Tallulah has always felt the disconnect from her parents and is always excited to see her godfather Xavier once a year on her birthday. The day before her seventeenth birthday, Tallulah leaves to go with Xavier under false pretenses.
Xavier wants to keep Tallulah safe and has feelings for her; he will not act on her due to her age.
The ending is what got me. And it was nice to have read Xavier's POV. He is the monster you love to hate. But I have a feeling Tallulah will rock his world. I can’t wait to see what is in store for this couple and her parents.

The Cruel Guardian is a quick prequel novella introducing you to The Kingpin's Property Trilogy, written by Kendall Hawkins and Isabella Starling. This is an age gap, mafia romance. I wasn't sure what to expect when I started reading this but was pleasantly surprised when I learnt that the main character was Xavier. If you’ve read the Dark Vows Duet, you will know that that's where Xavier was first introduced to us. A dark, cold, ruthless leader of the cartel, he was the villain in that duet with Heath and Rain. Now here he is, back again, still the cartel leader and still messing with Heath and Rain. Except now his eye is on their eldest daughter Tallulah. Tallulah has always been fascinated with Xavier, believing he was the only one who truly loved her. Once a year on her birthday was the only time she got to see him where he would spoil her with lavish gifts. On her seventeenth birthday she is brought to his house and news she never expected is revealed to her. Was she wrong about Xavier? This was a short and quick novella. I'm curious to see what direction this trilogy will take and if Tallulah will be the one to bring Xavier to his knees.
I didn't read the books where this H was the villain and married to this h mom. So i don't know how bad he was, i skipped that duet because it wasn't for me. I don't care anyway how bad he was, i care how he is with our h.. as long as he is good and faithful then i will have no problems with this,not more than the fact that he was with the mom. Anyway it's a cliffy, we will see how it will go.
Xavier Gunn actually has a soft side. Unbeknownst to everyone Xavier actually has a heart. I utterly despised the man in Dark Vows, especially after everything he put Heath and Rain through. I could find no redeeming qualities in him and was not excited to see him getting his own books. But now that I’ve met the older version of Xavier I’m intrigued.
For seventeen years he waited and bided his time. He made a deal and he’s stuck to his word, well almost. A year too soon he claims Tallulah and bring her to the casa, the place Rain was held captive and broken. Yet for her daughter, this is a sanctuary and a place she has freedoms never afforded to Xavier’s women.
I’m taken aback by his change in demeanor. I never expected him to love someone enough to change. But a part of me thinks for Tallulah, the girl he’s watched grow up, he will become something different. Or at least he will try for her.
What an intriguing prequel- this is the kind of story these two authors excel at writing. The dark, the forbidden, the taboo- and the high drama. GIMME!

You’ll be hungry for more after this prequel as we meet Xavier, the ruthless and lethal leader of the cartel and our heroine Tullulah, the much younger daughter of Rain and Heath- all of these characters you should recognize if you read the Dark Vows duet. But, the story can be read without having any prior knowledge of these characters.
Every year, Xavier lavishes birthday gifts on young Tallulah, the man she knows as her godfather. But now that she’s become a young woman, feelings have changed. Tallulah has come to long for what she perceives as Xavier’s unconditional love, until her 17th birthday when everything changes- and Tallulah is delivered to Xavier- and the real meaning of their relationship is unveiled. And OMG- what a tease. I’m ready to explore all the secrets and all the drama- I can already tell this one will be intoxicatingly tense.

Wow, what an excellent prologue novella to this series! This is an arranged marriage/dark cartel romance with triggering themes, so be warned.
Xavier is Tallulah's godfather and guardian. He gets to see her once a year on her birthday and lavishes her in gifts. He's her father's adoptive uncle. On her 15th birthday, excited Tallulah greets Xavier at the door but finds out he's not alone... he brought a woman with him. He kisses and undresses the woman in plain view of Tallulah and it breaks her little heart.
Two years later, Tallulah is turning 17. Xavier gets knowledge that her life is being threatened so his plans go into effect a year early. He kidnaps her and takes her home with him. He also doesn't hesitate to kill for her.
Soon secrets are revealed.
"She’s my property, always fucking was. Just because I took her a year too soon doesn’t mean I’m going to go back on my deal."
He explains the situation to Tallulah and she doesn't run away scared, which surprised me. Probably because she's had a crush on him for forever. She makes him agree to one thing- kiss her on the first day the season changes every few months. They kiss and sparks ignite.
I loved this novella. I'm about to start the next book in the series to find out what happens next!

This is a prequel to the the new Kingpin's Property series from Isabella Starling and Kendall Hawkins. This is a dark arranged marriage cartel book. All those words in a row are so exciting to me and I devoured this prequel. This story is about Xavier and Tullulah. When you get right down to it I felt like these two really had it bad for each other and yes there is a age gap between them. Now if the name Xavier is familiar to you, you will be happy to know that if you have read the Dark Vows Series then you were introduced to him in that series. I was so happy to be back with him again and learn so much more than what we already have. In that series he is the leader of the cartel and a super dark, cold and ruthless man and if you think he has stopped messing with Heath and Rain then you would be so wrong. Also don't worry if you have not read that series because you won't get lost but I highly recommend that you go back and read it when you have time because it is so so good. Tullulah is also the daughter of Rain and Heath and Xavier has his eyes on her and we know that he always gets what he wants. He comes to her once a year on her birthday and gives her expensive gifts and she is convinced that he is the only person who truly loves her. But one her seventeenth birthday he doesn't come to her she is taken to him and her life is changed in the blink of an eye? Is she ready for this? Will she still think of him the way she has for a long time? What is going to happen? I so need to know and can not wait for the first book in this series to come out. From what I read in this prequal I already know that it is going to be absolutely amazing.

The Cruel Guardian is an intro to dark cartel romance trilogy, with a sweet age gap, that I cannot wait to dive into.
Intriguing story about Xavier and Tallulah who have a unique relationship where every birthday he shows up with lavish gifts for her and she anxiously awaits this special event every year. There is something forbidden about this whole situation. And on the eve of her seventeenth birthday something shifts and this relationship enters the next phase. But is it too much and too soon? I can't wait to find out what happens next!
The Novella for Xavier and Tabitha's story. I've been excited to read some more of Xavier and the way he works. Read The Dark Vows first to get introduced to Xavier. I'm looking forward to reading this new series, to see how he is with Tabitha. I have a feeling it's going to be a truly epic series.
This was a short quick read an introduction into "Kingpins Property" series. This was my first time reading one of these authors. Tallulah is a young teen whose parents have made a pact with a kingpin she belongs to him. I really liked Xavier and I am looking forward to reading the next book. This book was well written with no errors in grammar or spelling.
This novella was fast paced and sets up the series for Xavier and Tallulah perfectly. These two really do have it bad for each other but there’s just so much that Tallulah doesn’t know yet and I’m interested to see what will unfold next
This is that sick stuff I hate admitting I’m into bwahah man oh man. Being on uncle Xavier and his little angel. I’m here for the debauchery and I’m already on book 1. Hollerrrrrr lololol
Overall Opinion : It's Xavier! No matter what this man did in Heath's duet, I could never find it in me to condemn him to death, part of me always hoped for his redemption. I even told Isabella this and ong, when I knew that the man will have his own series and that too age gap! I was so excited! We finally have the prequel to his trilogy.
This book was a couple of chapters at max but it did the perfect job of building the anticipation for the actual book. I can't wait for more of my favorite antihero!
Even though Xavier is a vile and disgusting human, I am still intrigued by this story. Mainly because these two ladies know how to weave a tale that's gonna get you hooked right away. Even if the book is only a few chapters. I thought I couldn't despise Xavier more, I was wrong. I really hope he gets what he deserves and it is not a happy ending. Tallulah is in for a world of hurt under his "guardianship" and I am honestly scared for her. Xavier says he has a conscience but he doesn’t. Tallulah has no idea what kind of vile person Xavier is the awful things he has done Tallulah should have listened to her parents now warning. I really love a good bad guy/Anti-Hero, but not Xavier. I am not really sure if there is any redeeming for a man like him. Maybe the Kingpin's Property Trilogy will prove me wrong. I guess we will have to wait and see, it is going to be an interesting ride.

I am on the fence for this trilogy as we all know, Xavier (H) is the antagonist of the Dark Vows Duet (Heath & Rain - Tallulah (h)'s parents) and what he did to Rain in that duet was absolutely unforgivable . How such a vile person could suddenly become an obsessed and devoted man to h is beyond me. Also, the authors failed to redeem H at the end of Dark Vows Duet for what he did to Rain and that is something that deeply bothers me. So if I were to start this trilogy, will I get the redemption and answer i am looking for or will I just have to accept his 180 degree personality change (and all the things he did to Rain with no explanation or apology) and move on in the story?? Well, I guess we'll just have to wait and see.

We first met Xavier in the Dark Vows duet and now he's back for what was promised Tullulah. He sees her every year on her birthday when he lavishes her with gifts he was planning to wait until her 18th birthday to take her with him but right before her 17th birthday Xavier finds out someone wants to kill her. He takes Tullullah to keep her safe not to act on any of the feelings that she arouses in him. Tullulah has always looked at her relationship with Xavier through a child's perspective of the world with naivete but that all changes on her 17th birthday. I can't wait to read their story and see where the authors take us on their journey.

This is definitely an interesting start to a new series by these authors and I honestly can’t wait to see where it goes. Tallulah is a sheltered girl who sees her godfather only one her birthday and as she gets older he becomes a temptation to her fantasies even with the age gap. Xavier is a cruel man and not anything like she dreams he is. I’m dying to see if he can be redeemed and things change because right now I’m not too sure he can do anything to fix the things he’s done in the past and be someone good for Tallulah but will have to wait and see. I love these authors so I know it’s going to be a wild journey there!!

I don't know if I should be mad or simp all over Xavier. My emotions after reading the Dark Vows Duet and this prequel to the Kingpin's Property Trilogy are now opposing. I don't know how I feel anymore. Yet, I am sure of two things: after seventeen years, he's still an arse; and I can't wait to read his story with T.
Although I did enjoy the book, and I can see how a older man could become infatuated with a young girl - I found it strange that her parents could sign her away but tell her nothing of what was coming in the future, at 17 she is old enough to hear it.
The description of where Xavier took Tallulah sounded idillic. In a short time she became very hot for him, so it will be interesting to see if they will hold off from consumating their relationship before her 18th birthday - what a fun year.
The Cruel Guardian is a short novella that tells the backstory for Xavier and Tallulah and begins their journey. They both have feelings for each other but in a slightly different way. We all know Xavier's twisted feelings but Tallulah is young and confused and doesn't know the real Xavier. I can't wait to see how this all unfolds. Will someone come to her rescue or will she be Xavier's downfall? Only time will tell!!!!
This is a prequel to Xavier and Tallulah’s story. If you read the Dark Cows duet, you will know exactly who Xavier is and what is going on with why he is so obsessed with Tallulah. As of right now, I do not like Xavier due to everything that he allowed to happen and made happen to Rain. If you want a back story of Xavier before this, then read the Dark Vows duet. I am waiting to see if Xavier will and can redeem himself. Can’t wait to start this new series.
Wow! This is the prequel to Xavier and Tallulah’s story. I have to say I really enjoyed this book and can not wait for more! While it is a prequel it is packed with everything that makes a book fantastic! Fantastic characters that you can love to hate and their story. I was hooked from the beginning! Never a dull moment! I read it in one sitting! Check it out and see for yourself! I am so glad I did!!!
We know Xavier is powerful and he has an obsession with Tallulah. But he wants to make sure she’s a full adult before he lets his full dominance out. This story is full of mysteries, betrays and murder. We’re only getting a taste of it! Can’t wait to see how this story unfolds!
