He’s my brother’s best friend. Which makes me off limits. My brother made that clear to all his friends the summer I turned fourteen. That didn’t stop me from falling in love with him. From dreaming about sharing my future with him. From wondering what it would be like to be with him. It didn’t stop the heated looks he’d send me when no one was paying attention. Or how he always found a way to be near me, to touch me. To protect me. For six years we were fought against the waves of desire but the current kept pushing us toward one another. Then I had him. We collided with hurricane force. Our connection… explosive. It felt right, being with him. With the first kiss, I gave him my heart. With the first touch, I gave him my body. When I saw the love in his eyes, I handed over my soul. I should have known it was too good to last, though. The next morning, he was gone, and my heart shattered. I left it on his bedroom floor as I did the walk of shame. It’s been nine months since I laid eyes on him. Yes, I’ve been avoiding this moment. But I can do this. I can fight my attraction for one night. Even if the moment I see him again, I know that night is going to come rushing back to me, along with the days and weeks of agony that followed. Because he still owns every piece of me.

📚Dirty Little Secret by Rachael Brownell delivered a sweet friends to lovers romance. The story hooked me from the first page and I soon found myself engrossed in this romantic story where the hero fell in love with his best friend’s sister.
📚Dirty Little Secret, the first book in the Lake Street University series and what a wonderful start. I had no expectations when going into this book. In the end I had a food time reading this sweet romance. Although not a blow your mind read, but if you were to look up the definition of charming, you would find 📚Dirty Little Secret.
The story introduces Finn and Willow, who have been in love with each other since they were teenagers. However, any relationship outside of friendship between them was forbidden by Willow’s brother, Max. He threatened bodily harm to any of his friends who dared show any romantic interest in his sister. As a result, Finn and Willow danced around their feelings for each other. A dance can only last so long, though. Before you know it, Finn and Willow embarked on a secret relationship. How long can they keep their relationship secret from their friends and family?
I enjoyed getting to know the characters. Willow and Finn together burned up the pages. While Finn wanted to shout to the world about his feelings, Willow held back, fearing the fallout at the discovery of their secret. Aside from the challenge of keeping their relationship secret, they faced other obstacles. Finn stood by her through it all.
The author whetted my appetite for the secondary characters, and now I am looking forward to their stories. Told from alternate POVs 📚Dirty Little Secret made me tearing up, laughing and swooning.
I loved the story, however, the story arc relating to the secrecy of Finn and Willow’s relationship took awhile to be resolved. I thought this aspect of the story dragged on for too long. Secondly, Max’s reaction to learning about the relationship puzzled me.
Conclusion/Recommendation
Fans of friends to lovers of college romance should consider adding 📚Dirty Little Secret to their Reading list.
“I’ll still think you’re beautiful even if your cheeks are stained with tears.”

Oh. My. Stars. Dirty Little Secret … a befitting title for a brother’s best friend romance that’s oh so forbidden and utterly delicious. A slow burn of smolder, sweetness, sorrow and swoon. You won’t be able to resist Finn, the naughty and nice knight in shining armor of a hero who is all the dreamy. My heart was lifted straight to the clouds where it floated on air.
Dirty Little Secret chronicles the strong and stunning Willow whose family was struck by tragedy, and her brother’s best friend, the dreamy Finn, who both battle a palpable pull that’s irresistible. Friendship on fire and a fantasy come to life. I adore how sweet Finn is with Willow, helping her heal the scars on her heart. This hero is tender and touching while deliciously dirty—a heady combination. A hero and heroine meant to be. Willow and Finn are magical together!
Full of charm and combustible heat, readers will fall for this heartwarming romance about a hot hero with a huge heart and the beautiful and bold heroine who melts him. Dirty Little Secret’s spell is one I couldn’t help but feel while reading. This fun, fire-hot, and feel worthy friends-to-lovers romance will keep you turning the pages.
When I was asked to take a look at this book and read the description I just knew this was a book I’d like to read, a book that called to me and just had to read and that’s exactly what I did.
As soon as the book came in the mail I pretty much got started right away.
It’s safe to say I became invested in it and read it all in a couple hours. It was not what I expected but I loved it.
Willow and Finn’s story was so good, I just never wanted it to end.
They’ve both had feelings for a long time and after one perfect night that lead to heartbreak they’ve avoided each other. One misunderstanding changed everything.
The book follows Willow and her struggle to overcome the tragedy that she and her family faces. It’s heartbreaking and so incredibly sad to see how each of them have reacted. We get to see Finn stepping up and taking care of his best friends family whilst hurting too.
I loved Finn’s relationship with Willow and her family, I love how close he is to them all and how protective he is especially with his best friend and that’s exactly why he promised to stay away from his sister.
This story is a rollercoaster, you can’t help but feel the emotions the characters are feeling and it hurts.
This author is new to me but this book was simply amazing and I just have to read more!
Dirty Little Secret is a forbidden - friends to lovers to enemies to lovers romance and boy, it’s interesting.
”Small in stature but larger than life. The woman who stars in my dreams every night. In my bed. Beneath me. Smiling up at me like I’m her entire world.”
Willow Palmer and Finn Graham have loved each other since childhood but, following her older brother, Max’s warning to his friends to stay away from his sister, Finn has never done anything about the attraction between them. Except that one unforgettable night last summer, which ended with them going their separate ways and Willow avoiding him. Nine months later, a tragedy brings them back together and Finn is done staying away from the girl he loves.
”You’re what I want. Today. Tomorrow. Forever.”
Overall, this was a really great read. I loved the chemistry and connection between Willow and Finn. Their feelings were deep and true, and their delight and excitement in being together sparked off the pages. I adored Finn. He was a loyal and supportive friend, but I also loved his sincerity where Willow was concerned. I loved his determination that she was not getting away from him this time, no matter how her brother (his best friend) was going to deal with it. Willow spent so long avoiding him but, when it turns out that Finn was all in, she hesitated. She kept wanting to put off the moment of truth with her brother that I anticipated a really fiery face-off with him. However, their denouement was actually quite sweet and matter-of-fact, and took the wind right out of their sails! Enjoyable story and looking forward to the next one.
It's the same ol thing, a woman in love with her brother's best friend. In Willow's case, she's been in love with Finn forever, and she even had a taste of him once. Unfortunately, things fell apart after that night, and she's been avoiding him ever since. But the day comes, a tragic, horrible day, and Finn's back in her life, whether she wants him to be or not. Is a second chance on the horizon?
Brother's friend romances can be tricky. If they're done well, they're entertaining, and one of my favorite tropes. Here in Dirty Little Secret, I'd say it's done well. I liked both Willow and Finn, and liked how they bonded over their shared loss. Even Willow's brother's character was likable, which is not always the case in these type of stories. He reminds me of my own very protective older brother and the way he was when I was in high school and college. Forbidden relationships tend to be delicious in their secretive nature, but here that was tamped down a little, but still enjoyable to read. All in all, a good brother's best friend, forbidden love story. I'm really looking forward to the next in this series now.
ARC via Wildfire Marketing Solutions for an honest review.
Willow and Finn are really good friends but is there more? They have been avoiding each other since that NIGHT. Willow has feelings for Finn but feels he doesn't feel the same. Finn has feelings for Willow but doesn't want to lose his best friend Max, Willows brother, because of how he feels and he isn't sure of her feelings. Ms. Racheal is an awesome author and this book is worth the read. I can't wait to read the next book in the series. I need more of Willow and Finn and can't wait to see where Kendalls story goes.
Willow has crushed on her big brother's friend Finn for a long time now, but he's always seemed to keep her at a safe distance. That is until one night they secretly hook-up, but by the time morning rolls around Finn has disappeared and Willow thinks that he realizes he'd made a mistake. So she pushes all thoughts of him away, avoids any interaction with him, and hopes it will be enough to finally rid her heart of him. But she was wrong, so, so, wrong. Her love for him is just as strong now as it was back then... but he still doesn't want her. Or does he?
Between the pages of Dirty Little Secret lies a perfectly concocted forbidden romance that pulls out all the stops to leave your heart singing it's praises! Willow and Finn have been circling around one another for years, craving each other in secret and fully knowing the consequences of where their desires could lead them. A relationship between them has forbidden written all over it, Max would surely lose it if he found out his best friend wanted his sister! But it's become impossible to stay away from one another, so they start something in secret and hope it doesn't blow up in their faces. It's a dangerous little game their playing!
I absolutely adored these characters and the story they had to tell. Theirs's was a story of tragedy, love, healing, and friendship. The words pulled on my heartstrings, tortured me at every turn, and brought me a satisfying sense of peace... it was such a wonderfully penned romance to get lost in! Highly recommend!
I requested an advanced copy of this title from the publisher, and I am voluntarily leaving my honest and unbiased opinion.
If I were to write a dictionary, under the word perfect would be a picture of Finn.
Willow Palmer has been in love with her brother’s best friend, Finn Palmer, for as long as she can remember. But one night chances the ruin of their friendship and threatens to destroy her heart. When an unthinkable tragedy hits home for Willow, Finn stands beside her to help her through her grief.
Now I let my heart run the show and it wants you, Willow. Only you.”
Finn Palmer has loved Willow for years. But there’s always been one thing holding him back. Max: his best friend and her older brother. One blissful night together was dashed when he returned home with breakfast. A misunderstanding tore them apart, and a tragedy brought them back together.
You’re what I want. Today. Tomorrow. Forever.
5 amazing stars! To say I’ve been patiently waiting the start of this series is a total understatement. This first book does not disappoint. These characters will pull at your heartstrings. I will say this was a coming-of-age book, but so beautifully written. You feel Willow and Max’s heartbreak. These two belong together. Finn is amazing and lays all his cards on the table for the world to see. Willow is straight forward and knows what she wants. However, she does fear the what ifs. What if things go wrong? What if she loses Finn or Finn loses Max? Sometimes what ifs can paralyze you in life, but Finn is right there to show her she’s not alone. This book had very little drama while still be exciting and enthralling. It had great world building and character development. I can’t wait to read more from the series!
A HFN romance with just enough angst, drama and love to keep me turning the pages. I realized once I got further into the book how hard it was for the 2 of them to keep their relationship a secret but once it finally came to light…it was totally worth it. ~Jen
"This is my second book from Rachael and she is definitely an author to keep your eye out for. I loved Willow and Finn’s story. I liked that there wasn’t any major explosions for the pair, there was still angst with the whole hiding their relationship part but the way they were written highlighted how perfectly they matched. As this book is described as book one in a new series I am hopeful there will be numerous books to come. I voluntarily reviewed an advanced readers copy of this book. " ~Sharon
Such a sweet, fast read! Very impressed with the story and the characters. The author did great at the build for the drama. I was seriously wondering how she was going to pull everything off. I was so worried because of the drama that was already then to add to the best friends little sister ordeal. I loved how fast this book was an how easy it was. Such an amazing read! 4/5 stars!
**I received an ARC of the book in exchange for my honest opinion**

What a fantastic start to a new series!!! Rachael Brownell has taken the Brother’s Best Friend trope and given it a fresh new look!
This is a new series with some great characters who you are going to fall in love with. Willow and Finn have had a connection their whole lives, but the timing was never right.
Could the stars have finally lined up for these two? This is a sweet, steamy read that is going to hook you immediately and not let you go! I can’t wait to see what is in store for these characters in the books that follow!
This book is clever and sucks you in feom the forat chapter. The characters kept me emotionally invested in the storyline which I love and crave. This book hits every check box I have. I would reccomend this book to any reader. Be ready to love and fall head over heels in love. I cant wait for more from this author. Her characters are clear and easily visible and the book flowed flawlessly.
An amazing brothers best friend romance. Willow and Finn spend years secretly in love with one another until one faithful night when things change but don't quite go the way they would hope. After months of avoiding him Willow can't any longer. When tragedy strikes and emotions are high decisions have to be made.
I loved this story and can't wait to read the rest.

Dirty Little Secret is the first book in the Lake State University and tells the story of Willow and Finn.
One of my all-time favourite Romance tropes is brother’s best friend. When I read the synopsis of Dirty Little Secret, I knew that I was going to enjoy this book! Dirty Little Secret is the first book I’ve read by Rachael Brownell and it won’t be the last one! I really liked reading this book and I’m looking forward to reading the other books in the Lake State University series!
Willow and Finn have been in love with each other since they were kids but they’ve never really acted on it. Until now. Willow’s been through some tough stuff, and Finn’s been there for her. I really liked seeing their friendship turn into a relationship because they’re always there for each other and they always put a smile on each other’s faces. I really liked seeing them grow into their relationship and become happy.
Although I did really enjoy Dirty Little Secret, it was a bit predictable and I expected a bit more spice in this book. If you look at the cover, you already think about all the hot scenes you’re going to read but this book was pretty tame. But besides that, I really liked Dirty Little Secret! I finished this book in two days so if you’re looking for a fast-paced Romance read, then I highly recommend Dirty Little Secret!
Wow, this book had to be hooked from the beginning. These characters have harbored feeling for each other for years. Willow's brother's best friend Finn is the love of her life and he feels the same way. But neither knows how the other feels plus how would Willow's brother react? Tragedy stricks and Finn realizes that life is too short and he makes sure he is there for Willow. OMG, this book is an emotional rollercoaster because I am so invested in these two and their HEA. I love them together and Finn is so swoon-worthy; from his hot bod to his nicknames for Willow to each and everything he says to her. He is perfection. Be ready to love and fall head over heels in love. One-Click this one today! I can't wait for more from this author and this series.
Amazing start to this new series by Rachael Brownell. College romance fans this one's for you!
The author does a fantastic job setting up this new world and I am here for ALL of it. Willow and Finn's story is an emotional one. One of my absolute favorite things while reading a book is to FEEL. I want to feel all the things, this story gave me all of that. You will laugh & cry but in the end you get a HEA with so much more to come!
Rachael Brownell really did an amazing job with this book. It is heartwarming and romantic. This is the first book in the Lake Street University series and it is so very written, I loved it.
Willow has loved her brothers best friend for as long as she can remember, they have always had a connection to each other. Her brother has made it clear to his friends that his sister is off limits. One night changes everything for them when they choose to give into their feelings for each other. Willow is left heartbroken thinking that Finn left her the next morning, she spends months avoiding him. When tragedy spikes will Finn be there to pick up the pieces?
Finn has loved Willow for years, but her brother is the one holding him back from making her his. They have been avoiding each other since that faithful night but when disaster rears its ugly head Finn wants nothing more than to be there for her in her time of need and not let her sink into the darkness. A misunderstanding tore them apart, and a tragedy will bring them back together.
This story is a new adult, friends-to-lovers, sweet and heartwarming, a good Insta-love romance. Go grab yourself a copy. You will not be disappointed.
Thank you for the opportunity to review this ARC. I can’t wait to read the next book in the series.
The author gives us a Welcome to the series – like we’re a student at Lake. And we’re being introduced to fellow students.
Willow has received some devastating news. Finn wants to be an honorable man. These two grew up in each other’s lives. It may remind you of a crush you had growing up. A story of what would happen if...
One other thing our main characters have is a second chance. There’s really nothing that I didn’t like about this book. If I did have to nitpick, it would probably be that there was just a little too much drinking going on. I did love how attentive Max was toward Willow. He had an agenda and the author takes us on the journey to see if that agenda will be fulfilled.
Our author has added in other characters that had me wondering what their story is. I’m looking forward to seeing that if I continue to follow the series will I get get that question answered. It’s been a long time since I was in college but I’m looking forward to making some new friends. And I was happy to see that the next book is all ready in the wings.
I was not compensated nor was I required to write a positive review. The opinions I have expressed are my own.
Combustible chemistry that will leave you scorching is how Willow and Finn's love story began.
Willow and Finn have harbored a very strong crush on each other for a very long time and they eventually do do something about that scorching attraction between them, but when it happens they realize that it was wrong due to the fact they were doomed to be together because he has been warned by her brother that she was off limits. But within time they meet again and this time around Finn decides that nothing is going to stop him from being with the woman he's always loved, damned the consequences.
Finn and Willow certainly made a cute couple, they were a match made in heaven and the way they were with each other just made my little heart pitter patter with happiness.
When you know, you know and although they were forbidden to be happy, they later realized that nothing would stand in the way of their love.
This was certainly a sweet love story that will leave you full of happiness for these two.
4 Stars

The start of this book was.. wow. I wasn't expecting that. I was expecting cute and sweet but we got dark fast. And yes, it gave some depth to the story but it took way too many chapters to "get out" of that situation. And that happened a lot with this book, some parts were too drawn-out for my taste. Still, I really enjoyed the romance part. The camaraderie and chemistry between our main characters was fantastic. I also enjoyed the side characters subplots. Especially Kendall's! She was an amazing side character and also a fantastic friend to Willow. My main issue with the book was that it took more than half of the book to the "her brother doesnt know" plot to end and to be honest the book suffered because of that. It became repetitive the "mouse and cat" situation and I wanted to be over! Overall the book was enjoyable and very entertaining. I'm looking forward to read more of this author.
Rachael Brownell is a brand spanking new to me author and whew. What a swoony little book this was. Sweet, steamy, emotional, a good one- this new release was quite impressive from the start and kept me hooked until the very last word.
Dirty Little Secret is the first standalone in the Lake State University, giving us the one and only FINN (what a man yall!) and Willow's story and the journey these two laid out for us. This is an older brother's best friend romance trope (one of my faves!), delivering all that delicious angst, loads of steamy-page melting heat, and a few punches to the heart with all of those pesky feels that Finn and Willow delivered on the pages.
I'm excited to see where this series goes next and to read more from Rachael and her backlist.
Brother's best friend romances are definitely one of my favorites, and Rachael Brownell proved why in this beautiful story between Willow and Finn.
Willow always had a crush on Finn, but thanks to her brother, was always afraid of going after what she wanted for fear she would lose the trust and love of her family member.
But they both realize that they need each other, and stop at nothing to be together.
This is a beautiful story by this new-to-me author, and I can't wait to read more from her!
Willow has had feelings for her older brother's best friend Finn since she was a little girl but one night of passion left her waking up alone and on a mission to put him behind her. But in the wake of a family tragedy, Willow finds support in Finn's arms and the understanding from their night together comes into play. Can they find love together without letting her brother know? Can you really find your soulmate when you have to keep the entire relationship a secret? With characters I instantly fell in love with and a storyline that had all the feels and a few laughs thrown in as well this was a wonderful story. This is a couple I would love to see again in future books.
Willow goes to the same college as her brother and his best friend. Willow has always been head over heels for her brothers best friend. Finn has loved his best friends sister for as long as he can remember. They had one amazing night last Summer and have not spoken since. When a tragedy hits Willows family Finn is there for everyone. Finn decides he can not hold back any longer and wants to claim what he believes is his. How will his best friend take the news? This was a great quick read that was more emotional then I expected. I’m excited to see where this series goes. I enjoyed The story and the well developed characters. I can’t wait for the next book in the series!
Great start for a new series. Willow & Finn make a great couple. I loved the writing. This is the first book from this author I have read and I really enjoyed it. The only thing that threw me off is I felt like Max acted so protective over Willow but then all of a sudden has a change of heart about her & Finn. That part sort of gave me whip lash. I don’t want to give anything away so maybe as you read you will see what I’m talking about. Great book! Look forward to reading more from this author
New to me Author! I loved Willow and Finn from page one. I get it. He's yur brothers best friend. He's hot as hell and your suppose to be off limits. But Some how Finn and Willow were able to make it work.
A HFN romance with just enough angst, drama and love to keep me turning the pages. I realized once I got further into the book how hard it was for the 2 of them to keep their relationship a secret but once it finally came to light…it was totally worth it.
A super cute brothers best friend romance! It was a quick read with one of my favourite tropes. Plus all the characters were so loveable. I look forward to future books in this series!
