopt similar practices to their own portfolio, though much of the finer details would require further research. Lloyd uses mostly un-actionable detail when it comes to choosing the right markets on your own when looking for similar opportunities.

Throughout the book are substantial references the reader enlist the help of the author's buyers agency to do much of the work for them. While passive in nature, it is quite difficult to digest the content when there is this underlying motive from the author of generating new clients through essentially an introductory book into his buyers agency business.

The book was written pre-covid pandemic so important to note some of the reference prices reflect a different market. The Australian property market defied the usual expectations of market growth during the pandemic so some of these indicators may be a little difficult to observe when doing your own research.

This book provides a general high level picture of what is involved when buying properties and building duplexes on them. However armed with this, someone wouldn’t be able to do much. It’s written as a feeder to their business. To try and convert readers into their customers.

Very good up to date (2020) overview of the process of investing in Australian Property. The strategy he recommends is to manufacture equity by building duplexes and always maintaining positive cash flow.
Great for a beginning property buyer (even if just buying a PPOR and not and investment property) who wants to understand the process from start to finish and what each step requires. There's obviously a lot of self advertising throughout the book, but it's never a problem and you don't feel that you're lied to. The advice is also very practical (I.e. A solicitor should be used for x, the pros and cons of buying in own name vs trust, etc). It's not like the creepy and highly questionable "inspirational" wealth building "advice" from the likes of salespeople/con artists like Tony Robins or Robert Kiyosaki.
TLDR: a good overview of the processes required to buy property in Australia from start to finish.

Hi Lloyd,

Thanks for this. It outlines great investment strategies, and it parts your property experience practically to others.

It lacks a deeper focus on the scouting aspect of property/ deal hunting. What data points need to be collected snd what rental returns need to be garnered in a market where all rental returns sit between 3.5-4% for example..

The book contains good insights into property investing in Australia and an original strategy based on manufacturing equity fast and maintaining positive cashflow.
Red flags are little to none content on risk management for such a massive amount of debt as well as the author promoting his services throughout the book. One can easily see this was likely written as a lead generation tool for his buyer's agent business. The author clearly has a vested interest in you investing with them. Tread carefully.

The heart of the message is simple and can be summarised as follows - build a duplex, create instant equity, and use that equity to build more duplexes and invest. A long winded book that the author took too long to get the message across. Chapter 8 and 9 are the only two chapters that you need to read. The author spends a lot of time promoting himself as a buyer's agent.

It's a book advertisement about Sydney.
It is not teaching you much. More of advertising his beloved hometown ''Sydney'' Laterally a book about promoting 'Sydney' to help increase growth. Sydney the next California! Lol.

I have live in Low/High populated Areas and I prefer a Low populated one.
The way he teaches you how property investing works is like saying there would be 50 families living in a single property. or a property that is use for Airbnb. Therefore you must invest in 'Sydney'
Internet marketplace doesn't even exist to this guy nor privacy and advantage of low populated area. Cuz 'Sydney' is number 1.
Btw a small city like Darwin and Cairns will only survives from Mining and Tourism.
So you better buy that small house worth a million dollar in Sydney.

A well written book that by the end feels like a sales pitch for the author's buyer's agent services

This is a well written book that is easy to read. The author began from financially humble beginnings. He's clearly very bright and capable. The book takes you through his journey, provides insights on buying and also details his capabilities as a buyer's agent.

After reading this book you'll have a better idea of some your property investment options. Emphasis on some.

This book was $19.99 and is ultimately a great plug for his buyer's agent services. Given it is polished marketing for his services, I think $10, $5 or even free would have been more reasonable.

Whether I use those services remains to be seen.

If you want to save some reading and $20 then Google his name and call his company to see what they can do.

Overall a decent read and gives a high level overview of the property market. The general information he provides is not "incorrect" and holds largely true and is a good beginner text. However the latter part of the book he is very much all chips in and focuses heavily on duplex development which he argues allows the result of positively gearing an investment portfolio. the advice is not bad but is still fraught with danger especially since many builder collapsing in the past couple of years and building costs skyrocketing.
I am sure he gets results for his clients but he's very focused on instant gains and equity and bashes anything that is not 'positively geared'. Property is a long game and I think some of the ideas presented in the book are a bit myopic.
Overall I do still think it is an accessible read but worthwhile checking out other books to round out the knowledge

Very good book to get one started in investing in property in Australia. The message was very simple - essentially creating duplex or triplex properties, splitting the title deeds to create equity and then leveraging that equity to buy more properties while ensuring the rental income paid for the mortgage.

Had some interesting tips such as how the process of getting council permission for building, writing and signing contracts with the contractors, etc. but I'm sure all that information can be found elsewhere.

The book is worth reading for its simple and robust strategy - other than that it can be a bit exaggerated or stretched out at times.

I’d always felt intimidated by the real estate market, and the idea of buying a home has always seemed like a very lofty and difficult goal. However, this book reduced a lot of my fear. In the same way that reading The Barefoot Investor a few years ago made me understand the share market, this book has done a great job of helping me better understand property. Bonus points for it’s recency (published in 2020) and for being Australia-focussed, because many finance books are USA-specific. Overall, a great guide to the Australian property market that has given me a clearer plan of my finances and living situation in the future.

An intuitive book that gives a high-level understanding of the Australian property market in terms of creating equity through duplex units and other means in good economic conditions.

The content sheds lights on the nooks and crannies of real estate investment by hi-lighting any bureaucratic hurdles you may face during the acquisition process along with the best practices to navigate through it.

However, the author clearly uses this book as a marketing tool to gain new clients which makes it hard to digest at times.

All-in-all Postively Geared is a good read for anyone interested in starting out in real estate investment or development in the Australian property market.

This book, while full of advice snippets for advanced investors, did not provide insight for how to actually get started with $40k capital. The author attributed his own ability to do so with luck. I would suggest eliminating the book’s subtitle “how to build a multi-million dollar property portfolio from a $40k deposit” from your expectations as a reader.

This overall read felt like pragmatism cloaked in advertisement of the author’s services.

Also note that the author speaks solely to the Australian real estate market.

A very informative and engaging book about the Australian property market and how to navigate through the process. Well written and good practical advice given.

I look forward to putting the steps into practice. The book is clearly an effective sales funnel for Lloyd Edge, as I have now booked an appointment to speak with him.

Great book for a beginner to understand how to get started in property investment in Australia.

The book emphasized a lot on engaging a buyers agent, who can settle a lot of the ground work for you and link up with reputable builders and other professionals.

Good read for anyone keen to start their journey on property investments.

Great book for beginners getting into property, provides lots of details! Edge promotes himself and the duplex strategy quite a lot, but the valuable knowledge he provides makes this book worth reading.

Written in an approachable, personable manner; lots of sensible advice that's fun to read in parts, despite the heavy emphasis on duplex development which would not be universally appealing to every reader.

This book was very repetitive. The author really, really loves duplexes. Someone should tell him that other types of property exist. Some good ideas, though.

Biased towards one strategy, building duplexes for equity. May or may not work in today’s time idk.
Some helpful info in some chapters.
Too much plugging of his business though.

This book is really well written and provides great information for investment properties. The book is aimed at beginners. It gives advice on what to look for in investment properties, what people to get the best advice and plans from, and gives anecdotal stories of success.

There is a good balance between stories and strategy. Unlike most other books in the same category, there is little advertising for his own services. A section at the back of the book gives details on his business, but it is tactfully left until you have formed an opinion on his strategy.

I enjoyed the writing style as it didn't use too much industry jargon. I feel likelier likelier likely likens book, I would be more confident in engaging the services of a buyers agent, property manager, accountant, etc in regards to investment properties.
