I’m not exactly sure where to begin with this amazingly written read. The growth of the author is apparent within her stories as she slowly advances in her writing style and techniques and I couldn’t be more proud of her accomplishments. Having given the opportunity of a sneak peek of part one, the brokenness of these characters was too much to handle. But am I ever appreciative for the continuation as there was so many questions answered throughout. Carter and Lex go through so much turmoil throughout this story, so many obstacles on their way, that the events will pull your strings right from your heart. Their guards are up, but who could blame them with their past personal history.

Alexandra Evans has never had an easy life, never experiencing a true feeling of trust with another. She’s never been close to anyone, even enough to consider them a friend, only acquaintances. Her walls are made of steel because of all her hurt and letdowns in her past, gaining her trust is a challenging task. Everyone else in her life has always used her to get back on their feet, just to leave her broken to pick up her own crumbled pieces.

Carter Ross has always had to fight for affection, from his father and even from his wife after their vows. There has only been a handful of people he could ever rely on, especially since he’s never met his mother as she passed during childbirth. Something his father has never forgiven him for, but his grandfather took him in for some form of stability. When his father leaves him no other choice but to build back his grandfathers legacy, he dives right in.

The amount of passion, desire, intimacy mixed with betrayal, scandals, and deception packed into this story will leave your heart twisted into so many ways that will leave you with so much emotional turmoil and counting down to the continuation with Silas and Skyler. Grab your tissues and hold on for this emotional rollercoaster of desire and anticipation.

Wow, this book was amazing! This is my first full-length novel by Ivy Wild, and I very much enjoyed it.

The Estate is the story of Lex and Carter - two beautiful but broken people, both with saddening histories. When they find each other, sparks fly - but several outside sources are determined to destroy the happiness they are starting to find.

I loved the relationship between Lex and Carter. The story is very well written, and will get you in the feels. There are also plenty of smoking hot scenes! I'm pretty sure I was wearing my "reader's grin" throughout - and the ending was perfect.

Looking forward to reading more of Ivy's books in the future! ❤

This book...this book was amazing! I was lucky enough to be able to proofread and help edit this amazing story and I can’t say enough great things about it. Amazing storyline, struggles, fear of being let down and rejected, fear of loving again, of letting someone in, of disappointment, people that are doing you wrong behind your back, steamy, STEAMY HOT scenes, beautiful moments between characters that you can literally feel the chemistry off the page. Ivy Wild was made to write romance! Loved this book!

The blurb for this book captured my attention but the story is what captured my heart! This book had me hanging on every word and so enthralled with the story I hated putting it down, I was so consumed!

“I’ve never chased after anything. Not money, not deals and not women. I never even chased my own fucking dream, Lex. You’re the first thing I’ve chased after.” He smirked. “And by that, I do mean by car, horse and through the fucking woods."

Carter is the domineering, broody CEO that has been through hell and back with a cold, conniving father, gold digging bitch of a wife and a tragic event that changes everything! Lex was the hardworking, successful lawyer who was trying to prove herself, until one deal had it all crashing down around her. Carter and Lex met by chance and again by fate but the journey to be together was not an easy road. As they say nothing in life worth having comes easy!

“Learning to trust is like learning to walk . Falling down and getting hurt is just part of the process,”

This story was addicting with its angst and scorching chemistry that I couldn't help but fall in love with this sexy as sin, page turner that absolutely had me on an emotional, turbulent ride until I was swooning by the very end!

I made the mistake of starting this book right before going to sleep and I instantly got sucked in and was up most of the night reading this story. It captured my attention from the very first page and as the story continued, I fell in love with these two broken characters and their story.

Lex is strong and she has come to accept her life and the fact that everyone always ends up leaving her. You can’t help but love her character and want to cheer for her and want her to find her HEA. Carter is a loner, he has given up on love and has walls up to protect himself. The moment Lex and Carter meet there is an instant connection, even if Carter was kind of a jerk early on. However, Carter does have a sweet side and that does eventually come out. I loved the two of them together and was really rooting for them.

There are plenty of characters throughout this story that cause trouble and you just instantly dislike *cough cough Candace*, then you have characters that I just kind of loved to hate, like Silas (who I am super excited about having his own story). I loved everyone else who worked at the estate with Lex and instantly made her feel welcome there, especially when Carter was being a jerk.

The Estate is emotional, it is angsty and there is plenty of drama throughout the story.

I am trying to figure out where to even begin with this review because my thoughts are all over the place! This is the first book I've ever read by this author and it definitely won't be the last. I fell absolutely in love with this book. I fell so hard for Carter and Lex's story that they became an instant favorite couple of mine.

I don't even know how to describe it.. he was just so intense, selfless, caring, and just so swoon-worthy. He honestly surprised me a lot because I thought he would be more standoffish and resistant but he just couldn't help himself when it came to Lex, it was especially surprising because of his past. Carter is a hard-working man that is so utterly selfless that he deserves all the happiness in the world.

Lex was a great leading lady for many reasons...

She has her guard up, has experienced the pain of abandonement and utter disappointment. She is a hardworking woman that just wants to offer light wherever she can. Lex had moments in this book that hit me in a way that were surprising. I found myself relating to a character in ways that I never really have before.

She wasn't a person someone stayed with. Her entire life she was the girl people ditched. Lex was the friend people called when they had a crisis because she was too good of a person to refuse to help them. But as soon as things were resolved, she'd never hear from them until the next one. She wasn't lying when she had told Carter she didn't know how to be friends with someone. She'd simply never been given the chance.

I know I'm not the only person that can seriously relate to that.

This book had a lot of turns, and surprises. It really helped this couple build trust between each other and prove that they were IT for each other.

But fair warning.. There's a lot of unbearable people in this book.. especially Candace.. bleh

This was an amazing read!!! The story from beginning to end was perfection!!!Wow just wow!!!

I didn't know what to expect when I first stated reading this story and page by page this book captivated me and I just couldn't let go. I finished this book in one sitting.

Lex and Carter were just perfection for each other. Two really good people but with broken souls. They both had really bad things happening to them and so when they found each other for the first time they were able to spark something they thought it wasn't meant for them.

After a very perfect night they both part ways never thinking they'll see each other again but everything changes the next day when Lex is face to face with her new boss Carter. And from there prepare yourself for a wild ride because this book has all the feels, the drama, the passion and the surprises we see chapter after chapter.

I could not put this book down!

From the first words to the last words I felt this story pull me inside.

Ivy Wild’s use of words to write the reader pictures of what is happening reeled me in and took me on a wild ride with Lex and Carter.

Having the book in parts felt like it was giving me a goal. How fast can I read part one, what will part two give me…the pages were flying by.

Lex, wow a strong woman, who has been broken before and yet she still is strong. Carter a man who has worked at something he never wanted but does it because of his commitment to his grandfather.

With behind the scenes players who are out to destroy not one but both of them, we as readers cheer them on and hope for the best and when it looks like the outsiders have won, we sit with crossed fingers hoping that Lex and Carter don’t break and come back with a vengeance!

I’m a first time Ivy Wild reader, but I will be back!

Wow where to begin on this beuatiful heart wrenching journey. Lex and Carter are two lost souls who are drawn together and believe me its love/lust at first sight. It absofrigginlouty has you swooning over their journey!

Carter Ross is the ultimate commanding, hot, steamy ceo, who lets be real we all want in life!🔥 But Carters upbringing and history will have your heart aching with pain, it practically ripped my heart out, but thanks to Lex she begun to piece him back together. Carter is feisty, passionate, domineering alpha - he definately will leave you feeling HOT!🥵 There were moments where Carters authoritive made me pause and my heart stutter as if i was Lex! He is commanding and beautifully breathtaking!

Lex's character i connected with immediately, she hides behind a persona and underneath that front is a broken girl who has been let down more times than she can remember. However, Lex is a firecracker and when we see elements of the real her showing through will have you laughing and swooning over their moments. She is feircly loyal, hot-headed and passionate. Lex is me to a tee & i felt that
connection!

This breathtaking story and has you feeling all the feels but in the next breath has your gutwrenching with the twists and turns that leave you gasping for breath and the next page! Carter & Lex's journey is now ingrained in my heart!

Ivy Wild is a beuatiful author who captures the heart and passion of the characters and a definately must read!

Kind shocked by all these positive reviews, this book was not good at all.

This book is written in 3rd person which, I’m usually not a fan of in romance books because it doesn’t work well. This book is a great example of that.

Beyond this here is a list of reasons why I stopped reading.

1. Grammar. I am not some grammar freak, but there were misspelled words, mixing up first person and third person, and just takes away from reading the book

2. Errors. There were details that contradicted themselves and didn’t add up. One thing I noticed was the timeline and it went fro. Knowing each other for 3 days to weeks to 4 days.

3. Insta lovey in a weird way. I really just hated how quick the two were to have feelings for each other and trust each other, especially when it is made clear that they don’t trust people. Like by day 3 Lex was saying she had fallen for Carter. And Carter who had said he can’t trust anyone trust her within 2 days? It just would have been much better suited over a longer period of time


4. Unnecessary chapters. I don’t need an entire chapter on a bad dream lex had while napping. There was just so much unnecessary information, that added absolutely nothing to the story.

5. Narration of other characters. I don’t care about candy and what she’s up to, I don’t care about Ben. I don’t want to be able to predict the entire story because the reader knows everything. I took away so much and wasn’t needed in the book.

6. Carter. He is given this description of cold, mean, private, untrustworthy. But literally nothing in the 50% of the book has shown that. He has been nice with everyone, seems caring, likeable and a bit of a pushover. What the narrator claims in the beginning is not at all what we are presented with.


7. The City. I HATE that there is no city named. We don’t know where this book is located just the city and the estate outside the city. It’s really quite bothersome to me.


Overall I do not recommend

I don’t know where to begin so here I go…. Carter and Lex both have suffered in different ways by the ones that were supposed to love them. So, it was no surprise that they were drawn to each other even though neither knew what each one had endured.

When Carter hires Lex as his property manager he didn’t expect his life to change for the better. He didn’t expect to have someone fight with him at his side. He didn’t expect to find the happiness he didn’t realize he could have. As they both fight those that are against them (which are many) they know that as long as they have each other they will succeed and…… well you’ll have to click to find out for yourself. Be ready to have your emotions all over the place. Kara~ 4.5 Stars

Alexandra "Lex" Evanston is an up and coming successful lawyer. She is smart, resourceful, and caring. But due to unfortunate events, she had to turn her back to a rewarding career in law to become a property manager. She loves her Alpha Romeo, and even with all its issues, she still hangs on to it like there's no tomorrow. It's the only one in her life that hasn't let her down yet.

Carter Ross is the CEO of R&R realty and owner of the Estate, located about three hours away from the city. It was his rest home and where he finds his refuge from the city's bustle. After a messy divorce, he thought he could heal and get on with his life...not really. Somehow, with a past like Carter, expect them to come crawling back for more of him.

A chance meeting turned into something more when they realized that they would be (a) working together and (b) staying in the same location. As their "chemistry" from their first encounter seeps into their working relationship, each part of their past comes a-knocking to disrupt (and destroy) the peace they have at the Estate.

The book is from multiple character POVs that did not feel confusing. It is not my first encounter with the author. Based on her previous books, the writing of The Estate is different - more developed plotlines, mature characters, and thought-provoking ending. I was more engrossed in the book as I dug deeper into the lives of Lex and Carter. The character traits and personalities came out organically and made me "feel" for them.

Both main characters are "unhinged" because of their pasts. Their unique stories is a cautionary tale of being abused, deceived, and beaten down. It seems like past ex's, greedy and dangerous relatives, colleagues, and families all wanted a piece of the couple - ripped apart to shreds and "put in their places." It is a fascinating one, especially when Lex and Carter start fighting back and taking control.

Before being a lawyer, Lex did not have an easy life. Her family drama can be a prologue book from this one. She is from a different world as Carter and had to work her way up the food chain on her own. Being given a chance in a law firm by one of the partners was her big break. Unknowingly, that big break did her undoing from a fast track to success to having her world implode in more ways than she realized. In all fairness, she was doing her job, but her work collided with "powerful" people. "Forced" to change occupations, she decided to leave law for a more "quieter" job and way from the city. She is resilient, but the moment that "broke" her and bared it all for Carter. I shed more tears on her fears than I expected. If I thought Lex's story was sad and crazy, Carter's worst.

Carter is a kind and caring man. Too bad he got taken advantage of due to this trait. He had to put up "a front" to everyone around him to control his emotions and protect them. He has made too many "sacrifices" in the same of his family and the business. His position in the company became precarious one a lot of changes after his wedding, and he was way over his head with his personal and professional sides. The shift in controlling management made his life "interesting," especially with his status as a husband and CEO all at the same time. After a huge betrayal, he made sure that he focused on work alone. With all that, he considers himself a broken man unworthy of anything, especially "love."

When Lex and Carter realized that their paths were "meant-to-be" and that they have something in common, things started to move at a feverish pace. They have a big mystery in their midst that they know how are involved but not how deep and complex the conspiracy they stumbled upon. I remember trying to speed read through because things between Lex and Carter (sort of) got sorted out, and there are "bigger players" at play in the game of R&R realty. How will they survive the "secrets revealed" without sacrificing the other?
**FYI - Lex felt her past repeating when it all came crashing down. I felt it in the pit of my stomach, but I could not stop what was to happen like a runaway trainwreck.

Overall, the cast was stellar. The plotline is compelling from start to finish. It might be helpful to note that the book might be lengthy, but it was not difficult to get through. It was relatable and manageable. I enjoyed the trip down Lex and Carter's respective flashbacks, and the "aftermath" got to me. There were so many hidden secrets, backdoor dealings that I understood by then the reasons for the length. Many quiet emotions went back and forth between Lex and Carter, balanced with the chaos unleashed further into the story. I appreciate these rational, deep-thoughts moments juxtaposed with the climatic HEA in the end. This book is the whole lifetime of Lex and Carter - past, present, and future rolled into one. I love it!

The Estate by Ivy Wild was long and complicated. I say complicated because while I'm not a huge fan of 3rd person narrative, sometimes it works. It kind of worked in this one but it took a long, looooong time to get used to how quickly the narrative switched between the FMC and MMC. I mean, sometimes it happened every other paragraph and that was very distracting having to figure out who was talking or thinking at the moment. Also, the timeline was a bit strange. It goes back and forth and seemed to jump all over the place at times. We're in the present then it switches back a year or two then back to the present, and again and again. While this works with some stories, this one would've been much more cohesive with an extended prologue or something.

Regardless, I DID enjoy this emotional story about two troubled souls with walls built so high around their hearts it took each other to tear them down. Both had been wronged in their lives. Both had gone through some form of trauma/pain. But while Lex remained her sweet, outgoing, optimistic self, Carter turned in to himself and became a right prick. I really liked Lex. She had been handed a hard life but she used her optimism to push forward and that is such a redeeming quality in a FMC. Carter was of course swoony, sexy, and a bit alpha, but his reservations were a bit long-winded and he wasn't the nicest to Lex.

Like I said before, this is a long book. It's angsty, emotional, and has a dark theme running through it that isn't really "dark," but rather "heavy." My feelings for both characters and their story was all over the place. But credit must be given because despite the narrative and length, I was enamored with Lex and Carter's romance and I NEEDED to finish it.

IVY WILD HAS DONE IT AGAIN!!! FIVE STARS!!! What an AMAZING READ!!!

After reading Ivy Wild's debut trilogy series (The Infamous Series), there was no doubt i would be reading her upcoming works as well!!! And yeap, she did not disappoint this time either. If anything, the author's writing gets better and better, giving us readers exactly what we want to get us hooked, drooling, and hot!!!
The Estate is all about the love story of Carter (a loner, who is very intense and does not open up to anyone) and Lex (a woman who has accepted her "fate" of everyone in her life leaving her). They both know that it is wise they not succumb to their desires, but eventually the heart (and body) wants what it wants! I will not go into the details of the storyline since it will spoil all the fun, but this book will give you everything and then some more!!! The book deals with betrayals, cheating, scandals, everything to keep you hooked from the very first chapter to the very last!!!
And Carter and Lex... OH MY LOVE!!! The chemistry between them was OFF THE CHARTS, from their first encounter, to their second meet, to their keeping-away from-each-other, to their i-can't-keep-away-from-you! And their sex scenes, well, just be extra prepared! If you have already read Wild's work you will know that her writing of sex scenes is beyond the SOS levels of steaminess and hotness (p.s. if you didn't, make sure you do!)!!! And it seems that with each book, the sex scenes become even more hot because this book was FIRE, FIRE, FIRE!!! If you are a sucker for reading detailed intimate scenes and do not shy away from dirty-talking, then this book will give you a ride to remember!
With that being said, Carter and Lex were much more than their HOT AF sex! They were faced with many obstacles that threatened to keep them apart, and at some point one of the two messed up a bit!
FIVE STARS for me for this AMAZING story!!! It's got blazing chemistry, off the charts steamy sex, obstacles, drama, and secondary characters who make it REALLY easy for you to hate them.
I am so looking forward to her next release, which will be about SILAS!!! Silas Jenkins who is part of those hated secondary characters from The Estate. And from her teaser, it seems that it will be a hate-to-love story, so i am REALLY looking forward to reading Ivy's magic into turning a character who is so unlikeable into a character that we will be swooning over. Woohoo, looking so forward to her next release!

Author Ivy Wild brought out all the feels with this amazing new full length book.. there is a lot going on and you don’t want to miss any of it.. secrets and lies.. Deceitfulness and Betrayal.. heat and chemistry .. all the things I need to get sucked in a story..
Carter Ross is the ultimate businessman.. he’s used to getting what he wants.. and he wants Lex.. but he’s got a shitty ex wife .. an opportunist father..and a whole bunch of things happening at his estate..
Lex is used to having to take care of herself.. she worked hard at her job only to be fired,.. she desperately needs this job as a property manager at Carter’s Estate..
These two will go through it together or they will fall apart spectacularly..
Ivy brings characters to life in a way that you can’t help but fall in love with them .. she makes you continue to want more.. I loved this book and I can’t wait for Silas’s story.

The Estate is the first book that I've read by Author Ivy Wild and I enjoyed it. The Estate is Carter and Lex's story. They have both been jaded by their pasts, but neither can deny their chemistry and the desire to let down their walls with each other. When they first meet, they have no idea how soon their paths will cross again. Although any relationship should be forbidden due to their circumstances, neither of them can seem to say no.

There is a lot going on in this book, both in the present and in the past, which creates a fairly complex storyline. Although the story is very well written, it is told through the third person. You see multiple character's actions and motives which I did find slightly confusing at times, but it didn't take away from the story itself.

I loved the relationship between Lex and Carter. They have an amazing chemistry. I loved their banter and the steam factor is off the charts!

I look forward to reading more Ivy Wild books in the future.

Blown away by the authors storytelling!

From the first chapter on I was simply enchanted! The story, the characters! Gah, the amazing chemistry between Carter and Lex. Him all guarded and reserved, and her, she was always trying to please everybody. He build his walls up so high after the dark past that he had. And she cracked them down by just being herself.

Utterly beautiful!

You will swoon and sigh happily as you read this sweet emotional story. I highly recommend!

This is my first time reading Ivy Wild and she did not disappoint. It was a long beautifully written book split into 3 parts.

Carter's life was built around Family, Honor & Commitment, however the people in his life were not guided by these 3 things.

Lex has been abandoned by people throughout her life and she has come to accept this is the norm.

Carter needs help running his estate and Lex was hired to manage the property. Sparks were flying from the moment they first met.

With people around them determined to keep these two broken people apart you cant help but be invested for the happiness of Carter and Lex.

This was a fantastic emotional read full of chemistry, steamy scenes, betrayal, twists and turns with lots of scandal. I cannot wait to read more by this author and I'll definitely be reading Silas' book.

I disliked this book VERY much! It was SUPER boring! But I kept reading because it got such high ratings and figured it had to pick up at one point! It never did. And there were pointless, distracting chapters coming from the POV of other characters. It took away from Lex and Carter, for me at least. There were also some lazy mistakes. In the same sentence, she would be writing in the first person and then add it in the third. IN THE SAME SENTENCE. Like, from Carter’s POV, “I was so happy and then he smiled”. Not a direct quote but just to get the point across. There was so much pointless filler. I was over it. I’m so disappointed and it makes me question “GoodReads” readers opinions. Ugh.

Hot sex scenes, dirty talk, some suspense and action, but mostly it was like a soap-opera.
Long, but it got me hooked.

Lex is the woman everyone leaves, and she's gotten used to it. So when she meets Carter, and falls for him, she expects him to be the same way. She doesn't take into account that Carter has as many demons as she does, and perhaps they're perfect for each other.



Carter's had such a hard life, wanting, but never receiving, love from his father, and having his ex-wife cheat on him. Then the coma happened. And now, this gorgeous woman slides into his life and he's unsure because he promised himself he'd never go there again with a woman, considering his past. But something about Lex calls to him, and he can't help himself. Will both let go of their pasts and allow themselves love, or will their issues be too much for them to get past?



The Estate is entertaining, steamy, and I loved Carter and Lex together. I wish there were more coming in their world, if there were, I'd be the first to read!

What an amazing, truly beautiful read this was from start to finish. I didn’t want this book to end! You can clearly see that this book has been written from the heart, leaving the lines blurred between truth and fiction.
Everything about this book was captivating, the characters, the drama, the heartbreak and omg! the sex scenes where off the charts! From the moment Carter and Lex met you just knew they were taking you on a rollercoaster of a journey that you wouldn’t want to get off!
I can only describe this book as totally addictive and pure perfection. Rarely does a book affect me this way, clearly a testament to a bloody brilliant writer!

Gah what a story. From start to finish I was glued to this story.

The two main characters Carter and Lex are so so good. The chemistry between them is oh so hot. This is one of those books where I felt the emotions of the characters. I could say so much about these two but I really think you should read this one for yourself.

I’m so looking forward to reading more from this author in the future.

This is Carter and Lex’s journey. Carter has not had an easy life after losing him mom in childbirth, his dad’s resentment, and had a nasty divorce from a cheating gold digger, and then to have a tragic accident which left him in a coma for months, only to recover to his company going downhill. Having no option Carter hires Lex as a project manager, and the sparks fly between them. Lex has not had the best of life either having no family or friends, and through no fault of her own, getting fired from her job as an attorney. These two are the light to each-others darkness, but someone is determined to destroy their happiness. This is a well written flawless story which is filled with emotional turmoil, betrayal, deception, passion, and love. I look forward to reading more from this talented author whose work I recommend for all.

I recieved an ARC of this book in return of an honest review.

Oh WOW I just don't know what to say about this book, so many thoughts have been going around in my head since I read it. The one thing that I can tell you is that I miss this book, I miss it a lot and I can not get it out of my head.

I adored Carter and Lex, loved every single thing about them. Funnily enough when I started reading this book as I read in Lex's POV I couldn't get the authors face out of my mind, she is who I saw as Lex. I messaged Ivy and told her this, she said not surprised as really close to my heart ❤ crazy as this has never happened to me before.

This pair are troubled souls, both have had horrible pasts that have left them both broken, broken to the point where neither of them trust anyone else. They are simply existing every day rather than living their lives and being happy.

Can this pair be the rock each of them need? Can they fix each other bit by broken bit? Can they learn how to love? How to trust?

Loved the storyline, the characters, the writing. Everything.

Ivy you have come on so much in your writing, every book I like more than the last, but this? Girl you blew this out of the water, seriously amazing book.

The Estate by Ivy Wild is the First book in the Kings of Capital Series. This is the story of Lex and Carter. There was a quick attraction between the two but of course things got in their away along with there own feelings. Enjoyed.
