This is a hard book to rate. There were a couple ideas worth five stars (negotiating down the personal guarantee, equity kickers on notes and holding to the one-year payback period are a few).

Not to quibble with definitions, but "Passive" investing isn't really passive. It sounds like this guy spends a lot of time:

1 - networking to get access to deal flow
2 - doing due diligence
3 - negotiation (not a small thing)
4 - educating himself on how industries work so he can spot new trends. This seems like the hardest part of everything I've seen him write.

Other takeways
- The ability to value collateral is critical. Knowing how to sell it, how long it takes and how much it costs is a big deal.
- He diversifies. He's probably not an expert at a lot of these things, but knows enough to be dangerous.

This book has a lot of great tips and strategies to follow when investing and negotiating deals. That’s where it stops. There is no mention how you get access to all of these deals except for find them yourself. Or, to have $250,000 and join his Lions Network. Part of me really liked this book and all the tactics one can use. But the other part seemed it was a bragging session into all of his successful deals. Also, seemed like a long sell for people to join his Lions Network. I think what he says and does works, but it is not risk free or low risk from a monetary and emotional standpoint.

Shortly after meeting Justin, I completely changed the way I invest and think about it. This book includes a series of strategies, "stacks" (combinations of strategies), mindsets, and case studies anyone can use to create low-risk passive income.

Justin taught me how to rethink all of my investments. For example, for every equity deal I do now, I start by renegotiating whatever terms are placed in front of me. I also negotiate additional "kickers" that might include future options, a request for personal guarantees, or even additional equity for an advisory seat. Of course, this particular strategy works for startups or smaller investments (not stocks), BUT you can use other strategies in the book for different situations.

The most important thing about Justin is he genuinely lives the "Lifestyle Investor" lifestyle. He walks the talk.

Full disclosure: I wrote a forward to the book and have been involved in setting up Justin's business. It's been an act of passion, I feel strongly that Justin's work can positively help people rethink their relationship with money.

Marketing for High-Net-Worth Investor Group

Equal parts informative, offensive, self-, congratulatory, and lip-service to the very wealthy, this book functions as a long-form résumé for the author to attract those with at least $250k to invest and thousands to drop on individual mentorship to his "Lions" inner circle. The constant sales pitch is distracting, unless you're in a position to hire this guy; much of the text reads like a churched-up LinkedIn profile.

The worst part has to be the open derision for poor people. My favorite quote:

"Wealthy people think like wealthy people. They have the disciplined behaviors and thinking processes, and they practice the habits of wealthy people. People without wealth are the opposite. They’re stuck in a cycle of undisciplined behaviors, wrong thinking, and bad habits. They don’t see or understand the nuances and distinctions that wealthy people do."

Guy's rich AF; it's unfortunate he decided not to splurge on an editor.

Donald defines financial terms that are helpful to know. He lays out multiple deals, explaining the general top-down structure, mindset, ways to get the most for your money and minimize your risk as an investor; most won't be able to use the information until they have at least $50k to work with.

If you enjoy reading books that sell you a dream about a lifestyle, this is it; there's enough real information in there to make it worth the price of the book. But... Lions only.

Learn from a true pro, with no B.S.

I really enjoyed the book, and learned a lot! I will be referring back to it as I expand my passive investment career. The book includes everything you will need to be able to set up your life so that you don't have to work another day if you choose not to. Every chapter had solid info, with take aways, not just the same old BS you will see with other investment books (I particularly love that he covered the tired old "skip that $5 Starbucks latte!" advice you see from so many jokers out there). I'm excited to put some of the advice in the book to use in the real world and upgrade my lifestyle.

Not worth my time!

After a third into the book, started to feel it was an infomercial. I know about cash flow because I am an actual practitioner. I lose respect for him immediately after I read the chapter where he teaches you how to structures deal so you get collateral and thus avoiding the risk of losing your investment. Immediately in the next paragraph he mentioned how you do not fall for that same trap if someone else tries to structure a deal with you if you were the borrower! That's so lame and unethical.

Not what I expected. Some good ideas but bland and unrealistic for non millionaires. More like an infomercial.

•Further it is divided into three parts - Part 1 describes the challenge to find your financial goal, principles, myths around investments and Murphy's law.
•Part 2 states all 10 commandments in depth with detailing and partical examples. Part 3 guides you how to actually begin with investing and implement what this book has to offer.
•The book is written in a very detailed manner with simple flow of language and author has tried to break down every concept in a simple manner to make it more friendly.
• Financial terms, crypto, debt, investing are explained quite well and precise enough for a reader to understand it.
• Finance freaks will definitely love it as the book states the terms in detail along with all 10 commandments and their principles.
• Some interesting topics to learn from this book - reduce the risk, use leverage to your advantage, finding invisible deals and income amplifier.
•Over the book is quite informative with it's subject it talks about.

Investment is something that has become all the more essential over the years. As the inflation rate is hovering around 7% here in India while the saving bank accounts offering 2% interest it is suicidal to just keep money in bank, expect it to grow and sit back relax.

This novel gives a sneak peak into various sorts of investment to grow one's income and also ensure it atleast matches the inflation. Through what the author calls a set of commandments , he has only told about those practices that are tried and tested and has yielded favourable results for him and the people he know. So in that way it feels one can bank on his strategies.

Though the book talks about a myriad range of financial instruments what I found lacking is Indian touch. Many investment options like crypto are not that favourable here and even in the recent budget for the session 2022-23 , more taxes are levied on that. Also overdosage of information at many instances breaks the flow and instead of immersing in the pool of knowledge it tends to get informercial.

All in all an okayish read but could have been better had it been more region specific and indigenous to a financial culture for overall inclusion

Money is a necessity for survival, just like food, water and air. Who hasn't thought of a way for making money work for you, rather than working for money all the time? We all have thought of things like having a constant stream for passive income and making wise investments to become financially independent and money wise.

The Lifestyle Investor by Justin Donald answers all these questions and teaches many more things. This book contains the ten commandments of cash flow investing for passive income and financial freedom. Written in a lucid writing style, with well structured format covering invaluable lessons and tips for achieving financial freedom makes this book a must read.

It is a complete guide for the readers to become money smart. It is a resourceful guide, which will be extremely educational and useful for people. Totally recommended!

Ever since reading this book, my mind has been opened up to so many possibilities. I used to think there were only a couple ways to generate true PASSIVE income, but I was completely mistaken. Plus, I had no experience or exposure to things like "warrants" and "equity kickers" and all the different terms you can negotiate. This book is meant for wealthy individuals that have extra money that they want to invest. I'm grateful to have come across this information. Highly recommend!

I just finished The Lifestyle Investor and I found it to be one of the most valuable books I’ve read in the past year – and I read a lot. The book provides step-by-step details on the tools, strategy, and philosophy of deal structuring. More than a book, The Lifestyle Investor is a roadmap. If you wish to improve as an investor, The Lifestyle Investor will take you to the next level. My only regret is that I did not read this book many years ago. Highly Recommend.

The Pros:
Some high-level takes on the use of leverage (but see Cons, below)
Some brief descriptions of the necessary mindset to think about investing as ways of creating income

The Cons:
The parts covering use of leverage either gloss over or ignore completely debt retirement, specifically in the “math” that’s shown
A huge amount of the content is self-aggrandizement
A large part of the content is filled with illustrations that do not further elucidate an investment strategy, but rather just highlight access the author has to potential deals

On the whole, this is not a substantial addition to the literature on cash-flow investing. Robert Kiyosaki has done a more thorough job on thinking about income-producing assets versus simple purchases, there are dozens of better books on mindset, and detailed deal analysis isn’t present in this text. It may, however, be a good advertisement for the author given his appeal to the reader to pay for his services.

Tyler gave me this book, and he didn’t say it was great so idk why I read it lol.

It was awful. Spends about half the book stroking his own ego about investments he made which got annoying fast. All the examples he used from his investment had like down payments of like 100,000, like yea let me pull out 100k real quick. Not an applicable book and he just used to promote his podcast and plethora of other money grab scams off of people. Also felt like a lot of the ways of investment that he did were either wrong in the way that I felt like he took advantage of people, or didn’t talk at all about risk factors that go on. Dude is thriving off the fact that the market has continued to see increase and hasn’t seen large recessions.

Not sure how this book landed on my Kindle but gave it a go. Read about 50% of it. Nothing new. Covers finance basics such as don’t spend your principal, maximize ROI through creative approaches, manage risk, do due diligence, etc. Also, unclear how sustainable proposed strategies are, they aren’t time tested and unclear if they would work in a risk off macro environment.

Short and sweet book that helps reiterate that there is a way to invest without giving away your life. There is a better path than working for dollars the rest of your life - let your money work for you while you live and enjoy life.

Definitely a book to reread every year. Loved the principals and examples provided.

Lacks real substance

I am a real estate investor with multiple properties. This book has generic motivational chapters but lacks real detail and substance about how to invest your money. In my opinion, it wasn’t worth the 2.99 I paid on Kindle.

Some info on how to structure deals to reduce risk. Useless to me, I'm too poor. More rich people stuff. My eyes are glazing.

Boring USA tax stuff sorry if you're not American I guess. There is a lot of stuff in here like this, some of this advice is prob useless to me (and we have other exotic things here like franking credits and negative gearing).

Life insurance policy as an investment vehicle. Ooh this is interesting. I've heard of this before. Something to do with avoiding tax. Can also take out loans against the life insurance policy and use. "non-direct recognition dividend structure". He's saying that life insurance is better than trusts for protecting assets against creditors. No idea how the tax laws work in my country for it though..

I do appreciate that in this book, he does actually feature many examples of investments he has made, and even tells us how he initially made his money (mobile home park investments, and he did go out of his way to create opportunities for himself by networking at investing groups and seminars and cold calling people etc for investment opportunities). So he does actually have experience.

I usually don't indulge myself into books of this genre but I'm wrong. This book is so easy to understand even for a layman like me about Investments, finance and the vital role they play for a balanced life.

The author has tested and tried several tricks and methods he wrote in this book on himself and one can see what results it has yielded for him. As he rightly says, always learn from the best. I'm excited to implement many of the financial lessons he wrote in this book for a better lifestyle.

Few things were a eye opener for me and I never knew one could have options for a better life. His emphasis on his family, healthy mind and body , and a sound financial system to back one up during both ups and downs is praiseworthy.

He makes the financial lessons interesting by intertwining them with real live instances where one can asses the problems and the solutions side by side.

The ten commandments which he so well explained in the book is a bible for all wanna be investors. The trick which is says is never to get emotionally attached with investments and also to follow most of the commandments without flinching. His knack for seeing between the fine lines and the importance he gives to them to get the best deals is a point to be noted.

There is also an opinion to join his Lion Network to be personally coached by him. With the myriad sound financial options he brought to our notice , he also debunked the myths associated with wall street and how flawed it is for the detrimental of the investors.

Do check out this book if you are interested in finance and also to lead a stress free life with time on your hands.

Most people, including myself (prior to this book), think that the only source of passive investing is the stock market. That is the advice we have always been given -- take a portion of your income, put it in the stock market, wait years and years, and hopefully you'll have a big nest egg at the end. Unfortunately, we've seen huge declines in the markets at certain times (2000, 2008) and if that happens at an unfortunate time for you -- your years of saving and investing could go down the drain. Justin offers a different approach. His approach is backed by his own results that have allowed him and his wife to quit their jobs.

If you are serious about investing, you can not afford to miss this book. In this book Justin talks about structuring deals in ways that most of us don't think would be possible. He not only educates us on the concept but gives examples of actual deals that he's been involved in -- so it's not pie in the sky. I couldn't put this book down and I'm going to get the audio book as well so that I can keep listening to the book during my commute. Do yourself and your investments a favor by buying this book -- probably the best investment you could ever make.

It has completely changed my mindset and approach to investing. Thank you, Justin. I've also had the opportunity to interact with Justin and a more humble person you will not find. And if you needed one more reason -- all the proceeds from the book are going to charity.

I picked up this book because lately when I started doing job, I felt like our teaching system doesn’t teach about investment and income tax calculations. Lately I wanted to learn about investment so I picked it up. It’s a book of non fiction genre or self help. The book is divided into three parts. Part one is challenge. That includes about finding your financial independence, core principles, “investments, myths and Murphy’s law. Author explained how to use this book. My favourite is the ten commandments. Part two includes that and it’s summary in well detailed manner. Part three includes how to begin with all this. In this book you will learn all the financial terms starting from Debt, loan or cryptocurrency anything. And also personal advice or coaching benefits from the author. The boom is vast so you will have to read it for the complete idea. I loved the book. I had no previous knowledge about it but I wanted to learn and the book provided me all the information I needed. I come from different background and this is easy for me to understand. So author explained everything in layman friendly term. Author used examples, points and paragraphs to explain all the important topics. I liked the writing style of the author. The book is written in very perfect and precise manner. Quite an informative read. Strongly recommended from my side.

In this world where money is God and everyone regulates around it, Justin has offered his experiences and lessons to his readers to make them successful. This book is based on modern techniques and traditional mindset. This book is divided into three parts; the Challenge, the Commandments, and the Call. When you know you have limited time to make life happen because it’s over because you know, Lifestyle Investor can be a great companion in helping you achieve your goals. It fulfils its goal to the fullest.

This book gave me many new tricks and ideas and most importantly, prerequisites in the field of investing. Justin Donald is of the view that if the investment is done right, there is no need to worry about the result. I am not surprised to know that this book is number one bestseller according to The Wall Street Journal Today. The reader, if really looking for right investing ideas, will find so many little things which seem to be unimportant in the first place. There is word to word explanation of his ideas with nothing hidden. It has full information in regard to the concerned topic. this is a five-star read. Very informative and precise. Written in layman’s language to make it easily accessible to anyone interested.

Great teaching!


How enriching it was to read this book! I was amazed with the valuable information it gives us from the first page. The author narrates how he managed in 2 years to create a freedom and a lifestyle that we all desire. He gives us real examples of 10 commandments to be able to leave our life as employees before the age of 40.
What I liked the most is that the author shares with us the part of his life that he always dreamed of and gives us examples of discipline, security, confidence and strategies that can transform our finances to double them in the shortest time possible. This book helps me to focus on what is really important: my family, my environment and financial quality.
With enthusiasm, the reading proposes to stop trading time for money to have more of both, create immediate cash flow while reducing investment risk.
It definitely impacted me how I can change my lifestyle with small steps, such as simplifying complex financial strategies, structuring deals and disciplined investment systems that produce consistently profitable results. I highly recommend this book, the philosophy is “create wealth without creating work”. I am sure you will love it.

The book does magnify the idea retirement savings will only be available long into the future and that the future is subject to a lot of risk. I appreciated the discussion around living life now and generating income to do it. But it also seemed to approach the idea that ones job to generate income is not pleasant. For my wife and I that’s certainly not the case. Having passion for our work and leaving time for family and fun is a balance we can strike.

The ideas he presents to execute on his vision does sound exciting but it would take significant work and expertise. There’s no doubt you would also need capital. So if you’re earlier in your financial journey I would not recommend this book. I would also note the risk in executing his deals is real and operating on your own would take resources.

Finally, this book is a long sales pitch. He is fishing for bigger whales for his LION club and smaller fish in selling his podcast and online materials. But I did buy the book after listening to the podcast. And overall the idea about living life and not necessarily focusing only on maximizing net worth made this book worthwhile and inspiring for me in my journey.
