What happens when a guy who constantly needs rescuing meets his Prince-not-so-Charming?
After bailing on his corporate kingdom due to a very public scandal, the last thing Tate expects is to bump into temptation in the woods. A five feet four, one-hundred-and-twenty-pound guy who reeks of a damsel in distress. In other words, Tate’s kryptonite.
When a sprained ankle leaves him trapped in the woods, Bryan has no option but to accept help from the only man within miles around. But there’s just so much to do in a cabin before boredom kicks in. With only one bed, one brooding inexperienced hunk, and a few days for his injury to heal, it's only a matter of time before things heat up.
Just when Tate starts opening up to Bryan, an unexpected turn of events throws Bryan in the face of danger. To rescue him this time, Tate must leave his fortress in the woods to return to society. Will their brief encounter be enough for them to survive what lurks in the city?
Full of playful banter, lingerie, heels, a slight age gap, devious friends, stubborn exes, mystery, and intrigue, this book will give you a thrilling and swoony experience.
Please note, this approximately 100k word book was previously published as Falling for Mr. Corporate and My Dear Mr. Corporate. Over 20k words have been added to the story for a dual POV of the section which was formerly Falling for Mr. Corporate. Also newly edited.

DNF 28 % It doesn't work for me. Even though it got better later on, the beginning was so unpleasant and I can't relate to the characters at all. And now I see the huge melodrama unfolding and I'm not in the mood for it. I'd rather read something else... That doesn't mean it's a bad book, it's just me and it doesn't appeal to me.
Ms Holmes wrote a delightfully steamy low angst forced proximity/corporate romance. Slight age gap and a bit of suspense made this an entertaining read for me. Despite both MCs developing feelings fairly quickly they were given chance to get to know each other beyond their bedroom fun.
There were some moments where miscommunication was used as a way to enhance the plot but they were quickly followed by the good parts of Tate and Bryan falling in love. The suspense angle was slight and expected, but I enjoyed the little bit of angst it did bring - it livened up the story for me. As always the author wrote two men with wonderful chemistry and no shortage of hot encounters. I admired Tate and really felt his pain. Bryan was easy to like especially when he asserted himself among all the trappings of Tate's old life. I really liked secondary characters namely Jeremy and aunt Susan who were such positive light hearted presence in the story. Oh, Gio and Keith, behold the nasty villains! I love a villain that I can hate to my hearts content. Overall this was a quick entertaining read. Copy received for my honest and unbiased review

Tate ran away from the city. He ran away from everything. After being consumed with guilt, he could not take it anymore. So he moved to a cabin in the woods to be by himself. Bryan is not meant for the woods. He enjoys the city life, the clubs, socialization, 24-hour take-out, immediate convenience. On a hiking trip, Bryan finds himself lost and Tate finds himself the rescuer of his biggest temptation.
Trapped in a cabin together, Tate finds himself drawn to Bryan and wanting the man’s presence and energy that he brings into life. But is he ready to forgive himself and come out of hiding to be with Bryan? Not to mention, did he leave his business in the right hands? Suddenly Tate finds his life in isolation imploding…
Gianni Holmes brings us her newest contemporary novel filled with a cabin weekend, return to civilization, kidnapping, and a possible money laundering scheme that could destroy everything. This is a roller coaster of a ride and everything you expect from a Holmes novel. This is book one in her new series, Love Permit and if sneak peaks at book two tell me anything, this new series will be absolutely fabulous.
so amazing.. wonderful and sexy and fun... well written of course.. this author makes the personalities of their characters superb... the emotions are complex and real. i cant wait for book 2
Okay first up I’ll say I loved the first editions when they where separated in the Corporate Series, but combining them so that we get both of their POVs included into one book was even better. I loved both characters in this and felt their story. This included hot sexy scenes, age gap, a really bad Ex, abuse and a few secrets plus more. This book wasn’t one I could put down cause they’d be things keeping my attention to see what happens next in a fast pace. Dramas with Keith (the Ex) added to the book for a great finish. Bryan’s 22 years makes the worst mistake by going camping with his boyfriend and running wasn’t the wisest move. But he meets Tate who was 10 years older. But there was trouble ahead and not far..
Leave it to this super talented author to take the same old same old stereotypical storylines and give them a fresh, grab-you-by-the-feels, poignant, sexy, fantastic, charming, hilarious, amazing, endearing, and totally awesome new twist. I absolutely loved this marvelous start to an intriguing new series, and I can't wait to see what happens next.
DNF at 50%. I flew through part 1, and (while contrived) it had the makings of a great story. Part 2 seriously dragged and it was too much. Other readers have noted the complete switch of personalities in the two MCs. To me, the bigger issue was the complete switch in pace. Sorry, can’t dedicate any more time to seeing if the build up pays off.
I loved the drama of the best friend, the scheming uncle and the mystery woman. It was realistic that Tate and Bryan had their issues and arguments but tried not to let it dome between them. I don't know that there is any redeeming features in Keith so I'm not sure I will read the sequel
Let Me Love You is the first book in A Love Permit serie by Gianni Holmes. The story is about Bryan and Tate. I really liked their story. It was hot, sexy, sweet and very well written.
This book was previously published as Falling for Mr. Corporate and My Dear Mr. Corporate.
Stopped at 20%. I just couldn't get into it. Didn't care for the heroes very much. It's obviously me by the raving reviews it's got. I might try again another time.
I’m baffled. This book had like 200 things in it I usually love. And clearly I’m in the minority for not enjoying it. Really bummed out about that. I was so excited for this book.
Overall this was a dramatic and unevenly paced story. The writing was a bit…simple? I guess? Not much nuance. Not the best I’ve read from this author. Not awful but no depth (everyone just said stuff and that was it) and felt like it needed polish, and I kind of lost interest after 150 pages, sadly.
Bryan is a cis white gay 22 year old femme man. He’s 5’4” and about 120 lbs and lean but muscled. At the start of the book he’s dating Keith, his older closeted gay boyfriend/boss. They break up at the start of the book, and Bryan realizes he hates being back in the closet for a lover.
Tate is a 32 year old cis white bisexual man. He’s never kissed or had sex with a man before, and has ignored his attention to men for years in favor of relationships with women, particularly his ex-wife Rachel who he truly believed was his exception and the love of his life. However he’s not a virgin and is experienced with anal sex. He has a very bizarre origin story.
I wasn’t thrilled that Tate refused to have anyone call the police when Bryan was violently kidnapped by his ex-boyfriend because “The last thing I wanted was to have my name ending up in another newspaper in connection to Bryan. Wouldn’t the media have a field day with the news that I was embroiled in another scandal?” That’s not OK, man.
Contains: —“from two different worlds” —gay x bisexual —out gay man x closeted bisexual man —mocking a man for being femme —internalized biphobia and homophobia —awful ex-boyfriend; closeted gay ex-boyfriend —moderate bisexual freakout fairly frequent but minor typos —biphobic late wife and in-laws —forced bisexual outing (past, mentioned) —internalized biphobia and homophobia —abusive ex-boyfriend (mentally, verbally and physically)
Other: —first person dual POV —cheating: no —romantic rival: no. Bryan’s ex stalks him kinda and is a problem but Bryan has no feelings for him —breakup: I don’t know, I was skimming hard after a while. —kids: Tate had a daughter who died. They have an adopted 4 year old son in the 3 years later epilogue, and newborn twin girls. —sex: Tate tops and Bryan bottoms —HEA: yes.
A few days with the guy and I was laying claim to him like he’d committed himself to me. He’d done no such thing, and I needed to get with the program. Him sharing his body with me didn’t mean I was entitled to anything else from him.
I’d always been the type to commit to someone, as I had been to Rachel for the longest time. I wasn’t used to sleeping around and acting on attraction alone.
“I am bisexual, I lean more toward men. It seemed easier at the time to just be with a woman and then everyone would be happy. I tried to settle into a normal life, and I succeeded.”
His hand came down onto my arm. “No, stay. Please. I want to hear about them. Your wife and daughter. You must have loved them very much.” I hung my head. “I did. They meant the world to me. I felt guilty for so long that I was still attracted to men.” “Why?” “I don’t know. If I was truly satisfied, would I still find other men attractive?” “That doesn’t even make sense,” he said bluntly. “I’m pretty sure if you were heterosexual you wouldn’t be thinking this way.” I frowned. “Meaning?” “Meaning heterosexuals don’t just stop feeling attracted to the opposite sex when they’re married or in a relationship… You know I’m right, and both you and your wife were unrealistic to believe you shouldn’t find men attractive anymore because you were married.”

Let Me Love You by Gianni Holmes is the combination of two former books by this author (Falling for Mr. Corporate and My Dear Mr. Corporate) with additional content. I had not read either of these two books before this one so it was new to me. I normally write a detailed synopsis of the book for a review but I am not going to be somewhat vague this time because the plot is so integral to story that I don’t want to give anything away that will take away from reading it. This is the story of Tate, a man who has gone through a tragedy and isn’t able to live in the city and do his job because of it. He retreated to a very secluded cabin in the woods where he is living a solitary life. Bryan is a man who seems to fall in love with the wrong men. He is on the mountain for a camping trip he didn’t want to go on with his boyfriend and several of his boyfriend’s friends. Bryan is not suited for camping and something happens that causes him to leave the group. That is when he meets Tate. He sprained his ankle and has to stay with him for a while. During this time they are attracted to each other and act on this attraction. Tate did not want Bryan to leave when he got better but Bryan felt he needed to go back to the city to get a job and an apartment. Because of his feelings for Bryan, Tate decided to go back to the city and convinced him to stay with him until he can do this. Bryan also wanted to take their relationship slowly so they can get to know each other because he always seemed to fall into relationships quickly and they didn’t work out. In the second part of the book they are back in the city and Tate goes back to his job while Bryan is having trouble finding one. The story continues with lots of twists and turns and suspense as someone is out to get Bryan because he is with Tate and there are some problems with Tate’s company. Ms. Holmes is a wonderful writer and the plot of her books always drives the story along and makes you want to keep reading to find out what happens. She also writes wonderful main and side characters. Tate and Bryan are very fleshed out and you feel like you know them and their intimate scenes are well written. They both have had things happen in their lives that have deeply affected them and how they act which she slowly reveals throughout the story. She also has some bad guys who keep reappearing and causing problems for them – Bryan’s ex, Tate’s best friend, and Tate’s uncle all add to the suspense. I highly recommend this book and I am looking forward to the next book in the series.
Let Me Love You is the first book in the Love Permit series. Gianni Holmes has revamped the previously released Falling For Mr Corporate and My Dear Mr Corporate and added more to the fun. And what a story it all is!
There are essentially three parts to Bryan and Tate's relationship.
First, they meet in the mountains, after Bryan has had enough of his abusive boyfriend/boss. Ugh. That man is such an ass. With Bryan alone and needing help, Tate meets him and ends up helping him out.
What follows is an instant attraction, as the two men quickly fall into bed. And damn, they are hot together.
Tate's a recluse, with his past slowly revealed. The way Bryan helps heal him and bring him back to life is wonderful.
I love this quote. "Sex is easy...Relationships are different, and I'm not sure I'm any good at it."
Second, once Bryan is ready to return to the city, they have to try to make things work, juggling all the insecurities and doubts involved. Bryan doesn't want to be a kept boy and is desperately trying to make himself self sufficient, while also trying to be with Tate.
As for the heat, there's lots of it, including some sexy lingerie and some hot rimming.
Third, there's action and danger, with plenty of twists and turns. There's abuse, assumptions, and plenty of manipulation.
Both men have a lot of healing to do. Tate's getting over the death of his wife and daughter, but there's a lot involved with that situation and it isn't easy for Tate to deal with.
And then there's Bryan, who's struggling to deal with the abuse he suffered from his ex, the long term effects of his upbringing, and his need to be dependent.
All the while they're still dealing with Bryan's ex and plenty of issues with Tate's family business.
I love the author's writing style and her well developed characters. It's easy to fall in love with these men and root for them through all they have to deal with. My only complaint, if I had one, would be the completely different feels for the different parts of this book. It's a little strange, but I didn't let it bother me.
Let Me Love You is a wonderful mix of hurt/comfort, healing, and suspense. Gianni Holmes will definitely leave you turning the pages throughout.
Ok I’ve been following This author for quite awhile I love her books but this one by far is her best work for me at least. It’s relatable and that’s what I love about this book. The synopsis does not do this book justice I mean besides finding each other in the mountain the book goes on into real life depth in the city as well. You meet Bryan who is this sweet 5’4 boy who’s following his disgusting ex bf and friends through the forest. During the trip Bryan and his boyfriend Keith gets into an argument and Bryan tries to go home but Bryan doesn’t know his way back then stumbles upon Nate. I love Bryan he’s so relatable like most books I read the guys are all usually beautiful and over 6’0 tall and as a guy who’s literally on the shorter side I could relate to Bryan. I’ve also dated men who held more of the power of the relationship so I can relate and put myself into his character and literally really feel Bryan and his need for independence. Bryan has had people he love betray him over and over. I love Bryan’s character and his development as well learning to trust and not every guy is a jerk. I love Tate as well. He comes off as a grumpy guy but underneath it all he’s really sweet. He drove me insane at times because since I could relate myself to Bryan, men I’ve dated are exactly like Tate where they never see their own faults till it’s too late. I love how Tate stood up for Bryan abs in a way I wished I had found a man like Tate. I’m literally living my dreams through this book. They fell in love really fast but I think when you come from a place of hurt it brings out something you’d never expect. One of my favorite dialogue from the book was “I don’t care what fight we have,” he said, his voice soft. “We won’t sleep in separate beds. Ever.” I honestly really loved this book it was a rollercoaster ride I mean so much was happening so many people trying to read Bryan and Tate apart. The love confessions, the tears, the begging of each other to not give up on each other’s love. Book had the right amount of suspense, romance, sexy scenes without it being all about it, and character depth and development. I wish to read more books like this one in the future from this author. Thank you for giving us this book.
One reclusive CEO hiding out in the woods and one man in the wrong place at the wrong time...or maybe just the right time. This book was good. Part of it was all about forgiving yourself for something that happened beyond your control. Another part of this book is about having the strength to believe in yourself. Tate was not 100% ready to go back to the corporate world he left behind, until he suddenly discovered someone that it would be worth it for in Bryan. Bryan has a lousy ex who also happened to be his now ex boss and needs to find a way to land on his feet. These two have instant chemistry and a connection that shouldn’t be possible in such a short time. Bryan has fears that he won’t be enough and struggles to balance that with his need for independence because he doesn’t want to find himself in another bad situation. And Tate discovers that there are secrets hidden within secrets in the corporate world he left behind which might put Bryan in danger. I enjoyed this book. One thing about these two guys is that they never really question their feelings for each other, just how everything should work out. The author did such a good job of painting the side characters of Gio and Keith though that I am not sure I am ready to read a book about them in the next in this series! Both do things in this book that make them in serious need of redemption...it may just take me a bit to be able to read it because I am ready for them both to suffer! But the author made me love the characters of Tate and Bryan so much that if anyone could turn those two side characters around, it would be them. I will have to withhold judgement until I read it. :)
I went into this book expecting it to be a lighthearted meet-cute, but Tate and Bryan's romance was much more complicated than I was expected. What started out as a few nights of incredible chemistry in the woods took a surprising turn once the two of them made it back to the city.
The two parts of this story had such wildly different tones that it took me a few chapters to wrap my head around the switch halfway through the book. If the first part of the story was all steamy moments and honeymoon love, the second part was a harsher, more realistic look at Tate and Bryan's different lifestyles. I was equally fascinated by both aspects of their relationship, but I have to admit that the second half of this story twisted me up into knots. From Bryan's suspiciously disastrous job hunt to Gio's disapproval, Keith's threatening scheming, and Tate's company issues, these men had a lot on their plates. It was sometimes difficult for me to stay focused on their growing love when I was so worried about all the external things going on in the story. Even the romance in the second half wasn't smooth sailing--for every moment of passion there were an equal amount of tense, unsure conversations between Tate and Bryan. Though the two of them did make it out okay in the end, they ended up in a much darker place than I was expecting along the way.
**I voluntarily read an ARC of this book. This review expresses my honest thoughts and opinions.
Let Me Love You is the first book in the Love Permit series by author Gianni Holmes. This story was previously published and edited with about 20k more words than before. I did not read the previous renditions of this book so this is fresh and new to me.
This story is told in dual POV I feel it is really necessary for the telling of this story. Helps it have more depth. This story is done in two parts, I am not keen on that, parts I never really got the why of them. But that is just a personal preference of my own.
Tate is the kind of guy who likes being the savior. He used to be a big deal as a businessman till he was outed as gay. He now is a recluse in the woods. Very intuitive, and smart. He is a man who goes after what he wants with all that is in him.
Bryan, is the abused boyfriend of a man who cannot admit he is gay. Bryan is a city boy, so going off into the woods with his lover and his lover’s friends is a big deal to him.
I liked that Bryan is brave, strong, and passionate about life.
Overall this is a great story, I loved watching Bryan’s arc and seeing him grow full circle. There is also a mystery going on in this story that kept me turning the pages and wanting more. I cannot wait for book two of this series. I loved this book and I want to know what happens next.
This book is phenomenal! The story of two men, totally different and yet, they find their way to love. Tate is the CEO of his family’s company and Bryan is a PA. Tate is hiding in the cabin in the woods, grieving the loss of his wife and daughter and Bryan is on a camping trip with his boyfriend. After the treatment of his boyfriend’s buddies gets to be too much for him, Bryan breaks it off with Keith and heads back down the mountain. He will be hurt and will end up in Tate’s cabin, where Tate will care for him. They will be unable to deny the chemistry between them and soon, they are truly enjoying their time together. Things will get bumpy when they end up back in the city and living together. They will have to deal with Bryan’s ex, Tate’s best friend and Tate’s Uncle, who has been running the family company. It gets bumpier when a shot is fired and accusations are made. An accident on the road and a kidnapping will top it all off and, in the end, the guilty will be punished, the two men will find themselves back in each other’s arms and moving forward with their happily ever after.
I read an ARC copy of this book and am volunteering my honest review.
2 stars I gave 2 stars to this book just because of Bryan (I really liked him), but it was very difficult for me to finish it. I appreciated the first part, when the two main characters live in the woods, but when they return to the city, everything changes. Especially Tate, he seems a totally different person, he doesn't seem to understand Bryan anymore. Besides, there were too many villains in this story, too many people plotting to separate and ruin them, . After 60% of the book, everything started to be surreal, culminating in the . I will not read the second book, because I don't want to know anything about Keith at all, the douchebag manipulated, bullied, abused and hitted Bryan, he doesn't deserve my sympathy. I was intrigued by the blurb, but this book was not my cup of tea.
I'm sorry for potential grammar mistakes, I'm not a native english speaker.
M/M Opposites attract Close proximity 10 year age gap Hurt/comfort Lace
I was given a free arc copy from author and the GRR arc team for review.
Tate lives in a remote cabin in the woods after losing his wife and daughter. He is basically a recluse, only venturing to civilization for necessities.
Bryan is a stereotypical twink (which I love). He's seemingly high maintenance. He gets coerced into going on a camping trip with his boyfriend (who is in the closet) and 2 of his boyfriends friends. After they make him mad teasing him, he decides to leave and gets lost in the bush and hurts his leg and can't walk. Tate saves him and offers Bryan his cabin while he heals for a few days.
Fabulous characters with really fantastic chemistry. It is high heat and low angst. This book is really well written. It has dual pov and great plot that kept my interest from start to finish. I couldn't put it down. I loved it. I would definitely recommend this book and I am looking forward to reading the others.
"Let Me Love You" is an opposites-attract, hurt/comfort, insta-lust, steamy romance with heart and some angst and suspense. I enjoyed Bryan and Tate's love story, from their by-chance meeting on a mountain to their super steamy whirlwind week in Tate's cabin (which is just the swoony best) to forging a meaningful relationship back in the city. Both have experienced such hurt and loss, and once the emotional walls come down, they love fully with a passion, intensity and tenderness that can be felt through the page. Bryan's friend Jeremy is also a delightful bright spot in this story.
Fair warning that there is some on-page domestic violence. Bryan's abusive ex Keith and Tate's best friend Gio are both so intentionally hurtful and their behavior appallingly awful here, their redemption attempts in Book 2 should make for an interesting read. I received an advance reading e-copy of this book and have left this honest review voluntarily. (Also read in KU.)
I really enjoyed this book. There was so much going on, first in the woods and then back in the city. The characters were complex and the story had so many twists and turns, secrets, betrayals, and strange bedfellows, and yet it all came together and worked. Underlying it all is the strangers-to-lovers romance between Tate and Bryan. Tate wants to take care of Bryan, but coming off a bad relationship and a childhood in the foster system, Bryan feels the need to be independent and productive. Tate is living with guilt and issues of his own. While the two of them try to work things out, they deal with vengeful exes, suspicious best friends, and relations with questionable motives. There is a little suspense near the end as Tate and Bryan face an unexpected villain that puts their concerns and disagreements in a whole new light as they realize nothing matters more than each other.
I received an ARC and am voluntarily leaving this honest review.
Bryan is on a camping trip with his boyfriend. When things go south, leading Bryan to break up with him, he ends up meeting Tate. Tate has been living in the wilderness for 2 years, after a tragedy occurs. Bryan and Tate are instantly attracted to each other. When they return to the city, Tate has to deal with his past, while Bryan, due to his own past, has issues of needing to be independent. Will they be able to work together and overcome their issues, while dealing with Tate's best friend, and problems with Tate's company and family? Let Me Love You has some angst, but Tate and Bryan deal with each other in a realistic way, and don't lose sight of their feelings for each other. There's steam, there's mystery, and there's a touching story about a couple coming together, and each of them accepting their own pasts. Gianni Holmes does a great job with her characters, and Let Me Love You is a great read.
I loved all the mixed tropes going here...forced proximity, insta-love, slight age gap, second chance at love...all combined for a low angst, sweet story. Tate had secluded himself from the public eye after his family was killed in a car accident. Bryan needed help while in the woods and Tate came to his rescue. I loved how protective and caring Tate was over Bryan but I did get a little upset that he couldn’t seem to understand why Bryan needed a some independence and time to figure his life out. Even though it all worked out in the end and these two made a cute family, I feel it never really got resolved...just my thoughts. Overall, the love between Tate and Bryan was strong and lasting...sweet story. If Gio and Keith get a redemption story it had better be out this world fan-fu**ing-tastic because I hated those two!!
This book had been on my TBR list back when it was Falling for Mr. Corporate/My Dear Mr. Corporate and I am glad that I waited for the rerelease version. Like all Gianni Holmes' books the characters are so realistic and full of heart. Tate and Bryan were explosive from the start and it just kept getting better. My heart went out to Tate for all that he'd been through and then the events of the book. I felt for Bryan, from being in an abusive relationship, to wanting his freedom, to everything else that happened during the course of this book; it was so heartbreaking. I loved that these two found each other and were there for each other in the end. I really loved all of the steamy scenes, but mostly I love all of the heart. I love Gianni's writing style and read everything that she puts out. I would absolutely recommend this book.
