Perfect Hate by Fabiola Francisco is the thirteenth standalone romance in the Mason Creek Series. If you’re looking for a marathon read full of swoony heroes and sassy/sexy/sweet heroines, don’t hesitate to pick up this series. Take it from the girl who has read all thirteen books, this series is FIRE!!! One of the main reasons behind my love for this series falls on the authors. I’m literally overwhelmed with how much I’ve come to love and appreciate each author's work within this series. Whether it was a new-to-me author like Cary Hart and Fabiola Francisco or a long time favorite of mine such as Kaylee Ryan, each author made me feel like I’ve been on the sidewalk in Mason Creek either watching the drama or relishing in the town square gossip! I’m a current fan of all of these authors and I’m heading towards being a lifelong fan of this series.

Now let’s get to the reason why I’m here today, to review Perfect Hate by Fabiola Francisco.
Perfect Hate is lucky number 13 in the Mason Creek Series. FINALLY, we get Brayden and Joy’s story! Throughout this series I have been anticipating the heated showdown between the baker and the banker! Holy Crow’s Feet! Fabiola Francisco did NOT disappoint when it comes down to a battle between heart and pride!

When Joy was seventeen years old, she gave her heart to a man who had the potential to shatter it and her older brother’s best friend did just that. Now, eight years later, Joy is finding herself in a horrible situation, a pipe in her bakery has burst leaving her in a disarray, and given the fact that the plumbing isn’t up to code, it’s all landing on her shoulders. The only thing she can do is take out a loan, which means running to the CEO of the bank, Brayden, and asking him for help….. AHH! It has to be said, I FREAKIN’ LOVED JOY’S CHARACTER!!! This woman is as stubborn and as guarded as they come.. And given the false rumors floating around town about her at seventeen years old, I don’t blame her at all for feeling this way. This woman has her close friends and her family, and that is it. I loved her passion for baking and for growing her grandmother’s business. If I’m being honest, I loved the bond between Joy and her Grandmother most of all!

Eight years ago Brayden Bradford made a promise to Cannon Collins, a promise that he would never approach, look at, or touch Joy again. And after all the shit that’s stirred up around town, that’s one promise Brayden can keep…. Now, eight years later, he’s shocked to find his enemy strolling into his office asking for a loan. His heart tells him to deny her while his head tells him the opposite. It isn’t long before Brayden is finding himself caught up in an eight year long manipulation plot…. And let me tell you, my mind was BLOWN by that unexpected plot twist. Brayden wasn’t at all what I expected, this man was so much more!! This man had his character put on the line and was given the guilty verdict by his father before he could even tell his side of the story. The tarnished bond between Brayden and his dad broke my heart. There were times I wanted to reach into my kindle and shake the hell out of his dad. I wanted to open his eyes to the manipulation that was going on…. AH! This is one relationship that really pissed me off. But, in another sense, I felt the truth behind the harsh words. The reality lives in the pages of this novel. Families aren’t perfect, we all have our flaws, and Fabiola Francisco added a heavy dose of reality to this fictional world. Which makes me respect her even more as an author.

Now onto why I decided to drop a full star rating. I rated Perfect Hate with a four star rating due to the fact that I felt the ending was rushed. I would have liked to see the relationship between the families progress some more. But we can easily chalk this up to another case of spoiled reader syndrome….

Overall, I can’t get enough of this series and I couldn’t get enough of Perfect Hate! This was a novel that I literally never wanted to end. I wanted more and I’m still sitting here craving more Brayden and Joy! If you love small town romances with an enemies to lovers vibe, I highly recommend Perfect Hate by Fabiola Francisco.

Another book by Fabiola Francisco in the Mason Creek Series! What could be better than this?
In my opinion: nothing! ;)

PERFECT HATE is the wonderful love story of Joy and Brayden.
Their story is truly an emotional roller coaster ride!
They liked each other back then, but something turned them into enemies.
Brayden is CEO of the Mason Creek's bank and Jo owns the bakery. Both live in this small town but absolutely can't stand each other... but will they stay enemies forever?
Or... could a conservation about the past change everything? 🤔

This book was ABSOLUTELY GORGEOUS and I ABSOLUTELY DEVOURED IT!!
I loooooved the chemistry between Joy and Brayden! I could feel that there's still attraction although the hate predominated.
There's nothing better than a good enemies-to-lovers story!
All the things they've to deal with! I really loved their personal development.
You could totally see the transformation of Brayden and Joy!
And again I want to pack my bags and move to Mason Creek!
Maybe's there's still a single guy who's as HOT as Brayden?!
OMG BRAYDEN totally turned me into a swooning mess, but in a good way! 😉
So, I really can't wait for more to come! ❤

The Banker and The Baker

We return to Mason Creek for the second set of books from a great group of authors. Ms. Francisco leads the second release with Perfect Hate. Another wonderful small town, second chance, story filled with great characters you just want to know.

Joy and Braden have a past, and time has not eased their dislike for each other. But a plumbing problem and surprise party kept putting them in each other’s paths. Can age, time, and communication have the feeling of dislike melting away?

As teens, their relationship was a secret, broken up by miscommunication and youth. As adults, the anger persists, but as the secrets, lies, and eventual truths, will they become friends? Again, I recommend reading to find out all the details.

I'm a HUGE fan of Mason Creek, so I was so excited to learn that we get another round of visiting there. Joy was living her dream of baking as she took over her grandmother's bakery, but it all went to hell when she went in to see that it had flooded. It only got worse when she learned that her insurance wouldn't cover it, so off to the bank for another loan she goes despite the fact that she doesn't want to come face to face with Brayden again. See, they have a past that did some damage so they hate each other now even though neither really got over the other. However, despite having to leave her pride at the door, it was the best thing to happen to them since they finally talked about the past but is there too much hurt between them to move on?! Fabiola Francisco never fails to create characters who are relatable, and easy to love (even though I was totally on Joy's side). She even added in a tad bit of suspense to the mix on top of the colorful cast of nosey characters. I'm telling you, don't pass on Perfect Hate because you'll miss out on a great story that I HIGHLY HIGHLY HIGHLY RECOMMEND!

Perfect Hate is a small town, enemies to lovers, second chance romance in the Mason Creek series.
Braydon and Joy’s relationship is steeped in secrets, lies, and hurt feelings; their interactions are turbulent at best. A miscommunication as teens had a ripple effect that caused them to still be angry with each other years later.
Both Braydon and Joy are hardworking, and he comes off as quite gruff, cold, and cruel to begin with, which made it difficult to connect with his character, but as the story progresses, we see another caring, loving, and supportive side to his character. Joy is sweet, kind and has quite a bit of bad luck.
The banter between this pair is argumentative, and full of animosity, but is also fun and flirty. Their chemistry and connection is undeniable, and with their anger is also passion, and this story also has a good dose of suspense and angst.
Overall, I was intrigued and captivated by this addition to the Mason Creek series.

If you're looking for enemies to lovers/second chance romance, where love conquers all the obstacles, look no further - this is the perfect book for you!

Joy and Brayden have a messy history and after almost a decade they finally get it all out in the open to realize that so much time was wasted and that if ever, now is the time to see if their young love was real or not.
I'm not sure how to express the happiness these two gave me. I absolutely loved when things start to get messy again they stand together strong and determined not to let anything get in the way of their HEA.

I was looking a little angsty and a lot of swoony moments and this book has that in spades - highly recommend it!!!

For Joy, all she wants to do is bake and make her grandmother proud. When she walks into the shop all there is, is water everywhere. She has no idea what she is going to do. With the help of her brother trying to figure how she is going to pay for all the damages and get opened back up. What better way than ask the bank right? WRONG! Because the one person she can not stand is the one person she has to ask for help. Brayden is something else entirely, he semi-loves his job, but what he won't tolerate is Joy. These two have a history that will tear your heart out. Sometimes though when the truth is revealed we need to take a step back and see the bigger picture. For this Joy and Brayden will have to trust each other again. Will he help her with her dream? Or will he destroy her?

It feels so good to be back in Mason Creek!

This enemies to lovers/second chance romance is absolute perfection! Brayden and Joy are have such strong emotions toward each other. You can see the chemistry building more and more with each encounter, until finally it is bubbling over. The passion between these two is off the charts both in anger and in love. I was on the edge of my seat needing to know what was going to happen next.

This is a story of hurt, anger, passion, love, and ultimate forgiveness. I fell in love with Brayden and Joy's journey. An absolute must read! 5 easy stars!

WOW, just WOW, what the Perfect start to the next round of stories from Mason Creek, Perfect Hate was a mesmerising, enchanting 2nd chance romance with a great suspense twist that delivered a Perfect HEA.


Thank you Fabiola Francisco for starting the next 12 books in the Mason Creek family, this was a fabulously way, to begin with an exceptionally put together 2nd chance romance, the hate-love relationship between Joy and Brayden was so well thought out and the added suspense running through the book although subtle really gave Perfect Hate that edge that made it 5* from me.

Joy and Brayden's story is born from lies, hurt, mistrust and secrets, Joy had always crushed on her older brothers best friend, and for a brief moment in time Joy thought that she and Brayden had a future together, but she was 17 and he 23 and lies and misunderstandings tore them about, for 8 years they have managed to keep their distance in Mason Creek, but that is all about to change. The chemistry is still there between the two, and I was impressed how Ms Francisco kept this undercurrent just ticking along ready to explode at any moment, but that is not all that is about to explode as when the truth emerges things may never be the same again.

4.5 stars!! Brayden and Joy’s story is a doozy! I’m so glad we finally find out what happened between them long ago to cause so much animosity! I wanted to punch Brayden’s father so much! I didn’t think I would end up liking Brayden as much as I did based on him in previous books but I actually fell in love with him and Joy! I got so upset on both their behalf! This is a sign of a well written story and lovable characters! I love that these authors are continuing the Mason Creek series!

Enemies to lovers and a whole lot more!!

Young love went wrong eight years ago and now Joy and Brayden coexist in the small town of Mason Creek. When Joy needs a loan from Brayden's bank they are forced to work together and all the sparks fly!!

This is a great series but even if you haven’t read the others, this is a lovely stand alone.

Oh my Perfect Hate stars! This story is emotional and intense right out the gate between Joy and Brayden but I am LOVING that we got their story. We finally get to delve into why these two are always at each other’s throats but what happens and plays out through this one is so unexpected that it will have your head spin. I loved their connection and how much they truly care for one another regardless of everything that has happened. How much Joy is there for Braydon when secrets are exposed and things start to implode. It was just a beautiful and stunning story and I am happy to be back in Mason Creek!

Small town, friends to hate to lover’s romance!

Joy and Braydon started young. He is her brother’s best friend and older than her. She is young and a virgin. That was then, this is now. He is the CEO of the local bank in Mason Creek. She needs a loan when she walks in her bakery and finds water everywhere. Scandal ruined them all those years ago and they have not forgiven the other for what happened, heck they have not even talked about it. She will be forced to put her pride aside and ask him for help. Just because they have hated each other for years, does not mean those old feelings are not burning hot embers still buried beneath the rubble.

This author is the queen of small-town romance, and we return to Mason Creek to find old friends and new. These two hate each other until they do not. Joy is exactly who Braydon needs in his life right now. The gossip, the community, and the local everything is written with pure authenticity.

She has done it again! Fabiola brings us back to the small town of Mason Creek and gives us all the feels! In this (what I like to call) secret love to enemies to lovers book we meet Joy and Brayden. We all knew something was brewing if you read the others in the series but in Perfect Hate we get the full blown storm off their love, their hate and the longing of the past. It truly is perfect.

What happens when a huge misunderstanding leads to years of animosity then leads to an undoing. When the truth finally comes to light and feelings are forced back to the surface, you are faced with one question, do you follow your heart? Fabiola gives us so the list, the longing of falling in love, falling out of love and fighting against falling in love again. Sometimes Perfect Hate leads to the most happiest of happy ever afters.

Enemies to Lovers… whomever created this genre deserves a reward especially Fabiola Francisco for writing a book that was perfect. She wrote another 5 star book!

I enjoyed reading the back story of how Joy and Brayden first got together and then when they hated each other. But when they fell back in love was the best part of this book!

Another amazing small town romance from Fabiola!

The hate runs deep and goes way back with Joy & Brayden. But you can still feel the sparks between them in this one.

They had a young romance but rumors and small town gossip sent it on a spiral that tore them apart and the hate is strong. Tension and dirty looks abound. But a good chat reveals all may not have been what it seemed back then. Can they overcome their past and rekindle and see what might have been?

So good. Just so good. Joy and Brayden tear your heart apart and put it back. They have a long history and soon they are pushed together. No matter how much they fight it they just can't stop it. It was a really good story and I loved that I was able to read their history and see their future.

The last place Joy ever wanted to find herself was at the mercy of Brayden, but that is exactly where she finds herself when a broken pipe sends her to the bank for a loan. A bad break-up and a huge misunderstanding has taken the two from almost lovers to mortal enemies. When push comes to shove, Joy finally tells Brayden that the lies he has believed were not valid and sparks still continue to fly. But can the two get past the blame and hurt in order to start again? Or will something out of their control continue to do more damage to the relationship? With beautifully written characters and a heart warming storyline, Fabiola Francisco once again takes the reader back into Mason Creek and allows them to fall in love.

Can be read alone.

I loved this story. I didn’t want to put it down.
Joy and Braydon Are everything. There story is emotional , sweet. I was so happy to see them get there hea.
I love this town and all of the characters.

All the feels in this sweet hate to lovers story.
Joy and Brayden have a past and its full of innocent attraction and misunderstanding.
Can they get past the hate and get their HEA?

Really enjoyed this book, couldn't put it down.
Great Characters
Slow burn Romance

You will fall in love with Joy and Brayden and feel the emotions with them while reading, never wanting this book to end.

I am a sucker for small town romances and when those romances are written by Fabiola Francisco, I am all in.

Perfect Hate takes us back to Mason Creek and gives us Joy, the baker and Brayden, the banker’s enemies to lovers story. Normally I do not gravitate towards this trope, in fact, I only read it when it’s by one of my trusted authors. Once I started reading, I could not put my kindle down. I became invested in Joy and Bray’s turbulent relationship and needed to get all the answers as ASAP as possible. It ends up that I do enjoy a good enemies to lovers romance. Hats off to Fabiola for doing this trope justice.

I’m giving Perfect Hate the judy.ann.loves.books stamp of approval, TBR and Enjoy!

So happy to be back in the wonderful small quaint town of Mason Creek! Brayden is the town banker trying to do the best job he can, even though his father still has doubts about leaving him in charge. He had a brief and very public break up as a young man that is now coming back to haunt him. Joy took over the bakery from her grandmother and could not be more proud of what she does everyday. Until the morning she walks into her flooded bakery. Needing a bank loan to repair her beloved bakery she has to eat a little crow and go to the person she least wants to ask for help. As these to work together to solve her problem not only does the town gossip grow, the the feelings they have for each other are also growing. Can a relationship between these two really work? Can they both take the chance? Between the meddling families, the small town gossip and the people only looking out for themselves there is a lot going on in this book. I was Highly entertained and extremely happy to be back in Mason Creek. Brayden and Joy definitely got the story they deserved! I look forward to reading more about the Mason Creek gang!

This whole series has been so amazing, and this newest addition was amazing as well! Being a baker myself I was extra excited to read about the heroine being a baker and then for the hero to be a banker (my hubs is also a banker) I knew I was going to love this story. I laughed, I wanted to cry, and I wanted to slap some people through the pages and I love every bit of it. Fabiola nailed it with this story and you do not want to miss out!

I have said this many times and will continue to do so about this author and her amazing characters. Every character is absolute perfection that you cannot help but fall in love with and I have with every one of them, especially Harris from the Everton series, but it is with a tiny bit of guilt and great honor my new obsession is Brayden (don’t tell Harris). Brayden is this hardworking man that has had to prove himself over and over again to the town and his family that he is worthy to take control of his family bank after an incident that left his reputation tarnished. Brayden comes across as this cold and cruel guy especially towards Joy the girl that not only broke his heart but caused the incident. Joy is a baker that took over her grandmother’s bakery and when she was younger she was absolutely infatuated with Bray and when things were looking promising that is when it all blows up leaving her embarrassed and heartbroken. They go years without acknowledging each other and when they do it is full of animosity and anger, until one day Joy is in desperate need of a bank loan and much to her dismay she has to ask for his help. The back and forth between these two are intense and fun to witness, it’s like a train wreck that is inevitable and you can’t look away. When it all comes to a head and they finally have their ultimate showdown things comes to light and they realize that things of the past aren’t what they seem and while they were busy blaming each other the real cause was getting away with not only ripping them apart but causing them shame and heartache. This enemies to lovers romance will have you wanting to throttle the main characters because you just know they belong together yet at the same time you will be falling madly in love with their story. Being back in Mason Creek is sweet treat and Brayden is the cherry on top. The angst, anger, passion, suspense, and love takes you on an emotional ride that you never want to end but love how it all comes together.

“I fell for him once. I also know the pain it could feel to lose him in a catastrophic way, and we never shared everything back then like we have now.”

“She’s my person. All the ups and downs, years of anger and hatred, led us back to this moment. I still can’t believe it’s real.”

“A smile takes over when I see her pull two beers from the fridge while she orders the pizza and walks over to me with that gentle smile that conquers my heart.”

“If I’ve learned anything recently, it’s to live honestly and without regret.”

This is Joy and Brayden’s story. They have a history. They were together once but lies and misunderstandings ruined that. Ever since they the hate a has grown between them. When she needs his help and has no choice but to talk to him and ask for help things begin to change. What if they were wrong, and the past was not really what they both painted it to be? After all love is close to hate and they might have gotten it wrong. They both must overcome the pain of the past but in the end it will be worth it.

I took some time between finishing this book and writing my review… because this is such an awesome story and I enjoyed reading it so much that I wanted to think about what to say.

First, I live in a small town… but Mason Creek sounds idyllic to me.. well.. except for the gossipy busybodies. Every small town should be close knit and welcoming as the people here are. Brayden and Joy have a history… not a pleasant history. When she was 17, they were at the beginning of their relationship, when things blew up for them. Each believes the other did the wrong thing, and they’ve had a volatile relationship ever since. He was her brothers friend, and he promised to leave her alone. When their conversation one night causes them to realize that things may be different if they had just talked afterwards… well… they both realize things they have not thought about for a long time.

There are many facets to this story. Joys family,Brayden’s family, the business Brayden runs, his fathers stubborn pride…. It’s a great read. I recommend this highly. If you’re a Fabiola Francisco fan… you know… if you’re not… read it and you will be. The writing is superb, the subject matter catches,and holds, attention. It’s excellent.
