Lucas Darlington is one of the most sought-after and handsome real estate agents in the state, with ambitious plans to turn his late mother’s business, Darlington Realty, into a successful business. After breaking up with reality TV star Nancy Patterson he decides to leave love alone and focus on his business, helped by a suggestion from an old college friend that they become friends with benefits.
Everything in Lucas’s life is going great until he meets gorgeous baker and charity founder Sammy Wicker, and his world is turned on its head. Thoughts of her take over his mind, and he embarks on a quest to know this beautiful independent woman better.
Things seem to be on track for the two until Lucas is hired to sell the building Sammy’s bakery is located in, promising to make his company a lot of money. However, the new owner is kicking out the existing businesses for their own plans and Sammy is furious that Lucas is part of it, breaking up with him and refusing to see him.
Can Lucas find his way back to Sammy’s heart or will their businesses get in the way of their relationship?
Author Avery North is a romance author who is very passionate about writing and prides herself in giving her readers what they want. She writes short, steamy and sweet romance stories which includes alpha males and super vivacious women.
This is the 1st book in the Darlington Brothers Series. I just loved the prequel and can't wait for all the brothers stories. This is Lucas' and Sammy's story. Lucas and his brothers run his late mother's real estate company. He has always been a playboy that is until he meets Sammy. She's a serious business owner and founder of a homeless charity. Their attraction and chemistry is just explosive. Will they get their HEA?

This is the second book I've read by this author and I must say I really enjoyed Lucas story. So far his story was so sincere and heartwarming. I thought the author did a good job at writing his story of going through different woman after such a failing relationship. Then to meet with someone who a caring heart like his mother growing up who was also caring when she would show houses to potential customers. Very good read
A captivating read from beginning to end! An exciting storyline that leaves you breathless wanting more! Sexy steam filled chemistry! Emotionally heartfelt, enjoyable and fun! One heck of a twisted, intense rollercoaster ride! An amazing must read!
Honestly, the beginning of the story when Lucas is sowing his wild oats is terribly cliché, I just wondered who’s giving who some STDs. Towards the middle, when Sammy enters, it turns more romantic, and Lucas realizes he wants to live with one girls only, no more marks on the bedpost. However, I still missed that sizzling feeling between them.

Thai book left me unfulfilled. First he has more information about Nancy and Vanessa than needed. The relationship with Samantha seemed rushed to get to a quick ending. Honestly the relationship with Vanessa wasn’t needed for the book. How did he not know about Nancy cheating if she had a popular reality show? The selling of the building that Samantha’s bakery was located was just too convenient for them to break up. The building was going to be sold regardless. Also, with her charity why wouldn’t they turn the lodge into the central place for the nonprofit as an in between home for struggling families or youth? Again my OCD got the best of me and I finished it. Not sure if I’ll read the rest of the series.
This book was chaotic, poorly written, and had god-awful main characters. They went on three dates and were already dropping “L” bombs, with absolutely zero character development or detail, so it left me wondering why I was being told they are so in love. *eye roll*
The writing was all over the place and it was hard to follow along because scenes weren’t expanded upon and they jumped around. Not sure why Nancy or the friend with benefits (can’t even remember her name because she was pointless to the story) were both included in the story. It was really pointless and weird.
The only plus was that it’s super short, so I finished in a few hours. Negative - I’ll never get those hours back. Won’t be reading anything else from this author. It was just really, really bad.
So I don’t remember what attracted me to this book from the one click on Facebook, but it was kinda all over the place. Why was Nancy’s POV so important? Why use Vanessa unless she was going to e back later to cause trouble?? Hit and miss and I don’t think I could take reading the next book.
The language was a little... old-fashioned and felt odd. (If I never read the words "his throbbing member" or "her privates" again in this life, I'd count myself lucky.)
I greatly dislike books where the main female character (MFC) is angry with the main male character (MMC) over something he actually didn't do. In this case, Lucas is a commercial real estate agent and he is commissioned to sell a property. The woman he's seeing, Sammy, has a business located within the building, and if the building sells, she will have to move.
Guess what? The building sells and the people who buy it want to gut the main floor and turn it into a gym. Sammy gets mad at Lucas for acting as the seller's agent and blames him for losing her bakery.
What?!
Yeah...She's not mad at the man who owns the building, who told her beforehand that he was selling the building. She's mad at his real estate agent. Even though, had Lucas not acted as the seller's agent, someone else would have and she'd still be in the same boat.
GTFOH.
I didn't like Lucas or Sammy.
I feel like this author wasted time and space going into unnecessary details. I don't think we needed the details of Lucas' relationship with Nancy. I don't know if we needed to know many details about his friends-with-benefits situation with Vanessa (who just kinda fades away when Lucas sets his sights on Sammy). I don't think we needed the details about Desmond's life situation and why he was selling the building. None of those details were really important to the story and they could have been addressed by a few sentences here and there, not entire chapters.
I won't get into all of the typos, misused words, and oddly structured sentences. (Just know that they're there.) I don't have a very good feeling about the rest of the Darlington brothers... but I'll give the next book a shot.

So it took me a while to write this review after reading this book. Lucas is the first book in the Darlington Brothers series. I had read the prequel, Beginning, first and really loved it even though it also broke my heart. Lucas is the oldest of the Darlington boys and after his mother Patricia dies suddenly he is determined to make the real estate firm she started from nothing into the most successful firm around. Lucas is a player with the ladies as he works hard and tries to forget about his past. That is until he meets Sammy and falls hard. Sammy is a young woman who owns a bakery and does not want anything to do with men. But when she meets the dashing Lucas Darlington sparks fly between them. But those sparks could be quickly burned to a crisp as she is being forced to sell the bakery and he has a secret, he is the agent doing it.
I found this book to be a mix for me. I was not really into the whole first part of the book which dealt with Lucas and various women. Then there was the fact that he kept it a secret from Sammy that he was the real estate agent. The way she found out was a huge betrayal. If I had been her I would have beat him senseless with a huge wooden spoon and then dumped him into a vat of something sticky. When Lucas and Sammy do meet I liked the journey they took in their relationship. I still irked me though that Lucas had still not completely closed the door on his player ways and Sammy saw that. In the end I think this book is okay but just not what I was expecting from Avery North and the series. But I am still going to read the other five brothers stories to see what they all get up to.
I received a copy of this book for my honest review. My opinions are all my own.
Avery North has written a 5-star book. Lucas is the owner along with his brothers of the real estate company their mother started and he is going to a charity event for Streetwise-No-More. This is where he meets Sammy and he finds he wants to know more about her. They start seeing one another until Sammy hears from her friend Lisa about a girl he dated and broke her heart. She gets a call from Lucas and she tells him she can't see him anymore. He wants to know why but she hangs up on him. Lucas gets her to go with him for a cup of coffee so he can explain and after he tells her the full story, they get back together. Everything is fine until the building her bakery is in goes up for sale. Lucas is the selling agent and he did not tell her he was selling the building, now she is mad at him and breaks things off again. Sammy's friend Lisa asks her "why she is mad at Lucas?" Lisa tells her that he was just doing his job and if it was not him then it would have been someone else selling the building. Sammy gets a call from another real estate agent asking her to meet him at a property so she can look at it for her bakery. When she gets there Lucas is there and all her stuff inside. She asks "why he is doing all this for her?" He tells her that he has his reasons. She tells him that it is too much and she has to think about things. Will things work out between Sammy and Lucas? This was a wonderful book and I would recommend this book to anyone.

This is book one of the Darlington Brothers series. Each book of the series follows a different brother. Lucas is about the oldest Darlington brother. Each has a hand in Darlington Realty. This company is the framework for the characters and drives the story. Lucas had decided after a bad romance that he wouldn't have any commitments with any woman.
His life doesn't start until he meets Sammy and he falls hard. He does everything he can think of to sweet her off her feet. Knowing Lucas's reputation she keeps it moving slowly.
Problems concerning business comes between them and Sammy pushes Lucas away. When they are together they run hot. Sammy is perfect for Lucas. She does not let him put her into a box and treat the way he treated other women. She stands up for what she wants. Her history has made her strong. She is torn though because she does love him. Lucas falling head over heels with Sammy was a true challenge for him. His frustration was humorous for me, but definitely not him.
The one critique I have is that I wanted to see more interaction between the brothers. We only met Jason but no others. Their relationship is was a good one but they came across more as friends rather than brothers.
Lucas was a quick read that stands on its own. There was no cliffhanger (Yeah!) and it ends on a happily ever after. The ending was perfect for Lucas's and Sammy's story.
This is book one of the Darlington Brothers series. There are six brothers, Lucas, Jason, Logan, Tristan, Tyler, and Joey. I really enjoyed this book. It has an interesting storyline. Lucas is a player; he’s definitely had his share of meaningless hookups and Sammy has some moments where she is highly irrational.
Lucas use to help his mom show houses when he was a kid and decides he wants to work with his mom. When she passes away suddenly, he decides that he’s going to make Darlington Reality number in sales. Lucas ends up breaking up with his longtime girlfriend because she cheated on him. No big loss, the girl is really immature and self-absorbed. He decides to focus on work and ends up entering into a friend with benefits deal with a college friend. He knows he’s eventually going to want something more and the friend he’s hooking up with isn’t what he wants. He eventually meets Sammy and boom he knows this one is different. He’s never had to chase after a woman Sammy doesn’t just fall right into his bed. They start falling for each other and building a relationship, but Sammy dumps him when she finds out he’s been hired to sell the building her bakery is in. She blames Lucas even though it’s not his choice to sell and the building is going to sell no matter who the agent is. Can Sammy overcome her anger and see the truth? Will she give Lucas another chance?

🔥🔥ONE COMBUSTIBLE TREAT🔥🔥 Thrilling! Avery tossed out every stubborn contention, vexing encounter and explosive feels, hooking you from the start and reeling you in for the duration, blasting this baby to life flawlessly. Satisfaction is an understatement, this baby comes packing a punch that's sure to please, putting our characters through their paces, catapulting this baby to staggering heights. Disadvantages are heightened and exploited, baring all the hard facts, deals and fiascos, igniting a fierce determination with such intensity and vigor, wrapping this baby up sleek, shiny and tight. Twixt, twined and tightly woven, imparting the soaring ups and agonizing downs, grounding in it's simplicity and awe-inspiring in it's depth, drawing our characters closer than they could have ever anticipated. The attraction and chemistry collides with such ardor, exposing deep emotions, binding them to one another beautifully. The characters, interactions and charged atmosphere along with relatable qualities and individual traits add diversity, transforming into formidable personalities. The scenes are abundantly descriptive with colorful details that blend and flow, creating a majestic backdrop that's so rich and lively it feels as though you can just reach out and touch it. Remarkable job Avery, thanks for sharing this little jewel with us.
Lucas is a 5 star plus must read! Let me tell you girl, Lucas Darlington is H.O.T. He was dating a reality show star, but they split. So he is in a "friends with benefits deal." Or...as I like to call it, "Relief therapy." So he is basically unattached, per say. But then he meets Sammy Wick, and he feels chemistry and want. So, he decides to work toward getting to know her and see where it goes. Now normally, no problem, but not so much now. See, Lucas is a real estate agent in his mother's real estate firm, Darlington Agency. He has been tasked with the assignment to sell a specific building. Not an issue right? Actually how do you say, big issue. Whoopsie doesn't quite get it done when it happens to be in the building that the woman you want a relationship with has her bakery. Well, technically he is trying to build up his mother's agency, but I don't think that will fly as a good enough excuse for Sammie. So seems Lucas has quite a conundrum, help his mom, figure a way to help Sammie or jump off a bridge. Okay the last option was a little dramatic. But, Lucas needs to come up with a solution before he hurts his mom or Sammie or both. Boy, am I glad I'm not in his shoes. Wonder what he'll do? I know because I read the book. I don't do spoilers so you'll need to read the book. If you want to read a book you can't put down, you have to pick it up first.
This is a story about the oldest son of Patricia Darlington, Lucas, who followed his mother into the real estate business. Who along with this brothers grow the business in the number one real state company in the state. Lucas a playboy until he met Nancy, who was in her own reality show, fell in love with he, but caught her cheating on him and told her goodbye. It's also about Sammy Wicke, who owns a bakery and is doing very well, but her heart is in running a charity for the homeless. Since she knows something about it as a child and has vowed to not let another chicks go through what she went through. Sammy met Lucas at one of her fundraiser and was excited that he gave a large amount of money, but wondered what he wanted for that money from her. But Lucas fines Sammy to be a very beautiful woman and can't get her out if his mind. From that moment on Sammy and Lucas have been together, but then the unthinkable happened the building that housed Sammy bakery was sold by Lucas and the buyer promised the renters can stay, but after the papers are sign the buyers change his mind. Will this be the end of Sammy and Lucas relationship. I am volunteering to leave a review for a ARC of this book.
Lucas had worked hard to become a Real Estate Agent because his mother was one of the best and he had worked with her and his brothers since they were young and their father divorced her for his younger secretary. Their mom had to start the business so that she could survive even though their father supported them but he didn't see them, but their mother taught them all that they should do and how to become successful. Lucas decided that he was going to make Darlington Real Estate Agency #1 and he has done that with his brothers. One night he went to a charity event and met Samantha aka Sammy who was an owner of a bakery Sammy's Sweets and he fell hard for her and she was everything he was looking for in a woman and he thought about her all the time and he asked her out she went and he took her on his company plane and she was very impressed but her friend told her what he did to her friend and she dumped him but he would not let her get away without an explanation. Something else happens and she takes it out on Lucas and he is frustrated. I enjoyed the storyline and the characters were very interesting. Romance, love, and a little suspense. i read this book as part of an arc program. This is the first book in the Darlington Brothers series. In this book, Lucas is a wealthy real estate agent who is also a playboy. When he was dating a reality star, he got used to being in the limelight, but he ended things when he found out she was cheating. Now Lucas vowed to never get attached again. Lucas was asked to attend a local charity event hosted by Sammy, a young woman who runs the charity and also owns a bakery. Lucas agreed to go and when he met Sammy, he was instantly attracted to her, but she at first turned him down. Lucas went to the bakery in hopes of talking to Sammy and eventually she agreed to go to dinner with him. Sammy liked Lucas, but she was scared of getting hurt. they began a relationship, but soon Lucas was hired to sell the building her bakery was located in and she was going to be left without a business. I really liked this book. I liked Lucas. I don't think he was as heartless as people thought he was. I think Sammy was a little stubborn and thought Lucas should have not sold the building. I think Lucas changed when he met Sammy and i think he really fell in love with her. I liked that Sammy was hard working and tried to give back. Good one and i look forward to reading more.
Heart or head? Hold on tight folks, Avery North is taking us on another wild ride! This book is about Lucas and Sammy, and the first in the series about the Darlington brothers (apart from the prequel). He’s the eldest son, and is deeply invested in the success of the family’s real estate business. He’s really ambitious and very focused on his work. After breaking up with his ex-girlfriend Nancy, he swears off relationships for a bit… until he meets Sammy. She’s a baker and runs a charity. She’s the total opposite of his ex. And unfortunately, her business is located in a building he’s been asked to sell. Not the best way to start something, if anything… They share a mutual attraction and their chemistry is sizzling-hot. But will that be enough? The couple understandably endure some ups and downs, and it seems like they just can’t catch a break. Lucas needs to choose carefully between listening to and following his heart or his head. What will he decide? I give this book four and a half heart-felt stars! Without revealing any spoilers I will say that this book is about a jaded Real Estate Agent and his journey towards finding the love of his life Sammy. The book primarily focuses on Lucas’s journey in life. The following books in this series promise to follow the lives of his brothers in the Darlington family.
In my opinion, I didn’t enjoy how the writing style didn’t seem to easily transition through scenes. I know this book is short in length; however I was disappointed that there wasn’t more details and scenes between the two main characters. Lucas and Sammy’s relationship didn’t feel genuine in my opinion because it was so rushed. Usually, I love my romantic leads to build a strong relationship, full of chemistry; whereas this book features Lucas in steamy encounters with other women.
Overall this book had a great premise. I particularly enjoyed the realistic background story and details of his Real Estate life. This book was a quick read with no cliffhanger and a HEA!
The first couple of chapters is all about Lucas and his sexual escapades and relationships with Jennifer, Nancy and Vanessa. I don't know why this was relevant as when he meets Sammy and a woman comes up, its not any of these women, but he does need to break up with Vanessa when he gets serious about Sammy. When Lucas meet Sammy at her charity event they feel an attraction, but Sammy does not want to get hurt again. They finally spend some time together and start seeing each other but their relationship comes to an abrupt end, when Lucas fails to tell her he is the agent to sell the building Sammy's business is in but let her find out when she sees his name on the for sale signs.
I felt the relationship did not have much depth and while there was some chemistry, it did not lead me to believe it would last forever. I would have liked to have seen some more interaction between Sammy and Lucas rather than the chapters about his prior relationships.

This is the first book in the Darlington Brothers Series and this is Lucas' and Samanta's story. Having read the Prequel I was even more excited to read book 1 and it didn’t let down. Lucas and his brothers run his late mother's real estate company. He has always been a playboy but has sworn off love... that is until he meets Samantha. She's a serious business owner and founder of a homeless charity. Their attraction and chemistry are over the top but things get a little explosive when their careers clash. The one who was saved young, and the one who had to fight to find love.
**Presented with an ARC by the author via BookSprout in exchange for an honest review.**
In the second installment of the Darlington Brothers series by Avery North, we get to see Lucas—how he started with real estate and how he started with women. The open door love scenes add steam and heat to this vibrant story and its well-rounded relatable characters.
It’s fascinating to see Lucas go from swearing off serious relationships to finding the one person who speaks to his heart. Sammie shows him a part of herself and the world that few others ever see.
The juxtaposition of their life experiences makes them the perfect match, and brings to life a part of Lucas he didn’t know he was missing.
Those who have read Avery North books in the past will recognize the brilliance of her work here as well. Those who are fans of Audrey Knight and LA Pepper, but are newcomers to her work will find appreciation in her style of writing and depth of character. Truly an enjoyable experience!
Lucas and his brother are running the family real estate business and doing extremely well. Lucas is a playboy and never really sticks with one woman long. He meets Sammy when she is sending out invites for a charity she runs. Sparks fly between them when they meet but Sammy turns him down when he asks for a date. Lucas ends up coming to her bakery to see her and she finally agrees to go out with him. Everything is going smoothly between them until she hears something that has her pushing him away. When he finally gets a chance to explain she listens but Sammy got news that the building her bakery is in is being sold. Lucas doesn't tell her but he is the agent working the sale. Will this end them for good? Can he get her to listen to him again?
This is a great story once I started it I couldn't put it down. The chemistry between them is blazing hot. This is a well written and very entertaining story. I would recommend this book to any book lover.

This is book 1, other than the prequel, in this series. It introduces the oldest son, out of 5 boys. This story is a fantastic start to a great series!! This book is a real page turner. It is a great introduction to Lucas, and helps in leading the way to the other brothers books. I highly recommend this read!!
Lucas, is a handsome real estate agent, running his family’s company. He is extremely ambitious, when it comes to his job, and he’s a real ladies man!! After breaking up with his reality star girlfriend, Nancy, Lucas decides to put love on hold. Until he meets, Sammy, who’s a baker. The more time he spends with her, the more smitten he becomes. Unfortunately it is at this point where Lucas is hired to sell the building, where Sammy’s bakery is located. Will Lucas choose his feelings for Sammy or his duty to his company??
The oldest Darlington brother (Lucas) has everything he could want. Or does he? He has money, power and more women than he knows what to do with. He is cold and disrespectful when it is time to move on from these women. And he doesn't care how they feel at the time. Enter Sammy! Lucas meets her at a charity event that he attends. She is the founder and administrator of that charity for street kids, of which she was one earlier in her life. He donates a bunch of money to the charity. Now he has an excuse to visit the bakery that she owns to get to know her better. For all the pushing away he did of women he can't get Sammy out of his head. Now he has to convince her that he is not the kind of guy his reputation clearly says he is. I love how Avery North starts off this new series of the Darlington Brothers. Ms. North will take us on a ride into each one of the six brothers lives, and i can't wait!

Lucas took over the Real Estate office from his Mom Patricia. He was a natural even though he took the real estate class he really didn’t need it. Lucas ran his business like a professional but his personal like was anything but perfect. He hadn’t been or wanted to be in a relationship since his girlfriend had died. Lucas meets Sammy at their charity event and is automatically enamored with her. He got her to go out with him to get to know more about her business and charity. They end going on more dates and they fall fast and hard for each other. Lucas was chosen as the realtor to sell the building her backers was in and didn’t tell her. When she found out she broke it off with him. To make up for it as this was when he realized he was in love with her to buy her a building and set up her store with the items she had put in storage once the old building she was in sold. I rally enjoyed watching Lucas realize he wasn’t the player he thought he was he just hadn’t met his match which Sammy turnt to be just that.

What can I say about this book by Avery North other than thank you it is fantastic, full length, no cliffhanger and awesome. Be prepared to be spellbound by Lucas as Ms. North weaves her magic in this book. From the first page to the last there is not a dull moment ! I could not put it down, it is the best book I have read in a long time. Lucas Darlington is the oldest of the six Darlington men and determined to make Darlington Realty into the number one realty company in town. I cannot wait to read the next Jason, also a realtor at Darlington Realty, but also a singer and guitarist in a rock and roll band.

I am really loving this series of books by this author and I can`t wait for the next one to come out. They all tell a different story, but it sort of goes back to what there Mum did for them all. i`m yet to see there Father come back into there lives. The characters really work very well together and I have a great connection with them. So far I haven`t found any spelling mistakes or any holes in the plot of these books. They are being released at different times as well and give you plenty of time to enjoy other books as well as this series. This author is a great writer and I have read a few of her books now. I really recommend this series of books but you have to be over the age of 18+

Lucas by Avery North is the first book in the Darlington Brothers series…and it’s a FABULOUS story!!! It follows Lucas and Sammy. Lucas and his brothers built a real estate business, in honor of their mother’s dream. She owns a bakery that she created on her own, though her life was full of struggles. They meet and are immediately smitten!! But, when business conflicts with love….how can it be resolved…and at what cost???
I LOVED this story!!! What a great start to, what is sure to be, a PHENOMENAL series!!! I can’t wait for the other brothers’ stories!

I really enjoyed reading Lucas: Darlington Brothers Series Book 1 by Avery North because it was such a great book about Lucas and Sammy. Lucas was a real estate agent and a player and he loved having women around for flings and nothing else. But when he met Sammy, he realized he was missing out on something more. Sammy was nervous to start something with him. She heard all about his reputation. They had a very steamy relationship and each was falling for the other. She worked at a bakery and it seemed that it was on a the chopping block to be sold. I wondered if they would stay together after all they had been through. I really enjoyed this book and I highly recommend reading it.
