This was a sweet coming of age friends to lovers story that definitely gave me all the feels. I loved this story so much the writing is excellent the characters are so likable and endearing this was a perfect swoon worthy feel good read and one I highly recommend. I can’t wait to read more from this series!

And, this quick novella just shows how two best friends can really find their HEA with someone they’ve known since they were kids. It’s a special little love story with two inexperienced seniors in high school that grows sweet and passionate!
Oh boy i loved this sweet friends to lovers story told by both sides by Ruby and Holden. This is completely different to any other book ive read by Ms Lorraine but i think its refreshing that it is. Ruby and Holden are polar opposites. Ruby is shy and very much not part of the in crowd. Whereas Holden is a jock that everyone likes. As neighbours/friends it turns into something more. I genuinely loved this book. It was a cracking read
What a great, short read. The storyline was sweet and entertaining, with a really small dash of drama. Loved the characters. Best friends turn into lovers. They are adorable together and have great chemistry. Overall a really enjoyable read.

Holden and Ruby have grown up together, they live next door to one another. Ruby doesn't want to ruin their friendship but she knows she has feelings for Holden. Holden has feelings for Ruby he is taking someone else to their prom in hope that she'll let him know how she feels. Holden always goes to Ruby's house to get away from the chaos of his own, he'll sleep on her couch when his siblings are up at all hours of the night. Holden gets offered a full ride to the college he chooses Ruby gets in but she knows her mom can't afford it. Ruby's been working extra hours to save up but she'll need to defer a year to save enough money. When Ruby hangs out with her best friend Meg after school she suggests that Ruby just kiss Holden already. Meg's brings over some beer from her father's hidden stash, when she gets a phone call from her father she has to head home. Meg leaves the beer with Ruby and tells her to enjoy herself. Meg sends a message to Holden telling him that Ruby's having a meltdown, so he heads over to her house. When Holden gets to Ruby's he finds her outside sunbathing. When she tries to cover up he tells her not to she doesn't need to hid from anyone. Remembering what Meg told Ruby she leans in to kiss Holden, he deeps the kiss. When they break apart Ruby tells Holden he needs to leave. Ruby runs to her room then gets in her shower, she can't believe she kissed Holden. She doesn't want to loose their friendship, she cries in the shower. When she gets out she finds Holden sitting on her bed. He asks her why she ran and she tells him that was a mistake. After Holden leaves, Ruby climbs into bed and falls asleep. The next day Ruby tries to act like everything is normal but she can't. Ruby notices that Holden looks tired with bags under his eyes. Ruby decides to walk home from school that night. Then next night when Ruby notices the lights on in Holden's house she messages him to come over and gets some sleep. When he tries to get comfortable on her couch she tells him to climb in bed with her. When she wakes the next morning Holden has his arm around her and on hand over her breast with himself pressed against her back. Ruby tries to get out of his hold but can't so she tires to wake him. Holden doesn't wake up right away, she can tells he's exhausted. Ruby tells him they have ten more minutes they can sleep. Holden tells Ruby he's can't not move and then tells her to turn over. When she doesn't move he tells her he'll flip her over, then he does. He tells her he wanted her to kiss him, it was everything to him. They begin kisses then the alarm goes off, he tells her he wants to stay in her bed all day with her but they can't. They try to make plans for later in the day but they both have something to do. Holden gets up and goes to his house to get ready while Ruby gets herself ready. They make plans for the weekend, as they he drives them to school. Later that night Holden goes to his party but he's not feeling it, so he leaves he tells everyone he has better things to do. Holden heads to Ruby's and heads up to her bedroom. He climbs in bed with her then pleasures her, then she pleasures him. When Ruby wakes the next day she is wrapped up in Holden but then she realizes that its their prom and Holden is going with someone else. Holden asks her if she trust him and she tells him of course she does. Ruby heads to Meg's house to get ready for prom, when they are getting pictures taken a limo pulls up. Ruby asks Meg who's in the limo but she tells her to wait and see. Holden steps out of the limo, he asks her if she'll go to prom with him. She tells him yes and they get in the limo. Holden tells him he has something for her, first he hands her her corsage inside. Then he hands her another box when she opens it inside is a bracelet to match her mother's earrings. She tells him she can't believe he did all this for her, he tells her he'd do anything for her. When they enter their prom arm in arm every head turns to look at them. The night passes by and when everyone starts leaving Holden asks Ruby if she's ready to go. He takes her to the elevator and they hit the top floor. Holden has a room for them for the night. He strips off her clothes, then pleasures her, he takes his clothes off then pleasures him. They make love, Ruby finds out that it was both of their first time. Holden tells her he loves her and Ruby tells him she loves him. Holden tells Ruby he already deferred a year to help her save up for college. He doesn't want to leave for college without her, he tells her they'll be doing the next parts of their lives together. Fourteen months later, they moved to Chicago and get an apartment together, Holden makes them dinner. Ruby is getting everything unpacked and cleaned up. When Holden tells Ruby dinner is ready he tells her to sit down. Ruby asks him what wrong, Holden goes down on one knee and asks her to marry him and she says yes. Holden carries Ruby into their bedroom proving to her why waiting a year to do this together was the best choice they could make.

They were written in the stars This book is about Ruby and Holden. They have been best friends for years. They’re just about to graduate from high school. She thinks he sees her as just one of the guys, and desperately wants more. He too is in love with his best friend, but has no idea what to do about it. Will they risk losing their amazing friendship to make a move – one they’re not even sure will be welcomed? There are a lot of the typical teenage feelings and dramas. But they weren’t over the top, so they added an enjoyable layer to the story. The main characters were very likeable, and had some close friends and family – as well as ones that were volatile and not conducive to a happy home. And most importantly, Ruby and Holden were there for each other. It was sweet, funny, steamy and sensual. Their firsts together were beautiful, making me smile big, and warmed my heart. I was a bit disappointed the story ended so soon. I would have been happy to keep reading about them. The decisions and sacrifices he made were incredibly sweet. Her appreciation for them was also a testament to their feelings and true sense of belonging. I give this book four and a half destined stars. I really loved this story. It was entertaining and enjoyable while including some of the pitfalls of young love. The characters were easy to relate to and likable. We all deserve to have a wonderful mom like Wendy. She was great with supporting her daughter Ruby and the boundaries that they discussed. Wendy was also sympathetic and understanding of the unique issues that Holden was dealing with and offered him a place to escape. Ruby and Holden had been best friends forever. Somewhere along the way, their feelings for each other had grown into more but neither of them believed the other felt the same way. Ruby and Holden were almost polar opposites. Ruby was shy and didn't want to be the center of attention. Holden played football and was one of the popular kids. When they were alone, they were totally comfortable with each other. As they began dealing with graduating and heading off to college, their feelings started to come into play more. Ruby's friend Meg tries to help Ruby and Holden figure out their feelings and drama ensues. I loved how everything worked out. I loved their happy ever after although I would have liked another epilogue further out. I recommend reading this book.

Oh, I have missed Tracy Lorraine’s books. I had to give them up as her writing had become quite dark and was all about hate sex. This, however, is back to the kind of writing that I fell in love with of hers and the reason I’d read every one of her books up until recently. I wasn’t sure about reading a book from this series at first as I thought I would need to have read the other Cherry Falls books; however, you don’t. This is a completely stand-alone book just set in Cherry Falls. The relationship between Ruby and Hudson is both sweet and sizzling. They have both loved each other for so long, but their friendship means the world to them, so neither of them wants to make the first move and risk destroying what they already have. Their chemistry literally bounces off the pages, and I had a tear in my eye on a few occasions throughout their story. I had intended just to start this book last night, but once I was in, I couldn’t put it down and stayed up way past my bedtime to devour and finish it. A solid five star read, and I really hope in the future Tracy goes back to writing some of these move calming and feel-good stories.

The fantasies running through their heads are sweet and feel so real. When they realize that the end of the school year is right around the corner, they need to voice their deep feelings before it's too late. The discovery that their friendship is so much more is the best part of the book. They have a special kind of love; it's a fated love, written in the stars. This story made my heart soar!

810 Destiny Dr. by Tracy Lorraine is part of the multi-author Cherry Falls Romance series. This is a young adult/high school story about Ruby and Holden. These two have been best friends since forever, but they have also been in love with each other for years. The issue is that neither of them have ever confessed their feelings or crossed that line as they do not want to lose what they already have. Ruby is a shy and quiet young woman while Holden is outgoing and comfortable being with other groups of people, so the opposites of each other. They are in their senior year and getting ready graduate and then move on to college and their lives. But before they do there are some feelings that need to be dealt with and others are willing to help, and push, them to doing it. These two are just too perfect to not be a couple and have the HEA we know that is meant for them.

Oh. My. Goodness! This was just the sweetest friends-to-lovers story that I have a cavity! It's the perfect addition to the Cherry Falls series. Ruby and Holden are couples goals and are so adorable together that they leave you with a happy heart. Ruby is a nerdy, shy girl who is best friends with the popular, musically talented jock. Why would her best friend want her more than any other girl at school? Also, why risk a loving relationship if that leads to them not being friends anymore? Time is running out, and Ruby's best girlfriend sees what the best friends can't see. Her friend, Meg, sets up a situation that not only opens up Ruby's eyes, heart, and self-doubt but lights a fire in to-scared-to-try Holden. This book is the dream I always wished for in high school. Another easily attainable 5-star book from Tracy Lorraine!
Ruby and Holden have been the best of friends for a really long time. They are neighbors and in a lot of ways they are each others protectors and confidantes. They also really care about one another, are attracted to one another and they both want to be more than friends. They both fear the impeding separation that graduating from high school and not both going to college at the same time will have on them. But they have not really talked honestly with one another about what they really want from one another as the story starts. Kudos to her friend Megan who keeps trying to nudge them in the right direction. They have a great foundation in their friendship. Will they stop hesitating so they can have more?

In this book we meet Ruby and Holden. Ruby knows Holden is the guy every girl wants she is just happy that she has him as her friend even if she believes that is all they can have. Holden has wanted his best friend for as long as he can remember. He is sure though even with his talents he could never have the one woman he wants more than anything. When he learns he is getting a scholarship to his college of choice he is stoked. Especially when he finds out that Ruby made it in to. Ruby knows though she can't go to the college because she doesn't have the money. Can these two find a HEA or will space and distance be the end of them?
Amazing short story. These two will have you hooked from the first word to the very end. I would highly recommend it to anyone and everyone.
Most of the time I’m not one to pick up novellas, but I have a select few authors who I’ll make an exception for. Tracy is absolutely one of those authors.
Holden and Ruby have been next door neighbours and best friends for most of their lives. Drawing closer to the end of high school prompts a lot of future changes neither are quite ready for. At the top of that list? The obvious and undeniable love and attraction shared between the two. Well, obvious to the reader but apparently, not to them.
810 Destiny Drive is a friends-to-lovers, high school romance. Where this lacked in length, it made up in abundance of sweet and swoon worthy material. If you’re after a quick, easy and quite frankly, adorable read, then this is for you. The perfect novella to give you a reading breather and leave you with a smile.

Ruby and Holden are both seniors in high school. They are neighbors and best friends. They both have feelings for each other but don't realize it. Holden has a rough home life and spends a lot of time at Ruby's house. Ruby's father left them so she and her mom are struggling to make ends meet as well.
Will they get together before it's too late? Will their getting together ruin their friendship? I loved both of these characters, and wouldn't mind seeing more of them in the future. They both had a lot to go through to get to where they end up.
This has been one of my favorite Cherry Fall's romances so far because it wasn't an insta love story.
This book makes you swoon!! This is such a different vibe from Tracy's normal but I loved it!
This book was definitely a sweeter romance than the typical and brings out all the feels. This best friend to lovers romance is sweet, endearing, and heart warming. Its not too long but has just the right amount of drama and steaminess. Ruby is sweet and a not one on the in crowd, but not an outcast either. She is definitely the shy type. Holton is the star of high school, the mister popular. However, what you don't expect all the time is how sweet he is. Ruby and Holton have their own connection and have had it for years with them being neighbors. I definitely love their easy friend ship.

A sweet and sexy friends to lovers from one of my favorite authors... Hell, yeah! Holden and Ruby's love story is set in Chery Falls, a small town. They have known and been friends with each other since they were children then their feelings developed. The story has a little of angsty feeling from Holden's family but mostly it is sweet and when they finally become a couple, it turns to be sweet and steamy. I also like that Holden and Ruby act like a real teenagers. Both their stupid actions and their confusions are understandable. Lately, Lorraine have created a lot of young-adult dark and bully romance stories so when she switches it back to write something lighter, I feel like it is refreshing!
I should admit that I've only read a handful of these books in this series, not in any order. I didn't finish a couple so decided to pass on the rest of them. But then one of my favorite authors announced she wrote in this series and I had to read it. I loved it! TL knows how to write short stories, making them feel believable. The storyline was great with worthy characters. I only wish it was longer, as usual with her short stories. This was a sweet and steamy romance between two kids who have grown up together and finally admit their deeper attraction for one another. I'll go back and read more of the books since they are in the Kindle Unlimited program. I probably gave up too soon.
I loved this short but sweet book! Holden and Ruby are the sweetest couple that you can’t help but love. Ruby has been in love with Holden for as long as she can remember but is terrified that she will ruin her friendship with Holden if she tries something and he doesn’t feel the same. Holden feels the same way as Ruby and needs to find a way to show her how he feels.
As much as I can’t wait to pack my bags and move into a dorm which hopefully will be somewhat quieter, there’s another part of me that’s dreading it. The part which doesn’t want to leave the girl who’s buried so deep in my heart that I’ve got no idea how I’m going to live without her.

This a nice coming of age book between best friends and neighbours Ruby and Holden. They are nearing the end of their high school journey and are about to embark on the next chapter of their lives. They both care for each other and are attracted to each other but they wont act on it as they are afraid they will mess everything up. Rubys friend actually kick starts the ball rolling and when they realise it is going to be ok there is no stopping them. There is a little bit of tension and angst as the story progresses but in the end it is all good. I really enjoyed reading this one. I liked the sweet and innocence of it it was refreshing and it reminds you of own childhood and your first crush . Overall it was a nice afternoons read.
I thought that this was an awesome book! I loved Ruby and Holden together. These two have been friends for years and both have been love with each other yet they couldn't admit it to the other. Ruby is really sweet but she can have claws when it comes to Holden. These two have amazing connection and chemistry that stem from years of friend and when things changed for them, everything go turned up to 11. I thought that this was an excellent addition to this multi-author series! I would highly recommend this book and Ms. Tracy as an awesome author.

So, this is part of the Cherry Falls series that is comprised of multiple reads by multiple authors - that being said, this is the first book in the series I've read and can be read as a stand alone. I picked it for the sole reason that I love this authors work. While this read is outside of what I have recently been reading from Lorraine it was still just as well written and satisfying as everything else I've read of hers. Amazing characters and a smooth flowing friends to lovers storyline that is sure to please. The perfect balance of sweet and steam! I loved it!

I’m conflicted. This really had some cute moments, but half of it seemed like a young adult story and the other half of it was very much an adult novel.
If you had told me the characters were 14, I would have believed you. The way they talked and often acted, and put such a big emphasis on not even having a first kiss yet, made them seem young. But then there were detailed oral and sex scenes. It didn’t work for me.
This probably is closer to a 3 than a 2, but I don’t love books where women are referred to as derogatory things like ‘slut.’ I also really did like the way Meg kept pushing Ruby past what she was comfortable with.
Perfectly sweet little romance. A lesson in you never know what’s right in front of you or what you could have had until it’s gone. That is until the reality of it wakes you out of your stupor and kicks you into action. Having spent my last few reads in some dark bully romances this was like a breath of fresh air. A palette cleanser of sorts that had me giddy with excitement whilst reading. It was short and sweet and maybe a little too short or perhaps I was just so drawn in the I was desperate for more of these two.
Ruby and Holden live next door to each other and also happen to be best friends. What they seem clueless about is each other's feelings about their relationship. Reading how they finally move from their friendship to the lover's stage was heart-warming!!
Awh Holden & Ruby's love story was so sweet that I ended up reading it in one go I loved it. They'd been friends for years & both loved each other in deeper was but both too afraid to tell the other how they felt incase it ruined the amazing best friendship they had. As it was getting closer to him leaving for college & him going to prom with someone else it seemed like they might not get the happy ever after both me & them wanted & everyone else knew they had always been meant to be together. I loved this do much I didn't want it to end I wanted more 😍
