Another awesome book from the amazing Lexxi James!! This was a great romance with a little suspense and a whole lot of hot and steamy action with great chemistry and great sexual banter between our couple.In this tale we meet the sexy and handsome Austin Byrne part of the Valor group run by Liam cooper. After years of continuous deployment he's trying to settle into a regular life, so when the mysterious Maverick needs his services for the Mommy 5 a bunch of women who are not only mothers and wives but also undercover Operatives its just the thing to keep him from going stir crazy and maybe even help him with his obsession with his neighbor the beautiful and curvy evie. I love evie so very much! With a vivacious personality and a mouth that she very rarely censors she's definitely a wait to see what she does next kind of chick and I have waited for her book for awhile now. With her fiance being part of the Russian mob I knew it would add a great twist to this story. While Dimitri Antonov is alluring and very rich with movie star looks she knows he screws around on her and could be into bad things and every time she tries to break up with him he turns on the charm and turns up the heat with kisses that make her knees weak and her panties wet but she wants more. Maybe her sexy new neighbor Austin who has been front and center of her fantasies lately is just what she needs to let loose. Even though she thinks he might be a professional fuck boy with all the women coming and going at all hours of the day and night it doesn't hurt his appeal and maybe its time to make her fantasies come true.So when a naked Austin gets locked out of his house after having freaked out on the ( crypt keeper) its evie to the rescue with a blanket and coffee. I love lexxi's humor its all though her books and something I look forward too! Yes the sex is f**king hot and the characters fabulous but its her storytelling that keeps me coming back for more. Also their was another surprise appearance from my favorite Latin heart throb Paco!!! It doesn't get any better then that! And I'm very curious about the mysterious Maverick she seems to be another of Lexxi's powerful women and you all know I love a powerful woman!

What can I say about Lexxi James except she is awesome!!! This was an awesome read with sassy heroine Evelyn Banks and Man Candy Austin Byrne. Evie loves her independence so much she decide to go against her father and become a lawyer, she buys her own house in the surbs and works for free for Long Multinational. Banks women are suppose to be arm candy for whom ever daddy chooses for her perfect suitor. Banks has generations & generations of legacy that can be counted until the end of their heritage. Who do daddy find but the 9th riches man in the world, he is hot rich and a mobsters, however he is just not known for his riches he is believed to be Russian Mob boss to be involved in killing, slave trade, drugs the works. If you piss off Dimitri Antonov you may come up missing. No matter how many times Evie calls it off her engagement to Dimitri he always turn up the charm and returns the 11 carat ring (yes ladies 11 carats), but she does not love him.

This is where the sexy Austin Byrne comes in he is Evie gigolo neighbor. Why do we think he a gigolo cause when Evie is up she see all sorts of women dropping by and giving him large envelopes which she assumes to be cash. What Evie doesn't know is after years of deployment Austin decided to settle down and his cousin Coop yes Margot Coop Liam Cooper, finds him a house in the surbs and give him a give at Valor Group which is Coop's company. However Austin is bored to death and miss the action in the field that is until Maverick contacts for a secret mission which he don't have to do any traveling which is perfect for Austin. How does he meet his neighbor Evie (baker girl) his name for her, is when he gets locked of of his house in his birthday suit.

This book had mystery, mob bosses, hot sex, the old crew from Long Multinational and the best was when Paco shows up to save the day (love me some Paco). So a little for everyone to enjoy.

Knowing all she does about Dimitri, Evie tries her best to keep her life simple, living in a neighborhood of regular folks. Although, her neighbor seems to have a lifestyle Evie wants to discover more about. Evie imagines all the women coming and going from her neighbor’s home must mean he is a male after hours professional. Can Evie resist temptation? Will Evie stay engaged to Dimitri? Daddy demands the marriage of his daughter, but will it happen? What could have happened to make demands of Evie she has expressed she didn’t want? I loved this story! Although I did get frustrated with Evelyn breaking it off with her awful fiance, Dimitri, and then constantly going back, when she didn't want to. I understand why she did, I just wished she hadn't.

The chemistry between Evie and her neighbour Austin was amazing. I so just wanted them to be together. There were some hilarious moments and misunderstandings throughout this book involving them both, which were super fun to read, but the more intense happenings were just as great.

I am loving this series, and I think each new addition is better than the last. A great read!

This was a slow starter for me but once I was in a I couldn't get out! Just like Evie and her engagement! I was first a little confused about where we were in the timeline of the greater story but once I sorted myself out I was hooked and couldn't stop reading. Hello 3am ;)

The characters were well written and given great detailed back stories. I felt very involved in their lives having known so much about them. I caught myself yelling at the book a time or two I won't lie.

Lexxi does an excellent job of drawing you in and keeping you hooked. There is steam, intrigue and turmoil mixed with humour throughout that makes you fall in love with her writing.

I'm happy Austin was available and I kinda love his character more, initially I thought he's a creep but I enjoyed every character in this book and I enjoyed the book. Its a must read. Austin Byrne is the neighbor of my dreams.. HAHAHAHA.

I loved Evie and Austin's story. Their meet-cute was a whole lot more interesting than most. Haha, I don't believe I would mind at all being able to look out my window and have the views Evie gets.

I like the timing of this book. I love when books go back to other scenes and times I've read before but you get it from a whole new point of view. It makes for such good storytelling. Ruthless Love did not disappoint. I couldn't wait to get more of Evie and Austin and hear more about the trip to Big Sur. We saw first in Ruthless Wars. You just knew there was more to the story. I'm so glad we got it. That was my favorite scene in this book. Austin was so great in Big Sur.

I like all the characters of this series - the main ones, and the ones that seems to appear and re-appear on this books - like P. (you know who he is 😜).

But I love Evie! For all that she is - smart, funny, resourceful, carring of her (future) sisters .....
I like her from the Ruthless Games, in her drunk state, and also sober.

And I was anxious to read her story.

This is such an amazing read! I literally could not put this book down! The storyline is intriguing, captivating, and oh so sexy! The chemistry between the main characters, Evie and Austin, is scorching! And that ending? Brilliant!

I am such a huge fan of Lexxi James’ books. Her storylines are always incredible and so well written, and her characters are so wonderfully complex. I cannot wait for more!

I highly recommend this book and definitely consider it a Must Read!

Engaged to a man she doesn't love, Evie is crazy about the guy Austin across the road, that doesn't know she exists. Or so she thinks?
This is a hot, dramatic story with mystery, suspense and intrigue involved. Fully captivating and involving, I was dragged into this story and not let go. I really liked the chemistry and how the relationship came about for Evie and Austin. He had her back and it was a dicey situation to be in.

When you think you read the best Lexxi James book, she surprise you with another. Her books are original and you never know what she has in her sleeve next. I have love/hate relationship with her (I love her books and writing style, and I hate when a book ends).

We have met Evie and Austin briefly in Ruthless Wars. This is their story. Story of loyalty to family and story of love and doing what is right.

Evie is engaged to Russian billionaire but she has strong feelings for her sexy neighbour Austin. Now she has to decide between loyalty to her family and her heart.

And of course Paco is her too, and we all love Paco.

If you like reading steamy and sexy stories full of action and unpredictable situations then this book is for you.

Ruthless Love somewhat overlaps Ruthless Wars. We were introduced to both Austin Byrne and Evis Banks in the previous book. Now we learn they're across the street neighbors that can see into each other's houses. She gets an eyeful quite often as he eschews clothes. He knows that she's a late night baker. Engaged to an uber wealthy man is definitely not her life's ambition but instead a play for her father's approval. He's not quite the gigolo she thinks he is. Instead Austin staves off boredom by solving puzzles that lead to bad guy take downs. These two are red hot together and seem to be on the road to something special but of course, one of them makes assumptions when stumbling across information and reading into a situation. Fortunately, things work out but not before ome of the puzzles that Austin worked on finally is solved and a bad guy finally gets what's coming to him.

Awesome!

This book was fun from the beginning to the end! I totally loved it!
While there was craziness, absolute unexpected twists, and a great heroine, Evie, and naturally a swoon worthy hero, Austin. As well, a couple of kick axx best friends, Margot, Evie's, and Coop, Austin's neat friend, also cousin.
The entire Mommy group had me dying, Mav, well she was certainly one unforgettable Chess player, manipulation of the board at its best!
All leads to one laughing out loud, killer novel!
Ms. James, as usual, you completely delivered!
Loved, loved, loved, ... Every moment from beginning to the very !

Ruthless Love is the 3rd installment in the Ruthless Billionaires Club. It is a scorching, hot easy read that is hard to put down. The chemistry & magnetic attraction between the characters is out of this world. The storyline alone made this another 5 stars read for me. I hope this book is enjoyed by the other readers and will not disappoint.
Some of the characters I fell in love with from previous books make an appearance in this story. Which is something I enjoy about Ms James books.

This one was confusing to me. It reads more as a non-standalone as elements and characters were not fully explained. Odd female mercenaries, daddy issues, mobsters, lost children, etc. Kind of too much going on and not tightly woven together fir easy comprehension and connection.
