3.75 stars! SUCH A CUTE AND COZY FANTASY. I love how whimsical this book feels. An enchanted house that won't let its owner leave is such a great premise. I loved the adventure of discovering how to tame the enchanted house and figuring out why it's enchanted. The romance was also so sweet. It's definitely a smaller romance subplot but I loved how wholesome and adorable the romance was.
The only reason I didn't give a higher rating is just because it is a lower stakes and a bit slow-paced fantasy. Which is what makes this book feel like a warm hug. BUT I do generally prefer high stakes fast-paced fantasies.

This story is listed as Historical Fantasy and as much as I like Historical novels, Fantasy doesn't always work for me. I was surprised how easily I could accept this alternate world which was very much like ours but also very different from ours. At first I started to get bogged down with the talk of magic spells and related genealogy but as I became more invested in the characters, I seemed to understand those things better. There are people who are born with percentages of various magical abilities and marriages are sometimes arranged, in order to pair two people and their magical abilities, in the hopes that their children are born with the abilities of both parents.
The main timeline is 1846 and thirty one year old author, Merritt Fernsby, has just inherited a house on his very own little island. As soon as Merritt enters the house he knows it is no ordinary house, as it contorts around him and traps him in his very own house of horrors. But never fear, thirty four year old Hulda Larkin, of the Boston Institute for the Keeping of Enchanted Rooms (BIKES), arrives to save Merritt from his enchanted house. Let me just say that the "enchanter" of this house is adorable. But then so are Merritt and Hulda, in their own very different ways. Each has been hurt in the past and they have their guards up to avoid letting others get close but even the house knows they are attracted to each other before too long.
But there is something very evil and murderous in the air that is determined to drain that which is good and magic from innocent beings. Living at the house with Merritt, Hulda (as the "housekeeper"), and "house" (to be explained in the story), are Baptiste, the chef, and Beth (an additional employee from BIKES), two other characters that I couldn't help loving. Beth, with her special magic skills can feel that something rotten is afoot but a person's magical skills can go only so far. This mostly lovely "family", house, and island made me want to stay in this world but something, someone is planning to destroy it.
I know it says Whimbrel House #1 but I wasn't paying attention so as I listened to this delightful book I was thinking, "I want more! I don't want it to be over!" Luckily, before the end of the book I realized there must be a part 2 in the works so I checked and I was able to download the digital ARC of part 2 from NetGalley. I'll miss the wonderful voices of the three narrators but I will be able to see the spells and names as they are written and that might help me understand the spells and genealogy better. I'm so glad that I read Rosh's review of this first book so that I could grab it and devour it.

In a Nutshell: All things bright and beautiful, some creatures great and small, many things wise and wonderful – the author included them all. Loved it!
Story Synopsis:
Where the book worked for me:
😍 The prologue set in 1818, London is chilling, and took me in a very different direction to what ultimately occurs. Love it when a prologue is utilised well rather than simply leaking a scene from further in the book.
😍 The two main characters are charming. Awkward to begin with, Merritt and Hulda grew on me as the chapters progressed. As both of them are in their thirties, it is funny to see them so clumsy and almost juvenile around each other, but the author has written the reasons for this so well that it doesn’t jar. Hulda’s strong façade and her underlying vulnerability make her the perfect titular character.
😍 Baptiste and Beth. Such memorable secondary characters within their limited roles! I’d have loved to see more of them.
😍 Owein. Owein is like THE reason to read the book. Can’t tell you more though I am bursting with comments about him. (I even Googled the correct pronunciation of his name so that he sticks in my head the right way. I hope he comes in book two as well.)
(Psst… I realise I have three separate bullet points just for the characters, but trust me – they have earned their spots on this list.)
😍 The romance – just as I like it. Slow, steady, organic, clean. It’s a connection based on alike minds than on attractive bodies. Gimme more of this!
😍 So many humorous scenes! I laughed quite a few times and even ended the book with a big grin on my face. There are also a fair number of touching scenes, which show the vulnerable side of the characters. The author balances fun and seriousness nicely.
😍 While the pacing of the book ranged between medium to slow, I never felt tempted to speed-read. The writing isn’t decorative but is charming enough to appeal with its simplistic style. Hulda’s “dictionary-style” language is written and utilised wonderfully in the plot without making it seem odd.
😍 There's a list of magic terms at the start of the book. While most meanings are guessable if you know their meanings in English, it's worth going through the list as they come up regularly in the plot. There’s also a blueprint of Whimbrel House. Appreciate both these inclusions.
Where the book could have worked better for me:
😐 The antagonist was dangerous but this character’s potential wasn’t used to the extent possible. There could have been so much more danger added to this arc, especially during the finale. (He still creeped me out though!)
😐 Some things are left hinted at but unexplained. Though these don’t affect the comprehension per se, they did leave me a curious cat.
It took me ten days to complete this book because I have had a crazy hectic week. Usually, when books take more than 3-4 days of my time, I start losing my interest in them. Not with this one though. Not once was I bored! If I had read this at some other time of the year, I am sure I would have binge-read it from start to end. It has its minor flaws, but the memorable characters, the innovative storyline, and the smooth writing style all ensured that this was a solid read for me.
Strongly recommended to lovers of historical fantasies.

Adore a book with loveable characters (Project Hail Mary, Remarkably Bright Creatures), and here’s another book that ticked that box. My favorite character was a magical haunted house.

This was such a beautiful, warm and cozy story, perfect for long autumn and winter evenings. An ultimate comfort read that follows a lonely author who has recently inherited a magical house. But the house is acting up, so he needs help from a trained professional Hulda Larkin to tame the estate and put some order to it.
I've been enjoying this story so much. It was well written and whimsical, just the kind of book to curl up with when you need some comfort. But I also loved that the book had its darker and more exciting moments that made everything more interesting and made me turn those pages faster.
This book ended up on my list of favorite books I’ve read in 2022, and it's near the very top of that list. The moment I read what it was about I knew I was going to love it, but I didn't think I’d enjoy it quite this much.

One Liner: Entertaining but drags in the middle
Rhode Island, 1846
Writer Merritt Fernsby is surprised when he inherits the Whimbrel House from his estranged family. His delight doesn’t last long when the house decides to take control and trap him inside.
Enter Hulda Larkin from the Boston Institute for the Keeping of Enchanted Rooms (BIKER). She is a tamer of possessed and enchanted houses and sees it as her duty to preserve the disappearing magic in such ancient houses.
As the duo tries to find the source of magic, they also battle a sense of attraction between them. However, unseen larger forces are at work, threatening to get revenge and settle scores. Can Hulda and Merritt survive the fight?
The story comes in the third person POV of three main characters.
What I Like:
The MCs are 30+ and not your traditional beautiful, handsome, delicate, or whatever! While they act childish a couple of times, they are also dealing with their pasts and vulnerabilities.
Magic is an inherent part of the plot and a common phenomenon. Those who don’t have it also know about it (and, in fact, study it at school).
The book starts with a blueprint of the interiors of the Whimbrel House. It also gives a brief definition of different types of magical powers. This was very useful to refer to.
The setting is descriptive without being boring. I love the house and its antics. It gets endearing once we realize the source.
There are enough quirky and humorous moments to keep the story lighthearted. It’s a fairly easy read (ignoring words from the period that pop up).
What Didn’t Work for Me:
The characters take time to reveal their depth. It gets a little tiring to read about them in the beginning when they are cardboard cutouts. They seem immature and are not likable until we get to 35-40% of the story.
While some elements of magic have been handled with care, a few seem to be left without much attention. Also, the villain needs a better arc. There is potential to make him dangerous (not just physically), but that’s what we get.
The climax started well but didn’t wow me. The ending was rather sweet (and a little lovey-dovey). But you’ll enjoy it if you like happy endings with a touch of romance.
The pacing is a bit uneven. The story drags in the middle, where things seem to go around in circles. Hulda needs to rely on her instincts and pay attention to her visions (it’s her gift, after all).
I see there is book two (which I’m grabbing after posting this review), so I hope the character arcs have more attention.
To summarize, Keeper of Enchanted Rooms is a dark, cozy read without being twisted or scary. Owein is adorable, so that’s a plus.

Charlie Holmberg is one of the most versatile writers I know. She writes everything from fantasy fiction to romcoms, and does it all so well.
Not all of her genres are my favorite, but this book falls into a category I adore - magical fiction. If, like me, you loved the Paper Magician series - this book is for you. Here in a fictional Boston, Holmberg has created yet another magical universe with its own rules and attributes, in 1800s America.
I had a little trouble getting into the characters at the start, but by the end, I’ve found much to love about both Merrit and Hulda. There’s also an evil magician, and an enchanted house. Themes include family, love, letting go, and second chances. The plot moves along well and the characters grow and develop (growing on the reader as well) as the plot progresses. I can’t say too much about the enchanted house without spoiling anything, but suffice it to say Holmberg does such a great job of writing in fun little quirks of magic. It looks like there will be more to this magical world - I can't wait!

This book was beyond disappointing. Initially the story was giving me similar vibes to "The House in the Cerulean Sea" by T.J. Klune but that book was far more superior.
Honestly, I can't even tell you what really happened in this book and I probably should have put it down without it being finished.
I've learned that this book is the first in a series and I have no desire to continue. I'm surprised with how highly rated this book is as it's one of the worst books that I've read recently.

Seldom am I surprised by a book or a story. Ms. Holmgren succeeded in breaking this curse with her imaginative, creative story about a magical house and the enchanting, magical characters attempting to live somewhat normal lives inside its walls. This author is now on my "keep eyes on" list of authors. This one is for lovers of refreshing takes on aging plots, newly imagined. Highly recommended!

“Beauty is just like a book. Some will not bother to look beyond the cover; others will find the entire tome utterly captivating.”
The book was a bit slow to start, but aside from that, it really didn't disappoint.
Charlie N. Holmberg is one of those authors who, in my opinion, always manages to keep the same high quality for all the books she writes, so whenever I pick a new one up, I can count on it being just as good as the others.
All the characters in this book were wonderful, but Owein holds a special place in my heart. He is such a precious boy. He deserves all the love in this world.

Though when Merritt enters the house which looks very nice from the outside, falls into a NOT very safe and sound situation.
He will be more or less swallowed by an evil enchanted house, the lavatory nearly skewers him, real rats and rains fake blood...
This is a time for Hulda Larkin from the Boston Institute for the Keeping of Enchanted Rooms to come to help and take care of the new resident or perhaps Whimbrel House itself!
But things are not so easy, Whimbrel House isn't like others, some things are in the shadows buried, hidden and they are all in danger!
If I don't stop myself, will continue to write more, about how much I loved this book, how fantastic and mysterious was, engaging and funny, how much I liked the characters (even the french chef!), enjoyed the story and drawn to the romantic and emotional feel of it.
One of the best reads of this year, so happy there will be more stories of this fantastic gang, Heir of Uncertain Magic.

Instead of lugging the hardcover of Iron Flame along on my ski trip to Montana, I uploaded this eBook. I really enjoy Charlie's books and this one reminded me of her Spellbreaker series, which I loved. This is also a historical paranormal. I really enjoy the unique magic system - although I will admit, I just scanned all the various magical talents that are listed in the beginning (it's a bit confusing) and referred back to them when they were mentioned. I already downloaded book 2. My only complaint about book 1 is

Have you ever finished a book and wished it wasn't ended? That was me and this book.
It takes place in the late Georgian period in England and the 1840s in New England. It was by turns sweet and horrifying, I enjoyed the whole journey.
Not so scary that older kids couldn't handle it (and to be honest, they would probably handle it better than I did.) If you are hard-core about your horror, you will probably find this too lightweight for your tastes.
I want to both read this one again and pick up the next one in the series.

PERFEFTLY WHIMSICAL AND MAGICAL 💚
I devoured this book in one sitting - and while I wish I could have taken the time to enjoy it even more, nothing can take away the enjoyment I had with this story.
💚 What I Loved 💚
Magic: I read a lot of fantasy, and one of my favourite things about the genre is the versatility. Holmberg clearly demonstrated that in this book. Her magical world is unlike anything I've read before. And on top of that, it's also very well described and fleshed out. It's an entire magical system but you never feel like you're drowning in too much information or left floundering by too little. It's just right.
Romance: While the romance was not the center of the story, it was still something that stuck out to me and made this even more special. Perhaps exactly because it wasn't at the center of the plot. It was a delicious subplot. Well-executed and slow burning, just as I like it.
Characters: Hulda and Merrit, our two MCs, are easy to fall in love with. Hulda is exceptional - she's professional, curt and not easily flustered. Perhaps you could say that Merrit was the opposite. He is thrown head first into an entirely new situation and doesn't necessarily cope all too well. But his attempts are endearing and entertaining. Together they make quite the pair.
Writing: One of the very first things that caught my attention was the writing. It just had just a nice flow. I even had to stop once or twice to reread a section in order to fully appreciate the flow. This is definitely not my last Holmberg novel.

This book is told from the past and the present with some great twist and turns that I did not see coming, can't wait for the next book.

What an incredibly unique and creative story! It inhabits a bit of so many genres, from historical, to fantasy, mystery and romance so seamlessly and beautifully that fans of each can relish every word! From the first chapter to the closing page, the story grabs the reader, immerses them in the world, the characters and the intrigue. It is wildly creative, as well. A spirit that inhabits the very walls of a house is the means for all kinds of crazy shenanigans - of which it abounds! Yet, all the fun is superbly tempered with an evil that lurks and grows as the story progresses.
At first, the writing might seem a bit confusing and disjointed, as the author explores two completely disparate people, in completely different countries. But, it isn't long until the genius of why this is needed comes to light and the story-line gels into a right rollicking mystery/suspense! In fact, this book is a resounding 5 star read right up until the very last page!
But.... it is on the last page that it loses it's absolute perfection. ** Slight spoiler ahead in the relationship area** The story ended without Hulda ever speaking her feelings where Merritt is concerned. After an entire book of those feelings growing, and after Merritt laid his heart out so beautifully for her, I closed the last page extremely unsatisfied. And I hated that! The rest of the book was so perfect, why leave us without the cherry that tops such a wonderful story? There were a few threads left hanging at the end, as well, such as whatever happened to Myra? Her actions were relevant and consequential enough to require some sort of explanation.
SO.... nearly perfect story, slightly disappointing ending. Overall, however, HUGELY recommended read!!

"Silas quite liked America. It was a bit backward and unrefined, yes, but there was a sort of freedom here that he appreciated. Not freedom to vote, or to worship, or to venture west and claim land . . . none of that mattered to him. No, his freedom came from the purged slate on which this place had been built. There was no royalty in the United States. No generations-old families inbreeding their sons and daughters to cling to the ladder of prestige, power, and aristocracy. No blood built upon blood built upon blood to preserve magical ties. The people here were as ordinary as they came, dregs from other countries with little to no importance, clamoring together to make a better life for themselves. Which meant that Silas was very likely the most powerful person here."
If you describe 1846 USA like the above passage does (admittedly from the villain point-of-view), then you better explain what happens with slavery in your magical AU. There is one line about how one servant (who never has a physical description) doesn't want to visit the South. So.
Everything else about the book was mediocre, too.
Read via audio (narrated Amanda Leigh Cobb, Graham Halstead, and Nicholas Boulton).

3.75⭐️ For me, fantasy is the literary version of a theme park ride—a journey of unexpected delights and thrills.
What I liked best was Holmberg’s protagonists and supporting characters. I loved Hulda, Merritt, and the “House,” and wanted to know more about Beth and Baptiste (I was so ridiculously invested in his need for a cow).
As far as plot goes, the first half of the book was slow. I chalked it up to world building and laying a solid foundation for the series. Fair enough. But still, take away the magic and the story was pretty standard fare. Almost zero surprises and a less than charismatic villain. Full disclosure: one reveal made me audibly gasp—only one.
I’d rate this story comparable to Mr Toad’s Wild Ride. Enough fun to leave me with a rosy glow, but undecided whether to go on it again.

Man was this one a struggle for me or what?!? Lots of skimming done. Magic, wizards…oof…not for me.

As always, the author has the great ability to come up with imaginative and creative stories. The problem I had with this book was in the delivery of this tale.
We spend most of our time with our heroes as they move into the enchanted house. There is the usual will they/won't they dynamic but each characters reactions seem to be exaggerated to the point where it almost felt cartoonish. We don't get too much back story to the characters until the latter part of the novel and so end up with strangers watching them react to things.
The tone is whimsical but I didn't find much of the humour funny. In contrast is the villains story which is dark and could come from a horror novel. Moving between these two tones can be quite jarring.
There are lots of 5 star reviews for this book so clearly very popular, so perhaps it just isn't right for me.

I went back and forth about reading this one, and I’m glad I finally did. Keeper of Enchanted Rooms is fun story that starts out delightful and whimsical, and slowly turns slightly darker and more serious, but overall an enchanted read set in a world that mirrors our own except that magic is a part of life… and sometimes houses. What a hoot! I mean, it’s not everyday you get to a read a story about a house throwing a full on magical tantrum! Looking forward to Book Two: Heir of Uncertain Magic!

This is my second 5 star read of the year and it's only January! 🙌🏻 To say I loved this book would be an understatement. It was just a delightful read from beginning to end. Well written and well paced. The setting was atmospheric, magical, cozy. The plot was engaging and original. The characters were likable and well developed. The romance sweet and just the right amount as to not overpower the rest of the story. I have not a single bad thing to say about this one. I can't wait to dive into Heir of Uncertain Magic. 👍🏻👍🏻

Good premise. Love a sentient house. Lots of character potential and an interesting plot and magic system. All destroyed by flat and awkward writing. I would list the numerous issues I had with the delivery of this story. But I don't want to spend the time. I'll save it for book club, where I am sure the other participants will be amused by my ranting. So I'll just sum it up with this extraordinarily off-putting line:
