When life gives you a second chance, you should grab on tight and refuse to let go. Right?
Saylor I knew I’d never love a man the way I loved Slade Pearson. But it wasn't meant to be. He was my big brother’s best friend, nine years older than me, and completely off-limits.
It wasn’t until six years ago that every one of my dreams came true…before they were dashed to bits by Slade’s guilt and regret.
Then, out of nowhere, he was back in Sweet Pea…living in the apartment next door.
And we had to learn to be friends again if we were going to keep our families—my brother, especially—from finding out what happened between us all those years ago.
Slade I’d known Saylor Birmingham since the day she was born. She was like a kid sister to me for two decades…until she wasn’t.
The day I saw her as a woman was the day she first kissed me. A day that was seared into my brain forever. I’d given myself one week with her, a secret we swore to keep to our graves.
Now, she was back in my life, and the walls I thought I’d fortified around my heart were crumbling, fast. I told myself we could be friends again. That we could forget the fire between us.
But I was wrong, and now we were sliding down a slippery slope of secrets, lies, and deception…and I knew the landing was going to hurt like hell. Sneaking Around with Slade is the second book in the Sweet Pea Flings series of interconnected standalone novels. A sweet & steamy romance, this book has all the spice with a guaranteed HEA.
Piper James lives in Idaho with her husband, two teenage sons, two cats, and a dog.
Her favorite things are romance novels, coffee, potato chips, and her Jeep Wrangler…and her family, of course. Seriously. She loves her family more than coffee and her jeep. *exaggerated wink*
When she’s not writing, she watches ghost shows and spends most of her time trying to convince her family their house is haunted. Because it is.
She wrote YA paranormal romance for 6 years under the name Wendi Wilson before giving into her desire to write spicy romcoms, and it was the best career decision she’s ever made…until she decides to write a book about the ghosts. Because they are definitely real.
If you love a good, cute (but also spicy,) contemporary romance, I'm convinced that you can't go wrong with Piper James. Every book is fun to read, emotional, and full of heat.
If you've read the first book in the Sweet Pea Flings series, then you've already met both Saylor and Slade in passing. And you also know they have a secret. I, personally, am a huge fan of the 'brother's best friend' romance trope, but this story adds a bit of an age gap as well. Sometimes that can be a turn off for me, but I found that it wasn't in this book.
What I loved most about this book was how Ford reacted to the news. I found it made me love him as a character even more than I already did. I also can't get over how creative this author is to make sure each book in each series ends up tying into the previous ones. For me, it makes the reading of these series even more enjoyable.
I am already looking forward to the next book in this series, in addition to anything Ms. James writes in the future.
Saylor and Slade were adorable! I loved their relationship and watching it develop. Piper also showed us how they fell for each other the first time, and I really enjoyed watching their relationship develop over that period of time as well as the course of the book. I think that they were perfect for each other, and once they were able to realize that they had those feelings still, then everything just fell into place. I'm looking forward to seeing what Piper comes out with next.
Omg i couldn’t put the book down. It was funny the romance wowow 🥵🥵🥵🥵. The story line amazing with charters as well. Piper James you keep amaze me all the time each book.
Saylor was always hang around with her brother Ford and his best friend Slade . They were nine years apart and she always love him. Until one day Saylor was home by herself. Her parents and her brother went to new York. Her door bell rang she open the door and saw Slade. They talk and thing got a lot bit hot 🥵 between them two. It lasted a week until Slade broke Saylor heart. Until six years pass Saylor find out Slade is her new neighbor and plus he love oh now I’m sweet pea. The only problem is Saylor made agreement with Slade they spent time together before they go back her parents home for dinner and plus repair their friendship back without Ford or her parents finding out their biggest secret.
Slade was back sweet pea . Turning to figure out when he see Saylor again. He felt guiltily what happen six years between him and Saylor. But apart him he wish things were different he miss her. One night in his new apartment he heard a loud cat meow to loins next door. Slade couldn’t hold it no more and left a note next door. Next morning he heard someone knocking his door. When he open the door he was so speechless to see Saylor all full grown women. Everything came back to those six years back.
The romance between Slade and Saylor were so steamy hot. Love the ending was so hilarious. On Ford and Virgina wedding. Love it . Thank you once again for amazing stories and can’t wait for book three thank you Piper James . I recommend this book I give a 10/10 not a 5 it was very good I couldn’t put it down.
This is book 2 in the Sweet Pea series by Piper James. The first book featured Ford, big brother of Saylor and best friend of Slade. We meet them in the first book, but were not prepared for the secrets these two have been keeping from everyone. Saylor loved Slade her entire life. Looked up to him when she was a kid and had her first crush on him when she hit that age. After a secret week when Saylor was in college, Slade makes himself invisible in Saylor's life for years, crushing her heart and his in the process.
Back in town jobless and restless, Slade finds himself drawn to the all grown up Saylor and being crushed by guilt for betraying Ford. After all, best friends little sisters are off limits, right? Enter the fun of sneaking around! But, how long can that really last? Can they find a way?
Piper James brings these characters to life with real feeling, hot as sin heat and a big brother who loves his sister and his best friend more than life. With some fun eggs from previous books, this story is fun, hot, and has the HEA we all love.
This is the second book in the Sweet Pea Flings series. And I absolutely loved it. It was funny, and sweet, and hooks you from the beginning. The characters the author creates, from the very first book, become like friends. And you patiently wait, And hope that they will get their happily ever after. Saylor is such a sweet, fun character. Being in love with her brothers best friend for years, she doesn’t think anything will ever come from it. But when it finally does. She’s heartbroken when he panics and leaves her. Staying gone for years. And Slade, he wants to be the good friend. So he fights his feelings. And when he gives in, he leaves. Fearing he could lose his friendship. These two try to fight their feelings. But their chemistry, and the sparks are too strong. I loved their story. And I loved getting to be reintroduced to characters I loved from previous books. I definitely recommend this book. It’s funny, and sweet, and heartwarming, and has lots of spice.
I was so eager for Saylor and Slade’s story, but, I was a bit disappointed… at first. We already know from “Fooling with Ford” that Saylor and Slade had a secret fling 6 years ago. The whole first part of the book is reminiscing about their affair and whining about how they just can’t be together. Once the whining stopped, the relationship between Saylor and Slade shined through. It was the Saylor and Slade I wanted from the beginning. I get why it was written this way, it just wasn’t my preference.
Likes: HOTT scenes between h and H. No unnecessary drama. No cheating or misunderstandings of cheating/om/ow HEA.
Dislikes: Other than mentioned above… the constant screaming inside my head of “TELL HIM ALREADY!”
I do recommend this and all of Piper James’ books and look forward to the next installment.
The best friends sister trope is one that I love and Piper has done it so well! I was very much looking forward for this story and it did not disappoint!
This book had just the right amount of tension, steam, and love. It was great seeing them both come together again, which I kinda coined happening a bit later, but it still worked for me.
I love that Ford was so supportive about the whole thing - I've never understood the whole anger or feeling of betrayal and I'm glad that was not included here.
As usual, this was a sweet story to read! I am quickly falling for these characters and I look forward to reading the next one; especially after that snippet we were given ;)

Saylor, Ford’s little sister has a week long fling with her brothers childhood best friend, Slade years ago and now they can’t even be in the same room together without it being awkward. So when Slade looses his job and moves back home, they come up with a plan to hang out more so they can act normal around each other without anyone suspecting their past. Such a good read! Sweet story of two people who’ve loved each other even when they were kids and are finally ready to admit it to themselves.
Slade and Saylor have been each other’s person for longer than either of them had comprehension of until they fell in love.
They spent an amazing week together and then parted ways out of fear of what big brother wound say as Slade’s best friend and him being nine years older than Taylor.
I really liked how that was handled. I loved how this book played out. So much swooning!
I literally read this in one day! I didn’t want to put it down to be responsible lol
No surprise here, this book was just as wonderful as all the rest! ♡♡
I loved Slade and Saylor's love story. I loved that this time there was no strife or misunderstanding between these characters, well at least at the present. Their love was true and stood the test of time.
And obviously the sex scenes were to die for! I always love me a dominant partner! I swear the scenes get hotter with each new release 🔥🔥
6 years is a long time to fight an attraction. Yet somehow these to don't wait any time in amazing me at how much they deny it at every turn. Slade has avoided her every year since he broke her heart. Watching these two fight with everything they have to try to just be friends is hilarious. Slade is just trying to keep Ford's friendship because she is his baby sister. Fords reaction is amazing. And the scenes in this are spot on perfection.
What do you do after you spent a week alone with your best friends sister?? You dont talk to her for the next 6 years! Welp we all know how dumb men can be. Slade takes the cake. He lost his job and now has moved back to his home town to figure out his next step. The past 6 years he has thought about Saylor. Whats the man gonna do now that he is in the same town as her? Piper james does it again with another good book.
Falling for her brother’s best friend, ✔️ Hiding their week together as teenagers when her brother was gone, ✔️ Throw in some steam ✔️ some snark ✔️ and a little forced proximity and you have another good rom-com from Piper James.
Just like the others in the series, it’s funny and sexy with a cast of characters you want to root for. It’s a fun read that you’ll enjoy.
Piper James did it again! Everyone of her books are amazing!! If you love older brothers best friend books this is the one for you!! This is the second book in her Sweet Pea fling series and it is just as good as the first. She makes you fall in love with her characters!! I can’t wait for the next book!!
As always from piper James, I loved the storyline, another can't put it down read. The book had soooo invested and I love that piper James novels are all intertwined in some way
I love Slade and Saylor. It hurt my heart that they fought themselves for so long. But it made me so happy when they found their way to each other and found their happily every after! And of course, now I’m very excitedly waiting for Keira’s story!
This book was fun and hot and had just the right amount of angst! Slade and Saylor were magic together and it was fun to experience their chemistry and push/pull. Absolutely can’t wait for Keira’s story!
Cute romance for me to read for quick one. I’m in a slump so every time I see more than 300 pages, it’s a struggle. But this was good for me to relax and read through. Love me some childhood friends to lovers.
Piper James is honestly my favorite romance writer! This is number two in a series and so good! I love how James write relatable characters and amazing spice! Read this book.
sending miss author piper a big ole fat kiss (w/ consent of course) because these books ARE SO FUCKING GOOD. WHY AM I CRYING DURING EVERY DAMN EPILOGUE
If you haven't read anything by the FABULOUS Piper James yet, you are MISSING. OUT. Saylor is Ford's little sister. Ford is the guy from Book 1 in the Sweet Pea Flings series. Read that. Just do it. Trust me.
Saylor has been in love with Slade since she was little. He's her big brother's best friend, and he has always been one of her best friends. Until they spent one wild week six years ago together, and then he broke it off and broke her heart. She's never loved anyone like she loves Slade. And no other man has ever measured up.
Slade KNEW he made a mistake sleeping with Saylor six years ago, and when he broke it off to try to preserve his friendship with Ford, a little piece of his heart died. And all the hookups and women since have not alleviated the lust he feels for Saylor. She's beautiful, she's smart, and he's in love with her, he just doesn't know it yet.
When Slade loses his job in Atlanta and moves back home to Sweet Pea, Ford hires him to do his marketing for the landscaping company, and it puts him in close proximity to Saylor at all times. Especially when he unknowingly moves in next door to her, and her noisy cat. The two have to find a way to be normal around each other again. After all, family dinners might turn into the Spanish Inquisition if they start acting guilty around one another. So, they devise a plan to spend time together until they can get back to being friends. Only that doesn't work, and they end up sleeping together again. And keeping their relationship secret, from everyone but Ford's fiance.
I loved that this one didn't take the typical misunderstanding and they have to fight their way back to each other route that so many romances do. I loved that Ford took the "I love you both and I am happy that you're happy" route when Slade was finally honest with his best friend about his feelings for his sister. I loved that the characters were all REAL and HONEST about their faults and flaws and their love for each other.
Another fantastic book from Piper James. I love the chemistry these two have. Brothers best friend is becoming one of my favorite tropes. I didn’t want this book to end. I really love that Ford is supportive of them. Can't wait for more.
I was hooked from the start.Saylor is Ford baby sister who is a veterinarian and Slade is his bestfriend who works in marketing. Slade return home to Sweet Pea, Florida and is living next door Saylor. They ened up sneaking around. I dont want to give to much away but Saylor's and Slade's chemistry is a electrifying. The friendships they have before handed makes it all the better. Their text to eachother made me laugh. The spice they bring to the table leaves you wanting more and i cant wait for the next book to come out. This 18+
