1 book3 followersIn 2005 I quit my job as a corporate pilot and went into real estate full time. I had closed only one deal. A duplex. It was cash flowing about $300 a month. I started my entire real estate carrier with this one duplex and a life savings of $10,000. Not much.
My first 402 units were completed with some form of creative financing such as seller financing and master lease options. Over the years I built a large portfolio of real estate consisting mostly of apartments. I built a management company that operated the portfolio. At the peak that company was comprised of 16 employees and managed over 1000 units.
Over the years I had many successes and many failures. Some small and some big. I have made a lot of money and I have lost a lot of money. I have seen all phases of the market. The up cycles and the down. The good times and the bad. I have survived them all. Knowledge and skills are only passed on by those who survive.
The information I offer you on this site is my own. It has been tried and tested over a long career in the real estate business. Everything here has functionality that you can use, not untested theories. I have been successful with everything I teach. You can be too.

October 28, 2022This is arguably one of the timeliest real estate books to come to the market in years. We are in a transitioning economic market, and the real estate market is close behind. The author Bill Ham, multifamily real estate investor and educator, gives a glimpse into the upcoming real estate market cycle and shows us how to use creative financing to fund real estate deals in his new book Creative Cash.
One of the biggest hurdles that we hear from students when trying to buy their first multifamily property is “Where do I find the money for the down payment?”

Real estate acquisitions are an art form. Bill explains real estate in its simplest form to understand deeply and leaves the reader with action steps to achieve their goals. I could not put the book down and finished in less than a week!

I found this to be an excellent resource believe it has helped to greatly increase my knowledge of creative finance options available for our real estate purchases. Very much worth reading. I'm sure I will be using it for reference purchases for years to come!

Tons of useful Information
This book creates a roadmap for you to follow to get deals done. Before reading this book I had never heard of a Master lease option. I love the part about seller financing. I have done seller financing on some land deals and it one of the vehicles to use to get to your goals!
