It just didn’t work for me.
I couldn’t connect with the characters or be invested in their journey. There was an ex girlfriend who had a nine y.o. girl with the hero and she was already causing a small drama, and tbh I wasn’t in the mood for this. Dnf @ 21%

Girl code, more a guideline?

Izzy & Rori have been friends since 2nd grade. Rori's twin brother Conrad has always been there too. In high school he was the tall geek with glasses, but still tried to befriend Izzy. Thou shall not date your friend's sibling!

Conrad is grown up, gorgeous, a billionaire & a dad in need. He helps Izzy with an ex..sort of. Then asks help with his hoarding issues before his daughter, Paige, comes. A confusion when Paige's mom misunderstands the situation & the story takes off.

It's a good read with lots of chemistry, and interesting twists.

Too cute

As expected Roxy delivers another great story. I love unexpected romances and I love how simple love is for kids, when us adults seem to make it complicated

You’ll laugh cry and swoon.

Reinventing Love

Eccentric inventor and now billionaire, Conrad Wright did not follow a straight path to his current success. Always gifted with a different view of the world around him, Conrad grew up in a loving and tolerant family, especially supported by his twin sister, Rori, who grounded him and helped ameliorate his limited social skills. Awkward and clumsy with poor eyesight and an early growth spurt making him tower over his friends, Conrad learned to accept that he looked at the world differently, in the same manner that the world regarded him differently. But once his tall, gangly body began to fill out forming muscles and his vision was managed with more attractive glasses, Conrad began to be noticed by girls and later women. But the only girl whom he really cared about noticing him was his twin’s bff—Isabel Marie Russo—Izzy—the pretty girl next door with sandy blonde hair, deep blue eyes who over time, was blessed with a curvy athletic build that could bring the teenage Conrad to his knees. But Conrad knew the rules—his twin’s best friend was off limits to him—always—but not other women.

Now as a 29-year-old single dad, Conrad has turned to Izzy for help. During his late teens and early 20’s when his looks and newly gained inventor’s wealth facilitated his delayed notice by females, Conrad had fathered a daughter, Paige, who is now 9-years old. Paige’s mom, Sophia, has finally agreed, after Conrad’s repeated requests to spend extended time with Paige, to allow the young girl and her nanny to spend several weeks of summer vacation at his nearby house located on a river—a perfect place for a summer break. But mom’s permission comes with certain conditions—1. Not international trips 2. No women—no hookups 3. Conrad must actively interact with Paige if she is to be there the whole summer.

But, while Conrad has a beautiful mansion located in the perfect setting near the river, the house is not child friendly. Conrad, while a brilliant inventor with a wide-range of interests, is a hoarder with no ability to quickly organize and possibly discard some of his collections, decorate his house and prepare a special room for Paige. But luckily, Conrad’s secret childhood and teen-aged passion, his sister’s best friend, Izzy is a talented decorator and she agrees to help Conrad clear, organize and decorate his house and a special bedroom for Paige. But, the time frame to transform his crazy inventor bachelor’s pad requires that Izzy move in for the few short weeks available to ready the house for Conrad to finally host his daughter. And, since Izzy has just given her boyfriend an ultimatum—propose or move on—Izzy has no reason not to move to Conrad’s home until the cleaning, organizing and decorating is complete—or until Conrad can find a way to make her love him and move in permanently.

Ms. Reid’s romantic storytelling not only entertains, but also offers the reader the opportunity to reflect on the value of friendship and the evolution of friendship to romantic love. The author compels the reader to explore the idea of turning friends into lovers, but with the complications of past misunderstandings and professional reputations crashing into unexpressed and unrecognized emotional connections.

Roxy Reid has created another fun and flirty romcom with personable characters and a storyline that keeps you engaged. While she uses common tropes such as the single dad, the best friend's brother, and the ever delightful fake relationship as her main themes, she found a fresh take and give a story that seems new.

Izzy is an interior designer who starts the story on the outs with Kyle, her boyfriend of two years. As she is packing up to leave, her best friend's brother, Conrad, shows up looking for her help. Conrad's daughter is coming to stay for the summer and he needs to redo his ridiculously huge mansion to make it a bit more kid friendly. Izzy and Conrad have always secretly crushed on each other, and their close proximity to each other, combined with Izzy's new single status, helps create some yummy tension. Intense flirtiness ensues, leading to them creating a fake relationship farce when Conrad's ex-girlfriend catches them kissing.

While I really liked the storyline overall, some of the characters just didn't jive with me, the biggest being Izzy. In general, I liked the idea of Izzy, but her attitude struck me as fickle way more than I cared for in my heroine. Really, her wishy washy way of dealing with dealing with all major life decisions made it hard for me to connect with her. Conrad gave her a lot of grace and it always seemed to me that she was teasing him and pulling back right when great character growth could be had. Overall, it made her seem very immature. Speaking of immature, Conrad's daughter, Paige, is a bit too childish for being nine in my experience. Roxy did a great job mirror a lot of Conrad's characteristics, and again, I like the idea of the character. The execution was just a little off for me. Conrad's ex, Sophia, was also not my cup of tea, but I recognize that she is a piece of drama designed to create tension in the story, so maybe I'm being harsh at this point.

I really liked Conrad though. He is a bit socially inept and is so literal all the time, but he is so sweet. He takes the time to see details in everyone around him and use those little things he picks up to make the world a better place for each person. He truly cares for his family and friends, putting them first even when it may harm himself. His inventions and ideas are a testament of his love language, doing acts of service for those around him. All in all, this book was a wonderful, feel-good treat that was a quick, easy read when you need something on the lighter side.

Character development: 3/5
Use of themes/tropes: 5/5
Steamy scenes: 4/5
Overall storyline: 4/5

Izzy and Rori had been best friends since second grade. Rori had and older twin brother, Conrad that tried to befriend Izzy, but it always seemed like he was left lacking. In high school, he was the tall geek with glasses, but at twenty-nine he was tall, well muscled, gorgeous, and a billionaire. When he came charging up to Izzy's ex-boyfriend's house in his fancy sports car, as she was moving out, seeking her help. Conrad needed Izzy's expertise as an interior designer to get his house ready for his nine year older daughter, Paige's visit for the summer in two weeks. Conrad lived in a mansion and was a secret hoarder. The only way they would be ready was if Izzy stayed with Conrad and they worked like sixteen hour days. They each had always had secret crushes on the other one, but spending all this time together they were getting to know one another on an adult level. Then the day came for Paige to arrive with Izzy getting ready to leave, they decided to kiss good by, and what a kiss it was too. Until, Paige and her mother, Sophia show up ea catching them, with one of the rules of the visitation being no one night stands, which was what she thought Izzy was. Sophia was going to take Paige and leave, but Izzy told Sophia that Conrad and her were a couple, which trapped Izzy there for most of the summer. She only went into the city to meet clients or attend to business. So Paige and her teenage nanny stay a long with Izzy, but it was not long before Conrad and Izzy are unable to prevent themselves from burning up the sheets. They have unstoppable chemistry that draws them together making them better as a couple bringing out the best in each other. The story drew you in quickly from the beginning to hold your interest until the very end.

Conrad & Izzy - Lifetime Soulmates

A great story to read. It has all the makings of a lifetime span of these two knowing each other for many years, secretly crushing on each other & dating other people. Their thoughts of being more than friends is off the table as Rori is his twin sister & Izzy is her best friend. Conrad's life is complicated as he has a 9-yr old daughter whose mom doesn't let him see the daughter because of his lack of maturity. Feeling like a failure as a parent, Izzy agrees to pose as the long-time girlfriend so he can see his daughter more often. He has Paige over the summer & he steps up to the plate to prove he is responsible & is a good father for his daughter, strengthening the bond they should have had since day one. Having Izzy living in Conrad's house for the summer, heats up & their feelings deepen. Their old flames come between them & they have to face if their love is strong enough or will they be swayed into returning to their past flames?

A touching story of a single dad wanting to connect with his daughter, reuniting with a childhood friend & his turmoil of feelings for her when they initially start having a fake relationship. I couldn't help but root for Conrad & Izzy to stay together, to have their HEA & to include his child, Paige to be a family together.

Izzy, 30, is an interior decorator who had just broken up with her boyfriend when her best friend’s twin brother, Conrad, asked her for a huge favor. Conrad was a billionaire inventor that had a 9 year old daughter, Paige, that he had not seen much and she was coming to live with him for several months over the summer and Conrad needed Izzy clean up and decorate his mansion so that it was suitable fro a child to live there. Conrad is a hoarder and he and Izzy worked around the clock to get everything ready and they are attracted to one another but don’t want to act on their attraction because of the family friendship and their business relationship. Due to a misunderstanding when Paige arrives, Conrad and Izzy pretend to be in a relationship so that Paige’s mother will agree to let her stay. Will their fake relationship become real or will misunderstandings tear them apart?

I enjoyed this story where childhood friends reconnect as adults and begin a fake relationship. Izzy was looking for a permanent relationship and felt guilty lying to Conrad’s daughter. Conrad was happy to spend the time with his daughter and was growing closer to Izzy despite the problems they faced. The epilogue was a great ending for their story.

Izzy and Conrad grabbed my attention from literally the first page. Falling for the best friend's brother is my jam; but when you add in that brother being a cocky, yet nerdy playboy/genius AND a single dad, I am done for. And he blushes. Swoon. Conrad was so interesting and not your average alpha; he was a bit uncertain about how to interact with Izzy, but once he figured it out, it was ON. It is refreshing to read a story about a lead character who doesn't have all the answers, learns a lot about himself and those around him during the book, and actively works on his relationships. But don't worry, Conrad can still bring the heat. :)

Izzy was hysterical and I can see myself hanging out with her. I loved her interactions with her friends and Conrad's daughter Paige. This was pretty low on the angst scale. The story carries enough tension to keep you engaged, but not so much that you stress over it. These days, I need books that soothe my soul, not torment it. And the numerous smexy times were evenly balanced with dialogue, action, and story progression. If you are looking for a happy, smexy, and relaxing read, I highly recommend you choose this one!

Roxy has another 5 star and then some hit on her hands with Izzy and Conrad’s story. Both main characters are loveable and the chemistry is undeniably hot. They have known each other for years since Izzy’s best friend Rori is Conrad’s twin sister and they all grew up and hung out together. When Conrad sees Izzy outside of her house, he stops to tell her or rather demand her help redecorating his home because his daughter is finally coming to stay the summer with him. Izzy has just ended a 2-year relationship with her boyfriend Kyle and when they split, she loses a lot of her business because of his mother so she is more than happy to help Conrad out. Izzy and Conrad both start thinking about each other as more than friends and when they are caught kissing by his exgirlfriend they just so happen to end up in a fake relationship.
Great story line from this wonderful author the banter between Izzy and Conrad will have you laughing out loud at times and their attraction to one another is so friendly and cute. Then you throw Paige into the mix and that just adds to the book. I could not put it down once I started. I always look forward to reading Roxy’s books they never disappoint.

Izzy and Conrad (and Conrad's twin sister Rori) have been friends since childhood, but they have lost touch with each other as adults. Just as Izzy has hit a difficult patch personally and professionally, Conrad pops up needing her help. His daughter, Paige, is coming for her first summer visit, and his house is chock full of the most random stuff. Izzy is the only one he trusts to help him clear out and then design a kid-friendly space. Then things happen, and faking a romantic relationship seems like the only solution. Feelings get caught, motives get revealed, and inventions get invented until we get to the HEA.
I love fake relationship books and read a lot of them. This one has several unusual twists that make it unique. I would list those but spoilers. I will say that most of the characters had complicated motivations and feelings, so this never feels formulaic. Paige is adorable and very realistic. I loved her fascination with fish and her evolving relationship with Conrad. The best part was reading as both Conrad and Izzy learned about one another and fell in love. This was my favorite kind of romance: witty, hot, and sweet with a terrific grand gesture at the end.

Conrad and Izzy's story

Conrad Wright hires Izzy Russo, a long-time friend and interior designer, to help him get his house ready for his daughter's visit. He hasn't had her stay with him since she's born. He was young when she was born. He's an inventor and a billionaire. He's also an eccentric hoarder.
Izzy doesn't even know where to start. She has two weeks to get this done. She tells him it's impossible for her to do this alone. He has to help, or she will quit. He does help, twelve hour days.
There is sexual tension, but they don't act on it.
The day his daughter, Paige, is to arrive, Izzy gives Conrad a kiss. But his ex, Sophia, threatens to take Paige back home. Izzy thinks fast and says she is Conrad's girlfriend.
Izzy and Conrad have to play along with the pretense but are sexually attracted to each.
Paige comes first. Conrad does everything he can to win his daughters love.
Paige is only nine, but she is very smart for her age and is enjoying her time with her Dad and Izzy.
Conrad and Izzy are having problems, but can they work on what needs to be fixed.
Great story by Roxy Reid

Interior designer and recently single Izzy thinks she's landed back in her death when her best friends twin brother shows up with a job opportunity. For the next two weeks she has to rush to make his boarder home into a safe place that's welcoming to his daughter. It's a huge deal because his daughter never comes to visit, this is his first chance to be a real father.

Conrad knows his daughter should be his only priority, he also knows that no matter what his fantasies are, his sisters best friend is off limits. His ex was very clear that no woman can be around their daughter. When she shows up early just as Izzy and Conrad are sharing their first kiss the only way to save it is to pretend they're serious.I

Well you know what happens when you fake a relationship with someone you have off the charts chemistry with....lots of steam and things turning a lot more real.

This book is amazing. It’s so well written I found myself thinking about it for days after I finished it. The characters felt like real persons, like someone you know. All situations/events/plot twists are believeable and logical. What I liked about the dialogue is that it’s like normal persons are talking. No too fancy words or posh phrases, no annoying stuttering , mumbling or stumbling. The author is so good with words. They make you feel everything Izzy and Conrad are going through. You can feel how the parent-child relationship evolves, they make you even understand the behaviour of the exes. The steamy parts (wish there were more of these) were not too graphic, but were described with so well-chosen words that you knew exactly what was happening. Inimitable ;)

Roxy Reid continues to write excellent stories. Off Limits Single Dad is a splendid read. I was drawn into the story. Isabel Russo is an interior designer. She recently broke up with her boyfriend of two years. She has always had a crush on her best friend’s twin brother. Conrad Wright is a brilliant man. He has always been smart. He never believed he was good enough for Isabel Russo.

When he finally gets a chance to spend time with his nine year old daughter, he turns to Isabel to help him prepare his house for his daughter's visit. Conrad promised his sister a long time ago to stay away from her friends. His pull toward Isabel is too hard for him to resist once he discovers she is having the same feelings.

Will Conrad and Isabel be able to discover if they are meant to be?

Izzy has always liked Conrad for himself and not for the money or anything else. Even when he was a not that popular teen in high school. He is best friend's brother so safe to say she has pretty much seen every stage of him. She is in the middle of a life crisis when he swoops in an says he needs her and she accepts the job. Conrad was and always will be in love with Izzy, it's just that he didn't really know that himself until recently. He finally has a chance to spend time with his daughter and the only one who can get his house ready before she arrives is Izzy. A misunderstanding and bad timing means that Izzy and Conrad end up pretending to be in a relationship. Who is really kidding who here?
This is a tale full of great characters, fun and is just so easy to read. You lose yourself in what is going on and just want the happy ending for everyone.

Off Limits Single Dad: A Billionaire Best Friend's Brother Romance by Roxy Reid is one I simply couldn't put down until I finished. I know you're saying I've heard that so many times but it doesn't mean a thing. In this case it means a lot. Conrad was Izzy's best friend's twin so she had known him for years. Izzy was an interior designer. Conrad hired her to make his house child friendly b/c his nine y/o daughter was coming to spend the summer. A lot depended on his decision because it could help his ex-wife change her mind about giving him partial custody of his daughter. His ex had full custody. Romance was not something either one even considered. But love finds you when you aren't looking. It's a terrific read and one I highly recommend.

Their Timeline To Forever -
When Conrad bumped into Izzy he needed urgent help, but what he thought was going to be a simple job, ended up becoming a complicated situation. However, a simple white lie for the purpose of subterfuge, led them to embark on an intimate relationship as they spent more time together. The romance will make you jealous, but the storyline and drama will have you hooked. I really enjoyed reading this story, with the engaging banter and mind blowing sexual encounters, that made it difficult for me to stop reading once I started. This book offers up plenty of emotional and heartfelt moments, which you will really enjoy.

Izzy and Conrad are both amazing characters . Izzy is going through a tough patch in her life. Conrad needs Izzy's help to turn his bachelor pad into a kid friendly house for his little girl who is coming for the summer . Conrad asks izzy to be his pretend girlfriend for the summer but Izzy has had a major crush on him for years only once they start pretending Izzy can not decide on whether her feelings for Conrad are real or not. What is going to happen when her best friend finds out about them or the fact her ex shows up with an engagement ring. Great story that keeps you reading until the end . Well worth more than the 5* I can give this book .

Now her ex has popped the question and Izzy isn't sure what she wants and when she see Paige's mother kiss Conrad will it drive her back to her ex? Absolutely YES to all things Conrad and Izzy! They were perfectly opposite yet perfect for each other. Conrad was a hoarder and Izzy was a interior decorator. They had been friends since they were 8 years old with feelings under the surface that were not fully realized until they spend every day in the same house together for two weeks. I loved the banter between them and the chemistry was off the charts which lead to some amazingly hot sexy times. This was a fun sweet sexy read. Roxy never disappoints. I really enjoyed reading Off Limits Single Dad: A Billionaire Best Friend's Brother Romance by Roxy Reid because it was such a wonderful story about Izzy and Conrad. I loved the chemistry between Izzy and Conrad and the steam that went along with that. I really wanted their relationship to work out for real and kept hoping that it would. There were definitely moments of tension between the characters especially with Conrad's ex. I loved how Izzy interacted with Conrad's daughter, Paige. I would highly recommend reading this steamy story. It was such a wonderful read!!!

This was a 4.5⭐️ read
This single dad/ sisters best friend romance was a treat.
What starts as a misunderstanding when Conrad finally gets to get custody of his daughter for the summer, leads to a fake relationship between Conrad and Izzy that may not be as fake as they intended.
Crushes still held from when they were teenagers leads to sizzling chemistry now.
Can the playboy settle down and commit to family...
Can his twin sisters best friend get past all her insecurities and finally get her HEA.
Paige is totally adorable... can these three work it out and get to b3 the family they long for.

Here me out it’s a great book…but Sophia is a very rude and selfish person and Conrad is spineless. Sophia felt she was deserved the millions after having the baby. She was mad not that Conrad would cancel on their daughter but Conrad wouldn’t spend time with her after they broke up. you broke up! Also no one made her have the baby and she is the one that wanted full custody and Conrad not in the picture. Then she has the audacity to complain that she didn’t have help in the beginning, but selfishly it wasn’t that she wanted Conrad for the baby but for her. Don’t get me wrong I love Izzy, like she’s a babe, but the more I think about it Sophia sucked a lot and got off without anything bad happening, Conrad should have been mad, she’s an awful person.

Conrad needs Izzys help getting his home ready for his daughter to come stay for the summer. Izzy has always had a crush on Conrad but never thought anything would happen because he is her best friends brother and the practically grew up together.
When his ex sees them kissing the tell her they are in a relationship. Even though they start out faking it real feelings soon become apparent. Then their lack of communication and the fact that her ex shows up with a ring sees them go their separate ways.
Luckily he sees sense and wins her back.

Conrad is a bit awkward and never acted on the crush he had on Izzy. Izzy like Conrad growing up, now that she is spending time with him, the feeling get harder to contain.

Fantastic storyline of a brilliant inventor who works outside the norm but has the body of an Adonis. What a wonderful novella of falling for your best friends twin when Izzy helps Conrad when he is in desperate need of her help. Loved the slow realization of Conrad coming to grips of falling in love with the girl he’s always admired. An absolute adorable ending for the grand gesture Conrad puts together for Izzy.
