What would you do if given a second chance at first love?

As the sexy star of the hit home renovation show Property Ace, Del Reynolds lived life in the fast lane. After ten years away, unexpected news brings him home and face to face with smart, strong-willed Addison Davenport––the woman he left behind to pursue his career, but never stopped loving.

Forced to work side by side, it becomes clear that the love between them hasn’t diminished despite the years apart. Her touch still sets him on fire. Her kisses still leave him weak in the knees. Her sharp mind still turns him inside out.

Day after day she reminds him of everything he missed.

But a devastating secret could ruin their new foundation and he soon realizes a second chance for their love might not be written in any script. Still, Del knows how to see potential when it seems all is lost and he wants nothing more than to make Addison his again.

Forever.

DNF.
Just, HELL no.

Note to self - the hero has been diagnosed with a neurological illness, and I don't owe this spoiler tag because I sure as hell didn't see a f*cking trigger warning. But this plot device is and always will be an absolute hard limit.

He's also a selfish knobhead. He disappears for - yep, you guessed it - TEN FUCKING YEARS to pursue his career. He came home because he was SICK. He never intended to reunite with the h at all. But then he saw her and she made his dick hard. He remembers that he's irresistible (in his own mind) and wants back in her knickers, so, let the smirking, smug bullshit commence 🙄.

As usual, the h holds out for like, a whole 5 minutes.
Congrats. Hope you have a long and happy life pushing your man around in a wheelchair AFTER he dumped your arse for fame and ghosted you for a decade.

I have mixed feelings on this one. I didn't like it as much as I did the first book in the series. I'm not sure what it was exactly, but I didn't really connect with the characters as much. I usually like second-chance romances.

I liked Del for the most part, but I'm not sure I bought into the whole medical issue, etc... Something just didn't sit right with me about that. Addison was ok as well.

Now that I think about it, I'm wondering if my problem is that these characters, Del and Addison, weren't featured hardly at all in the first book. I think I would've loved a book with Noah or even Amelia. We had more interaction with them. I don't even think Addison was mentioned and Del was mentioned in passing maybe twice???

Holding hope for the next book with Aiden since we do see him a couple times between these last two books.

Second chance romance done right, this has a small town feel with characters you'll like - even with the amount of history between them. Anyone who follows my reviews knows that I am tough on second chance romances, so the fact that I strongly considered giving this 5 stars speaks volumes. No, this couple's relationship isn't perfect, but I could feel the love and I could also understand the reason for their separation. There was no major drama between them, just two people who sincerely loved each other until (or perhaps after) their lives went in separate directions.

Essentially, the story follows Delaney, the host of an HGTV-like show whose career is in question because of a recent medical diagnosis. He's back in the town he once called home, set to film the last episode of his show... and the property is owned by his ex-fiancée. Delaney and Addison have known each other for most of their lives, were friends and then lovers until Delaney's career put a wedge between them. Now that he's back in town (and 10 years have passed), it's obvious that neither one has fully put their relationship behind them.

I was introduced to this author with the first book in the series, Trouble Me, and I was blown away by the quality of the writing. For that reason, I didn't hesitate to pick up this second chance romance - and it did not disappoint. It's got some angst, some sexiness, some small town charm. But the heart of the story is the connection these two continue to share after all their years apart. I love that it didn't linger on the heartache or the relationships they've had in the time they were apart. They're both genuinely likable people, and I was rooting for them to find their way back to each other.

You're probably wondering why this didn't receive a 5-star rating from me, and that's because I've got two minor complaints. One, I was confused about Delaney's intentions, and it was more than just him being unsure. There seemed to be some contradictory thoughts going on. Two, Delaney and Addison must've been together for YEARS before breaking up, given their current ages. I think the author needed to make the circumstances of their breakup clearer prior to the final act so that the reader understands how such a strong relationship would crumble. Again, these are minor complaints; I enjoyed the book quite a bit and won't hesitate to continue with the series. Each book stands on its own but pairs better together, and we're introduced to some characters I'd love to read stories about. I received an ARC via Booksprout and am voluntarily leaving a review of this sexy/sweet story.

I loved this story! If you are a fan of HGTV, the South, a small town, and a hunky, PERFECT book boyfriend, then good Lord, this story is for YOU!
I knew I was going to love this book before I even opened the first page because I adored book one with Emma and David. What a pleasure to see them again in book two!
I loved the heroine, Addison. When I genuinely like the female lead in a story, it’s a good thing! I couldn’t read fast enough toward the end and was glued till the very last word. There are truly some amazing scenes that will make your heart palpitate for sure!
Eliza is a great storyteller with just the right amount of heat and romance to make you wanna fan your face. Even though these books are part of a series, they can be read as standalone. I highly recommend you check out Eliza’s work – she’s a one-click for me! Bravo!

Delaney is returns to his hometown for a lawyers appointment. It's his first time back for a number of years carefully avoiding Addison his ex fiance. Ten years ago he took an opportunity to go to Hollywood and become Property Ace. As luck would have it a person is waiting to see the lawyer and that person is Addison. Addison is left a property to renovate for the upcoming town anniversary. There is a clause that Delaney is to recommend an company. He first talks to his brother but he already has enough work but then he nominates his show Property Ace. Addison is wary of being hurt again and her walls are up. Delaney can't deny the attraction and admiration he has for her. This is a slow burn romance where it takes time for the characters to be in each other's life, Delaney and Addison are likeable characters and can't help but cheer for them as they grow closer and their HEA. The story is well written and paced, the storyline is realistic, interesting and entertaining. There are twists and turns in the story and which makes the story compelling. I really loved the second chance story of childhood sweethearts! Loved it!!!!!! Recommended!!

The connection between Addison and Delaney was there from the moment they met. I felt like I knew them ten years ago and felt their heartbreak. Two things bothered me. First, I had no idea what this illness was (even when they said the name). I felt like we would hear random things about it but never got a clear picture of what it meant for him to have. All we knew is at some point he would not be able physically do labor and its neurological. Second, I had mixed feelings about Addison’s reaction to hearing about it. They were still new again and they did not talk about a future, so I am not sure why he had not told her yet. I was more connected to this story then Trouble Me. I feel invested in the family so would like to see how the series continues from here.

There's so many stories like this around however this one was a bit different. Although I question if Del would've returned if things were better for him.
Del took off to follow his dream & has been very successful. Even though she stayed behind Addie kept her father's business running well. It's their father's that have caused this reunion but as she was stung before she tries to keep her distance from him.
Of course Del doesn't divulge his real reasons leaving them both with issues.
A well written tale & I enjoyed this couples chemistry. So you'll have to read it to find out how their story pans out.

del is a terrible character

Going into this book i was hopeful. But the more the book progressed the more i hated Del. He was selfish 10 years ago and still selfish 10 years later. He kept toying with Addison, then pulling away. He didn’t CHOOSE Addison, he was FORCED by his illness to settle down. Addison was just a consolation prize. I literally skipped 40-76% because it became rage bait. Addison was weak willed, Del was manipulating her into falling in love without disclosing anything about himself. I skipped it bc i didn’t see no change. The end of the book, Del STILL didn’t change. This time under the guise of "protecting" Addison but again, he really just had 1 foot out the door.

Remind Me is the second book in The Madison Ridge Series and is a sweet but sexy second chance romance.

I loved this second chance romance and found the characters to be intelligent, likable, and realistic. The storyline is well written and flows nicely throughout. The author has given us a story that has plausible circumstances surrounding Delaney and Addison's past breakup and current attraction. It also puts the focus on the re-development of their relationship. Can they make it work this time around?

I read and reviewed this book with no obligation.

Del and Addison were in love as teens, but he was also adventurer and she didn't want to break his soul, so she let him break her heart.
Now these two strong headed people meet again ten years later and the attraction that used to bind them is very much still there.
Are they ready to face the hurt again?
A beautiful background, that connects to the first book in the series, giving it this quaint familiar feeling, but still allows you to read this book as a stand alone.

A great story told by a great writer, edited to high standards. A book to read.

I enjoyed this new "Madison Ridge" small town romance. It's a good second chance read with sparks flying. I like how the story developed and love the characters. Delaney and Addison are great! These two have known each other most of their lives and had a relationship with each other at one time. Now ten years later they are working together and the chemistry is definitely still their. It's a good romance with a little drama, sweetness, angst and sexiness.

I loved this book! I adore a second-chance romance, and this one did not disappoint! I’m crazy for HGTV and it was so fun reading about a very HGTV-like personality, The Property Ace. The romance was steamy and toe-curling. What a delight! I received an advanced copy in exchange for an honest review. Can’t wait to read more from Eliza Peake and more about the town of Madison Ridge!

Loved this second chance romance with famous TV show host Delaney and his ex from his home town Addison. They meet again years after their breakup when he goes home to film his last show and they have to work together. It is clear that they both never moved on from the relationship they once had and it did not take long to rekindle it. The story is great and so are the characters.

Sometimes is is good to go back home to find out what you really need. He knew he messed up with her when he left. He knew that he still loved her. They really were made for each other even after they separated. True love is a wonderful thing between two people that really love each other.

Couple meet & come together again by having to work with each other in the home town. She is following her late father's will to restore an old property - the issue, a stipulation she has to work with the TV renovation expert who is her ex. Small town romance, re-kindled second chance romance despite everything past and present.

It’s giving Hallmark movie vibes. I really liked it. It always trips me up when I start reading a book that’s written in 3rd person, but I got used to it! I would recommend this to a smut newbie.

Loved it

I found Eliza Peake through her podcast, "The Misfits Guide to Writing Indie Romance". It taught me so much so when she released her series, I was a bit worried. What if the series was terrible making the advice I took bad? I'm so happy to report that her advice is sound because the Madison Ridge Series is fantastic.

I love small town romances -- especially a series that follows a close knit family. I like getting to know the characters and learning more about them and their lives in later books. This is the perfect series for that.

All the characters are fleshed out and feel like they could be real people. They have their flaws of course, but you love them more because of them. This isn't like a normal romance you might read. Eliza tackles real life issues like alcoholism and in this particular book, a life changing illness. Because of this, the series is much more interesting to read if you're looking for something a little more real and deep.

Delaney Reynolds is a well known tv star who renovates homes. When his sickness starts to interfere with his day to day workings on the show, he is forced to rethink his life. His past choices come back to haunt him and make him wonder if that's still what he wants out of life.

Addison Davenport is is ex who is still back home living the life he could have been a these years. When they work closely on his last episode it makes him realize what he missed out on.

Addison is a well written heroine. She has flaws and quirks that make her someone you can love. She could be a little hard headed at times but it was understandable knowing the history she had with Delaney.

Their story was fun to read. The romance scenes were extremely well written. Not too explicit but extremely hot. Sometimes sex scenes can be cringey and you can feel the author is embarrassed as they write it. Eliza is a pro and they're all written well.

I brought the first book during the one of the Stuff Your Kindle Days and I didn’t mind the first book, was looking forward to the second book. Again, the miscommunication trope ruined this for me.

This book has two points of view. The first is Del Reynolds and he is the sexy star of the hit home renovation show Property Ace, so he is used to living his life in the fast lane. After ten years away, unexpected news brings him home and face to face with smart, strong-willed Addison Davenport – the woman he left behind to pursue his career, but he never stopped loving her. The second point of view is Addison Davenport and for ten years, she has been trying to get over her ex-fiancé, but it’s kind of hard in the small town of Madison Ridge. They are forced to work side by side; it becomes clear that the love between them hasn’t diminished despite the decade apart. Her touch still sets him on fire. Her kisses still leave him weak in the knees. Her sharp mind still turns him inside out. Day after day she reminds him of everything he missed. But a devastating secret could ruin their new foundation, and he soon realizes a second chance for their love might not be written in any script. Still, Del knows how to see potential when it seems all is lost, and he wants nothing more than to make Addison his again.

I liked this storyline and I'm always a sucker for a small-town romance. I love everyone being in everyone’s business and how everyone knew that Del and Addie were together again even though they were trying to keep it on the down low. I was loving the Reynolds family and wanting more of them. I loved that even though Addison hadn’t been a Reynold for ten years, she was still being invited to their family events. I loved Addison from page one; she was such a badass and she was standing up for herself and I loved that they showed up evolving since Del left and that she wasn’t the same person as ten years ago. I would have liked a prologue of Del and Addison from high school just to get a bit of their teenage relationship and then the difference between then and now.

I still don’t like Del. Del realized he fucked up with Addie because he got a neurological illness and we knew he was ill, but we didn’t know how bad until he has his accident. He wouldn’t have come home if he wasn’t ill and the whole thing was that he didn’t want to get back together with Addie but boom they work together and forced proximity and him being ill and boom that it he wants to have a happily ever after. The second he wanted Addie, he should have been honest with his medical condition – Addie's brother knew but Addie didn’t, like that wasn’t fair. Addie should have also been honest that she knew he was leaving by the end of the project, and this was just a friend with benefits. There wasn’t a lot of communication once they started having sex and it drove me nuts. Also, Addie’s reaction wasn’t the best when she found out the “love of her life” has a neurological condition that could get worse, she was just pissed like how do you think he feels? With interconnected standalones, you usually meet the gang within the first book, and you see the tension brewing. We didn’t really see Addie and Del in the first book so this was a shock, and I couldn’t see the tension or the chemistry between them.

I don’t have a lot of faith with the last book, but we shall see.
