“You make your profits when you buy, not when you sell.”
Fascinating. With this book your knowledge of rental property basics can go from 0 to 100 in less than 300 pages. Not only am I stunned by how awesome the book is, but also by how underrated it is. Only 20 ratings and 4 reviews by the time I type this? Madness. I feel like I found a goldmine no one knows about; I feel almost stingy to share it!
I couldn’t praise the author more. The way he explains the concepts is realistic, simple, and most of all, human. He does not claim to be some sort of guru or a know-it-all. He keeps mentioning that many things he says are just an opinion on the topic by someone who has worked in the field for decades, not the ultimate truth. I also don’t feel he is selling me anything. Reading his book feels like having a conversation with a knowledgeable and well-meaning uncle who wants you to take informed decisions and avoid making common mistakes for the sake of your future.
I learned a lot. As the book is written during the time of the pandemic, it is up-to-date, unlike many popular books on this topic. The author taught me about real estate investing types and approaches, different ways I could finance investments, real estate market cycles, and more. But most importantly of all—he made me understand what a VALUE is. If you cannot realistically determine the present and future value of a property, you can only rely on hope. And hope is not a strategy.
To anyone interested in this topic, this is a strong way to start your journey.
I received this audiobook as an ARC from Netgalley in exchange for an honest review.
I found this book to be really interesting and informative! Some of the principles are a little complicated, and the author refers to various charts and tables. I would have liked to have had these references available visually (I only had the audiobook). I think therefore that this book is probably better as a text book (paperback or ebook).
Nevertheless, as I was reading, I was excited to use the many tips that the author gave in my own fledgling rental investment.
I would recommend this book to anyone who was thinking about investing in rental properties, or to those who are at the start of their journey.
4.5 Stars An extensive rental property investment crash course for beginners, this guide is organized, personalized, and informative. A good choice for any business library, but best for those readers thinking about testing out the rental properties sector.
I downloaded this book because my husband & I own one rental property that we acquired by simply retaining our first house when we purchased our second. So far, it's been relatively low maintenance, so we have been interested in maybe acquiring another property. Hence, I thought this book would be perfect.
It may be partially due to the fact that Net Galley did not have (at least that loaded in my file) the reference guide so frequently alluded to in the book, (I requested it from the publisher at the listed website, but it's not available yet), but unfortunately, I found nothing concretely helpful in this book. Since our first house is solely in my husband's name, getting this property solely in my name was no problem. But now to buy a third property we're finding that it's difficult to get a bank to issue a third mortage because we each already have outstanding mortage debt. The author briefly touches on the idea that you can put your own home up as collateral for an additional loan, but neither recommends a bank that he's used nor explains exactly how risky that is or what you would need to show to refi out of that being collateral. I kept waiting for more concrete advise about getting things off the ground, but most of this book seemed to be built on the assumption that you know how to and have access to a mortage approval & down payment.... but if that were the case, I probably wouldn't need to read a book about it.
That being said, if you are just in the initial stages of considering investing in real estate, this is a pretty good overview of the broad strokes ways you could choose to approach it and the different long term/short term, high risk/low issues.
Symon He has produced an easy to understand guide to Rental Property Investing. As a newbie to the world of investing this area is one I've looked into and wondered about. He's guide takes you on a journey with stops along the way to give you real instances to learn from. This is a Clydebank Media book and like the others, gives valuable information on a wealth of topics..
He impressed me with his explanations and additional material you can download. This particular book is one I have in multiple formats (ebook, audio, and the wire bound guide). I will be referencing it multiple times throughout the year as I begin my Rental Property investing. If you have any interest at all in Rental Property Investing, you need this book.
