I was warned about Ellis Winters. I thought I knew what it meant when a billionaire with his reputation hires a girl to be at his beck and call. But I had no idea what was in store for me...
It wasn't the order to strip that shocked me, or even the stinging spanking over his knee that followed. It was the arousal glistening on my bare thighs that left me breathless and blushing.
Not just because I knew he could see it. Because of what I hoped he would do when he saw it.
I came here today as his maid. I left as his property.
Publisher's Note:His Property includes spankings, rough sexual scenes, intense and humiliating punishments, and strong D/s themes. If such material offends you, please don't buy this book.

Trent Evans keeps giving the best gifts like it’s still Christmas! This time i got the ARC of His Property, and can you believe he only wants an honest review in return?
Lola is down on her luck, even though she still has a job… Her roommates are doing drugs, but she can’t afford a place of her own. To make things worse, she now has to finish a cleaning job for a very picky client. But when he comes home unexpectedly, her luck is about to change….in an exiting, yet frightening way…. What he proposes is something that may not only change her luck, but her entire life. Because he wants to be her boss….no,more than her boss. He wants total control over her when she’s at his home. For her to obey each and every order,no matter what it is. And when he finds out she lives in her car,he moves her in completely. Giving him control all the time….and to her shock, she enjoys every second of it. But she starts to wonder….what does she actually mean to him?
Ellis may be a successful businessman,he’s a lonely one. With his preferences, the most he has,are casual encounters with women. But finding Lola in his house, even if she is a LOT younger, stirrs something. And the way she reacts to him, gives him hope. That maybe,he might have someone that he can mold into the kind of woman he needs. Moving her into his home is the perfect solution, and he finds himself eager to return early from work, instead of making long days. She brightens up his life with her beautiful submission. Until it all goes wrong……
This was a story about trust, about giving up control, willingly. And about allowing someone else to guide you to who you really are, deep, deep down. And that works both ways….. These two beautiful souls really needed eachother to become who they really were. I loved how i was able to hear both their thoughts, and their feelings. Guiding me through their journey towards a happy after.
This is a combination Cinderella/straight man's wet-dream maid fantasy come to life as Ellis pays Lola to, well, you get the idea. And that's pretty much it.
This dual point of view, erotic cabin romance was marginally better than most of this author's work since it was consensual; Lola wasn't a doormat; Ellis doesn't harm her; and he actually had to do a thing or two to earn her submission. The book is, however, heavy on humiliation kink (including everyone constantly calling Lola "stupid," which -- does this abelism really turn people on?).
3 stars. We learn very little about either character's background (and Ellis' "trauma" was pretty obvious), but if you're looking for decently written and edited erotica that isn't too harsh with characters who do achieve some growth, you may enjoy this. While I liked Lola (who actually ends up, given her circumstances, being the stronger and more resilient of the two), personally, I could do without privileged, heteronormative white men calling for a return to the days of "patriarchy" when, you know, women couldn't get a credit card without their husband's permission; Black people had to pass literacy tests to vote; and gay sex was illegal, but that's me.
ETA: If you don't want to know how this book ends, I strongly suggest not reading the review on Amazon that goes into how "stupid" the MFC is (the other characters, apparently, aren't "stupid"); while critiquing others' intelligence (or lack of), this particular reviewer manages to give away the entire plot.
Not a fan of the writing style - too analytical in certain places. I don't need 5 separate paragraphs to describe his eyes, hair, shoulders, ass and the way he looks at the FMC.
The MMC is a complete ass. I want to punch him in the face for his behavior. Unappealing and really, although I'm barely into the story, I don't feel like he can make it up even if he changes to a great guy for the remainder of the story. So condescending!
Why in the world would she want to spend anymore time with him? I certainly don't.
3.75 Stars I really liked it. Great steamy sex scenes. But there were also some problems with it for me. The FMC often had thoughts about her roommates yet lived in her car. So that didn't make sense to me. The MMC also had thoughts and actions that were confusing.
This was just an ok read for me, I did not connect much with the protagonists. The h was just too wishy-washy for me, and the H was similarly all over the place. The author did not keep track of the H's preferences; at one point the H stated that he preferred women with fuller figures, then next he was saying he "normally went for more statuesque, even slender women."
This one had me reading from the start, and loving the end.
This author is new to me, but won't be from now on. The characters felt real and the sex after it got started was great. The ending was the cherry on top. Glad I found a new author to follow.
I'm not sure how I want to rate this book. I keep going between a 2 and a 3.
I liked the book when I first started, but the further I got into it, the less I liked it.
This book really lacked character development in my opinion. Ellis comes across as nothing more than a big jerk. I think we are going for a Dom, but I have to say of all the books I've read with the dominant, alpha male, Ellis is by far the worst. It's not even attractive. There is absolutely no after-care or caring from his end. Yeah we get a couple things in his inner dialogue that makes you think he cares about Lola, but his actions are absolutely horrible towards her.
Lola, I liked for the most part. I don't understand why she couldn't be older. I mean, what's the point of an almost 20 year age gap. I don't mind age-gap, but after I read the book, I always find myself shaking my head asking why would it kill an author to just give the female a couple of years of maturity???
Even when Ellis catches her in the bathroom...Why? None of that fit the story. What was the point of that? To what give Ellis a reason to NOW have sex with her? I actually rolled my eyes at this part because it really didn't fit Lola's character at all.
What's with his assistant Alicia? Something isn't right here, but we don't get much information. Just enough to make me have questions knowing there is no answer. It's rather frustrating.
The ending I think is what sealed things for me. It happened so fast, and then all of a sudden we get this soft side to Ellis. Yeah, no. I'm not buying it. And the responses Lola gave almost felt cheesy and choppy. It didn't flow with the rest of the book. It really felt very much like it was an oh crap, I need to hurry and try and end this on a good note.
So I guess I'm going to go with a 2 for this one. It was just ok for me.
This was a pretty good read too me. Lola Grant is assigned to clean Ellis Winters house. Ellis is an as*hole to everyone. Ellis makes Lola a proposition that she can't refuse. Ellis introduces Lola to a world of pain and punishment she can't understand why her body likes it so much her minds thinks its wrong but she has always been a people pleaser. Each one of them have secrets Lola is homeless living in her car because her former roommates like to get high. Ellis has been hurt in the past and doesn't want to let anyone in. This book is not for everyone it has a few triggers. The scenes were hot. This book was well written with no errors in grammar or spelling.
Another winner (for me) from this author! I love dark romance, I love a dominant domineering Alpha who teeters on the border of pushing the envelope. And Ellis does ~ hard. He's laser focused on Lola who was supposed to be a one & done replacement for a housemaid for billionaire Ellis Winters. But fortunately (or not) for Lola, Ellis came home early & could NOT get the curvy young woman from his mind. And what Ellis wants, Ellis gets . . . . This one was deliciously loaded with scenes of Ellis' dark & uber dominant desires. Yet while he pushed & was heartless about using money & Lola's situation to get her in his clutches, under his control & in his bed he never stepped over into force. And Lola despite to her shock finding she responds to Ellis' will, demands, orders, punishments, doesn't fail to stand up for herself when needed. But Ellis has no intention of involving any of his heart in this relationship: this is purely a physical release for his driving need for dominance, control & lust. And Lola wants to explore this newly discovered dark erotic side of hers with a man who thrills her with his dominant power. This one kept me riveted to the book, I read it one straight sitting. I was enthralled by the plot, dialogue, the well detailed characters; the SIZZLE that scorched throughout the book. The writing was excellent, smoothly kept me entranced & needing to find out how this relationship would end up. And despite how much Ellis seemed like a supremely arrogant jerk, the reader begins to get tiny peeks into his thought processes & that there is something that's made him into the cold heartless man he is. Yet his ongoing & increasingly intense training/interactions with Lola just might be chiseling away at his steel walls. And Lola too finds herself deeply changed & matured by their mutual journey. But is this enough to allow Ellis & Lola to reach a HEA? Together? I loved this one: absolutely wonderful writing, mesmerizing characters I was thoroughly invested in & cared about swirled together in a scorching romance. A most definite reread for me!!
*** NOTE: Please pay attention to the publisher's note: Publisher's Note: His Property includes spankings, rough sexual scenes, intense and humiliating punishments, and strong D/s themes. If such material offends you, please don't buy this book.
This was a very enjoyable read if you like this genre and it is typical of how T Evans writes. It has all the hallmarks of a book written by him. As the publisher’s notes say: His Property includes spankings, rough sexual scenes, intense and humiliating punishments, and strong D/s themes. The difference between this and his other books is that power dynamic is between an employee and employer instead of a couple, But is a mutually beneficial power dynamic. The dynamic between these two is quite interesting to read about. Lola is very naïve, unassuming, and broke. It is very interesting to read about her personal growth the more she stays to work as a maid for Ellis. As for Ellis, the reader finds out there is more to him that simply being rich and dominant. Past trauma defines his life -he is afraid of getting hurt again. At the same time, he is unable to keep his distance from Lola. Their dynamic really worked well for the story. If I had once complaint is that between the last chapter of the book and the epilogue seemed too rushed. I would have enjoyed reading more of their HEA than the epilogue provided. I was not ready for their story to end.
I received an advance reader copy of this book in exchange for my honest review – and you got it!
A new standalone novel by Trent Evens featuring a Maid trope.
Once Ellis sees Lola, he wants her and what Ellis wants he gets. Ellis was a bit of a cold hearted b*****d, but to be honest I liked him. He made me laugh. The story starts out slow with lots of details, which I enjoyed but as a downside the actual time Ellis and Lola spent together is cut short and rushed. I would have liked a few more chapters so there would be more time spent together.
The scenes between them are very sexy and steamy and I enjoyed their interactions. Lola goes through a whole range of emotions since meeting Ellis and coming to terms with her own feelings and desires.
So I enjoyed the actual story, but would have liked a few more chapters so the story would have been a bit more rounded.
The couple in this book is Lola Grant and Ellis Winters. This is a work place and age gap romance in my opinion.
In this book, Lola is working for Ellis due to unforeseen circumstances. By catching Ellis’s attention, Lola is swept into a romance with him. However, due to his past, the couple has communication conflict that is later resolved. The book consists of 27 chapters with an epilogue. Each chapter has a rotating point of views. However, Lola’s perspective was dominant in comparison to Ellis. The unequal split was not favorable.
The “romance” scenes were okay steamy. I will never judge on the amount of romance scenes in a book, but more the quality of the scenes. The steam is approximately 70% of the book. However, this is a slow burn steam in comparison to his other couples.
The ending of the book tied the book together and the character’s conflicts were addressed. I would like to addressed that the main conclusion of the book lies within the last seven chapters. Also, the female character was gaslighted for her worries which is something I am not a fan of.
With that being sad, I give the book a 3 out of 5. Everything was concluded within the last couple of chapters and the male character gaslighting the female influence my rating.
With thanks.
Disclaimer: I did get this book for free through Booksprout. However, I did not get paid for a skewed review. This is an honest review with no intentions to sway readers to persuade sales.
Trent has done it again with this stand alone novel. The characters are full of surprises and well defined. The plot, yes, he nailed it. Could not put the book down.
Ellis has money, Lola does not. Ellis is older, Lola is a mere baby... or so she is in the mind of Ellis. The two of them together, create steamy scenes of spanking, dominance, and of course hotter than HOT sex.
I couldn't really get a read on the assistant. Like Lola I thought there was more to her relationship with Ellis than meets the eye. But, like Lola I was surprised at her motives. Want to know what they are? I suggest you read the book.
I received an advance copy for an honest review. I LOVED the book and recommend you give it a try.
I enjoyed this latest by Trent Evans, he always satisfies. This story finds Lola, a cleaning lady who is living out of her car as she works to try and gather enough money to afford a place of her own. Ellis Winters is the tough employer who decides on the spot that he wants this maid and arranges to have her clean his house, among other duties. The other duties involved Lola giving her trust and body to Ellis in return for a generous salary. The dynamics are thrilling, very sexy and irrisistable for this couple and they both work at making the best life they can have. I enjoyed their HEA, which was very satisfying for all involved. Thanks for another wonderful story Mr. Evans!
I found this a difficult book to review because I can’t say I enjoyed most of it. It is erotic but there was no story or plot for 80% of the book. I thought Eliis was awful, cold and controlling, I had no idea who Alicia was and while I understood Lola’s needs she was taking a huge risk and unlike Alicia, I didn’t think she was stupid. Then the last 20% changed everything and it became a love story and although there was melancholy, it was beautiful and a truly lovely ending that made it all worthwhile.
Life for lola isn't going wimmingly, trapped with unhealthy roomates and a job that just about pays when she finds herself in the path of Ellis who proposes a new type of job for Lola, complete submission. But is there more between them? Or will Lola be left feeling used. Well written, filled with desires steamy scenes and kinks!

I couldn’t put it down… Mr Winters was a very stern taskmaster. Lola is sent to his home as a last minute replacement for the previous housekeeper he fired. Her delightful air of innocent submission prompts him to entice Lola into more personal service with an indecent proposal… I received a free copy of this book. This review was posted voluntarily.
Oh... So... Good... I enjoyed this and thought the author did a great job making you want to be the cleaning lady. Naughty girls get what they deserve. Lucky girl.
"...what’s good for her is being subject to a man strong enough to put her in her place, show her who she really is, and free her from any notion that she’s anything but his plaything. To show her in every way that she is his, that she belongs to him body and soul, and that her only concern is in making him happy, serving him and giving him as much pleasure as she possibly can. His pleasure is her pleasure." That's pretty much all you need to know about the mindset of this character (and indeed the male author). The whole book is a patriarchal stroke fest, declaring that women only exist to serve and please men and that what the want is irrelevant.
Trent Evans tends to write harsh, dark fantasies but this is certainly less harsh than many others. This is a very stern Dominant/Submission fantasy. So many of these books are written by women, even if they use androgynous names. It is interesting to read one written by a man. I found the repartee and Lola’s interior monologue very amusing but that stops as soon as the relationship becomes fixed. A maid or secretary has never been a part of my fantasies as housework and clerical duties do not interest me. It is fairly graphic but again I have read others of his that are even more explicit. I did enjoy it but really wondered at the single uniform including one bra, one thong, one pair of stockings. Not very realistic but then this is a male fantasy.
His Property is Trent Evans latest romance i style tendencies. He's a ruthless alphahole businessman and someone who doesn't take no for an answer. He gets everything that he wants whether it's by bribes, blackmail, or through monetary arrangements. Ellis is cold, broken, driven, stern, domineering, sadistic, intelligent, and handsome. Lola Grant is a twenty three year old house cleaner down on her luck homeless and living in her car as a result of her roommates drug use. She couldn't handle their lifestyle so she packed her things and left. Although Lola has a full-time job she can't afford a decent apartment because of the cost. Lola is beautiful, defiant, sassy, inexperience curvaceous young woman. After Yari messed up her job at Ellis house Lola was suppose to be a one and done then they would find a replacement. But Ellis came home early from work after a rough day. He saw the cleaning lady from behind. She was curvy and fill out her jeans and for the first time in a long time he was arouse. Ellis notice that Lola is true submissive that's waiting to come alive and he's looking for another submissive who can submit to his demands and darker sides. Ellis is Lola's employer biggest client so when he goes in and tells the owner that he doesn't want her to clean his house again and gave him an envelope three thousand dollars and to give her the day he does it. Ellis made a proposition to Lola where he would triple the three thousand dollars if she be his employee for thirty days as his maid, his submissive, to pleasure him and let him do whatever he wants. Lola had always been curious about the Dom/Sub lifestyle but she never tell any of her friends and wants to explore this other side of her that calls to this dominant man. Ellis has not felt this way since his fiancee Mari. Since the death of his fiancee and unborn child the only relationship that he participate in is, the one where he's being pleasured with all the physical but leaving his heart out of the equation. His Property includes rough sexual scene, spanking, kinks, heart break, angst, role play, throat play, intense and humiliating punishment, lust, passion, power play, steam dirty talking, degradation, abasement, control, debasement dominance, submission, surprise baby and love. Ellis thought that he was in control until Lola cracked the coldness around his heart and wake him up. These two didn't know that they needed each other until they collided. Their chemistry was sexplosive and orgasmic. His Property was enthralling and fascinating with a great storyline and flow seamlessly. The characters sizzles off the pages and kept me riveted and glued to pages until the end. It was well written and utterly addictive with drama and suspense.

This was an entertaining read, great characters and well written plot This was a wonderful read from Trent Evans who never fails to hold the readers concentration with wonderful plots and characters, and once you begin reading you are not able to put it down until you reach the last page. Ellis is a man that sees what he wants and sees no reason why he cannot take it no matter whether it is an object or a person once he has made his mind up, he will let nothing stop him, he simply organises himself and takes. Lola and Ellis story started out fairly normally and as I started to read the book, I found him to be a very interesting character, he had a personality and it was obvious that when he was with Lola he paid her attention, she enjoyed his company and attention spent but as the story continued and without wanting to spoil the plot, I thought the details were tantalising to the reader. It was a very enjoyable read and I found Lola to be a very interesting and enjoyavle character to read about, she is a beautiful soul and goes out of her way to try and manage opinions and feelings of Ellis which can be volatile if left unchecked. I assure readers that you will be blown away by these characters and the book which is a stand alone novel, once you begin reading you will have to read it in one sitting to discover the final outcome. I do not want to spoil the plot so will say no more about the three of them, I assure you that you will enjoy every single moment of this book. I assure you that you will love every moment of this book it is simply a fantastic read. I voluntarily received and review an Advanced Reader Copy I thoroughly enjoyed the book and look forward to reading any future publications; keep up all the great writing.
As always, Trent delivers. Lola is a 23 year old cleaner and Ellis is almost double her age. When Ellis returns home to find Lola on her knees cleaning the stairs he is blown away, she is gorgeous and he is obsessed by her. Ellis, invites the impoverished Lola to enter into a well paid ‘arrangement’ for her to be hired as his personal ‘cleaner/maid’. As so, she will be expected to obey his every instruction, any infractions to carry sometimes, painful and sometimes humiliating consequences. Although unsure and seriously disturbed by her own viscerally sexual response to Ellis and his offer, Lola agrees, and so begins a very unequal, sometimes cruel, but ultimately scorching relationship. As a proven fan of Trent Evans, I suppose I am always going to enjoy any new book that he puts out for me to read, however I’m not a complete pushover and there some tropes that do bug me a little bit, this being one. It’s not so much the rough sex or even the eye watering punishments that I find difficult to read it’s more about the deliberate humiliation, insults and cruelty. However, at the end of the day, this is a love story and Ellis in declaring his love mitigates his cruelty, to a degree anyway, also one gets the definite impression that Lola, although inwardly shocked by her overtly sexual response to the humiliation, is still getting off on it, so I say each to his own. I really enjoyed the book and read it in one sitting. Another entertaining hot and raunchy read from Trent.

“His Property” by Trent Evans is another Great Read! Ellis Winter is the sophisticated, Hot,sexy, older experienced Alpha employer. Lola Grant is the young, inexperienced woman who hasn’t found her place in the world, works at a low paying job, lives in her car, believing she will work hard and save enough money to get an apartment. She doesn’t seem to have high expectations but as of this moment, she is content. Her interactions with men have been limited and unsatisfactory. They just don’t fulfill her or complete her. Ellis is enthralled with her from the beginning, he doesn’t do commitments but wants her to submit to him and he will train her to serve him. Hehehe, for all that he knows and he knows much, he seems to have forgotten that in a D/s relationship when it is meaningful and fulfilling, it is the submissive who holds the power. Ellis is dealing with emotional trauma, Lola feels alone and is going through hard times. They can help one another but they have difficulty communicating. Ellis sees the inner strength in Lola and he knows he could free her to achieve full awareness and acceptance of who she can become if, she accepts his term of employment. “His Property” has everything; suspense, D/s theme, arousing, mystery, romance and action. There are twists that I didn't see coming. I found myself swept up in the story and I honestly couldn't put it down. You know it is an exceptional book when you find yourself thinking about the characters in between reads and even after you have finished. I can't wait for Trent Evans, next book!!
There are three main characters in this story and two of them are not very likeable. In fact Ellis Winters, the billionaire male lead is very hard to like and he does not mind that one bit. He is controlling, abrasive, abusive, cruel (his own self-description) and an emotional iceberg. His assistant Alicia is also a cold, calculating, condescending individual who seems to have a special relationship with Ellis. This is the formidable wall of ice that Lola encounters when she is sent to clean Mr. Winters’ house. Lola is a sweet but down on her luck young lady, living in her car and cleaning other people’s houses to eke out a meager living. She is also, as it turns out, a latent submissive in need of the type of overbearing dominance that a man like Ellis can offer. The story is a dark dive into a world of D/s that Ellis demands of Lola. This is not a soft romantic story but rather an in your face, hard hitting physical and emotional roller-coaster that may or may not be palatable to all audiences. The final outcome is in doubt right to the end, but you just can’t put it down. Is it possible for them to have an HEA or even a HFN? A gripping read with lots of punishment, pain and pleasure. 4 Stars.
