This is an excellent step by step guide to take the leap from residential multifamily to midsize and large multifamily. I will be using this book to reference as a I continue to scale my portfolio and bring on investors!

This was an incredibly dense book full of valuable information. The chapters on underwriting were worth the price of admission alone. Definitely a book I’ll be coming back to again and again. Especially once I hit each of the stages in the journey with my own deals.

The only thing this book lacks is more storytelling like the previous volume does. It’s so information rich that it could benefit from more stories and lighter sections to break it up a bit more. I think volume 1 did a really great job at this. Brandon Turner is a more engaging author I think.

In spite of that, I will say MMv2 is the most thorough apartment investing book I’ve read so far (my third). It feels more practical and ethical than the others. Brian Murray has a solid framework and airtight systems for how he approaches the asset class and built a portfolio of 400 units by himself with no outside capital — a truly amazing feat — and then how he scaled exponentially after syndicating. I’m super impressed and would recommend it to other investors, but would first encourage them to read at least the first couple chapters of the volume 1 book to get the vision behind why you’d want to scale to this level to begin with.

Best books I've read on the subject to date. The authors go a lot further than similar books that just provide the basics. They provide real examples of pro forma with the spread sheets to back it up. Very specific accounting and tax information is also provided. I really appreciated the real life examples and anecdotes that made it obvious these guys really do "walk the walk". And lastly, very refreshing they did not use the latest common book format of constantly repeated the same couple things over and over just to increase page count. Every page of this book added valuable information.

Awesome book

Brian (Author) does a great job of leading the reader down the path of large multi family real estate. Although, this book is for those in large multi family, it gives you a vision & perspective of what it takes to get to large multi family real estate. It’s laid out in a logical manner. I would read volume 1 first before this’ll book which is volume 2.
