I am loving these books! Each one that comes across my kindle gets devoured in near record time and then I eagerly anticipate the next one. Sage and Chase's story was no different. I loved their chemistry from page one. It was adorable how he asked permission to kiss her in the beginning and their relationship was perfect. Sure, they had their challenges, but they still made them work. Their family and friends were super supportive and wanted to see them happy, even though Sage was concerned about her work life. I also love that there was an actual Karen in this book who thought that the world revolved around her, even when it didn't. I can't wait for the next book!!

Omg 😱 it was my first time reading Piper James book. I was honor reading the arc book two. But now just finished I have to know book one. OMG I LOVE SAGE & CHASE STORY.
Sage was a Red river Elementary third grade teacher. Who’s best friends with Bella that got married with Ryder Perry. Daniel eight year olds and son of Chase Perry and brother in law of Bella. Sage love how Daniel got alone with his class mates as well. Until one day Sage had to call Daniel father come to school. That even when Sage look at Chase all her thoughts and rules went over her head, she was in trouble.
Chase Perry and his Eight year old son Daniel leave with his brothers Noah, Ethan in a rent home. While his older brother Ryder married Bella. They left LA California to come to Texas to fix the home that their uncle left for them. When he pass away. They had construction company in LA and temporary in Texas. Now Chase send Daniel to school and knew Sage was his teach but also Bella’s best friend. Chase want sure what to do once the house was build if he was staying in Texas or going back to LA. He had to think of is son. Until he got a phone call Sage that something happen on school.

For those who love a Single Dad Romance, this one is for you! First of all, each and every book I've read by Piper James (and I think I've read them all) is absolutely delicious. Filled with heart and steam and just excellent writing and storytelling. I love the characters and the development each one gets. Everyone has a backstory, a history that makes them who they are and it's so important to see that. Another thing I just adore, is how all of these stories tie together in some way. The Milestone Mischief series led us to the Red River Romps series and all of these characters somehow intertwine. It adds a depth to the connection the reader feels when we can start a book and already feel like we know some of the characters.
In this story, we see Chase and Sage and how they end up meeting and connecting in ways they never expected. I am a sucker for a single dad romance, I love seeing a good father end up finding love and happiness outside of their child. I love the sassy and snarky conversations between Sage and Chase, and I love how supportive the surrounding characters (Sage's friends and Chase's brothers) are. Daniel, Chase's son, is a total charmer as well and adds just the right amount of cute to the book.
I found myself laughing and tearing up and turning the pages until I literally couldn't keep my eyes open. Already I can not wait for book three in this series. If you haven't read any of Ms. James' books yet, I highly recommend getting started! This may be my favorite book by Piper James yet. Of course, I say this every time I read one of her books, but what can I say? Each book this talented author writes is just so good.

Book one gave us the amazing love story of Ryder and Annabelle, while book two focuses on Chase and Sage. And even though these books are technically standalones, the overall universe Ms. James has created is so much fuller when you read them in order.
Sage is an elementary school teacher who loves her students as if they were her own and takes pride in putting her best self forward—which means no dating the hot single fathers of those she teaches. Enter in Chase, the hot single father to the most adorable little boy ever, who just so happens to be the newest student enrolled in Sage’s class. Sparks fly the moment Sage and Chase meet during a parent/teacher conference, but the no dating rule is strictly in place…or is it. Dating in secret never hurt anyone, right?

Who doesn't love a sweet and sexy single dad trope? That's right, no one! And this book is the perfect example of the story done well. Chase is good-looking, caring, responsible... and a little dominant as it turns out. You'd think any woman would love to be seen on his arm-
Except for Sage. Because Sage, as it turns out is Chase's son's teacher and she has a rule about dating parents and with good reason. Her job and her reputation as a teacher are the most important things in her life... until now.
This series is shaping up to be just as good, if not better than the Milestone Mischief series. And I'm so, so glad that we get at least a little bit of crossover with some familiar faces from Milestone.
The relationships between the characters are funny and heartwarming and real and the romance is sweet and sexy and playful in a way that just makes you wish it would never end. Can't wait for the next one!!

So, Sage and Chase gave me ALL the feels.
Sage is Belle's best friend and Chase is Ryder's brother. If you haven't read "It Started with a Bang" that won't mean anything to you. So go read that one too!
Sage is an elementary school teacher with a stellar reputation and a love for her students. When she meets Chase, a single dad in town for a remodel on a family ranch, she falls in love with him, and then his son Daniel, who happens to be a student in her class.
Unable to deny her attraction to Chase, she proposes a fling but asks to keep it secret to avoid scandal in a small town when it comes to dating a student's father.
People suck, and so do Karen's, and the falling out rips your heart out.
But little boys and old-school love notes make for a happy ending.
The steam is 5 star and the chemistry between Chase and Sage is delicious.

A really good love story
Good gosh this book had so much going on....3 handsome brothers living together, 1 having a sweet little boy, another brother married to the love of his life, a school teacher to the little boy, crazy parents of a cute little girl and a lot of love. Chase and his son lived with his two brothers. Their home base in CA but they are working on selling an inherited farm. Chase meets Sage, his son's school teacher, the fun begins. When you read what they go through, you'll think the little boy is smarter than the adults. The little girl I mentioned, her parents are certainly an acquired case, you're hoping it's for some one else. Have I caught your attention enough to read this book? If so I hope you'll enjoy it as much as I did. written by Cindy :)

I swear, these books are my favorite. They’re so easy to read and I find myself saying, “Just one more chapter,” then it’s 3 am and I’m fighting sleep. I can’t put them down, they make me so happy. This is the 2nd book in the Red River series - Chase and Sage. As a mother who’s son is getting ready to go to school in August, I was balling by chapter 4 worrying about Chase’s son, Daniel on his first day at a new school right a long with his Dad. But Sage, who’s the most amazing teacher made him feel right at home in class. We get to see Chase and Sage build a relationship together while trying to keep it secret from the gossipy town. Their story ends with another HEA from Piper James. I can’t wait for the next book!

It Started with a Crush! Holy smokes was this book everything I wanted and more! It was sweet and also sexy as hell! I wanted to reread it as soon as I finished it!
The smut scenes were absolutely divine. Exactly the right amount of build, detail, and descriptions. Absolutely wonderfully amazing! A masterpiece! I was hot and bothered at work the entire time 🤣🤣
When this story got to one certain scene in the bedroom, I was literally giddy with joy and excitement. My feet were dancing across the ground and a huge smile took over my face
I'm so excited to see what Piper has for us next! I know it will be wonderful! Every book is better than the last, which is insane since they are all amazing! ♡♡

Corn dog!
I was intrigued about this book from the blurb. While I hadn’t read book 1, I didn’t feel lost but I plan to go back and read that now.
Not only did Chase sweep me off my feet with his sexy single dad ways but the dirty talking and dominance in the bedroom was a nice surprise. While I kept yelling at Sage to get her head out of her ass but growing up in a small town where everyone knew everyone’s business I can understand why she wanted to keep Chase her dirty little secret. But it doesn’t matter if they kept things to themselves or
Not, things that are meant to be will find a way no matter what.
And Daniel is definitely one of the coolest kids around.

Another fun read by Piper James!
Sage, Bella’s best friend, becomes Daniels new teacher. When she finally lays eyes on Chase, there are definite fireworks, but, she does not want to risk her reputation in their small town by dating one of her student’s parents. Chase feels the sparks too and is willing to jump through any hoops Sage lays in his path for the chance to be with her.
Sage and Chase are great together and we get more Daniel in this one! I love the real way the author writes kids. They often come across unrealistic and annoying in books. Sage and Chase’s banter is so fun. They had me smiling ear to ear. Their chemistry on the bedroom is off the charts HOTTTT!

Piper James has done it again! Another brilliant rom-com that I didn’t want to end.
The single dad trope is one I’ve recently gotten into and my, my, my Chase is perfect. I mean who doesn’t love a guy who is both sweet and dominant.
I liked reading about Sage. It was nice to see the ‘serious’ friend taking all the risks. I liked how believable she was in that she cared what people think about her. Another plus was that the girl did the grovelling rather than the man like in the other books.
I can’t wait to read Dakota and Noah’s story. I know that it will be one fiery read.

Piper James does it yet again. Another steamy romance book! Chase and his brothers are in red river to fix up a house that they inherited. Well since they are staying a while Chase enrolls his son into the local school. When trouble hits at school Chase meets the teacher, Sage! Now Belle, from the previous book in the series, has tried to get Sage and Chase to meet before. He now sees why! Sparks fly but there is a issue. Sage doesnt date her students parent. Read the book to see how this all goes down and get ready for some hot steamy fun!

Sage is a third grade teacher and Chase is single father who work construction. The chemistry between sage and Chase is hard to resist. I love their playfulnes and banter between each others. Their conversation with eachother are very relateable. I hard time putting it down because i could not stop smiling or laughing well reading it make me happy. I need friends like the girls in Piper James books. They are goals forreal. I can't wait for the rest of the series. This is 18 +.

A huge crush
Sage is a great teacher and a compassionate person. I love her personality. I love her humor and wit. Chase is a great brother and a great single father. I love his strength and his attitude. Together, they are a great couple, and I love how they interact. The family and friends ds are such wonderful additions to the story. The classroom conflict adds realism in the form of hovering parents.

For I thought this book would be tame... 😏 Lord have mercy I did not expect a dominant!!!! That sweet sweet man that is the apple of one's eye has a whole different side to him and a new meaning for the words of Daddy and yes please! And to see the sweet school teacher find out she likes a bit of kink.... well shocked and not disappointed.

Piper James has quickly become one of my favorite romance authors!! This is the second books in her new Red River Romps series and she’s proved once again that she is a master of rom com! Sage has a strict no dating her students’ parents policy, but Chase makes her reconsider! The story is quick and cute, with great spice! I’m definitely looking forward to the next book!

I didn’t anticipate the second book in this series to be quite so steamy…but I’m not complaining. Chase and Sage were hot hot HOT in this sort of forbidden romance of the single dad and his sons teacher. Chase is all in, but Sage worries about lines being crossed, her reputation, school gossip, and putting her heart on the line when Chase moves back to L.A.

Loved it so much! Chase and Sage had so much chemistry. There was no way they could deny that kind of connection. So good! I love the way Piper James tells a story - she packs it all in there. Highly recommend if you want a book you just can’t put down!

Piper James did it again!! Every book she writes is amazing!! Sage and Chase had so much chemistry this book really heats up! And Chase’s son Daniel is just too cute! When he did the check yes or no note was just the cutest thing!! I can’t wait for the next book to come out!!

Delightfully heartwarming

Piper James has once again written a fantastic book! I was excited when it came out and it did NOT disappoint. I can’t wait to see what comes next in the Red River Romp series!

This is another one knocked straight out of the park by author Piper James! Sage and Chase might even be my new favorite couple. The story was entertaining and spicy 🌶.
