Good introduction to (the cult of) real estate. (Seriously though, it's still pretty amazing to me how investing in real estate can be profitable, but once you 'know' how to to set it up the numbers do seem to work out if you go about it the right way.) Author breaks things down for people interested in investing at all different levels.

I would have appreciated if the author had done a better job of presenting a few of the more technical points like the various metrics introduced. I think he was trying to explain everything with words but for some concepts, a clear formula with a quick example can work better.

Also, I read the kindle version and it might be better to get the physical version in order to take advantage of all of the tables and examples.

Very simple and easy to follow. Perfect for anyone that wants to dabble in real estate but doesn't know where to start.

Really great overview of every real estate concept. The book isn't thorough in most topics but touches base on everything - great for beginners.

A must read book

This is exactly what I needed as I have zero real estate background.

This book was even more generic and less helpful than the last one I read on the subject. Don't waste your time.

It's fine, much better than the Bigger Pockets ones I previously reviewed. He should take into account inflation in his examples. Some quotes:

"In the United States alone, median housing prices have grown around 3.5 percent every year while equities have performed significantly better.

Real estate investors have three advantages at their disposal: accessible leverage, rental income, and control over the investment.

Large enclosed shopping centers, also known as shopping malls, make their retail properties more attractive by, among other things, “anchoring” them with a well-known department store, such as Nordstrom or Target.

In 2014, eighty-two cents of every dollar of profit earned by McDonald’s came from rent paid by the franchisees

The average investor looking at flipping a home will see an average of seventy-five to one hundred houses before making a decision to purchase.

In 2018, the state vacancy rate for Alabama was 13.1 percent, a very high number. In California in that same year, the vacancy rate was just 4.5 percent.

Great Introduction

This was a great introduction to the world of real estate investing. The methods provided were easy to comprehend. Overall great book for beginners!

This is one of the QuickStart guides about real estate investing. It covers the whole plethora of what you need to do from the time you think about investing to managing. It talks about the different types of real estate investments, how to do market analyses, where to find properties, how to build a team, finance investments ongoing management, land lording issues, 1031 exchanges and selling property, as well as commercial and larger residential real estate including crowdfunding opportunities.

This was a great book and, in my opinion, better than the Rental Property Investing QuickStart Guide. It covered a lot of stuff in a short book but did a much better job of explaining things in depth in specific areas. It gives a great overview and lots of information to someone still starting out and to those who have been investing. Many things I wish I had known a long time earlier. He explains yield, IRR and other analytic methods which he didn’t in the other book. The author has, also, given some spreadsheets and online tools one can use and great list of resources at the end of the book. Like his other book, this book lacked in telling you how to do some of the stuff. For example, he talks about building a team – how do you do that? How do you manage properties in different markets and build teams where you are not even present? Some of this stuff is easier said than done. His examples were also very helpful and there is a lot of information for real estate investors, much of which I wish I had known 20 years ago. Overall, this is a fabulous book, and I highly recommend this book to anyone interested in newly investing in real estate or in expanding their portfolio.
