A gentleman searching for a purpose in life sets out to claim his legacy, only to discover that instead of the country residence he'd expected, he's inherited an eccentric community whose enterprises are overseen by a decidedly determined young lady who is disinclined to hand over the reins.

Gregory Cynster arrives at the property willed to him by his great-aunt with the intention of converting Bellamy Hall into a quiet, comfortable, gentleman's country residence, only to discover the Hall overrun by an eclectic collection of residents engaged in a host of business endeavors under the stewardship of a lady far too young to be managing such reins.

With the other residents of the estate, Caitlin Fergusson has been planning just how to deal with the new owner, but coming face to face with Gregory Cynster throws her and everyone else off their stride. They'd anticipated a bored and disinterested gentleman who, once they'd revealed the income generated by the Hall's community, would be content to leave them undisturbed.

Instead, while Gregory appears the epitome of the London rake they'd expected him to be, they quickly learn he's determined to embrace Bellamy Hall and all its works and claim ownership of the estate.

While the other residents adjust their thinking, the burden of dealing daily with Gregory falls primarily on Caitlin's slender shoulders. Yet as he doggedly carves out a place for himself, Caitlin's position as chatelaine-cum-steward seems set to grow redundant. But Caitlin has her own reasons for clinging to the refuge her position at Bellamy Hall represents.

What follows is a dance of revelations, both of others and also of themselves, for Gregory, Caitlin, and the residents of Bellamy Hall. Yet even as they work out what their collective future might hold, a shadowy villain threatens to steal away everything they've created.

Stephanie Laurens was born in Sri Lanka, which was at the time the British colony of Ceylon. When she was 5, her family moved to Melbourne, Australia, where she was raised. After continuing through school and earning a Ph.D. in Biochemistry in Australia, Stephanie and her husband moved to Great Britain, taking one of the last true overland journeys from Katmandu to London.

Once in London, Stephanie and her husband both began work as research scientists in Kent. They lived in an area surrounded by history. Their own cottage was built in the 16th century, while next door were the protected ruins of an early Roman villa, and nearby was a 14th century castle.

After four years in England, Stephanie and her husband returned to Australia, where she continued to work in cancer research, eventually heading her own research laboratory. One evening Stephanie realized that she did not have any more of her favorite romance novels to read. After years of thinking about writing her own novel, during nights and weekends for the next several months, she began crafting her own story. That manuscript, Tangled Reins, was the first of her books to be published. After achieving a level of success with her novels, Stephanie "retired" from scientific research and became a full-time novelist. Her novels are primarily historical romances set in the Regency time period.

Stephanie and her husband live on peaceful acreage on the outskirts of Melbourne. If she isn't writing, she's reading, and if she's not reading, she's tending her garden.

If you have read the earlier Cynster books, you will probably fondly remember Bellamy Hall, Lady Bellamy (Minnie), and Mrs Timms. Sadly, the ladies are gone now and Gregory Cynster, the second son of Vane and Patience Cynster, (A Rake's Vow), has inherited his great-aunt Minnie’s estate and fortune. You will smile delightedly as Gregory realizes just exactly what he has inherited and then happily carries on with the tradition. Other than the scenes with the villain, you will smile fondly as you read the pages.

Gregory hadn’t yet found his place, his purpose in life. He had just drifted along like a leaf in the wind, but now, with Aunt Minnie’s estate, maybe that would be his purpose. It was a hugely sprawling monstrosity of a place, so maybe its care would become his calling – a gentleman’s country home. He fondly remembered visiting the estate as a child, and there was always an odd assortment of people about. His great-aunt had a habit of collecting strays of the human kind. Gregory wondered about whatever happened to all of those strays. ** Giggles ** He is soon going to find out!

Caitlin Ferguson happens to be one of those strays, and she is now the chatelaine/steward/manager of the estate – and she is the glue that holds all the various associated businesses together. She knows the new owner will come calling one of these days and she worries that he’ll disband all that Minnie and Mrs. Timms have built and displace all of the people who live on the estate. She only hopes he can be persuaded to give the people and Bellamy Hall a chance to show him their greatness. Surely, he’ll be sending word that he’ll be arriving soon because it has been several months since he inherited. *** Then, he appeared, with no warning. ***

It was such fun to watch Caitlin and Gregory sizing each other up, learning to respect each other, working toward a common goal, and fighting a villain together. I liked both characters right away – and I liked them as a couple right away as well. The writing, of course, is excellent and in the inimitable Laurens style. The villain’s plot was a dastardly one, and I loved seeing him actually getting the punishment he deserves. Too often, that doesn’t happen.

I can recommend this book and I hope you’ll love it as much as I did. Happy reading!

Look, I have read all SL's books. There's a formula she always use. And I still like it. It may not be a groundbreaking romance, but it's cute. Warm, not hot. It may get boring for a while. But it's nice. What actually upset me - and I'm not sure it's her fault - is just that I don't know anyone anymore. With the original Cynsters I knew everyone. Now I barely remember who are the married ones (and I even read their stories) Pity, but it's probably on me. Maybe if we get more family interaction I would be able to know everyone.

Another great Cynster Next Gen romance.

While the original series is still my favorite I have enjoyed seeing those characters children find love. As always solid MCs with good secondary characters. Alway a little suspense and a whole lot of family, biological or chosen.

Jumping back in with my Cynsters fam! Once I double checked my notes about the family tree, reminded myself where Gregory fit in the family, lol, I was in! Then I read Minnie and Timms, and I was like, oh yea! I remember them from previous books, they were cool birds. So I thought it was pretty sweet that Gregory's story took place at the estate that they had loved, and nurtured into a delightful, and quite smart and forward-thinking collection of friends and enterprises, all working together. It was fitting to the memory of their characters, and I quite enjoyed all the various people living and working on the estate.

I found reading about the daily ins and outs of Caitlin's running of the place quite interesting too! Seeing her handle the various businesses, getting glimpses into them all, the glass-blower, the carpenter, the forge, etc... It was interesting. The way Gregory fell into the rhythm right alongside her, the way they worked together to not only maintain, but improve things, all in support of, and with support of the others on the estate, was just perfectly Cynster. That's why I love this series, and will always come back to them as a comfort read. Kind of like a book version of the vibes one gets from watching Lark Rise to Candleford, but with a bit more spice. It's the characters that are the glue. And there were lots of good ones in this book. Caitlin's cousins when they showed up were especially fun.

But anyway, aside from the basic day to day interactions, this wouldn't be a SL book if there wasn't a touch of mystery, a dab of danger. Here we had a suspicious-behaving neighbor wanting the estate for himself, despite definitely having no money. This leads to Gregory inquiring amongst the various Cynster family and associates, piecing together the truth in the end. And that was fun, all the little cameo mentions of other characters from previous books, always good to see people pop up here and there through the series, really lends to the whole connected world feel that holds the books all together. But! We can't end with just knowing what's the deal with the neighbor, there's gotta be some action and excitement! Caitlin is put in danger, Gregory along with Caitlin's cousins and uncle all go hero mode, and every single other person on the estate rises to the occasion to come to her rescue. Can't beat that.

Happy endings all around! Well, except for neighbor dude, lol. Our couple is together, the estate is flourishing and becoming better by the day, and all's well that ends well. I was in just the right mood for this book, and it hit just right, like a warm hug. So, keeping that feeling and moving onward to a next one :)

The original Cynster books were exciting to read while the kids of the Cynsters aren’t as exciting or as original. They just seem to be coasting along posturing and being their entitled selves and it is reflected in how they behave. It takes circumstances to force to step up rather than it being intentional. I used to read the books the same day when it comes to this author but the books from these days, I end up falling asleep mid way through the book and struggle to get back in the story as it doesn’t pull me enough.

My rating: 3.5 stars, rounded up to 4 stars.

This book, and the others in the Cynsters Next Generation series, is well-written -- but it is not as good as the earlier Cynster books. All of the books seem unnecessarily wordy, and this one is just far too long. Much of the detail of the plot could have been left out, and the story would not have suffered.

My main issue with this book is all the detail on the businesses at Bellamy Hall. There was so much emphasis on them and how the business plan worked, that it almost overrode the romance. Some of it was interesting, but it made for very slow reading.

The earlier Cynster books usually had a mystery or problem to solve, but the main story was always the romance -- in this series, in every book I've read so far, it seemed that the romances were very secondary to another plot point.

I also didn't like that this book was so long. A great deal of that length was due to unnecessary details of the many businesses at Bellamy Hall. That could have been covered sufficiently with much less detail.

Stephanie Laurens is an excellent writer, but this series so far has had too much emphasis on other plot points -- and not enough on the romances. Since I read Laurens' books for the romances, I don't really enjoy so much emphasis on other things.

My rating system is below.
1 star -- Hated it, or did not finish. I usually only give this rating if some of the content is truly objectionable to me, like if one of the main characters does something really awful, and gets away with it.
2 stars -- Didn't like it. This rating usually means that I thought the writing wasn't very good, the editing was terrible, I didn't like the characters, or it had other major flaws.
3 stars -- I liked it, but had some minor issues with it. This rating means that there were minor editing issues, the story needed more character development, it was just too unrealistic, or had some other fairly minor issue. The majority of books I read get this rating – I do not consider it a bad rating.
4 stars -- I liked it a lot. This is a high rating for me, and I rarely give a higher one.
5 stars -- I loved it, and will probably read it again. Very few books are good enough to get this rating from me. The ones that do are usually classics.

Gregory Cynster has inherited Bellamy Hall, where is parents first met (see A Rake's Vow), from elderly family connections, and heads off to inspect it with a vague idea of turning it into a gentleman's residence and taking on establishing himself as thecoverseer of its agricultural development. He expects to find a rundown estate. Instead he finds a thriving business cooperative of agriculture, craft, and art in a well maintained property, overseen by the young but skilled chatelaine-cum-steward with a mysterious past, Caitlyn Fergussen.

The romance is pretty assured, just steamy enough, and charming. What shone and captured my attention throughout were the portrayal of small business in rural Victorian England in mid-century, and the increasingly independent role many women were carving out for themselves and each other. Plus I just adored Caitlyn's cousins and uncle who descended with roars and thunder that hid souks of pussycats and artists. Never judge by appearances, especially in historical romances.

I have always loved the Cynster Family, and have read all their books, and re-read most. The original group of Cynsters (from Devil's Bride generation) were the sort of Regency heroes and heroines that I could imagine setting their upper-crust world on fire. Certainly the sort to set precedent for Tonnish behavior. I've also enjoyed the first several books of this new generation. The Devil's Brood trilogy especially seemed to set a high tone, carrying their parents' legacy into a new era. As these tales have gone on, however, the stories seem far less about blazing paths and forging the relationships the characters want and more about Victorian life in general, and these younger Cynsters settling into that life with whatever female happens to suit best.

Gregory's tale especially made me feel as though, despite his "realizations" that he was evolving into the sort of man who would grab the life he desired, he really just let life happen and found a cozy spot to nestle as things spun out around him. Don't get me wrong, he did step up and improve the lives around him, as anyone who's read the earlier books knows is necessary for a Cynster, however, I found very little compelling about Gregory. In fact, as his love's uncle weighed Gregory as a potential suitor for his niece, I actually had the thought that Gregory might well fall short of expectations. Though having ready access to an exclusive Scottish whiskey is always a point in any Cynster's favor.

In all, this was a nice book. For those invested in the Cynster Family, it's worth reading, if only because a return visit to Bellamy Hall is always worthwhile. But I hope this book is just a case of not all family members can have an epic love story of danger and intrigue, rather than a sign of things to come.

Gregory Cynster has been drifting for a while and has been looking for his purpose in life. He has been bequeathed what he thinks is a country residence. His aunt has willed the Bellamy Hall and the farms around it to him. She died a few years ago and her companion has now died and the legacy comes to him.

Gregory travels to the country from London where he had been living as a London gentleman. He has been expecting to find a country residence full of peace for him. He gets a rude awakening when he arrives and discovers a collection of residents who are engaged in a variety of business endeavors. And they are overseen by a very young lady, Caitlin Fergusson. Both Gregory and Caitlin are shocked.

Caitlin and the residents have been wondering when the new owner would show up. They had been hoping his arrival would be later, instead of sooner. Caitlin does not want to give up the stewardship she has been doing. Gregory decides to take the time to learn what she and the residents are accomplishing. He is impressed to learn about what is happening.

He does wonder where Caitlin has come from; that is a mystery to him. And then he is approached by a neighbor of sorts who wants to purchase the estate from him. Gregory refuses to sell and gets involved in helping to improve all the endeavors of the property. It was very interesting to learn how the endeavors work together to support the property.

Then the neighbor makes another offer for the property. Gregory refuses again and then the neighbor makes a move to force the issue.

This is another good installment in the Cynster saga.

I've read quite a few of Ms. Laurens's books and find them hit or miss. She can be too flowery in her prose and redundant, repeating information numerous times. This is one of those, at least for me.
The idea for the story is good. Gregory Cynster inherits Bellamy Hall, which turns out to be a cooperative business community overseen by Caitlin Fergusson. He's fascinated by the idea and by Caitlin. Of course, there's a villain who wants to buy the Hall for nefarious purposes, and Gregory must stop him, both to save his inheritance and future.
I never really felt the romance between Gregory and Caitlin. It seemed much more like a business arrangement; he talks a lot about how he needs her to stay in her chatelaine role so he'll marry her. And she wants to stay there too because she loves her role. I would have liked just a bit more romance without so much overblown phrasing that didn't live up to their conversations.
There are fifteen businesses on the estate and they were interesting to read about - the first time. But there are multiple rounds to each business where we go through basically the same routine, and it got old fast. It felt like padding and it's a long book anyway.
There were some other odd happenstances: I didn't understand why the uncle could wait three years to look for Caitlin even if his sons were distracting him. Then they all arrive within days of each other. The reason the villain wanted the estate also seemed flimsy.
I've been enjoying the Next Generation none-the-less, but this just wasn't one of my favorites.

They knew where they were headed, and for both of them, dedicating themselves to furthering the enterprise that was Bellamy Hall promised a lifetime of challenges to meet and people to help, with the prospect of unlimited shared satisfaction. Looking back at the house, Gregory raised Caitlin’s hand and pressed a kiss to her knuckles. “We came here—both of us—each in our own way searching for our place. The right place in which to put down roots and grow. We’ve been blessed to find that place here, together, giving life to the dream Sir Humphrey, Minnie, and Timms made a reality.” Her gaze on the Hall, slumbering in the moonlight, Caitlin nodded. “And now we’ll be steering that dream—our reality—into the future.” Gregory gazed at the Hall—now their home—and smiled. “I feel certain that, at this very moment, Minnie and Timms will be looking down on us in benediction.” Caitlin laughed and glanced upward. “Yes, indeed—and they’ll be smiling in smug delight.”

Gregory Cynster, the second son of Vane and Patience Cynster inherits Bellamy Hall after the death of Timms. Great Aunt Minnie died eight years ago and her companion Mrs Timms took up the reins and upon Timms recent death to Gregory. When he arrives at Bellamy Hall he finds Monroe's legacy has continued under the management of Miss Caitlin Fergusson, A young Scottish miss trained and given the position by Timms. They go through a series of things and form a great partnership. She finally admits she's A runaway heiress about the same time her male cousins start showing up one at a time. Her uncle who is her guardian shows up about the time Caitlin is kidnapped. She is found and the culprit arrested. Her uncle come to understand that Caitlin and his oldest, Rory will not marry, they both have other plans. Gregory and Caitlin marry and her 3 cousins chose to stay and pursue the businesses and women they want and the youngest son will manage the clan lands Caitlin has given each 15% of the lands. Next will either be Martin or Nicholas.

Oh the joy of reading, or rather listening to, a beloved series. This one is Cynster Next Generation #11, Cynster #31. If you love Laurens, this one's for you.

More business than active farm, set firmly in the Victorian Era rather than the Regency, this one feature Lord Gregory Cynster, who makes his surprise arrival at Bellamy Hall, which inherited after the death of Mrs. Timms and his Great Aunt Minnie, and learns it’s now in the capable hands of the Chatelaine cum Steward, Lady Caitlin Fergusson.

Yes, there are some steamy seduction scenes. They come relatively late in the book. Before that, readers learn about the diverse entrepreneurial businesses flourishing on the farms. Oh yes, there's a rather unsettling kidnapping and attempted blackmailing scene which Cynster ably foils.

The narrator is pretty good but the audible editing clips and dips in audibility are shoddy.

Super continuation of the Cynsters Next Generation

I love the Cynsters and have been waiting for this book for a while. Gregory and Caitlin are such wonderful characters, that I ended up reading this until WAY past my bedtime. I couldn't put it down. All the secondary characters make this story shine. I loved seeing how everything worked on the estate. You do know who the bad guy is, but what he does and how he goes about it is surprising!

The pace is fast and the tone is uncertain yet hopeful with a character oriented storyline that has some action and one steamy scene. The characters are quirky and engaging. They draw you into the story. I would read all the Cynster books in order, and then the Cynster Next Generation books in order. There are also the Lady Osbaldestone's Christmas Chronicles to read in order. Enjoy.

Gregory Cynster is the last of a certain set of his cousins to remain unmarried. He knows that it's in his future but it's not imperative. Except that he's just inherited an estate. A really good estate. He's not sure exactly how the estate is producing so much money.
Caitlin Fergusson knows exactly how and why the estate is doing so well. In fact, she's running it as the chatelaine. And doing it well. No one really needs to know how or why she ended up there. But Gregory's arrival is putting them all on teneerhooks, not knowing what he will do.
It actually turns out that both are thoughtful, intelligent people who are attracted to each other though each has some secrets. And there is some external conflict from a neighbor who is overly enthusiastic about trying to buy the property.

I had never heard of the Cynster series of novels so this was the first one in the series that I have read. I’m not really a fan of romances so I appreciated the theme that this novel had of “giving a hand up – not a hand-out” to those people, in the mid 19th Century, who mostly for family reasons, were expected to fall in line with their family’s expectations and hopes for them – generally involving traditional duties and roles, marrying the “right” sort of person and becoming a credit to their families, but who decided to leave their families and then found their calling, a life, and future, of their own, at Bellamy Hall. I don’t feel that the novel plot needed the post-proposal sex scene and would likely have had a stronger, more impactful finish without it but c’est la vie.

This story harkens back to Vane and Patience Cynster's story. Their son, Gregory, has just inherited Bellamy Hall, from Mrs. Timms, who had been a companion to Patience's aunt. But Gregory's plans of having a nice bachelor estate are dashed when upon arriving he finds Caitlin Fergusson as chatelaine, and organizer of some 15 different businesses that operate out of the hall. And as Gregory settles in, he finds his purpose and a place with the disparate group of people who are the artisans and crafters at the Hall. But someone wants the Hall, and isn't afraid of using any means possible to get it.

Great!!!!

I love the way Stephanie keep the reader aware of the Cynsters' many branches and how as a family they are involved with each other. There is always a happier ever after, but whenever a problem comes up they can always call on the family to help out. I really enjoy that. She makes you feel like you are a part of all that family dynamics.. I highly recommend this book, this author and the whole series the Cynsters. Wonderful reading!!!!! Thanks Stephanie. Looking to the next Cynsters' book.

I became a Stephanie Laurens fan way back in the 90's when I picked up The Reasons for Marriage and fell in love. I've bought all her books and read them lots of times since then. My favourites, always though, are the original Cynster line - from Devil to Angelica.

I've only recently decided to get back into them with next generation etc. and so far of the ones I've read, this is my favourite! So very different a read to all her other books, with drama only at the very end. And as a person who's interested in artisans, craftsmen etc. This really was a great read.

It was so… drawn out.
I mean I’m so here for a slow burn but this was… slow
The last few books have been like this: just for ok.

There was way too much info on all of the business and not enough on the Romance.

It almost seemed like he wanted her so she would just continue to run everything for him.

I’m honestly debating if I want to read anymore about this family I’ve loved reading about for years

It was ok, though I had trouble keeping the auxiliary characters straight. There were a lot of different enterprises, and I was only able to remember a few of the more prominent business owners. I also felt the conflict toward the end was too forced and unnecessary.

As a side note, I can tell I’ve been reading too many e-books. I tried to define a word by tapping it, and kept checking the top for the time 😂

Soy un fans fiel de los Cynsters, y me he llevado sorpresas muy gratas. pero últimamente la nueva generación le falta el romance de sus antecesores.

Laurens nos acostumbra a una historia donde nos convina misterios y romance.Pero en sus últimos libros solo tienen misterios.

7 capítulos tardo en explicar el funcionamiento de las empresas, y el montón de personajes (irrelevante) que nos contó. el misterio nuca decepciona pero en lo demás quedo al debe.

This was an excellent read but they all are. I love the Cynsters and all their relations and friends. I really liked these characters and the plot. Even though you know who the bad guy is, it doesn't make it any less edge of your seat read. Laurens is one of my favorites and always will be. Can't wait to read the next installment.

I loved the original Cynster books, but these next generation novels are getting to be repetitive. Too much inner dialogue, too much time on discovering purpose, and in this one, way too much on the businesses, making for a boring read, which was a shame, there was potential here. I’m becoming more and more disenchanted by the series, hoping Laurens’ finds a way to get it back on track.

Loved this story - it kept things interesting all throughout. Wouldn't it be amazing if cooperative farms & businesses as depicted here aren't just a thing of the past. Also the mystery of who Gregory's "Chatelaine, come Steward" really was and what's her secret. It's always exciting when a Scotsman or two come roaring into a story! Delightful and educational, both!

I liked both the romance and story of this one! It was fun to explore all the different businesses and see the h and H learn to respect then love each other; like you felt their genuine care for each other (something that sometimes lacks with this new series). Also, the h's family slowly becoming integrated into the story was hilarious.

Adored Gregory and Caitlin growing together slowly while learning about all the cottage industries. Powerful romantic kisses and not as much sexual activity as some was a cheerful change. Another Cynster HEA!!!!

Welcoming atmosphere

The feeling and ambiance of this story is soothing and nice. A little slow but interesting characters and a welcoming atmosphere to settle into and simply enjoy.

I love the Cynsters and the myriad connections and getting updated on what is going on.

From page 1, I was enthralled with this storyline and had trouble putting the book down.

The way there is not only romance, but historical facts woven into the story, and mystery makes for a great read.

I listened to the audiobook - the narrator's voice of the Heroine and the Scottish accents were atrocious, so lost a star in the rating, but I really enjoyed the story and the competence of the Heroine in a traditional male role.
