Mr. Gray Sweatpants is a super sweet and funny story with tons of witty banter that's going to leave your heart in a puddle and your kindle in flames! Funny storyline that goes from an almost? partial? one night stand to a slow burn to smokin' hot. The hero is just a truly nice guy trying to break down the barriers of a girl he knows is worth knowing, but who has walls thicker than Fort Knox. Tons of laugh out loud moments and you'll be left with all the feels. This is truly the story I didn't know I needed with cameos by literally my favorite Whitley Cox characters.

Leo and Casey's story started off really fun and entertaining. I was already smiling reading their banter through the notes. I knew then that their story is going to be a fun ride. And it was! I was really invested in their story. It's a mix of fun, sweet, steamy and a little bit of heartache. That's why I really enjoyed it.

Whitley has once again given characters that we can't help but love, a story that was sassy, sexy, funny with great witty banter. I hope you are ready for Leo because he and his handsome gray sweats have moved into your neighborhood. Leo is talented with his hands so when a family home was left to him and his sisters, he takes those hands to make it a quick flip, but he decides to stay there while he is working his magic. His neighbors have pretty much kept to themselves well except for this cute cat that keeps showing up on his doorstep for treats. He soon realizes that this is certainly a neighbor's pet and begins to attach a note to his collar each time he sends away.
Casey has been leading a very routine life. Work, home, rest she has no excitement until she gets an eyeful of the handsome new man on the block, and he is more than easy on the eyes. She also has been having a fun playful exchange of notes that her cat keeps showing up with. Imagine her surprise when she realizes that she has been conversing with Mr. Gray Sweatpants and he may have just showed up at her job. This is about to get very interesting. Casey isn't looking for a relationship now if she could just convince Leo that a neighborly arrangement may benefit them both!
This couple was entertaining, sexy and have wonderful playful banter.

4star Review Mr. Gray Sweatpants by Whitley Cox
Mr. Gray Sweatpants is a witty, emotional story that had me hooked from the first chapter to the last. I fell hard and fast for Casey Savage and Leo Brandt and their story was engaging and entertaining.
Sparks fly from the moment they set eyes on one another and they danced around their attraction until it became to much to ignore. However, Casey has baggage and because of her past keeps her secrets. What will happen when Leo learns the truth? Will it rip them apart or will he be all in?
Leo too has had issues in the past but is looking for a relationship. Can he convince Casey that it’s worth taking a chance? When Casey’s past comes back to haunt her she expects Leo to run for the hills but he surprises her.
I loved the development of their relationship as they moved from friends to lovers and it was entertaining to watch as it progressed.

4.5 Stars for Mr Gray Sweatpants
This is Casey Savage and Leo Brandt’s witty and emotional friends to lovers journey and I was drawn in from the fast few pages and there was no putting down until I had read the final line. This couple both have issues and baggage but for me his only added another layer to their entertaining story.
From the moment they meet sparks fly but Casey is hiding from her past and is keeping secrets so it’s going to be up to Leo to break down her walls and prove he is worth taking a chance on. But will Leo still be looking for a relationship when the past comes back to haunt Casey and secrets are revealed….

I fell hard and fast for Leo and I adored watching him build a bond with Casey. This book ticked my boxes and it was a witty, entertaining and at times emotional read.

I was immediately drawn into reading this book just because of its title Mr. Grey Sweatpants this is a friends to lovers book that is very addictive to read. Cases and Leo come with alot of baggage between the two but sparks really do fly between then but can Leo be the one to break down the walls that Casey has put up or will her past prevent her from from letting a guy be there for her especially Leo.

A very witty and emotional book by Whitey Cox I really enjoyed this book.

Si vous me suivez, vous savez que j'aime beaucoup les romans de Whitley Cox que je suis depuis que j'ai découvert sa série culte "The single dads of Seattle" qui, elle-même, a été suivie par "The single mums of Seattle" et depuis je lis tout ^^ C'est donc avec joie que j'ai lu "Mr Gray Sweatpants" qui est un spin-off, en quelque sorte, du dernier tome de la trilogie des "Single moms" puisque notre héroïne est devenue la fille adoptive du couple "Jake et Bianca Savage", les héros de "Hot for the handyman" dont vous pouvez retrouver la chronique ICI : on la rencontre d'ailleurs dans ce tome et je ne vous en dis pas plus.
Leo travaille dans la construction et il profite d'avoir laissé son travail pour venir retaper la maison de sa grand-mère décédée afin que ses soeurs et lui puissent la vendre afin d'en retirer de l'argent (il veut monter sa propre boîte) Depuis qu'il s'est installé, il a remarqué une de ses voisines qui lui plait beaucoup, une jolie blonde, notre héroïne Casey mais n'a pas vraiment eu le temps de chercher à lui parler. De plus, il la voit vivre avec deux hommes et se pose des tas de questions et se demande si elle n'est pas dans un polyamour".
De son côté, la jeune femme, fille donc adoptive de nos deux héros, a un lourd passé et vit en réalité bel et bien avec deux hommes mais l'un est son frère adoptif et le second est le mari du premier et ils sont gay. Ils s'adorent tous les trois et eux aussi ont bien repéré leur nouveau voisin très sexy qui se balade souvent torse nu et dans un jogging gris d'où le surnom (et le titre du roman) qu'ils lui ont donnés : Mr Gray Sweatpants.
Casey travaille dans une sorte de pub afin de gagner sa vie mais aussi de mener ses études. Elle a un chat et avant que tous deux ne se rencontrent réellement, ils vont communiquer via l'animal et c'est très drôle (il va chez l'un et chez l'autre ) au moyen d'un papier qu'ils mettent dans un tube autour du collier. Ils vont donc apprendre à se connaître avant de faire réellement connaissance.
Mais l'un comme l'autre a un lourd passé (enfin, surtout elle) : Léo est l'homme de sa famille et gère ses soeurs adultes mais plus jeunes que lui et qui ont des tas de soucis avec les hommes. Or, c'est suite à un rendez-vous avec un connard qui a mal tourné pour l'une d'entre elle qu'il va réaliser qu'il veut bien se comporter avec Casey et leur laisser le temps de se connaître avant de sauter le pas et de coucher ensemble. Mais la jeune femme ne l'entend pas ainsi : elle ne veut que coucher (enfin, prétend-elle) parce qu'elle a peur qu'il ne change d'avis sur elle, une fois qu'il saura qui elle est et ce qu'elle a fait pour en arriver là où elle en est au moment où débute l'histoire.
Bref, c'est encore une histoire forte, de familles, d'amitiés, de soutien, un slow-burn qui permet à Whitley Cox d'aborder de nouveaux sujets mais aussi de laisser entrevoir de nouvelles possibles histoires puisque les soeurs de Léo que j'ai adorées (et notamment Lena et Ignacio dont on sent les prémices) et qui sont très prometteuses.... De plus, cela nous permet aussi de revoir ou d'entendre parler de certains Single Dads of Seattle ou des Moms ^^ : bref, adeptes des deux séries, foncez!

In the past week, I've read two books with Whitley Cox involved, and it was fantastic to be honest. There's nothing better than a yummy man in gray sweatpants so the cover is delicious while the title is awesome LOL! My life has been a bit dicey as of late (hell the last 9 months honestly) so there's not a lot of laughter in it, but this story allowed me to escape & laugh so I couldn't get enough. See, Casey is our heroine, and she's too busy working for money to go to school, so the girl isn't down to have any sort of relationship. She also has some secrets so between those two things, her walls are built to keep everyone out but she never saw Leo coming. Leo is a dream in gray sweatpants, and he wants Casey, and let me tell you, the sparks are crazy so it was only a matter of time before they got down to it. However, he realizes that he wants more but good luck getting past those walls she has perfected. These two are perfect for each other so the witty banter was great, the heat was intense, hilarious moments, and there's even a kicker of emotion as well. Despite all this goodness, it's the cat, Trevor, who stole the show for me (I have a Peyton kitty who could be Trevor's long lost brother LOL) AND for a bonus round, I got to see characters whom I loved so much from a previous series. So yeah, Mr. Gray Sweatpants was another perfect read by Whitley Cox that I HIGHLY HIGHLY HIGHLY RECOMMEND!

I really enjoyed reading Leo and Casey’s story. It was so entertaining I couldn’t help but laugh out loud. They were funny, sexy, and had chemistry for days and when these two finally meet and realize they have been communicating with each other via her cat, Leo couldn’t be happier because he’s been wanting to meet her. Casey has baggage and walls up so high no one will be able to climb over, unless she learns to trust her own feelings. These two were fire from the start, Leo is a dirty talking, take charge alpha in the bedroom and sexy Mr. Gray Sweatpants to everyone else. Leo wants Casey and is trying so hard not to be “that guy” and wants to do better for his sisters and to prove to them that now all guys are out for one thing. Casey needs time and to trust herself before she can let Leo in on all her secrets, she’s afraid he will judge her like all the others and she is wanting more with Leo. How can she move forward if she can’t let go of the past? I loved Leo, he’s truly a man that any woman would love to have around. His sisters were the bomb and Casey’s family was just as amazing. I’m so glad I had the chance to read this, it was a breath of fresh air and got me out of the dark and twisted rut I’ve been in with books lately. This is a great summer read, you won’t be disappointed.

"By the title of this book I thought I was in for a light hearted read. And it is that for the most part, but as parts of Casey’s past are revealed this book took a turn that had me gasping in shock whilst also cheering so hard for her as well.
I loved Leo for her. What started as a bit of eye candy for Casey and her brother and his husband, I was chuckling along with everyone’s reactions to Leo. Then when Trevor got involved I was totally laughing out loud. But Leo wanted more than the fling Casey thought she could only offer. The push and pull between these two had me so engrossed in how this part of the story would play out and honestly it was romance novel reading gold. I loved every part of it.
Both Leo and Casey’s families were outstanding supporting characters and added so much to this book. I would love to read books featuring them in the future if that is something the author is possibly contemplating. I have read many books from Whitley before and I look forward to reading more from her in the future. I voluntarily reviewed an advanced readers copy of this book" ~Sharon

Those darn gray sweatpants! Mr. Gray Sweatpants is a funny, sweet and surpringsly earnest romantic comedy from Whitley Cox.

When the hottie with the body moved in down the block, all the windows in the house Casey shares with her brothers, turned into must see TV. The guy does almost all the work he's doing around the house in the men's equivalent to lingerie! When Casey and Leo finally actually meet, sparks fly - in a big way.

Casey was hoping for a little "neighbors with bennies" action but turns out Leo has decided he wants more! Casey's past haunts her and she's not ready to spill her secrets to another guy. But the swoon is strong with Mr. Sweatpants and if he keeps telling her she's worth the effort while withholding the D, she just might start to believe it.

I loved every funny and sweet moment of this tale! The Trevor notes were hysterical and clever, Leo was the sexiest and sweetest dirty-talker around. Casey is a badass survivor who deserves a sweetheart of a hunk. Also, Casey's chosen family is impossible not to love! I didn't want Mr. Gray Sweatpants to end!

Wow his started at high speed with Mr Grey Sweatpants and hasn’t slowed down.
I’m genuinely loving this book.
It has it all, humour, great banter, as*hole cat lol ( you’ll understand once you read )
Buckets of emotion.
Casey and Leo interact via messages sent in her cats collar, the chemistry shows through the messages alone however once they meet in person BOOM 💥 The chemistry is mind blowing.
Casey has major relationship issues as in her past haunts her and she has been judged and dumped due to her past ( no spoilers )
Leo was cheated on but he is still wanting more, wanting it all in a relationship and he tells Casey he wants the package which spooks her as she is scared of his reaction to her past.
Casey’s past comes back to haunt her and causes her to run, but Leo stays and surprises her with his love, compassion and understanding after she tells him all about her past.
I loved the link of characters from previous books but you don’t need to have read to get the story at all.
My only wish was, I don’t like loose ends so I would have liked a resolution of the charges against Leo. ( you’ll understand when you read, no spoilers 😉)
Another great read amazing characters Jared was so funny, Casey so insecure in herself yet strong loving and capable, Leo what can I say other than perfect specimen of a man I’ve ever read.

This author knows how to brighten my day.
Just one glimpse of this book on my kindle and I was all smiling.
Whitley Cox is the bomb and her books are the proof that I'm right.
Mr. Gray Sweatpants is her latest release and explores the lives of Leo and Casey.
Casey's goal is to save enough money for school. So she works two jobs and doesn't have time for distractions.
Leo is a contractor that is spending his summer renovating his grandmother's house in order to sell it.
When these two cross paths because of a cat...
OMG, the way this book started... So so good.
Sublime plot, well written, super engaging, and intense.
It was hard to witness the struggles Casey needed to deal with. It's not easy to overcome trauma but with the right people by your side, you will achieve your goals.
The way the story progressed left me wanting to read nonstop.
The need to know more, the need to see if this game would go a certain way made me devour this book in no time.
It was that good.
And the chemistry between these two was off the charts. They were perfect for each other and you will witness everything. The good, the bad, the ugly, and the hit stuff... Oh lord...
I've wanted to read Casey's story since I saw her first appearance in Hot For The Handyman, and it did not disappoint.
It was so good.
And to have news from Bianca and Jack. Awesome.
This book was perfect, and I want everyone to read it.
You'll fall in love with everything.
And Trevor... That furbaby... I want one.
Another amazing book Whitley. You nailed it once again.
Can't wait for the next book.

This book has everything a reader could ask for in a romance novel! Leo is the absolute best portrayal of what a man should be and what is virtually impossible to find IRL. Casey's life up to meeting and learning to trust a man again was simply heart-breaking. It also gave us a glimpse into the potential horror of the commune living she ran from and what she had to do to survive afterward. (Sorry, possible spoiler, there.) I loved how Trevor, the a$$hole cat, was the conduit for them to initially getting to know each other before their first face-to-face interaction. And I really loved how they continued to use him as another way to communicate as their relationship grew. The emotionally charged last few chapters had my heart aching for both of them as they struggled to come to grips with everything and finding their way back to each other again! It was great to have characters from the Singles series be part of this story and to become reacquainted with them, as well as be reminded of how close-knit that whole community of characters became and continue to be. I hope that we get more interactions with the characters from those series in future books. The epilogue was absolutely, romantically perfect, but I want the stories for all of Leo's sisters now!

Mr. Gray Sweatpants is a sweet neighbors romcom that starts off with the funniest meet-cute. I loved how Casey and Leo got to know each other without even realizing it through her a$$hole cat. When they finally meet IRL, there's an instant spark. Even though Leo is looking for a relationship and wants one with Casey, he lets her set the pace. They start a sizzling friends with benefits relationship, mostly because Casey is hiding some major baggage from her past when it comes to her family and keeps Leo at an arm's length.

But just as feelings get involved, Casey's past comes back to haunt her. Will Leo stand by her side, or ditch her the way she expected him too?

Whitley Cox did a great job of balancing out some serious family drama with a whole lot of comedy in this fantastic, slow-burn neighbors romance! I received an advanced copy and voluntarily left a review.

I opened this book and started with a smile, which turned into a giggle and developed into a laugh! It’s a slow burn romance with so much more in store.
Casey (introduced in Hot for the Handyman) meets Leo (of the titular Grey Sweatpants)via her cat, who carries messages between them. Leo wants to know more about Casey before taking things further but she doesn’t want him finding out about her past and what she did to get by.
We get to see some of the gang from the Single Moms and Single Dads series again and this book is definitely in the same vein. If you enjoyed those books then give this one a look, you won’t be disappointed!

I received this as an arc from the author and I’m voluntarily leaving my honest review.

This was a fantastic slow burn romantic comedy. First of all I have to say that I loved Trevor the a-hole cat, so incredibly funny. The story was captivating from the beginning and I simply fell in love with Casey and Leo from their messages back and forth via Trevor. I loved that they continued to write them throughout the story.

The storyline was so sweet, emotional and really steamy. I loved they way the author was able to make me care about the characters both the main characters but also the minor characters. I would love to see more stories within this world.

You've heard of carrier pigeons? How about a carrier cat? I adored how Ms. Cox used this unusual form of communication between two people. Those conversations were honest and I loved them. The hero Leo is rehabbing his Nana's home so he and his sisters can sell it. He just happens to enjoy the front porch every morning where the house down the street can see him. In the house down the street is Casey. Casey definitely enjoys the view but has no time for anything more than a fun romp. Two jobs and working toward a degree is her ultimate goal.
These two have more to them than a rom com although I did have some laugh out loud moments. Casey has a past that has made her guarded from everyone but her family. Her walls are so thick and have barbed wire them. But Leo finds her worth the wait. She can't believe it but his persistence along with his patience and understanding and acceptance is everything she didn't know she needed.
This book had everything I expected from Whitley Cox. The heat level is off the charts but the slow burn makes everything so much more. The story is one of her best. Also I adored how she has brought back characters from my favorite series of hers. Thank you for that.

4 ❤️ 😄 Engaging rom-com filled with a cast of entertaining side characters

Whitley Cox’s latest is a spin-off to her Mom’s of Seattle series. It was a delightful rom-com centered around none other than gray sweatpants. Best supporting character is Trevor, the nocturnal cat 🐈‍⬛, who is meowing his way for treats and is put to work carrying notes between Leo and Casey. Though Leo and Casey have some baggage 🧳 to work through, they each have terrific families supporting them. Whitley keeps it light and fun.

Mr Gray Sweatpants was a romantic comedy that also was packed with emotion and heartfelt moments. This author never disappoints with the heat and the steam with the chemistry between Leo and Casey being like an inferno. I have to say Trevor the cat plays such an integral part to this story and I just loved his inclusion in the storyline. There were a few old favourites that visit us in this story that was like catching up with old friends. These two made me laugh, cry and everything in between. A story that ticks every box and leaves you completely satisfied.

Casey and Leo started communicating via Trevor the cat, which they had no trouble bad-mouthing. But they did not know that they were eyeing each other from across the cul-de-sac. Trevor was Casey's and Leo had moved into his grandmother's home to remodel it before selling it, hoping he and his four younger sisters would realize a larger inheritance. Too tired to fix himself food after work one evening, he visited Prime where Casey tended bar six nights a week as a second job. They got to talking and found out they already knew each other somewhat through Trevor. This romance has lots of laughter, thrills as Leo takes on entitled guys, and sadness as the two meet each others' families and their secrets come out. By the end of the book, we learn that Leo did make good money for himself and his sisters but I never found out if they pulled those raspberry plants Casey had planted for his Gran and moved them into her brother's yard where she lived during the story. Another great read as Cox's books always are!

A fun loving summer romantic story. It all started with a four legged messenger. Casey has had a rough past to her life. Hard until she was adopted by a new family who loves her and keeps her. She is working really hard for a great future. So drooling over the new neighbor Mr. Gray Sweatpants is not in the plans. Dosen't hurt to drool when he is on the porch shirtless. Then their mutual messager an asshole cat gets them talking. Now Leo and Casey begin a fun loving , respectful get to know each other relationship. Leo wants to do better with Casey. Going slow for more, so much more. They also find out building the anticipation is worth their hot hot amazing sexual experience. They become each others world. Each having a past and they accept it all. The good and the bad no more secrets. To their HEA.

Casey is a workaholic who works two jobs during the summer to save money for school, and she has no time for dating and relationships, while Leo “Mr Sweatpants” is a contractor who is working down the road to fix up his grandma’s house to sell. A cat brings these two together, and the sparks fly between them, and Leo is determined to break through the barriers around Casey’s heart. This is a well written sweet and humorous read, with witty banter, secrets, truths, emotions, and is an entertaining and compelling page turner, filled with laugh-out-moments.

The story has laughs, secrets, and heartbreak.

This is Casey and Leo’s story. She is keeping lots of secrets and has no reason for those secrets to get out. The man down the street can pass the time but that is all it will ever be. All it should have been was a fling. But he is determined to learn all about her. Add in a crazy cat that makes them both look for more from one another. She falls hard but when her secrets are revealed is that the end of everything. Or will they have a future when the dust settles?

I recommend this book.

Whitley Cox is taking us on another wild ride that will leave you breathless and swooning! Leo and his sisters were inherited their Nana's house and he is renovating it to sell it. Across the cul de sac lives Casey and her brother and his husband. One day they see this adonis on the porch drinking his coffee only wearing his gray sweatpants. Few weeks later he meets Casey, who bartends at night. They hit it off and their roller coaster journey to an HEA begins. Casey has a secret past that she does not wish to share, but Leo is trying to be a better man and will get to know her before they go further in their relationship. There is so much longing, scorching hot attraction between these two, that your Kindle will be burning hot or it might blow up! I can't wait to read more about these characters and their family and friends. I volunteered to review this AMAZING story.

What a fabulous book! What starts as a hot, romantic comedy gains depth as other aspects of the storyline develop, changing my perspective and drawing me in even further. I loved both Casey and Leo so much. Both are wonderful people who care hugely about others. Leo's care for his sisters and then Casey is filled with tenderness and commitment to what is right. I felt that both he and Casey gained rounded characters the deeper I got into the book. It made me laugh and it made me think and feel. Very well done! 👏

I love it, I love it, I love it!

I absolutely devoured this story in a matter of hours. It was sweet, romantic, hilarious, and just about perfect. Although the backstories of both of the main characters have some angst (hers much more than his), it doesn’t overwhelm the story or drag it down. It is much more of a celebration of overcoming a horrible upbringing (in Casey’s case) by standing up for yourself, working hard, and finding a tribe of your own.
