My boss threatens to fire me and I do the wildest thing I've ever done -- I tell her Cody is my fiancé.

Truth is, I didn’t even get to see my inconveniently gorgeous neighbor naked. Nothing happened. But small towns and school principals with vendettas don’t care about the truth when the gossip is this good.

Getting him to agree to my plan is easier than it should be, but I’m too happy to have saved my job to care. All I have to do is remember he’s not the right guy for me, and I’ll get through this sham engagement with my sanity intact. Right?

This fun, steamy romance is the first book in The Catalpa Creek series but can absolutely be read as a stand-alone. There is no cliffhanger and there is most definitely an HEA.

DNF

I got 52% of the way through this book and just couldn't pick it up again. I was bored and didn't care about the characters at all. The heroine's random rage attacks were ridiculous and completely uncalled for. When you find you'd rather play Wordbubbles than read your book it's time to call it quits.

At first I was a little bit skeptical about this book, but the more I read the more i wanted to read.
It ended up being an enjoyable read and I'm interested in keep reading this series.
Bonus: It was a kindle freebie :)

Amazing!!

This is the first book in a new series and this Cody and Carrie's story.
This is a well written story which is emotionally charged, with family, friendships, humour, witty banter, challenges, meddling, grief, healing, intrigue, and love which all leads to an entertaining and captivating page turner.
I look forward to reading more from this talented author whose work I highly recommend.

DNF. Oh boy was this bad. The cover doesn't look like the characters at all. He was also not a deadbeat at all. He was literally buying land for a fucking vineyard. How does that equal deadbeat? Oy vey.

Happy book birthday!!

This book has a couple of things that could’ve made it a train wreck for me. #1: the fake fiance trope can go horribly awry if not handled properly because it’s so implausible. (See the movie The Proposal if you don’t believe me. I mean, don’t get me wrong, I love Sandra Bullock and Ryan Reynolds, but this movie was awful and the plot was unbelievable to a staggering degree.)
#2: Small towns in romance, along with their nosy, annoying, intrusive, ridiculously quirky neighbors can REALLY get on my nerves. So, I was a bit skeptical when I read the blurb. But overall, I’m really glad I gave this one a chance. I found that it surprised me in a number of really pleasant ways.

Here’s what I liked the most:
1. I liked that both parties in the fake engagement benefited equally. They both went into the arrangement with their eyes open, and they were honest with each other about expectations. There weren’t any stupid misunderstandings to complicate matters.

2. Cody was a GREAT hero. He was kind and considerate and sexy...basically everything a good romance hero should be. Did he have a little fear of commitment that made me want to smack him upside the head a few times? Yes. But he wasn’t a manwhore, so I found it easy to forgive him for his relationship cold feet.

3. I love that Carrie never once hesitated to help people in need. She was giving, sometimes to her own detriment, but she wasn’t a martyr about it. There wasn’t any oh-poor-me whining going on in Carrie’s house.

4. Dilly was AWESOME. (Sidenote to the author: if there is a Dilly story in the works, I’ll 1-click the crap out of it. I mean, I’d read Aubrey’s story, too, but Dilly was a whole other level of interesting, in my opinion.)

5. There’s no instalove. These two definitely DON’T fall in love at first sight. They get to know each other at what feels like a super realistic pace.

6. The story itself was well written. Not too many irritating errors, good pacing, realistic dialogue. Not too much to complain about from a story construction standpoint.

But, because no read is perfect, here are a few things that irked me:

1. Carrie, the heroine. There were times that I thought she moved from the “assertive heroine” category into the “bitchy heroine” category. It’s a fine line in some stories, and at times in this story, I thought Carrie walked right over it. I thought she was a little judgy when she assumed (after only a couple of short interactions) that Cody was a pretty-but-dumb, unemployed, party boy loser. Further, I thought she got violently angry with him over some relatively minor teasing. She’s lucky he didn’t press charges, frankly. I also thought she was a little too blunt with her date in the beginning of the book. I mean, I totally understand how depressing a bad date streak can be, and I agree that there’s no reason to lead a guy on if you have no intention of seeing him again--but shit, you don’t have to crush the guy beneath your boot heel just because he prattles on about books and you aren’t overly attracted to him.

2. The quirky small town people weren’t terribly intrusive in the story like they can be in so many small-town romances I’ve read, but their meddling did manage to irritate me a bit from time to time. (Especially the landowner. Geez, dude, do you wanna sell your property or not? I’ve sold 4 houses, and if I tried to make sure everyone moving in was a good person, I’d still be living in the first one! And the thought of still living in my first 750 sq foot house with all the crap I’ve accumulated since…*shudders*)

But, my complaints were relatively minor and didn’t detract from my overall enjoyment of the story. This was a new-to-me author, but based on the strengths of this story, this won’t be my last Katharine Sadler read.

This is such a lovely story, I love the will they wont they of it and Cody really grew on me.
So glad this is the start of a series I love glimpses of the characters in the stories, the next book is downloaded. What is in store for N & A,

DNF after 5 or 6 chapters. Way too many mundane details that had absolutely no bearing on the story (“had straightened her naturally curly hair”, talked in detail about breakfast complete with a “fruit salad made yesterday”).

Complicated

Sweet romance with some steamy scenes.

Lots of twists and turns in this story. You keep routing for this lady, but get so mad that the two characters are talking on different wavelengths. Probably more true to life than we’d want to admit!

The Deadbeat Next Door

Carrie Harrison, the darling of Catalpa Creek, is unbelievably unlucky in dating. She’s a teacher and after a night of having fun with her neighbor, she may lose her position.
Cody Reynolds is the deadbeat next door. He wants to make a winery in Catalpa Creek and has no time being in a serious relationship until it becomes a condition to buy a land in the town.
To get what they want; Carrie and Cody agrees to be engaged for a month. But then, things got messy especially when feelings get involved. Will they get what they want and a happy ending or a sad one?

I really enjoy this book, it’s a fun and light read.
I enjoy Carrie’s character though a bit strong at first and a quite judgey on Cody but she made a great progress in the book and you’re gonna like her especially with the kids. She’s pretty relatable too, and I see a bit of myself in her (a bit on the judgey part but gaah~ I’m unlucky in dating and the weakness for kids)
Cody is also a character you shouldn’t judge by his cover. (Carrie and I were WRONG to do it (´-`).。oO ) He may come out jerky, but read the book to know what he’s like!
Their love story is not love at first sight kind but it’s in between the getting to know you stage. The setting is quite unique because there’s a surprise factor (which is not falling in love, because that’s a norm) in their relationship and you should read it (i don’t want to spoil :P)
The supporting characters are AMAZING. You would want to need to hug each and everyone. From the crazy best friend Dilly, the gossip-loving neighbors, the darling kids: Kayla, Simon and Jenny (I love them
╰(*´︶`*)╯♡) , Bart, the Carrie’s Parents and Cody’s Family.
I think I can’t wait to read the next book 📚 in the series (I’m excited on what will happen next to the characters). Deadbeat next door is entirely charming, I recommend it :)

I don't think I'm the target audience for this "rom-com." The H was hit or punched by h a few times and I don't find it funny. There was also this elaborate set up by manipulative and meddling neighbors and family members that I find outrageous. I also didn't like the h. Her defense mechanism is to put H down in her mind. She recognizes that she needs for him to be a jerk because she doesn't want to like him.

Lastly, the xenophobia is possibly realistic and disgusting.

I don’t understand how this book has so many 5 star reviews. I couldn’t connect with the characters, the best friend up and disappeared from the whole middle of the book, and the twist set-up at the end was so eye-roll inducing. And Carrie’s parents telling her she needs someone to take care of her when they basically checked out of parenting as soon as she was born! So much rage. Some parts of this made me smile and enjoy reading it but I was bored or angry more.

Dnf’d after 5-6 chapters. The worst thing I can say about a romcom is this: parts of it read like it was written by a man. Other parts… no (straight) man in the world is going to be noting that a woman (especially one he isn’t even interested in) 1. has naturally curly hair or 2. that she straightened said hair or 3. the way she is wearing her makeup. At least not in the way that this was written.

Very worth it

This was good, highly relatable and current. I smiled, laughed, and even shed a few tears. This is going to be a great series about family, their struggles and achievements in very intimate detail.

Good small town romance

This is a cute story, with likable characters and a bit of humor, and a satisfying ending. I am looking forward to seeing some of these characters in the rest of the series.

The FMC was unlikeable from the beginning. Her date was boring, but he was never rude to her. She didn't like that all they did was talk about books, and she mentioned that he never asked her about herself or volunteered any information about himself. Okay, that's completely fair. She says she wants to go home (he drove her). He asks if she wants to go to his place. She tells him she just wants him to take her home and she never wants to see him again. He tells her if it's like that, then she needs to find her own way home. Which...I'd tell her the same thing. You just told me in a very rude way that you never want to see me again. You would think she would've had the common sense to tell him this AFTER he took her home. She considers calling her friend who works with her date and forcing the friend to make him give her a ride, but thinks against this. He leaves and then FMC goes to the bar.

She calls her best friend and tells her how badly the date went and that they only talked about books and never asked her where she worked. The date was a librarian, and the friend reminded her that she loved books, and he probably didn't ask where she worked because the friend had already informed her coworker where she worked. The friend tells her that the date was a really good guy. The FMC proceeds to say that if he was so great of a guy then he wouldn't have left her stranded at the restaurant.

**She mentions how she was stranded several times.**

The FMC proceeds to (rudely) tell her friend to come pick her up.

The FMC states how she's been on 20 dates in 18 months and they progressively get worse. I think she's the problem.

Carrie Harrison is a teacher, and after being suspected of being in a compromising position with her neighbor by busybodies in town finds her job in danger. Cody Reynolds is new in town and trying to buy property for a vineyard. The owner of the property wants him to be putting down roots in the town to prove he is not going to sell the property to a developer. They stumble into a fake engagement that will help them both. I liked that it was not an insta-love situation, and they discussed their realistic expectations. I liked how kind and empathetic Carrie was as a teacher and aunt. I didn't like how she stepped out of her character and got physically violent a few times. I wasn't sure why that was necessary. The story was solid, and I liked the ending. I'm looking forward to moving on with the series.

Enjoyable read, good story development and interesting characters, if not a bit dense at times.
Cody wants to start a winery and is looking for the property to do so in the small town he just moved to. Carrie is a HS English teacher who has an oddly close relationship with some of her students, to the point they show up at her home (is this a small town thing?). And they are neighbors.
A fake engagement brings them together until it turns real but not without some idiotic misunderstandings and miscommunications, with a little stupidity mixed in.
I don’t get how they didn’t think Bart would be incredibly suspicious, and would believe them, but sure, ok.
And the end cut off before it got a full HEA but I guess that’s what the author wants to use by teasing the next book too with Aubrey’s pregnant appearance! Hopefully her and Noah’s book is better.

The title and synopsis for The Deadbeat Next Door, by Katharine Sadler is what compelled me to read this book, but I opted for the audio version. The virtual voice narration wasn’t too bad! Some glitches and words fell flat here and there, but mostly it was ok because the story was immensely entertaining, and all of the characters were memorable and enjoyable. I smiled from ear-to-ear, and did I forget to mention the spice level 🌶️🌶️🌶️🌶️?!

If you like a great spin on small town enemy-to-lovers, fake fiancés, supportive friends, nosy neighbors, kids, misunderstandings and lots more, this one is for you. I took a chance on this author, and now I want to go right into the next book in this series. It was delightful!

Too many annoying people and situations. Everyone seems to be invested in this couple. MMC moves to a town and starts looking for property to start a winery. Has tastings of wine he made elsewhere in his rental house. Not knowing anything about the wine business it just seems odd to have tastings from not your own vineyard. Plus I would think it would take awhile to start a vineyard from scratch. Just too much going on in the end that didn’t seem plausible. I know it was a rom-com but it can still make sense.

Too many people

The timeline was too short. There are way too many people and the interesting part doesn't happen until more than halfway through the book. The grand gesture is never a good idea. It may seem romantic but surprise her with a trip instead. Both of them have a habit of walking away and not talking. I don't like that she physically reacts in anger. If a guy did it, it would be considered unacceptable. Don't care who does it assault is still assault.

Really a 3.5 read for me. While overall well written the h was irritating at times and I felt the story dragged, but engaged me more in the last third than the middle.
I felt the title was misleading and didn't really fit the story as Cody was not a deadbeat at all but someone with a real plan and ambition.

Pleasantly surprised

This was a pleasantly surprising good story. I thought it was going to be the usual fluff about neighbors who hate each other that end up falling in love. This was that and much more. I got really emotional in several parts of this story. It ended up being really good.

The story was fine and had interesting characters, but I just didn't engage with it or connect with it for some reason. There were a few times where the characters seemed to act in a way that didn't make sense to me so that took me out of the story. I ended up reading like the first third before I skipped to the end and read the last third.

Cody and Carrie

Pretend relationships always seem to be a bad idea, to me. I just can't believe that two people can have sex together without feelings being caught. Cody and Carrie certainly had chemistry from the very beginning. I look forward to reading the rest of the books in this series.

Fantastic!

Absolutely fabulous story! I loved every page of it!

You will laugh out loud, sob with frustration and then get mad at these characters! But..... You will love them all!
Very well written, keeps you turning the next page faster then go back to make sure you didn't miss something!
