Such a pleasant surprise! I didn't really expect to enjoy this book that much! It was light and I absolutely loved it! It reminded me a little of an X-Rated Teen Movie! I Love Teen Movies! Malcolm and Juno's story was so sweet and steamy! Also, I appreciated the message Penny Wylder wants to pass regarding drug and alcohol use, just wonderful!
I took away one star due to one sentence. I hate when people try and blame the woman for "tempting" the man who is trying to sexually assult her. To set the scene, the Heroine is in a "slutty French maid costume", the frat guys are all there, and one is harrasing her. Then the Hero comes in to see this and...the sentence was...
"Why bother to instigate them at all?"
I don't care if a woman is standing butt ass naked in front of a man. Unless she utters the words for permission to have sex with her, sex shouldnt even be on the table. It is not the woman's responsibility, at all. The man needs to be held accountable, ALL ALONE. Okay...my rant it over. Other than that one sentence, it was a cute read.
I loved this book. It was such a fun, sweet, emotional and steamy read. I completely devoured every moment of it. Juno isn’t your typical college freshman. She isn’t into the party scene or any of the stereotypical college experiences. She is focused on her school work and doing well at it. Malcolm is the head of a former fraternity; his house doesn’t have to follow specific rules other than the three he has in place for all the guys that live there. So, what happens when Juno confronts Malcolm on a dare to be voted by the guys to live in their house?
I loved Juno. She’s hardworking, yet she does know how to relax without going crazy and partying hard. She is also caring and supportive. Malcolm comes across as a jerk at the start, however, there is so much more to him. He’s dominating, he’s got a sweet side and he is caring. From the moment Juno and Mal met there was insane amounts of chemistry and that only continued to grow as the story progressed. I love the two of them as individuals, but also together. They balanced each other out. They had their differences, but there was also so many similarities between them.
Living at the Frat House had some unexpected twists, some drama, amazing chemistry, some laughs and a whole lot steam. A MUST READ.
Juno want to join the Tri Delta sorority but needs to prove her loyalty to them. She’s dared to go to the Granite House fraternity & had to show she want to join them. She needs prove to show she stayed to night so when she’s wondering around something catches her eye. She takes it with her but the night doesn’t go as planned. She gets discovered & needs to stay a whole year at the frat now. Malcolm is intrigued by Juno.
Things I liked: - Juno is a badass bitch! She doesn’t take shit - Juno’s no virgin but isn’t experienced
Things I didn’t like: - the dom/sub vibe, not my cup of tea tbh - phrases like: milking his cock *insert cringe emoji* - Malcolm calling Juno pet - Malcolm believes a Tri Delta lie & doesn’t confront Juno with it
My opinion: I enjoyed this book but more to the end it went downhill. I liked Juno, she had a backbone & doesn’t take shit. I don’t really know what to make out of Malcolm though. He’s supposed to be a smart guy but believes a stupid lil bitch lie & he just goes with it. The sex scenes will blow your mind though, this is something I really like about Penny, she can write a hella steamy scene.
Another enjoyable Penny Wylder story! A different take on the usual college romance story. A frat that is disbanded due to bad reputation, means it doesn't follow normal rules and a loop hole is discovered that girls can apply to live in this house. Our heroine really wants to belong to a family and feels joining a serority is the way to go. On a dare she approaches the leader of the feat house to consider her. Malcolm the house leader is drawn to her and uses a mistake to his advantage. Here begins a hot, sexy, 'pet' relationship. Really enjoyed. Would recommend the read. I received this book for free for my review.
I found this to be a very enjoyable read. I thought Juno and Malcolm worked so well together. Their chemistry was insanely hot and I loved their clever banter. I felt that the storyline was quite fun and unique enough to have a fresh feel to it. All and all, a well crafted and very entertaining romance. I am posting an independent, impartial review.
This was a very interesting story. Juno is not a party girl at all and is dared to stay over night at the Granite house which used to be a fraternity house. The night she meet Malcolm changed both their lives. Their chemistry is off the charts and another amazing read that I absolutely enjoyed.

DNF @ 44% because of: - stilted dialogue - dumb/unrealistic actions by H&h - more tell than show from both H&h (i.e., h readily agreed to be H's personal pet & live-in roommate without questioning what it involves & wasn't scared about it either, h readily agreed to pledge at the infamous ex-frat house as the 1st female pledge without any worry of her safety, H lets h into his room & frat house despite h's suspicious behaviors like stealing his family's valuable vase). Reads differently than other Wylder books I've read that were written much better than this one.
Meh sexual tension. Sex scenes were detailed but lacked emotional connection. Contrived romance between 18yo freshman h (who was told to pledge at the infamous ex-frat-house by the leader of sorority that h wanted to join) and leader of ex-frat-house early-20s college-senior H who blackmailed h to live in their house as his maid & personal pet as payment for the broken valuable vase she stole from him as proof to give to the sorority leader that h made it in the frat house. Both H&h had previous lovers.
Absolutely Loved this book! This is often what I say upon reading Penny Wylder's books. Her books are great. Loveable characters, great storylines with real conflicts and resolutions that always end in HEAs.
Living at the Frat House is definitely an enjoyable read. Juno and Malcolm's relationship forms quickly and might not be everyone's cup of tea. Having Malcolm's perspective helped me to accept the master/pet arrangement that our main characters chose to live. Penny Wylder once again writes a story that drew me in quickly, made me love the main characters, feel anxiety about the conflict, relief at the resolution, and thrilled with the HEA. Not to mention all the other feelings from Malcolm and Juno's exploits in and out of the sack! Loved this quick read!

Freshman year of college is without question the most difficult to navigate as you strike a balance between academics, campus life and freedom away from your parental units. It is also some of the most challenging times dealing with peer pressure and trying to figure out where you belong that one will ever experience. Juno and Malcolm although meeting under suspicious circumstances couldn’t be more alike and grounded. Once the dust settles, they find that their morals and ethics are the bond that will carry them through some of the hazing that takes place on a traditional college campus. By the way, the sex is friggin amazing!! Excellent read! Highly recommend.
So I liked a lot of this book but I also disliked a few parts. That being said it doesn’t take away from the love story or anything just in my opinion there are parts of this story I could have gone without. I wasn’t a fan of how Juno was treated most of the time. “Pet” isn’t a phrase I generally like. I also think the title didn’t really suit the story. Yes she was living in a frat style house but I would have played on the BDSM aspect of their relationship more. But that being said I liked the story a lot. And I loved that they had a bit of a past even though they didn’t know it. Over all it’s a great book.
I love Penny Wylder books! This story is a little different from her other books I read so far. It's a college romance. Juno is a freshman in college. She's wants to major as a nutritionist. She's smart,sweet, shy and wants to be apart of a sorority. When she gets a dare she must decide to go through with it or not. Malcolm is the head of Granite House. He is smart, laidback, sexy,and down to earth. He's totally alpha male. Go on a journey with these two. Penny writing is done beautifully and flows throughout the book. No interruptions! Amazing work again Penny Wylder 😘
Intriguing. That was my first thought when I read the synopsis for this book. I liked the premise cause I haven't seen this before so it's unique.....but it almost immediately took a nose dive as I was reading. There wasn't a lot of relationship development past the physical. This story was pretty fast paced so there are gaps in the story arc that could've added a lot of depth. When we reached the climax....it was meh. And I was annoyed with the female lead because she was kind of a wishy washy character...I was unfortunately very disappointed with this book.
OMG I loved every page of this book!!!! Juno heads into Granite House on a dare and doesn’t plan to stay more then one night! When Malcolm notices she not only stoled an heirloom but also break it he convinces her she needs to make up the debt by being his pet. What starts as a bet turns into a future for the two of them! This page turner was extremely hard to put down and I loved every single minute of it! Grab your copy today you won’t regret it!
This story wasn’t too bad. After reading the reviews I was half expecting it to be horrible, but it wasn’t. It’s definitely NOT as good as some of the other books by Penny, but she still brings the heat in this one. I gave it a three because it wasn’t that much of a page turner BUT it was interesting enough to kill time. All in all I’d still recommend this story to anyone looking for a short, hot, quick read with a cute little love story in between.
I loved it!!! Juno and Malcolm steamed up the pages. Malcolm was the perfect alpha male. I was disappointed how quickly be believed Taylor's story knowing Her sister's character. It still worked out in the end. A must read again and again. I love the college romance story. Thank you. My honest review for an advanced arc.

I don't know what it was about this book... things not being quite as they seem, or how you think it will go. Or even the very real emotions that just seem to bleed off the pages, but I freaking loved this book. This is definitely going to be a frequent reread.
I really wasn’t expecting such a twist with this storyline. It was a completely different taken on the college upperclassman boy meets freshman girl. A great job by Wylder.
One of the best books I've read by penny it's in my top 5 . I love the characters and the story behind it . She hit it out of the park . Couldn't put it down read it in one day . Love it
I like this book a lot. I like Mal’s love for his brother, fraternity, legacy and his love for Juno. He makes a mistake, but in the end he fixes it and proves to her how much he loves her!!!
I could see were this was going, but it was easy and cute read. I liked both main characters and the plot. My only question is how are you friends with someone and live same town and not realize they have a sibling.
Penny Wilder does not disappoint! I cannot say enough about her writing! Love the characters and how they discover their hunger for Power play. I didn’t want the story to end. Wow!
A very good unexpected bdsm style book and I loved it. There are really no punishments explained but the whole owning and doing aspects are there and I loved it. A good short read
This is my first Penny Wylder book. It won't be my last. Excellent plot, and dialogue that takes you places. It's a book where every word has meaning and thought behind it. And the steam is lit.
