Kate has returned after a year long absence. Sadie her best friend is there to welcome her back home but jumping right on a tropical trip with her husband, Duke.
Kate has had feelings for Levi since before she left. But it was known between the two of them they could’ve be anything serious because Kate’s brother Brock wouldn’t allow any of his friends to date or touch his sister. It also doesn’t help that Levi is older than Kate.
Kate and Levi have kept it a secret that they’ve hooked up and that Levi took Kate’s virginity. Levi has known from the first night that he’s been inlove with Kate. But again when it’s your best friend’s little sister and there’s an age gap, that makes things a little difficult.
Brock gifts Kate her dream home and Levi has done all the final touches and has a special room for Kate that she’s always wanted. Of course, once Kate and Levi are around each other again they can’t keep their hands to themselves. But they don’t exchange numbers or anything but a promise of sneaking over when Brock is away on a trip. Which yes they come together again but after hooking up for the third time Kate pushes Levi away. So, now it’s even more difficult for Kate to tell Brock after being gifted a house.
Levi gets his answers when he comes face to face with Kate. Levi gets her to admit her feelings, but he also tussles with Brock the same night.
I do appreciate how this story wasn’t an instant love. They had a formed connection before meeting. I enjoyed that aspect a lot.
If you’re looking for a short steamy read featuring an age gap this one is for you! As always a promised happily ever after. This was such a fun series! I’ve enjoyed all these short reads, definitely recommend reading in order.

The Ryan Brothers Renovation series comes to a magnificent close with this final installment, and what a spectacular book it is! This time, the spotlight shines on Levi and Kate, and honestly, this book has claimed the top spot as my absolute favorite in the entire series.
What elevates this book above the rest is the brilliant execution of two of the best romantic tropes: the Brother's Best Friend and Friends-to-Lovers. In a sea of romance novels, it is incredibly refreshing that this is not an insta-love story. The slow, organic build of their relationship is what gives it such immense depth and satisfaction.
Levi and Kate's existing foundation as long-time friends provides a rich, complex starting point. Watching that comfortable friendship turn into something much deeper, with all the inevitable hesitations and boundary-testing, is pure literary gold. The author takes the time to truly develop their connection, making the eventual payoff feel earned and deeply meaningful.
Like the other titles in the Ryan Brothers series, this book excels at being a quick, engaging read. It’s perfectly short enough to devour in a single sitting, yet it never feels rushed. It's packed with the series' signature elements:

When they see each other they are taken back and each is fighting their feelings and want to grab each other and have some clothes ripping fun. But will they be able to stay away from each other for long now that Kate has moved back to town? What type of relationship will they end up being able to have with Brock being so overprotective?
Levi is the fourth and final book in the Ryan Brothers Renovation series. It is a fast-paced, sexy, witty, steamy, funny and just a fantastic story. The characters are nicely written with dual POV's so you can really understand what is going on in their heads and hearts.

Katie has been away for a year and in that year she has interned with the Art that she loves but has also never forgotten Levi who she is totally in love with. Levi has in turn waited for Katie for three years. The last year was the hardest as she left town but the house he's renovating is his pride and joy since it's for Katie. When they meet again it's totally combustible. Katie sneaks back later and the have the most steamy hot sex to make up for missing each other. Levi is ready to declare himself but Katie is reluctant. It's all or nothing with Levi and he's going to force her hand. At the housewarming party Levi makes his move and so does Brock Katie's brother. After a few punches they both declare their undying love and the ending couldn't have been any better. I hate to see this series end but am looking forward to another great series. Levi is the final Ryan Brother to be single and he is also the final one in all of there renovation he is the one with the eye for detail that makes sure everything is perfect before they sell. He is also the brother who knows he will never marry because for years he has been in love with his best friends little sister and he knows she is totally off limits even though he had one night with her before she went away to do an internship Now Brock has bought Kate home because she has returned and Levi is determined it will be the best that it can be he is even setting her up a stdio where she can paint The attraction is still there between them will he go against the Bro code and make her hiss and will Brock accept him with his sister.

I loved this story. It was short but sweet and entertaining. The characters were wonderful. Sadie was a great friend. Brock was an awesome brother. Levi was the absolute best! I loved all of the extra touches that he did for Kate's house. Getting Kate's best friend Sadie to help with suggestions was a great idea. Levi was all-in from the very beginning and that was all kinds of hot! Kate irritated me a bit. I don't understand pushing someone that you love away simply because it will upset someone else. Levi luckily saw through her words and got her to admit her real feelings. I loved their happy ever after, it made me smile. I recommend reading this book.

Kate seduces Levi before she leaves town for a year long internship. When she comes back to town the two can’t fight their attraction and sleep together again all while keeping it a secret from her brother. Levi seemed much more invested in Kate than she in him. She was younger than him so maybe that made her unsure and a little immature. Levi confesses his love and decides he’s not hiding from the brother anymore. Punches are thrown and love confessed. Happily ever after achieved. Epilogue with the two married and ready to start a family.

First things first; I like the cover of this book!
Levi is book four in the ‘’Ryan brother’s renovation’’ series. This story is short, fast paced and an enjoyable read. I read this book in one sitting and was satisfied throughout. I found the writing style easy to follow, the characters likeable and the storyline enjoyable. Kate has been in love with her older brothers best friend for years. Levi has been in love with Kate for three years. As she is his best friends little sister, they have tried to avoid one another and their forbidden romance.
The chemistry between Levi and Kate is clear to see and I liked them together.

Kate is back in town, and her brother bought a house for her, complete with the perfect room for her to use as an art studio. Ryan Brothers Construction handled the renovation. She and Levi have a past, one that involves her v-card. He's in love with her. Super ending to this series. I love that Kate is selfless, cutting Levi loose because she doesn't want to cause a problem with his friendship with her brother. But smart man that he is, he's already working on a plan. Despite their age difference, they make a terrific couple.

Levi knew he would always love Kate but she was off limits to him she was his best friends sister. He was very protective of her. They snuck around for awhile but he didn't feel right about it so at a party of giving him and his brothers recognition on their flipping houses. Levi got up there and said how he felt about Kate there was a fight but she yelled and said she loves him to and her brother asked if she was sure she said yes. He told Levi he he hurts her he will answer to him. He gave them his blessing.

Another great Ryan Brother Renovations book with Levi and Kate. He is her older brother's best friend and she has had a crush on him forever and slept with him before she left to take a job out of town but now she is back and her brother has a house for her that the Ryan brothers have renovated and Levi even did some extra work on it with her in mind. If they rekindle their steamy friendship what will her brother have to say about it?

It is so well-written you can feel the love they have for each other and the fear to let Brock, Kate’s brother, know about it.

Levi has loved Kate since they were first introduced by her brother Brock. Unfortunately Brock forbid his friends from dating his baby sister Kate. After they reconnect things build to combustion level. Levi and his brothers did a reno for Brock and made sure things were perfect for Kate. Brock grudgingly gives his blessing after he and Levi trade blows. Great way to close out the Ryan Brothers Renovations series.

I am sorry to say i would of loved more from this novel... the plot as well as the love interest was a good fit but feel that there needs to be something else to pull at your heart, maybe some emotions? Levi is a great character but Kate needs to grow up, i found her strangely annoying, a little sister who still clings to mummies aprons strings and is happy to remain there for as long as possible. But in this instant its her brother "Brook instead.

She returns a year later and finds out that Levi is heading the renovation of a home her brother has purchased for her. Their feelings for each other haven’t changed but there is a communication gap between them. Will they get on the same page about their feelings towards each other before they lose their chance for a happily ever after?

Again a great story with the Ryan brothers!!
I loved every story but this one is my favorite.
Levi is such a sweet guy, does what is expected of him and wants to make Kate his forever.
Brock wasn’t so pleased with it but got around to the idea.

I thoroughly enjoyed this book and the whole series!
Great characters, great chemistry, drama, romance, sweet and sexy, love and a HEA! There's romance, humor, witty banter, steam, dual POVs. I thoroughly enjoyed this book, and would recommend the whole series. Happy reading everyone!!

An entertaining, fast pace, intriguing, well written, interesting, drama-filled, and emotionally deep second chance fast pace book four in the Ryan Brothers Renovations series. The characters are endearing; the chemistry between them is intense! Recommended!

Out of all the Ryan Brothers story, this one is my favorite, Levi’s.
They were apart for one year, having only that one special night, and the love is still there. And his painstaking attention to details to please her, his labor of love, that was swoon worthy.

The last Ryan brother finds his match and it’s a second chance romance. Loved Levi and Kate. He’s older but that’s what she wants and they have history. If all comes to a head when Levi can’t wait to claim her anymore. It’s intense, sexy, and sweet.
