I have purchased five and sold two items of real estate in my life. Of the purchases, three were private and one of the sales was also private. Even the simplest of sales has complexities that the general person would not think of. In two of the private purchases and the private sale I hired a lawyer to cover the legal details and was happy that I did. In each case they provided me a checklist of things to do and of course I followed them. For example, I had no idea that I had to certify that to my knowledge there were no hazardous chemicals or human remains on the property.
While this book is not a replacement for professional assistance it does an excellent job in doing what is the next best thing, it prepares you for the sale. Reading through it is a quick and effective refresher/primer on what you need or should do to sell your property. While unusual surprises may still pop up, all of the standard operations will be anticipated, making them much easier to deal with.
If you think you will be selling an item of real estate in the near future, reading this book is some of the best preparation. As I was reading through it my mind was regularly flashing back to the events of my transactions. The descriptions here are generally how a sale is executed.
