This is the most important house flip I’ve ever done. It’s a gorgeous California home by a known architect, it contains the final piece of the map we need to unite the magical realms, and the body of Byron, my demigod ghost, is supposedly here. That’s a lot on one girl’s plate.

Of course, no home renovation is without surprises. In this case we have a whole slew of nosy old wizard neighbors, a lonely undine who lives in the pool and won’t leave, 1970s decor worthy of the Brady Bunch, and my struggles not to get distracted by Byron, Graham, Jake and Jasper and get stuff done. But the biggest surprises come when we unite the magical realms for the first time in a thousand years and bring Byron to life…a begin to uncover a dark truth about wizard’s familiars.

We thought they were faithful companions, but it appears that part of the reason for breaking the realms apart was to bind them to our side. Now, they’re free and the wizard councils aren’t happy about it, to say the least. My cousin Piers is determined to undo my work, and my royal blood might be the only thing that can stop him—but at what cost?

I think I defineitly lost interest with this series as it went on. I thought maybe once they had all the map pieces the gang would start to win but they got their a$$es handed to them book after book. Helena is supposed to be supremely powerful because of her bloodline, Byron is a damn demi-God and yet her d#cksh#t cousin keeps one upping them. The whole concept of the council also lost its meaning as that sorta tapered off into just her cousin being the villain. The joining of the map pieces was lackluster at best, I was expecting fireworks, an aurora borealis, something extraordinary to visually display the joining of the realms... not what we got. I think what bothers me the most is how Helena is so against the role of women in the witching world being beneath the men, subservient and obedient. Yet at the end of it all, her very blood mattered little because she still had to have her brother (her families’ male heir) come save the day. The odd side stories also took away from the larger story and Im just not sure they were necessary ie. Billie and Gaston. I did like her familiar though and the nymph mixing in the pool. Overall it was an okay series.

Phantom of the Library is the third and last book in the Paranormal House Flippers series. I had a lot of fun reading this series and the paranormal house flipping theme is so fun and I liked how they have a new house to flip in each book. While this one wasn't my favorite book in the series it was a solid ending to the series and I liked seeing how it all got wrapped up.

In Phantom of the Library Helena and her gang are flipping another house. They really are a tight group now, Helena and her four men as well as Billie and Gaston who are a couple. Except from having a house to flip they have to find the last piece of the map and figure out what this will all mean for the magical community.

There are some big events going on in this book and at times it felt the house flipping was a bit of an afterthought or a weirdly placed side quest in a way. With all the big stuff going on it was weird they sometimes just went back to flipping the house, but it also was a nice change of pace from the other stuff that was going on.

I had to say this book wasn't what I had expected. There were some event that took place much earlier in the book than I had expected. And I wanted to know more about the way of paths and how it changed the world. There is a whole plot line surrounding familiars that was kinda interesting, but it felt like it came out of nowhere a bit as there wasn't any of that in the first 2 books. And at the same time there wasn't as much about the other changes it caused and mostly focused on the familiars and I wanted to know more about what all these big changes mean for the magical world.

There were a few scenes that felt a tad rushed or like they lacked some impact. The big show down at the end was interesting, but it also was a bit underwhelming somehow and I didn't quite like how Helena handled part of it and the weird way the others helped. It sets up a possible spin-off series for a side character and I am curious how that will play out.

I liked seeing Helena tackle this latest house, the big changes in the magical world as well as managing her relationships. The romance really turns into a reverse harem in this book with them all finding a way how this works. There are scenes with each guy and also scenes with all of them working together in and out of the bedroom. I like we get to see more of all the guys in this one. Some stuff about Byron's past gets revealed, there was a great development with Graham and the familiars and I liked seeing more of the Sullivan's and even their family. It was great to see them all try and figure this thing out together and the epilogue was sweet.

I also liked the side characters Billie and Gaston, especially Billie could be fun to read about and I like seeing how she and Helena work together on the house.

It's nice how this book mixed the house flipping with the paranormal themes. While here there is a bit more focus on the paranormal part, the house flipping is still there as well. I am still a bit confused about how the magic works exactly, but it doesn't play that big of a role for most of the series.

To summarize: I liked how this book wrapped up the series with another house to flip as well as some big paranormal stuff that's going down. While not my favorite book in the series I enjoyed it and this whole series has been fun to read. I really like the paranormal house flipper concept and how the author combines those elements. A few of the big story elements in this one felt a bit off, some taking place very differently or earlier than I had expected and with different focus than I had anticipated. There is a whole plot line about familiars that takes over a big part of the plot, while there wasn't anything about that in the earlier books. And I would've liked to see more of the other changes in the paranormal world. The big show down felt a bit underwhelming and badly planned. I liked seeing Helena and her men figure things out in their romance and how the relationships worked and seeing a bit more of each of the guys and learning new things about them. I also liked Billie and Gaston as side characters and how they help out. All in all this was a fun series and I like the ending.

Paranormal House Flippers series is my first taste of Lidiya Foxglove. I watch a lot of the house flipping shows on HGTV and when I read the blurb well it sounded cute. I had a great time with this three book series.

Phantom of the Library is book three and the final book in the Paranormal House Flippers.

We continue our story with Helena, her four men, and another couple, Billie and Gaston. They are a tight kit group and they have another house to flip plus they still have to find the last piece to the magical item they have been finding.

There are big events that happen in this book and lots of plot-lines. One plot features the familiars and another talks about the magical item and what it does and how it changes the world. Then we have the house flipping which felt like a bit of an afterthought in this one. All the plot-lines felt like they where coming out of nowhere.

This one wasn’t what I expected. A few scenes felt a tad rushed and lacking impact. The big showdown at the end was interesting, but underwhelming. It was weird. It does set up for a spin-off series featuring side characters.

We see the romance turn into a reverse hare in this book with them managing their relationships. We get scenes with each guy and also scene with all of them working together in and out of the bedroom.

This one focus more on the paranormal part than on the house flipping. I’m still a bit confused about some of the stuff, but it was a satisfying ending.

A soft 3. The first book was great, the second good (not losing luster), but this one I couldn't get into nearly as much. Can't put my finger on the exact issues. Maybe it was expanding too much too quickly, or the relationships had to be firmly established by book 3 so it felt a little rushed or stale by this point. It's odd when a series starts strong but I lose interest for some reason, but that's the case with this one apparently. Too many sudden side stories being invented, such as with her familiar and other situations, took away from the heart of the story a bit. The men started seeming a little cliche, except Graham, who I still adored.

This is really great light and fluffy RH read.

I said in my review if the first book that this series is like a breath of fresh air, and it really is.

The MC is not super powerful or really very special at all. All she wants to do in do up houses, sell them on a make her way in the world. It really is chance that gets her involved in the big world changing stuff, and even then, she's only one of many players. She's so refreshingly different to the tough, super special snowflakes of the RH world.

This series also manages to be genuinely funny without trying too hard, or being cheesey.

I definitely recommend this series to RH lovers.

Well this was a fun little series but it felt rushed and came across as such. the writing is good and I didn't find mistakes but some parts seemed a little too erratic. For example we need to fight the council but we really need to find the perfect cabinets for the kitchen.I liked the fighting and all the stuff with the familiars. i like how they were trying to give everyone the power and make them equal but I just felt the author needed to write more to bring everything together more.

Really loved the way this book wrapped up the trilogy, I felt it was the perfect ending! I don’t have many thoughts on it other than the ones I’ve shared in my previous reviews for books one and two. Definitely a solid 4.5 star read!

I really love all of the series in this world. It’s fun to move onto a new story within the same world and some cameos of characters you already love.

This just wasn't it. I started to dislike the characters for their flaws. Yes it made them more real but for whatever reason this just didn't do it for me..

Phantoms of the Library was a pretty good conclusion to this spin off series!! Although I haven’t finished the actual main series (lol I like this one better), it’s easy to understand the world building and overall themes of the magical realms.

The house-flipper concept of this series was so fresh and original, I absolutely adored it. I really enjoyed that our FMC wasn’t some special Mary Sue who was super powerful, Helena was just a normal witch who came from a prestigious family. Even her royal background, although it played a part in the book, wasn’t that special considering what turned out from it. She’s also not perfect. Helena gets scared, has lots of doubts, and doesn’t jump head first into anything besides her house-flipping projects.

I felt that the center of this book wasn’t just about completing the map, but also about making the weird relationship between familiars and wizards/witches right. I had felt it a little odd in the main series when familiars were basically slaves to their masters desires and I’m glad it was brought to light and rectified in a realistic way. If only they could fix the sexism part lol.

Now, Helena and her guys. The steamier stuff was good. The bond-relationship they had was definitely tentative at the start. Helena wasn’t really sure what she was getting into but they were all open to accepting each other. But they definitely got more in the flow once they were all together with Helena. It was cute to see the guys get competitive (good naturedly) with one another, and the deeper connections the guys and Helena built over the course of the book.

I was happy that Helena didn’t have to compromise her career and her desire to have a family with her men. It would have felt cheap for her to move away from her career just to raise an army of kids for her guys. I’m glad with how things turned out for all of them.

Overall, I was pretty happy with this series. It definitely is a super alluring concept with the house-flipping stuff and I enjoyed that aspect of the book A LOT. Lidiya Foxglove’s writing has definitely improved since the main series and I enjoyed this spin-off immensely! Would recommend.

Lidiya Foxglove honestly nails quirky characters and funny banter; she’s also really good at mysterious magical elements and found family, my favorite. I really liked how this book tied up the series and I would honestly love another that followed one of the familiars or even a collection of short stories in the perspective of the sinistral or ethereal beings. I just love the world she created.

This wasn’t as steamy as I was hoping, there was a lot of potential having two incubus’s in the harem, but it was still a very good RH story that hit the emotional elements well.

My only actual complaint was Pierce. I really wish she had been able to k!ll him. I don’t like that he’s a soul-slave somewhere to a demon he summoned, even though it’s kinda karmic justice it’s not enough. He killed so many familiars and hurt so many witches & warlocks and did untold amounts of damage to sinistral beings when he was at the school in the first series with Harris & Charlotte & company; and then was still carrying that work out afterwards it sounded like from Jake’s rants. The dude deserved much, much worse.

Find the map find the....M A P


   In this final everything comes to the surface and I mean everything. Our rag tag bunch of : Helena - witch, Bryon- ghost/Incubus, Graham- human/newly out of closet=warlock/Incubus, Jake-werewolf/twin , Jasper-werewolf/twin, Billie- witch/newly sired vampire, and last but not least Gaston-vampire.

  They truly have been thru so very much in such a short time. Yet Helena and her man candy 4pk are moving into new higher ; positions that would keep all the wood in lumber yards hard time finding . Yet highly recommend by myself to enjoy even experience. 

     Still danger is at the door step. It all comes down to "The Map". Finding it's last piece may take away this delicate foundation of relationship that has just been laid. Or worse they could possibly bring the end of the world . 

   Would you sacrifice yourself ,your love ,your life, your world ,everything you've ever known ,over a possible assumption?

Phantom of the Library

This book had me laughing from the very beginning. From neighbors who are so nosy and bossy an Undine stealing her boyfriends, Helena has finally well and truly met her match with this house flip!

Who knew that she would have bigger problems than taking out funky orange carpet and green psychedelic wallpaper.

Having a crazy relative who is determined to keep familiars in the slave class, while trying single handily to eliminate Hel and her team life certainly takes its shots at stopping Hel and Byron from opening the pathways. But Hel is determined to help Byron fulfill his destiny and when Hel makes up her mind, she is determined to complete the mission no matter the cost.

If you enjoy laughing like crazy, crying in pain and yelling at your favorite characters....then you Need this book! It is a fantastic wrap up to the series....plus we get such a cute ending....and very very new beginning!

Spin off series.

Best if read in order.

Since I don't normally write reviews unless I have something specific to say, here's the break down of how I rate my books...

1 star... This book was bad, so bad I may have given up and skipped to the end. I will avoid this author like the plague in the future.

2 stars... This book was not very good, and I won't be reading any more from the author.

3 stars... This book was ok, but I won't go out of my way to read more, But if I find another book by the author for under a dollar I'd pick it up.

4 stars... I really enjoyed this book and will definitely be on the look out to pick up more from the series/author.

5 stars... I loved this book! It has earned a permanent home in my collection and I'll be picking up the rest of the series and other books from the author ASAP.

More plot and less flipping - and that's ok

This final book focused more on the plot than the house flipping (which was totally fine and made sense). I am part of the camp that I was really satisfied with the bringing together of Pandora's Box: it was more unstable when it was apart. I also felt the reasons explained made sense. I liked the twist with the effects on the familiars and the final show down was pretty satisfying (although apprently magic is also a sexist a-hole and required a man?). I didn't much care for the 20 year jump to the future, I would have preferred 1-5 years; it just felt sobrushed and disconnected. Overall, very entertaining and light hearted series.

I devoured this book. Well, I devoured this entire series and really everything within this brilliant world, but this book right here was my FAVORITE that has been written in this world. SO very much is happening and the world will be forever changed, yet it’s not just serious, serious, serious.. there’s fun little downtime moments, a small look into characters who I cannot wait to read their story and so many laugh out loud moments. Seriously, I can’t tell you how many times I snorted while reading. LOVED every minute of this book and that epilogue was THE BEST. And let me just say, OH BEVAN!!!

If you enjoy HGTV, this series is for you!

This was a great ending to the series, though I hate that it's over already. I enjoyed the characters & their adventure in solving the mysteries. This definitely was not a predictable story, and it held my attention. The progress made in each book was fine, leaving no doubt that it would be a 3 book series, and I liked all the characters in the book. I felt a little anti-climatic at the epilogue, since I wanted more for the RH than was given. I also felt the house in NOLA wasn't the right permanent house, as they never all seemed collectively in awe of it (except for the master bathroom) or seem like they hated to let it go -sort of thing. The first house they flipped in book 1, was the one that they (or maybe it was just Hel) all seemed most attached to, that I would have seen them in as the RH.

Helena, Billie, and the rest of the group are left with only one artefact to find... in the last house. With some luck, the house falls in their hands and now they need to battle the council and Helena's cousin who both wish to restore the magical planes in their favour. With a little bit of help from her brother, and her familiar, Helena needs to take a decision that might change the world as she knew it.

This is the last book in the series, and we see Helena growing from book 1 to book 3. She realises her responsibilities and she's willing to make the sacrifice even though she knows she'll get disowned, but her family might surprise her. The whole series has been a 3 star for me and this book is no different. I felt there was something lacking in terms of narration and of characters building, as many questions were left unanswered or the answers were unclear.

Very fun

This was a lot of fun to read. I enjoy house flipping shows on occasion so picked this up originally for the novelty. I was excited when I realized the trilogy was complete and reread the entire thing in a weekend. It has good fun adventure with real questions about morality and the status quo while still remaining light and fun. I will come back to these books. They have that unique quality about them that will have them added to my reread list.

This series is part of a much larger world and while it 100% can be read on it’s own I highly recommend reading Charlotte and Daisy’s stories first to get a more clear understanding of the world.

Final,installment about Helena and her guys saving the world. Not as good as the earlier books. Better parts were centered around the relationships between the guys and them sorting it out to get along together. This one felt like too much house flipping and not enough action. Good stuff with the familiars and how some witches are assholes. Could have explored this a bit more.

This one focuses more on Byron which is ok. Jake’s secret adds nothing to the overall book. Wanted more of the Sullivan brothers. For some reason the epilogue annoyed me. Maybe because it was 20 years into the future or maybe Life was just always about what Helena wants and not as much about what her mates want.

Great wrap up of the series

I loved the book, the storyline, characters, etc. My only complaint is they get their butts whooped a majority of the book, until they finally win. I hated Pierce with a fiery passion before this book, but by the end no punishment was gonna be enough. In this book Helena gets her hea with her guys, but it comes at a huge price. I loved the epilogue. I really enjoyed the series. The banter between the characters. More steam on this book. No MM, but there is MMFMM.

Book 3: This is my favorite book from the trilogy. It was concise with the other two. Added way more smut. MC is a total girlboss. Had a happily ever after which is my fav. The ending made sense within the world. One negative is that it had where it ends with and I personally dislike that.

Ummm ok

Phantom of the Library had potential, but it didn’t quite hit the mark for me. The spice level was low—maybe a 2 out of 5—and while the concept was interesting, the pacing felt off. Most of the story moved slowly, then suddenly everything sped up right at the end, like the author was trying to wrap it all up in a rush. I really wanted the main character to step into a badass heroine role, but she never fully got there. It felt like I was piecing the map and world together myself, only to be hit with a quick ending that left me feeling a little unsatisfied.

Freaking loved this series.

I really really liked this series - paranormal house flipper - who does that?! It has been such a fun journey. And I absolutely love all the titles in this (and other) series. So fun! Dry humor, house flipping rivals and family time all come to a head in this book. And I loved the epilogue as well. Glad to hear Jenny and Bevans story will come

Good Concept

I love the concept of this series. Piers was definitely a great villain. And the other characters were great as well. But there were many typos and a lot of inconsistency in all of them. This one, I think, had the least, but there were still many. Also, I felt like she tried to wrap it up too quickly at the end. Seems forced. Overall, a good storyline though for the most part.

Did the smut get worse, or did I just realise how bad it is? Aside from that, the author added some interesting new plot points that made this a fun read, and if I ignore the smut, I enjoyed this. I wasnt a fan of how the FMC was on the fence about having kids and then in the epilogue had decided she wanted kids, like I'd rather they keep it ambiguous about if they had kids because it just gives "every women will decide she wants kids eventually" vibes which is gross

Great ending!

Great ending to a super cute series! I am loving this world the Lidiya Foxglove has imagined. Her wit and humor is an added bonus. I am definitely going to have to check out more of her prior books set in this world. And I can’t wait to find out more about the familiars!!

Phantom of the Library is a glorious end to the house flippers.

I was getting overwhelmed by all the names after awhile and had to pause and recollect who was related etc. Maybe I shouldn't do all my reading at night? Very exciting conclusion without really believing this is the end. With all the different magical characters, the story hands together nicely.
