A decent romance read, well developed but didn’t have enough depth.

I had the feeling that it was written by two writers, one wrote the sex scenes and the other the rest of the whole story. Their styles were very different and didn’t coordinate well.

Great romance with an engaging storyline. This is more than just an enemies to lovers romance between Anna & Cole, there are numerous elements that hook the reader from the start. Cole is brooding and closed off and there are hints to a dark and painful past from the start. Anna works for him and hates him for his character and general demeanour, coupled with the fact that he only entrusts her with designing bathrooms at his top-end Manhattan design empire. My imagination was further captured by the ‘co-star’ of the story, a derelict Art-Deco hotel that is Anna’s dream project, but Cole wants to gut and ruin. Anna ‘grows a pair’ and challenges him about this all the way – earning the place of project manager on Cole’s vision for the hotel; her punishment for speaking up = to destroy the hotel she loves. I loved the fact that the two main characters are three dimensional and you quickly become immersed in their story and that of the hotel (which becomes almost a third character) between them. There are some amusing interludes along the way, I particularly laughed whilst reading the scene in the hotel where Anna & Cole unite to drive out the Hippie protesters! I will definitely adding Trixie Bell to my reading wish list.

Anna's boss Cole is a nightmare and she's been keeping a low profile in her job as a bathroom designer. When Cole acquires a historic ruin of a hotel that Anna's favorite Spencer Tracy movie was set in and announces that he wants to tear the history down and remake it as a minimalist project, Anna must protest. Cole doesn't take well to dissent and ends up coercing Anna to spearhead the minimalist restoration. A bunch of wacky protesters slow the project down and Anna and Cole must work together to get them out of their way. There is a definite spark of attraction between them but Cole's reactions are unpredictable and Anna is scared that he will never be able or willing to open up about his feelings. It's a mystery why he hates the hotel so much but he's had a deprived childhood and he still has issues.

I loved this book because it is engagingly written and there's a lot of emotion. Cole's life has been angsty and gritty but the book was beautiful, entertaining, sometimes funny, sometimes touching. Steam level: mutually satisfying. The point of view is alternating first person.
I would definitely read more from this author.

The title of this book is why I choose to read it I mean who wouldn’t want to read about a grumpy hunk (that’s enough to get notice ) now let’s get to it. I am sure anyone who has held a job, has had a boss that made you question your sanity well Anna’s boss is right out of a scare movie (causing nightmares during the day) Cole isn’t the ideal boss so Anna stays out of his way taking low profile jobs like designing bathrooms but when he gets offered to acquire a historic ruin hotel where her favorite movie was set at time when the hotel was in its prime. Now lets go back to the sexy as all get out Cole who doesn’t like to be challenged and that is just what Anna did when she spoke up for the hotel now so she is working next to the boss himself on the hotel and together to stop the protesters since they try to slow the protect. Working together the attraction is definitely there but will either of them acknowledge said attraction. Will Cole’s past keep him from opening up or just accepting his attraction and should he open up will she accept all of him past and all?

I loved the chemistry between Cole and Anna; they eventually had a dreamy first kiss. I also loved - but was worried at the same time - how Anna kept defying Cole, in a good way. There is mystery with intense feelings on both sides, about the Huntmore Hotel; you do get tidbits along the way. As soon as Michelle has a Cheshire smile, we all know what's what ... What we don't get is a final fairness for all her pettiness and that's a shame. On the other hand, I was quite confused that Steve was so happy Anna didn't follow Coles' directions about the plan; it did not make sense at all. The book contains a good mix of funny, hilarious, and sometimes downright sad moments, interspaced with serious work and love scenes. A bit crazy to rely on the pill only; what about STI? You are both strangers, plus the condoms were right in the other room. Editing wasn't bad: "chugs the rest of her cup" (drank everything) vs. "narrowly sloshing Elizabest across the floor" (there is nothing left to slosh); "Am I going to far?" (too); “You’re gonna kill, kid" (it).

This is the 2nd book in the Hunky Bossy Billionaires series and it gives us Cole the rude and arrogant real estate magnate and Anna an interior designer who works as a bathroom designer for his company. When Cole buys a hotel that has special meaning to Anna she flies off the handle and let's him have it she calls him an idiot and tells him what he should do with the hotel. Wow no one talks to Cole that way and gets away with it Anna is sure that she's getting fired. Cole and Anna strike sparks off each other and are attracted to each other but neither have acted on it. Which is good because now that she got promoted she'll be working with Cole on the project. She really stirs up Cole's passions but will they be work through his childhood issues? I don't want to say anymore and ruin it for anyone else with spoilers. You really need to read this emotional book to see what happens with them. I would definitely recommend this book.

Excellent romance from hate to love.
I loved these characters who border on the line between attraction and repulsion towards each other. Their exchanges are often hectic and passionate. The narrative has a somewhat predictable dramaturgy with the jealous of the office wishing they were the one in the boss's bed, but the story is very well written and Cole and Anna really remain the ringleaders so I couldn't let go of their story. It must also be said that the two characters spend a long time teasing each other without giving in.
Anna has a very clear picture of renovating an old hotel, but she runs into her boss Cole who is looking for a completely opposite renovation. She has never objected, but she can't stand it and even if she is fired, she doesn't hesitate to tell him what she thinks. This rebellion attracts this strange boss all the more.

5-stars for My Grumpy Hunk

I have to say I am awestruck, such an amazing book! Cole and Ana's connection and chemistry can be felt thru the pages, you will not be able to put this book down! I don't know how the author does it, but she spins the story and it makes it feel as if the reader is there experiencing the romance first hand. I guarantee you won't be disappointed, most definitely recommend!! Just amazing!
Even though I did receive an advanced review copy of this book, I also purchased the book/read with Kindle Unlimited and am voluntarily leaving my own unsolicited opinion with my voluntary review.

This was a great book. I was drawn in from the beginning. It has a good storyline, great characters with some good chemistry, drama with some twists and turns, entertaining with some good laughs, and an overall good story. I hope you like it as much as I do.

Here is a good read. Knock down drag out want to kick in the backside boss comes to demand things for a real estate project. She is sassy and over zealous bathroom designer that thinks he's the worse. Well, he is but she needs to make it work or lose the money she needs. The need to not have a cliffhanger

It was promising enemies to lovers grump fest at the start. The dual pov actually hurt that part. If this had been just her pov I probably would have liked it better. Or less of his pov. It ended abruptly which felt like a disservice for being somewhat invested in the story. Cole looked like the perfect alpha grump, but that quickly unraveled.

I started out liking it, ended up skipping towards the end though. Epilogue has a great ending.

This book was an easy, perfect length quick read. It definitely was worth every page. I now want a detached billionaire man who I can change and unearth his heart. 😫

Overall I liked this book. Anna works for Cole. He is wanting to redo an old hotel. This causes some issues. Thankfully in the end everything works out and they get their happy ending.
