Life hasn’t been easy for Beth, and her sexy new neighbor isn’t making it any easier.
When she inherits a beautiful old barn on the outskirts of Mason Creek, things are looking up—until she meets the stubborn cowboy next door. Turns out, he’s the absentee grandson of the man she was caring for. He got the house; she got the barn. The problem? A single driveway shared between the two.
In order to turn the property into her dream venue, she’ll have to make a deal with the handsome devil standing in her way. Access to the driveway in exchange for a date? Seems like a fair price.
Except all isn’t fair in love and war—not in these parts, anyway. And making a perfect pact with a charming stranger could cost her something she can’t afford to lose… her heart.
Cary Hart hails from the Midwest. A sassy, coffee drinking, sometimes sailor swearing, Spotify addict, lover of all things books!
When not pushing women down the stairs in the fictional world, Cary has her hands full. Soccer mom in all sense of the word to two wild and crazy, spoiled kiddos, and wife to the most supportive husband. In addition to writing full time, she enjoys binge watching Netflix, laying around in her hammock and baking up cookies for her family and friends.
Cary writes real, raw romance! In her stories the characters deal with life's everyday struggles and unwanted drama, they talk about the ugly and they become the broken. Everyone deserves a happy ending, but sometimes before you can appreciate the light, there has to be darkness.
Growing up, if someone would have told her she would become a writer, she wouldn't have believed them. It wasn't until she got her hands on her first romance novel, that the passion grew. Now she couldn't imagine her life any other way - she's living her dream.
From adorable to frustrating, Perfect Pact is hard to resist. With a sense of humor that grabs hold of the heart and a romance that seems like an uphill battle, Dusty and Beth are a must read. A taste of home that never gets old.
I always love returning to Mason Creek, and this latest installment is a fun, quick read. Beth and Dusty need to work through surprises and disappointment to get to the point of friendship. Ok, so he blackmails the driveway for a date. A surprise from her past has them working together. Will this relationship work?
Thank you to the Author for the advanced copy; this is my voluntary review.
Cary Hart is back with another book in the Mason Creek series (#27 to be exact here.) and y'all I'm a huge, HUGE fan of this little town and all the people that come across/reside in it.
Reading a book in Mason Creek feels like coming home in some ways...
Perfect Pact gives us Dusty and Beth's story and y'all. Just you wait until you meet these two and follow along their swoony, complicated journey. Packed with heart, heat, fun banter, and all of the feels.. this little enemies to lovers romance will charm you right on up and leave you with a big ol' smile on your face by the last word.
Every single book featuring this small town has been so addicting, ALL OF THEM. and I hope we never see the end of Mason Creek. Can't wait for the next!
This book will have you laughing out loud. When two strangers meet under sad circumstances you never know what is going to happen. Beth had been struggling to get her life back in order after her ex destroyed all that she had. She works for an older gentleman who is just sweet as pie. When he leaves this earth he leaves her a piece of him behind. Now she is fighting with his grandson because the grandson is a complete butt. Dusty is giving up his life to move back to Mason Creek where he spent summers with his grandfather. They had a bond that over time just became lax. When he passes and leaves Dusty his home it's time for him to make a change. Now, these two will argue, but Dusty will do whatever he can to get under her skin for a chance with him. Will she let him get close enough to trust and fall in love?
Perfect Pact is a light hearted romance that even though at the start of the book the emotions will be high and a few stray tears may fall. Dusty and Beth had me smiling from the moment they meet. The witty banter between these two and the pacts they make have you laughing and smiling until your face hurts. Their story was packed with chemistry and the connection between these two is intense. It is filled with heat and passion and also devotion and friendships. These two are amazing characters that you just can't help but fall in love with instantly. Perfect Pact would have to be one of the most perfect stories in the Mason Creek series to date.
Beth and Dusty start out on the wrong foot, a stolen lemon raspberry tart and a No Trespassing sign later, Beth is fighting their attraction while Dusty does everything he can to fan the flames.
I loved this so much! Dusty and Beth were so much fun to read. There is humor, sweetness, sexiness, and so much more with their back and forth and hate/love relationship.
I was pulled right into this story. The story has laughs, secrets, and heartbreak.

This is Beth and Dusty’s story. She got the barn and he got the house they can share a driveway right? They come up with a bargain but is it really a bargain? After all she needs this for herself. Can she have a date without falling for the man? Or was sharing a driveway all part of the plan to make sure they ended up together? She falling fast but is she the only one?
I was given this book by the author for an honest review
Beth was a at home care taker for an elderly man Mr. Jacobs who had lost his wife and getting up there in age himself he need 24-hour care. They became friends and one even out on the porch swing drinking some sweet tea and the beautiful sunset, Mr. Jacob’s was reliving about the sunset the evening his wife had passed. Little did Beth know that would be the last sunset and sweet tea she would share with Mr. Jacob’s he passed that night. Beth was so worried about what she was going to do now, she had no place to live and very little money, well Mr. Jacob’s wasn’t going to let her go without even in death, he had put her in his will and left her the barn on the property, but that day she had to go meet the lawyer to hear the will, she met his son and grandsons, and she didn’t have anything nice about them going on in her mind. Especially since the one grandson Dusty stole her lemon raspberry tart from the coffee shop after she told him it was good little did, she know it was the last one. Well now her and the tart theif were neighbors, and he attraction was flying high on both ends of the driveway but Beth was stubborn and Dusty didn’t give up easily. Will they give in to temptaion and enjoy a gorgous sunset with sweet tea of their own or will they just keep up the bullheadedness and stay away from each other.
Cary Hart has once again delivered a other fantastic story with Perfect Pact the 27th installment in the Mason Creek Series !!! A series that just keeps getting better and better with each and every book From the moment I sat down and started reading Beth and Dusty’s unforgettable and Unputdownable journey I was pretty much hooked . Two characters that are not only likable and relatable but very unique and multi layered as well . I was certainly not prepared for all the emotions their love story was going to stir in me to the point that I was on the edge of my seat the entire time , and reading well into the early morning hours. Intriguing, angsty , emotionally charged , second chances , humor , witty banter , unexpected surprises, small town , friendships, family , heartbreaking and heartfelt moments , enemies to lovers ,funny , sweet , sexy , steamy and much much more . Their really are no perfect words to describe all the reasons I adored this book so much . To fully appreciate it you should just pick it up and start reading.
Having first picked up Ms.Hart's work with Perfect Problem earlier this year i've been looking so forward to reading more by her! As soon as i found out that she was releasing another story set in the Mason Creek i knew i had to pick it up! I started reading it and got back into the Mason Creek world. I so enjoyed this story!
Beth and Dusty's journey grabbed my attention quickly! These two are brought into each other's lives when Beth inherits a barn and Dusty lives in the house right next door. I couldn't wait to see how everything would play out for these two!
I really liked how these two were brought together and getting to see how they'd tackle things. I didn't know what all to expect which i enjoyed. These two and their story had me feeling many things throughout!
With Perfect Pact, Ms.Hart has created such a good and entertaining read! I am so looking forward to more from her! Definitely check out the Mason Creek Series if you haven't already. ❤
*I volunteered to read and review a copy of this book from HEA PR & More / the author*
Perfect Pact by Cary Hart Book 27 in the Mason Creek Series gives us the story of Beth and Dusty. I just love the people of Mason!! Beth has struggled most of her life due to a messed up marriage, but she is determined to make it and fix the mistakes her ex husband has made. When she loses someone she is close to and loves, her world turns upside down, in a good way! That upside down is a handsome stranger, Dusty, and means to make her dreams finally come true. But will he try to sabotage her? Dusty was smitten from the beginning, he just needs to persuade her that they would work! And he's determined to make it work, even if that means being kind of a tyrant! I mean don't take all the woman's raspberry lemon tarts!!! When Beth's ex husband walks back into her life, will the secret she's been keeping from Dusty be the end for them? This story had me laughing (the goats), crying, and wishing I lived in Mason Creek!!! Each character is relatable!
I absolutely loved this story. It flowed so good and was an easy read. Very fun to read, jokes for days. I also liked how the characters from other books show up again.
Beth is a feisty thing. She has a past that she’s not proud of and doesn’t want to let her guard down. She stands her ground for as long as she can but Dusty never gives up. He’s really good at pushing her buttons in a sweet, flirty way. She can’t help but fall for his charm.
Dusty is a city guy brought to little Mason Creek by a family issue. From the moment he meets Beth he can’t help but fall. Her feistiness is a turn-on to him. He does everything he can do to get a date. When he finally gets the date, she finally realizes he’s more than a good looking charmer, he’s a really good guy. Their relationship becomes sweet and sexy. The chemistry pops out of the pages. So good!
This story had all the fells, I enjoyed it from beginning to end!
I can’t Believe this is book 27 in the Mason Creek series! To say I’m enjoying this series is a major understatement, this book was no exception. Beth had a rough marriage and she is literally paying the price. When someone she cares for passes away she inherits a barn. Her dream is to turn that barn into an event center. Now all she has to do is fix up the barn and stop fighting with her new neighbor. Dusty’s grandfather has left him his house and some great memories. Dusty is smitten with his neighbor but she won’t give him the time of day. This was an adorable read with some amazing characters. This is definitely a cat and mouse game with some funny banter. This is a fast paced read with some great entertaining moments. It was hard to put this book down, I’m already looking forward to reading the next book in the series.
Beth and Dusty have to overcome more than just sharing a driveway when they are both left an inheritance on the same property. To add salt to the wounds going out on a date is the leverage Dusty will use to get Beth just where he wants her. But when secrets from her past come back and make their presence known will that be the end of the enemies to lovers pact? Or will that be just the thing that takes them out of enemy territory and places them in a pack forever? With adorable characters and a storyline that had me laughing as well as sighing with happiness this was a great addition to the series.
When Beth inherits a barn from a man that she considered a grandfather she is hopeful that it will be the fresh start that she needsas this will allow her to start a new business if only it wasn’t for her annoying neighbor.
When Dusty is given his grandfather’s house he decides to move to Mason Creek because of the special times he shared with his grandfather and because of his attraction to Beth. He enjoys infuriating her and comes up with the perfect pact to convince her to give him a chance.
The interactions between Beth and Dusty are humorous and even though they had a misunderstanding along the way he shows her that she is no longer alone.
Becky has been Dusty’s grandfathers caretaker for the last few years and she has preconceived notion’s about their relationship based on no actual information. While that is cleared up relatively quickly, Becky still treats Dusty rather unkindly. About 65%of book she has a complete turnaround . I didn’t care for this character. I understood that her ex contributed to her actions but Dusty was sweet and kind and helpful from the first meet and only reacted to her actions. After the 65% mark, book was great, with light sex scenes, no swearing, ex drama resolved quickly and HEA.
A fun, hot and humorous enemies to lovers romance. Dusty moves to Mason Creek when he inherits a house from his grandfather. Beth, his grandfather's carer inherits the barn next door. Escaping a disastrous marriage, Beth now tires to start her own event business while trying to avoid the obvious chemistry between her and Dusty. Some really comic moments as Dusty tries to persuade Beth that they should go out on a date. Eventually he succeeds and all they have to do now is get rid of her husband. Read an ARC for an honest review.
A fast paced enemies to lovers full of tears and laughter. Beth has had a couple of rough years. She can't seem to shake a horrible husband that continually ruins any hope of happy. After losing a dear friend, she doesn't think she will ever get her happy ending. To her surprise she inherits a barn that has been in her sights for quite some time. Unfortunately, or maybe not, that barn happens to come with a cocky, yet delicious neighbor she can't seem to resist. There are plenty of laughs and many sweet moments between the two that eventually end in a happily ever after.
This is a sweet and sassy addition to the Mason Creek world. It is raw and emotional but also has insanely funny moments and epic wit between Beth and Dusty with the situation that they are thrown into together. Dusty knew how to rile her up and get her attention and I adored that about him, plus his persistence. Beth gives as good as she gets and I adored her banter when it came to Dusty. I love that this was a low angst story and just about the feels between these two.
Oh Beth and Dusty! This is a quick read, relatively low angst book about Beth who is kind of an outsider of Mason Creek even though she was born and raised right near there and Dusty who grew up visiting his grandparents in Mason Creek. Dusty knows what he wants right from the start. It takes Beth some time and some pretty funny banter back and forth for her to see who the best person is for her! Highly recommend this one!
Just when I thought Mason Creek couldn't get any better!
Beth and Dusty are an absolute joy to encounter. The way Dusty gets under Beth's skin was so much fun to experience.
Full of love, sorrow, lots of laughs, and passion. If you want a fun, quick, kind of enemies/insta-love book, well then this is the book for you! I don't know how she did it, but the author did it so and she did it so effortlessly. I freakin' loved every word. An easy 5 star read!
Another amazing Mason Creek! I loved Beth and Dusty. I love how Mason Creek brings everyone together and this enemies to lovers story was one of a kind Beth keeps fighting . These story will give you humor and romance. From the moment that Dusty took the last raspberry lemon tart, you know there would be a battle between these two. Sharing a driveway may not be so easy.
I always love when we get to return to Mason Creek because the stories are wonderful. They make you feel like you are home. With Perfect Pact we get to read about Dusty and Beth's story. After starting out on the wrong foot, Beth does everything she can to fight the growing attraction that she has towards Dusty. Dusty on the other hand will do whatever he can to keep that attraction there. This is such a cute story/series. If you haven't read them you really need to. You won't be sorry.
Dusty and Beth's story was fun to read! I loved that Dusty was smitten from the start. I loved the back and forth between the two and the ways they tried to push each other's buttons. Oh, the tension... I also loved how Dusty always came back for more no matter how heated it got between the two of them. This was a sweet, fun, and spicy story and I've so loved the characters in this whole series.
Beth and Dusty's story is another good addition to the story. It's sweet, entertaining and emotional at times. I loved, loved, loved the banter between them. I'm not sure it's banter though when Dusty likes to get under her skin. But Beth gives him as good. She's one sassy lady I tell you. I lived for their banter. It's funny and entertaining. I had so much fun reading these two!
Perfect Pact by Cary Hart , is another great Mason Creek I love Beth and Dusty. And I love this town. This story is sweet , funny, emotional, a little ,enemies to lovers. Close proximity. Smalltown , starting Over, great characters. Hea. It was a good quick read. A perfect little escape.
Back to good old Mason Creek! All the cast of characters we have grown to love and I could swear some things happened in this book that we have been witness to previously but through a different characters eyes. So wonderful!! Very well done incorporating many working parts into a new fun story of enemies to lovers. Fantastic!!
Another fantastic, sweet and funny addition to the Mason Creek collection. Dusty and Beth's arguing and banter was hilarious 😂 they r just perfect for each other, u could feel the chemistry. A book full of making your dreams come true and love. I would of liked it to be longer so I could read more about this couple, I need more.
This was such a sweet story with an even sweeter ending! Quaint little country town with a girl who doesn’t quite fit in (yet) and a little boy who returns a man set on stealing the girl’s heart. Dusty definitely stole my heart even though he’s a huge pain in the butt…in the best way possible LOL
