It was interesting to see how in depth the negotiating of real estate can go when you read this book. The book does give a textbook type of read which can feel like it drags a little bit. And the author did slightly repeat herself a few times. Other than that, great informative book.

In our 6 decades of marriage—yes, 60 years and counting—my husband and I have been engaged in 8 real estate transactions—half as buyer, half as seller. 3 houses in very different markets, a condo in a university city. As such, we’ve had both positive and negative experiences, have had real estate professionals who provided excellent guidance--and quite the opposite. Facing yet another real estate transaction when we decide to give up on living independently, “The Art and Science of Real Estate Negotiation” will be put to heavy use.

I deeply appreciated the discussion of how positive and negative emotions and personal proclivity to fear the worst would benefit me. Thinking about these issues will certainly affect our choice of real estate professional: I need to rely on this professional to keep me thinking positively and realize the prospective buyer might be feeling the same way. But above all, I need to focus on “due diligence”, doing the preparation that will make the results of the transaction as successful as possible.

In her fourth chapter, Dahms provides a checklist of everything she’s discussed at length in the first three chapters. As I read those chapters, I would find myself having the internal discussion of what I’d missed. Now, with this complete and carefully organized list, my husband and I can approach our final home sale with preparation that would not have been possible without Dahms’ experience and knowledge at our fingertips. The transmission of objects has been the first and oldest activity of Homo sapiens. If unidirectional we name it a gift, if bidirectional it is a barter.
The principal problem of any exchange of goods is the assignment of value. We soon notice that there is a difference between assigned and intrinsic value; in other words value is an evanescent concept and easily becomes detached from the exchange.
That is why Gabrielle Dahms book, “The Art and Science of Real Estate Negotiation” is so welcome. In a succinct 200 odd pages she sets out the indispensable steps any person coming into real estate negotiation needs to know.
The main theme of the book, the mantra that stands out for a Real Estate Professional is :”Do your homework”. No two deals are identical, and the perception of value is the main variable. The professional Realtor has an eye and and a feeling for all the moving parts of the possible deal, and is an indispensable support in any transaction.
Gabrielle Dahms brings her deep knowledge of the industry and the methodologies and sets them out, in clear and simple language, for the reader to use and, yes, enjoy!

I have read Ms. Dahms other books as I have found that her experience as a real estate agent has always led to valuable information. It was no surprise to me that this book echoed the quality of insight found in her previous books.

Negotiating is a very important part of any real estate transaction and this book delves into the facets and tactics that will lead to the best outcome for yourself. Whether that be defining the optimal strategies through overcoming objections, understanding the other party's position and psychology or building relationships, the knowledge the author shares can help one navigate not only negotiating in a real estate related matter but in any type of situation.

What I have always enjoyed about Ms. Dahms' style is that the information contained therein is not only useful for agents but also clearly and efficiently explained so as to make these books valuable for anyone regardless of their experience in the real estate field.

I received an advance review copy. The Art and Science of Real Estate Negotiation contains actionable advice and lessons learned for both real estate professionals as well as private buyers who are bidding for their own homes. I particularly like Dahms' emphasis on fairness and equity. "Negotiation is not manipulation," she advises, and she obviously abjures sharp lawyering. Perhaps the most cogent example of her mindset is, "Understanding what fairness means to the other party is part of homework and due diligence needed" and "Remember to lay the right foundation by providing value and adding it." The chapter on strategies and tactics is especially useful because it is tailored to property negotiations. Acknowledging that standard-form real estate contracts rarely get nit-picked might seem obvious but needs to be said. As well, the concise recaps of questions, the checklists, and the glossary are sure to come in handy, perhaps in the heat of the moment!

The very positive and respectful approach to negotiating RE transactions this book offers is a big highlight for me. Other books I have read have pushed for a more aggressive tone from the get-go which I feel can quickly derail to unnecessary combativeness and stress in the negotiation process. I have been involved in several RE transactions throughout the years and I agree with the author in that "doing your homework" to understand the other party's psychology in order to create rapport is crucial to engaging in meaningful dialogue which is important in any negotiation. This book is very informative and extremely easy to read. I appreciated the in-depth breakdown of the RE negotiation steps and exit strategies offered and enjoyed reading the historical references and meaningful quotes. I'd recommend this book to anyone who would like to learn to be a better negotiator not only in RE transactions but in navigating daily life as well.

Wow! Expected just another book on ‘negotiating’ and instead got this marvelous treatise on the ‘art of negotiating’. In less than 200 pages she takes me through virtually everything to expect in Real Estate negotiations, how to prepare for them, and the strategies to reach a mutually desirable outcome. Makes me wish I had a deal to negotiate right now.
