I enjoyed the book but will say it is for people who are pretty far along in real estate investing but financially unstable. It has a lot of good information and practical tools, I especially like the system of naming expenses as profitable, replaceable, and necessary. It feels a little repetitive, especially if compared to the original profit first book. But if you are interested in real estate and getting your business organized I recommend it as it hammers important points home.
We've had rentals for 15 years and have done an okay job. This book left me sweating because our finances are not as insulated as they could be (I've had to pull from other sources to pay for furnaces, brick repairs, and new roofs). It's going to be hard and take time, but I think we can switch over to a PFREI structure.
