Electrician Lisa Barnett gets the shock of her life when she glimpses her new neighbour. It’s not just that the curvaceous beauty is up all hours, hauling suitcases in and out of her car. It’s that the mysterious, maddening, probably married woman was her schoolgirl fling from years ago—a girl who blew up her life, then blew out of town without a word.
What’s she doing back in town? And what on earth is she up to?
Bella McBride can’t believe her life. A job transfer has landed her back home and she’s wound up living next door to the woman who stole her heart as a teenager. Worse, Lisa won’t even give her the time of day—and she can’t really blame her.
Life would be so much easier if they just stayed on their own side of the fence. But how can they with the pull of attraction constantly teasing them, and so much left unsaid?
A heated, enemies-to-lovers lesbian romance about daring to take a second chance.
In 2016, Donna Jay published her first sapphic romance. Since then, she has published eighteen more books, three of which made the number one spot in lesbian fiction.
Her stories feature resilient women, thought-provoking storylines, have plenty of heat, and are all set against the stunning backdrop of her home country, New Zealand.
She also writes sweet romances under the name Diana Jayne.
When she’s not writing, Donna can be found with her nose stuck in a book, or her backside glued to the sofa, binge-watching post-apocalyptic movies.
This was another good book by Jay. If you follow my reviews you will probably already know that I’m a Jay fan. I’m always excited when her new books come out and not only do I enjoy them but I feel very comfortable about how she writes erotic-romances. I know to expect her stories to include real women, steamy sex scenes, consent-safety-aftercare, and a cute pet or two.
The best way to describe this book would be enemies to lovers and second chance romance. I’m a huge enemies to lovers fan because I think it always gets the chemistry building right off the bat so the sparks are there so much more than other tropes. I liked the fighting, flirting, annoyance and attraction that these two mains had to deal with. They were fiery with each other and it worked for me.
I actually think this might have been one of Jay’s steamier books to date. Her sex scenes are always excellent but I thought they were a tad more intense and they had some really nice variety too. Considering how many books Jay has written it’s impressive that she can keep changing the sex scenes up so much. Usually, I classify Jay’s books as light BDSM, but this one I might put it at the more moderate level. I know some people are a little worried to read BDSM, but I think Jay is the kind of writer that would be good for newbies to take a chance on. Like I mentioned before, her characters always consent, are safe, and are in love. Her books are erotic-romances so the romance is always strong and the sex really increases the bond of the couple.
One slight negative is I did take a while to warm up to one of the mains Lisa. I thought she was a bit too cocky for me at times and just rubbed me the wrong way. Luckily, the more time she spent with her best friend (a well written secondary character) and her potential love interest Bella, her character seemed to mellow and mature which was really nice. Eventually I realized that she had won me over.
I always enjoy Jay’s books but I think this one will stay with me for a while like Mistaken Identity did. I really liked the overall feel of this book and I ended up reading it in one sitting. The heat level is cranked up in this one so you probably don’t want to read this sitting in your doctor’s waiting room, better to wait until you get home. If you are looking for an erotic-romance, you have come to the right place.
Does a story set in 2005 count as historical fiction? It feels like such a long time ago: almost no cell phones, almost no internet, baby Facebook and, most important maybe, no pandemic.
Lisa Barnett is not the bullied baby dyke she was in high school. She’s realised her dream of becoming an electrician, she’s independent but not lonely, she loves working with her colleague Paul and playing pool and winning with her best friend Cherie. So when her new neighbour turns out to be the girl (now woman) who broke her heart when they were fifteen, she vows not to let herself care again. But of course she can’t resist Bella and how beautifully submissive she is.
One of the things I know I can count on when I read a story by Donna Jay is clear consent, which, when it comes to BDSM erotic romance and erotica, is probably what matters most to me. An author can write the most exciting and delightful scenes, if there’s any doubt about them being entirely consensual, they won’t work for me. That’s one area I don’t have to worry about with Jay and the main reason I look forward to her books.
While I really like Lisa and the way she’s able to see when she’s been wrong and do better, Bella is the one I would have a crush if I had to choose (which I don’t). She’s a lot stronger than she thinks but allows herself to be vulnerable, she knows what she wants and fights for it. And she’s smart, and, of course, sexy. It’s also possible that what makes her the most attractive to me is that, since the story is told mainly from Lisa’s POV, we see Bella through her eyes. All I mentioned above is why Lisa can’t help falling for her.
I liked that the best friend was far from perfect but completely the kind of person you can count on. The bad people were bad but the families were sweet and supportive. And the sex is hot, which should go without saying but I’ve read some not-sexy sex scenes recently so it’s not always a given. Though with some authors, like Jay, it is.
Also, who knew there were so many electrician puns?
A meeting up ten years after nearly being lovers in high school book. More BDSM than I like, but it takes place in wonderful NZ where Ms Jay lives. Both Lisa and Bella are good, well developed characters and their relationship develops after both getting over their sudden break up 10 years ago when Bella's dad takes a job on the South Island and moves his family there. But in the end, it was just an ok story for me, as much as I love NZ, having met my wife there 36 years ago.

My heroines go on a hike and come across the imposing sculpture of Whātonga, a Māori warrior...
Jay writes great books! What great about her books is that she writes them about normal peopel. Not "normal", but really relatable, normal and real women. With a regular job and no unnecessary dyke drama or other unrealistic "we don't talk" angles you often see in lesbian romance novels.
This novel for me was a feel good story about a young woman meeting her long lost love again. There is some nice push and pull in the beginning of the book. And what's also in this book are lot's of puns: I love puns!. The first one you'll find in the book blurb and in the book it continues. Lisa is an electrician and you won't be shocked by the amouth of jokes you can make about that. See what i did there?
Both Lisa and Bella are easy to like and they have great chemistry together. I think this book qualifies as a medium burn romance. The burn is not instant but it is great when it arrives. There is light BDSM in this book. If you've never read something like that before: don't let it stop you. You might like it!
Also the secondairy characters in this book are likeable. I think even Lisa's friend Cherie deserves her own book, only that book should ben more heavy on the BDSM, haha.
This book is set in New Zealand and words and terms are used accordingly. Don't worry about nog knowing what it's about. Jay alsways checks with her readers and makes sure it's set in context so you'll know the meaning of words also if you've never heard of them before.
All in all a great read easy to read feel good romance!
Bella and Lisa met back when they were both in school back in 1995. Both had a thing for each other; Lisa was out but Bella hid her sexuality from her family and homophobic friends and never stood up for Lisa when her friends mocked Lisa. When Bella moved away without any word, it left a sour taste with Lisa.
Some ten years later, both are in their mid-twenties, they met again when Bella moved into the neighborhood and became Lisa’s neighbor. Eventually, all are forgotten and the 2 neighbors became close again with sex involved where both are into BDSM. So you can expect many sex scenes with submissive/master roles and sex toys in the mix...all synonymous with Ms. Jay’s writing.
3.5 stars. I was really looking forward to reading this book, as I had not read any books by Jay yet. It’s a good book that probably many will enjoy, but it was not the best match for me. I just couldn’t connect with one of the MCs and only near the very end of the book did I warm up to her.
Set in 2005 Lisa is an electrician and happy with her life. When she gets a new neighbor, Bella, her world turns upside down. Bella and Lisa had a fling at high school which did not end well. Even though Lisa is still attracted to Bella, she’s also still very angry at her, so the story is more an enemies to lovers type of story than a second chance romance story (at least in the beginning).
Erotic (including BDSM) novels is one of the things Jay is known for and I get now why. This book had some very good and steamy sex scenes and excellent chemistry between the two mains. I haven’t read much on BDSM, so I can’t say too much about it, but what I know is that it should clearly be consensual, which this book totally was.
Both Lisa and Bella are very relatable characters in the sense that they have rather regular jobs and live a regular life. I liked that it was not over the top, which makes this a very believable book. Bella is sweet and submissive (but not without some fire), and Lisa is a rather introverted person, obviously with some dominant streaks. However, as I said I had difficulty liking Lisa. She has her life sorted out, but I found her behavior very immature at times, both her actions and speech just rubbed me the wrong way on several occasions. She clearly has a more mature and sensitive side tugged away somewhere, but it took too long for me to see this side of her and get to like her. As Lisa is an electrician, there are many electrician puns throughout the book. They amused me in the beginning of the book, but I started to grow a tired of them as the book continued. I noticed that quite some people really enjoyed the puns (and I did too to some extent), so I guess whether you like this depends highly on your sense of humor :-)
The book is well written and I think many people will like it for the erotic romance it is and I might have liked it better if I could have warmed up to Lisa earlier on in the book. I will read another of Jay’s books though.
Not really into submission so not really my scene. The story felt, to me, forced and unrealistic- well, the first sex scene anyway - so after about 40% I skipped to the end and realised I'd missed nothing.
DNF unfortunately, I'm not sure what I missed that others enjoyed, but nothing about what I read sat well with me before I finally gave up about 50% in. The main MC Lisa was way too cocky and non-emotional, I struggled to find anything redeeming about her. The dialogue was so stilted and choppy, it kind of felt like a bad porn movie. I failed to understand if their interactions were sarcastic, doused in humour, or actually angst ridden (the scene with the cat up the tree, for anyone who has read it. wtf?). Normally authors will include lead up and descriptions of emotions and reactions within the dialogue, but this was sorely lacking.
A big thing that I am surprised others didn't mention, was the fact that at age 15, baby fucking 15, these two were already in domme/sub roles. I found that highly, highly unusual and unrealistic. Bella apparently called Lisa "Mistress L" as a 15 year old at school. Really? I actually had to reach out to someone who knows more about bdsm than I to ask if this was at all plausible, and they said no, especially not in 1995, lack of social media and readily available research, etc. I am so curious as to why the author chose those ages/years to centre the story in. A mere 10 years go by before these two are together again but there isn't any explanation or depth as to why these roles are attractive to them or what they get out of them. Their first sexual encounter after so long is so rushed and cold and dismissive that I literally had to put the book down. So disappointing, and I have read other books with this content so am not a total prude.
It has got to be mentioned: the 25 year old hardcore domme has a bedcover with a large lightning bolt on it. Now I suppose it's because she's an electrician, and maybe it's a joke and supposed to be funny, but all I could think of was Harry Potter and I completely dried up, haha. For me, setting the mood is a huge, titillating part of racier erotica, so this detail was a literal laugh out loud ridiculous inclusion.
Ah sorry y'all but I just couldn't. Maybe it fully takes off after I gave up, that could be likely, but I was just done. Doesn't mean I'm giving up on the author though!
I have read many of DJ's books, and I have been waiting for DJ to go all out with some serious sex. In all the books I've read so far, her characters are sweet and loving and so are the sex scenes. This book brings out the intensity and the sizzle. Some of characters are more aggressive, even a little abrasive. Some restraints, a few paddles, access to a wide collection of toys, all add to some intense and messy sex. Yay!
This is also a longer story, which I appreciated. It has a variety of lesbian characters, and surrounding friends and family who have their own opinions. The snark and the settings were solid, and her description of the earthquake is vivid.
When I find an author I like, I often enjoy the evolution in their writing. Usually, each new book is stronger than the previous. While very good, this one lacked some of the polish from her earlier publications. So I reached out to the author, and learned that this was actually one of her first stories, shelved for several years for reasons of her own. This makes sense to me. Hopefully, she will be encouraged to write more stories like this one.
In 1995 Bella disappeared from Lisa’s life without a goodbye. Now, it’s 2005 and Lisa has come home from work to find she has a new neighbor. She wonders is it fate or is karma just messing with her, when she delivers some muffins to the new neighbor on the street. The warm fuzzies are short lived when Lisa notices Bella wears a wedding band and men’s boots are at her back door. Should she just keep to her side of the fence or will the hold Bella still has on her heart help Lisa let the past go? Not only that, but what the heck is up with the huge suitcases Bella drags in and out of her car at night? And who does Max think he is fertilizing her garden?
Grab this new one by Donna Jay to find out the answers to these burning questions and the usual steamy bits are here, too. There’s also great secondary characters and more of her beautiful island home of New Zealand to discover. I had fun reading this one and I think you will enjoy it as well!
This is an enemies to lovers, second chance romance between two lovable characters, Lisa and Bella, whose chance at happiness ended in high school because of homophobic bullying. Ten years later Bella moves back to town, unknowingly, right next door to Lisa. Of course Lisa is bitter when the results of her spying reveal that the new neighbor is the one who broke her heart. I loved the chemistry between these two and the bickering and bantering, needed for trust to be rebuilt.
The story is filled with humorous puns and one-liners even through its portrayal of the hurt and pained caused by the fears of coming out. There are many great side characters in the story, some who create some angst, such as the side story of Alice and Cherie. Also included were some tasteful, steamy scenes and light bdsm.
Finally, I love when I finish a book and feel uplifted, with a smile on my face. That’s how I felt after finishing New Girl On The Street. Donna Jay’s remarkable sense of humor adds to the fun of reading her books, as do her descriptions of famous tourist sights that are included, showing her pride and love of New Zealand.
What I love the most about Donna Jay is her kind of humor. I can’t count how many times I had to laugh out loud during the first chapters of the book. Everything packed in another enemies to lover stories with MC‘s that had a chemistry that was off the charts. And wow it got hotter and hotter. 🔥 what I also love about Donna’s books is that she describes everything about her country in such a fantastic way. The thing about how neighbors ignore each other totally sold me and I wanna move to to NZ. 🤣 personally I loved 44 hours more, but that’s just my personal preference. I can’t wait for more from Donna Jay and looking forward to it very. Not to forget to those beautiful covers. 😍
I stopped reading, there is no page numbering in the book, so 25% is a guess.
Nipple clamps, handcuffs and blindfolds are about as arousing to me as the smell of a weeks old corps in a closed house in summer. Yes, I well and truly know what that smells like, in my youth I was a paramedic.
So, ... I won't rate this, as the writing isn't bad, the dialogues drive the story well and if you're into spanking as foreplay to something more kinky you might ike this. For me the last scene I read was an absolute Killjoy. I regret having bought the paperback now, the blurb sounded really good and I thought it might be nice to read about a female electrician like me.
3.5* I’m feeling kind of meh after this. I really like second chance storylines, so I was looking forward to this. I wasn’t really feeling the Lisa character.
Another stellar hit brought to us by thw fabulous Donna Jay. A second chance, enemies to lovers romance that will "electrify" you. I shouldn't have been as "shocked" by this story as I was, but it indeed tripped a few wires for me. Can not wait to read more from this author. And for those that finish this story, go grab another from her (any) it will not disappoint. (I would suggest Ticket to Love or Mistaken Identity.)
I felt connected to this story from the beginning. Are you looking for an outlet during this year of isolation? You’re in luck then and maybe I’ll stop with the ‘electrical zingers’. Okay, but you might discover a few more in this wonderful story of enemies to lovers romance by Donna Jay.
Her characters have such great personalities, and their story will both break your heart and warm your soul, and a few other characters will also sear your nerves. I genuinely appreciate authors who can reflect the charm of their Country in those stories they tell us, through the characters they create. I love that I learn something unique about the country of New Zealand with each book that I read from this author. And I’m not just talking about words or phrases, but the essence of the people. Oh yeah, and just sayin’, I think bungy jumping would be a real rush! No spoilers, but you should check out where it first began—hint, hint.
Jay combines plenty of laughter, teen heartache, family connections, and some very hot—and a little kinky—sex scenes in a story that will entertain you and make you cheer for love. Although it is not a major part of the story, she introduces and handles the sensitive topic of bipolar disorder of a character very well, in my humble opinion. Cheers for New Girl on the Street, I think you’ll love it, I definitely do!
Hot, steamy, sexy, funny and sweet. This book has it all.
So, the first book I read from Donna Jay was 44-Hours. After I inhaled that great story I was hooked, soon thereafter I read all her other books. Every single one of them are great reads. With characters you really go for, and full of humour, lots of sexy steamy scenes and so much more.
Well, Madam Jay has done it again! It has everything I want in a book. You are immediately captured by the two main characters, Bella and Lisa. Also, the rest of the supporting characters are also a delight, well, maybe two less so in this book. But you’ll figure that one out for yourself.
Bella and Lisa have a history together, in high school, which is always a hard period in one’s life. Add insecurities, peer pressure, being out or coming out, it isn’t easy. What happened affected and changed them both.
Cue 10 years later, fate has gotten them back in the same atmosphere, next door no less. What’s Bella up to, keeping odd hours, lugging things around to and from her car. This was so much fun to discover! It made me laugh.
Things happen, like they always do. Muffins are baked, cats go missing, secrets are revealed, the earth shatters, Hens have a party, funny (I think) electrician jokes and people standing up for themselves!
There’s also Cherie, a good friend of Lisa. She’s a blast. She grabs life by the balls, in more ways than one! What she and Lisa did somewhere in the third part of the story though made me frown a little, but at the same time I also got it.
Bella’s cousin, also a delight and likable right from the start of meeting her. I know Donna Jay has yet to write a sequel of some sort, but I’m secretly hoping she’ll write one about Cherie and the cousin!
If you’re a Donna Jay fan, as I am, you’ll also notice something new in the steamy scenes. I’m not going to go into detail, you’ll see and if you’re even a little bit like me, you’ll love it.
Do pick up a copy of this book, you’ll not be disappointed. I enjoyed it immensely! Can’t wait for the next book she’ll write.
I received this copy as an early, early reviewer as newly minted arc-er. I just wanted to say; I wrote this review of my own free will and it’s an honest one.
This is a sweet second chance romance that deals with healing old wounds. It's a nice love story about 2 women who fell in love but were torn apart through unusual circumstances yet they find their way back into each other's lives. There are titillating BDSM scenes that give a novice a peek into BDSM. Even if you're not into BDSM it's very hot! The scenes are very well written as are the characters, including the secondary ones. I found the Kiwi slang glossary in the fun of the book very helpful! I'd never have guessed most of them. I love Donna Jay's books and each one keeps getting better and better.
It took me a little while to get into this one. Another thing is that I just couldn't take to Lisa. There was just something that I didn't like about her but can't put my finger on it. Bella was only slightly better. This is definitely my least favourite of Ms. Jay's books.
2.5 star ratings This is my 4th book by this author and I have to conclude i am not a fan of bdsm. The characters and scenes here made me eye roll too many times to count. I only got to start liking the characters perhaps the last three chapters to the end. I guess for awhile to come i will be passing over bdsm related books
This is one hot book! Lisa Barnett and Bella McBride had a burgeoning relationship when they were teenagers. The only problem was that even though Lisa was pretty much “out”, Bella hadn’t made it that far yet. Bella’s family moved away from town and took Bella with them and Lisa dealt with the bullying and the anger that being left behind and not supported by her young lover meant. Fast forward ten years and Lisa sees her new neighbour move into the house next door and other than a gorgeous curvy figure and an arse that she would love to do any number of wicked things to, she has no idea as to the neighbour’s identity. After looking through the fence and other means of trying to find out more about the neighbour, Lisa takes over a couple of “welcome to the neighbour” muffins to break the ice. Needless to say that Lisa is shocked to see who opens the door.
Featured Tropes: Lovers – enemies – lovers, BDSM, second chance
This book is Donna Jay at her sexiest best. There were at times when I thought I’d need Kevlar gloves to hold my ipad in fear that it would combust from what I was reading! The main characters are fully developed and believable. I know if I was to walk into their local pub, I would find Lisa there playing pool with her best friend Cherie and I would have loved to attend one of Bella’s parties…just saying! The secondary characters, in particular Cherie and Max, Bella’s cat, are wonderful. I have to say that the legend of Kiwi slang at the beginning was a fun addition.
The attraction between Lisa and Bella is off the charts. I mean seriously off the charts. The sex scenes in this novel are brilliant. For those of you who like a bit of kink in their reading you will love this and those that aren’t sure I have a feeling that this book might change your mind. Cherie is a good best friend and I hope that Ms Jay has written or is at least thinking of writing something for her with…well you’ll have to read it to find out.
I think this is one of my favourite Donna Jay’s books to date and have no hesitation of recommending it to you.
There is so much I like about this book. I’ll start with the two main characters Bella and Lisa, both women have jobs that I could relate to, neither was a high-powered CEO, but held regular jobs. There’s many adjectives that could be described to this book, enemies to lovers, second chance romance, but I like the fact that both women had a wound that has not healed and needed much time and discussion to get resolved. Both women fell in love as teenagers but they had a special element to the lovemaking that was unusual, that is they were into mild BDSM. Bella couldn’t come to terms with the fact that she was a lesbian and when caught by her friends denied that part of her which left her mean girlfriends to torment Lisa. Bella spent many tormented years trying to come to terms with who she was and not be ashamed of the fact that she was a lesbian, however she always yearned for Lisa. On the other hand Lisa was out and proud and was comfortable having one night stands because she would not give her heart to anyone. When these to realize that they are now neighbors the fun really starts, both have a push poll relationship with one another but underlying that they both really want to get back together because only the two of them have a special kind of sex life that they both crave. I’ve read many books where Women who want a BDSM aspect to their love making go to a special place for those activities. I haven’t read a book where two women in BDSM activities in their everyday love making. But Donna Jay wrote this part of the story so well, I understood it. When these two women got together, Bella came into her own and Lisa was able to open her heart for HEA. This is a fabulous book, one I highly recommend and will add to my to be read again list
A book with "normal" characters! Thank you! Lisa is an electrician and Bella is a can't tell you because that's part of the story. Characters did normal people things like dishes. Another wonderful job by Jay.
I enjoy Donna Jay's writing. There's a plot, development of characters, location, and sex. This had some erotic sex. Personally, I'm not in the BSDM scene but I do highly enjoy reading it.
I was a bit confused about the relationship of the characters while in high school. I feel like they already knew their roles at 15. Maybe I was just a very naive high schooler.
i'd like to add my two penneth, although other posters have aluded to how good the light bdsm is i for one could have done with a slightly heavyer scene but i still ejoyed it none the less, we new bella was sub and for that she was fogiven by me for standing up for her girlfriend, but lisa to compleatly clamb up at the sight of those homaphobes was to my mind pathetic, out of the two liked lisa apart from her abillity to defend her girlfriend in company and bella always making snap desitions about lisa when she didnt have the full facts.
Misunderst6 bullies, lost love , fighting ,closeted and more. Ten years later Lìsa is now a electrician in her own when she gets a new neighbour and finds out its Bella the girl she had loved but left without saying goodbye. Donna Jay did a great job writing this story but I felt it was more for teenagers and would definitely Recommend it for 125yrs to 25yrs olds. It was an interesting read though.
I chose this book after reading the synopsis thinking it might be good. It is a good book, just not really my bag. It didn't grip my soul (even though I read it in just over a day). There were a few too many electrical puns through the book and I never felt connected to either characters. Maybe that's just me though. Loved the New Zealand setting though and made me want to visit.
