Lakeview House is a thriller written by Helen Phifer, set to be published in April 2022. I stumbled upon the author and this book via NetGalley, and when the description piqued my curiosity, I requested a download; it was promptly delivered - many thanks! Set in the British countryside, a writer escapes an abusive relationship and finds a remote and rundown home (to be its caretaker) and find a way to write her second novel. After she leaves, the abusive ex-boyfriend goes all out to track her down, including stalking and attacking her friends. When she arrives, the woman discovers the house is haunted and has a huge history... and since she's the first person to live it in in decades, the previous killings start up again.
I found many good things in this book: interesting characters, elaborate descriptions of the settings, and several intense scenes. The overarching story is attention-capturing. But there were also some areas that felt unfinished. Things characters do were very much out of character for the person we'd come to know. The reasons for people's actions weren't clear. The ending came from nowhere and abruptly concluded with no explanations for why (s)he was the killer. We heard his/her POV in several chapters, and it had great build-up... but in the conclusion, it was listless and open-ended. Mixed feelings on this one... grateful for the opportunity to read it. Found things that kept me interested... but somehow this didn't sit well as an entire piece on its own. I'd give the author another chance... would just want to know the story is complete.
These characters are so obnoxious and dumb lol and I'm tired of hearing about their "hormones" particularly Stella's. Her hormones are dumber than she is.
I can't stress enough that everyone here, and there are way too many POVs, makes decisions so badly that it's hard to believe even for a disbelief-suspending book nerd.
It was still interesting though and I wanted to find out who the baddie was.
I love the cover on this one. Alas, the book was a bit of a mixed bag. I loathed Stella, and the romance was ridiculous. I also found it slow, repetitive, and I figured out who the killer was right from the start. On a positive note, I loved the setting and found it suitably spooky. I also really liked Glenys and Alfie. So as I said, a mixed bag...
This book is all about stalking. You could feel her being stalked. Told by multiple POV, Maddy, Stella and Connor. I really love the way Helen writes and will definately be reading her backlist. I loved how the characters were involved with books. We have an author writing a book (Maddy) , Stella owning a bookstore . Loved the setting - an isolated mansion surrounded by a lake in a quiet little village. Great atmosphere! The ending was suprising also, just the way I like it.

This is a new standalone by Helen Phifer and it's part psychological thriller, part serial killer. A writer takes solace in a creepy old house after running from her abusive ex. She had got the job as caretaker at the remote Lakeview House. When she hears noises at night she wonders if the house is haunted? Or could it be that her ex-boyfriend has found her? What a tense read this is. I liked the authors style in writing this book, it's a different style to the other books that I've read. The pace is a bit slow to begin with but it's not long before the pace picks up. This is quite an enjoyable read that held my attention throughout.

Lakeview House by Helen Phifer, is a new thriller that will be published April 8th. This is one of my favorite suspense authors. I was absolutely over the moon to get to review her new book. Did it live up to the hype?
Synopsis: Maddy Hart is a up and coming author. She was in a very abusive relationship with her boyfriend Connor, so she took a job in another town as the caretaker of Lakeview House (in exchange for rent). This seems like the perfect opportunity for Maddy to hide from Connor, until she begins to notice strange things happening the house. Has Connor found Maddy? Is the Lakeview House haunted?. Have things gone from bad to worse in Maddy's life?.
What I love about the book: The spooky vibes and cryptic atmosphere in the book are awesome. Lakeview House is a huge crumbling old abandoned mansion. The locals are afraid to go near it because it is rumored to be a "house of death". Phifer is a master at creating creepy scenarios that have readers checking their own doors to make sure they are locked. 😳
What I dislike about the book: Maddy's best friend Stella, made selfish decisions that affected her likeability. It was difficult for me to have sympathy for her situation. (It's hard to explain without spoilers,) Also, the ending abruptly cut off and left readers hanging with no explanation. I wanted to know so much more. Honestly, I was like W-H-A-T?? This can't be the end. I need another chapter to answer my questions. Helen Phifer is such a awesome author. Her book Find The Girl is one of my favorite books ever. I wanted Lakeview House to be THAT good.
As always my opinions are my own and I absolutely do not want to discourage anyone from reading this book. We are have different taste and you may love it. I will remain a devoted fan of Helen Phifer's amazing work and will read everything she publishes.

Those bloody brilliant Brits deliver another winner! You’ve read the description, so you know the basic plot here. Never a dull moment! I’ve on a streak of deviously delightful British audiobooks all year and for excellent reason. This time, it’s the proficient narration by the skilled Katy Sobey. A gifted narrator can make or break a book! After almost seven years with Audible, I’ve learned that, culminating in superb results. A new author to me, Helen Phifer, is indeed a stranger no more. Searching by narrator has revealed some hidden gems I may have never found. Phifer’s creativity takes us on an eerie and ominous adventure; danger looms with a “creep” factor that fed my audiction. As always, Sobey shows us why her pitch-perfect vocals are forever a welcome choice. As these two accomplished women lead us through several subplots {{{a favored writing style of mine}}}, unexpected shockers {{{jaw, meet floor}}} await. Extremely recommended and worthy of a esteemed credit, however, I was ecstatic to have found this as Audible’s Daily Deal for a reasonable $2.95! I’m a satisfied and avid Audible member and do so enjoy my British books. Yes, indeed, again I am on top of my rooftop, screaming, “Epic, I say! EPIC! EPIC! EPIC!”

Lakeview House was gripping, with characters that had me rooting for them but one or two were rather despicable though this was most likely intentional. Atmospheric and chilling, I didn't want to put this one down, reading well into the early hours. Very dark and engaging, and offers an unexpected ending.

Maddy is an author and when she gets a new opportunity to write her new story, she won't think twice before taking that chance.
Deciding to be a caretaker for an old house, she starts a journey in an unknown place. I would be scared to take those risks personally, but I think she was brave enough to get away from her abusive relationship and make herself disappear.
An old house will always have its stories to tell, and this one hides many more secrets than she can ever imagine.
The novel is gripping, with characters that made me root for them but also hate to no extent. Her ex boyfriend is despicable, her best friend is good but she could've been a better friend. Many twisted moments and secrets unveiled one by one in the end.
The last straw wasn't that wow for me and while the ending felt quite rushed; I enjoyed this book.

I made short work of this quick read. Maddie moves to a remote Abandoned house in the Lake District to finish her book. And get away from her crazy stalker ex. Except strange things keep happening at the house and unbeknownst to Maddie her ex is headed right for her. The villain’s identity shocked me, I had not seen that one at all. But I like it when I’m surprised in a book and can’t figure out all of it. I’m avoiding homes on a lake just for good measure. Thanks to Bookouture and NetGalley for the advance copy.

This is the seventh book I have read by this author. I have previously read 'First Girl To Die', 'The Hiding Place' , 'The Girl In The Lake,' The Killer's Girl', 'One Left Alive' and 'Find The Girl' which I also recommend anyone read.
I was originally drawn to this book by its eye catching and stunning cover and its intriguing synopsis and title. The synopsis stated that this book is 'A gripping thriller that will have you turning the pages until the final breathtaking twist. Perfect for fans of Lucy Foley, Lisa Gardner and Ruth Ware.' I am a huge fan of Lisa Gardner so am looking forward to seeing if this lives up to this statement. I am also a huge fan of Helen and if this is half as good as' First Girl To Die', 'The Hiding Place', 'The Girl In The Lake',' The Killer's Girl', 'One Left Alive' and 'Find The Girl' it is sure to be a page turning read. I must admit I was also biased due to the publisher being Bookouture. I have yet to read a book published by Bookouture that I haven't enjoyed. Hopefully this won't be the first... Watch this space! (Written before I started reading the book).
This novel consists of a prologue and 81 chapters. The chapters are short in length so possible to read 'just one more chapter' before bed...OK, I know yeah right, but still just in case!
This book is based in the Lake District, UK 🇬🇧 The bonus for me of books that are partly or fully based in the UK is that I live in the UK and have sometimes visited places mentioned in the book which makes it easier to picture. I have actually been on holidays to the Lake District and specifically to Keswick so it will help me picture everything and I'm looking forward to reminiscing while reading.
This book is written in third person perspective with the main protagonists being Madison Hart, Connor Wood, Stella and Seth Taylor. The benefits of third person perspective with multiple protagonists are that it let's you see the bigger picture of what's going on and you get to know more characters more, what they are thinking and what they are doing. It feels like you get to see the whole picture and not miss out in anything.
'LakeView House' discusses some topics that may trigger some readers or may not be suitable for others. I like to point this out ahead of time in my reviews so you can judge if this book is for you or not. In this book Helen discusses/includes domestic violence.

Do NOT even try and read this until you have cleared your schedules as you will NOT be able to put it down!!! I smashed this in one sitting and could not sleep until I finished it which ended up being 3am!!!
Yet another absolutely unputdownable page turning book from the extremely talented Helen Phifer!!! Fantastically written and such an addictive and compelling read. Excellent descriptions making it so easy to imagine what's going on. The book cover and synopsis suit the storyline perfectly. This page turner was previously titled 'What Lies Beneath' but I think either of the titles would have suited this immense thriller!!
The storyline is an absolute roller-coaster ride filled with suspense, crime, romance, friendship , drama, red herrings and absolutely anything you could ask for in an addictive psychological thriller that will keep you up until you have read every single page!!! There is also some heartbreak over a certain character and what happened to them. I won't say more as not to soil it for future readers. Did not see that one coming at all so well done Helen. It gets harder and harder to surprise me when it comes to crime books after reading so many yet that was a shocker. I loved the twist and just loved watching it all unfold. The storyline itself was very realistic and I would say that Helen has done quite alot of research in regards to the area plus more which shines through when your reading. I have never actually read a standalone by Helen before so was slightly worried about how it was going to turn out as I immediately missed the characters from her 'Detective Morgan Brookes' series but I had absolutely nothing to worry about and absolutely LOVED IT. I cannot wait for her next book whether a standalone or I meet Morgan and her team again. I was just gobsmacked by the twist and this is a book that will stay with me for a long time. The atmosphere was perfect for the storyline with the creepy, gothic atmosphere and the hints of a creepy ghost story. It was just perfect and has even hit my top 3 books which is a major feat!!! I love how things went with a certain person but I will not mention more as not to spoil it for future readers!!! A huge congratulations Helen on what promises to be a best seller. I would LOVE to see this turned into what will be a sell out movie!!! I would also like to congratulate Helen on including the topic of domestic abuse and weaving it into such an intriguing storyline. Topics such as domestic violence need to be talked about more to help victims and survivors come forward and speak up and if this book helps one person, male or female, then Helen may have saved a life.
Clear your schedules NOW and pick up this page turner. You will regret it if you don't!!!
I absolutely loved meeting all the new characters and became completely invested in them. Each of the characters played their role perfectly and were all strong and realistic. I absolutely adore the fact that the main protagonist Maddy is an author. The one thing that can make an amazing book even better for me is when the main character has anything to do with books, whether a publicist, author or anything at all. As someone who loves books I become immediately invested in a bookworm character and Maddy was absolutely perfect. I loved all the book talk throughout and I was intrigued by some of the things that she mentioned such as an author who started writing books because they loved reading never having time to read. I wonder if this is something Helen herself faces and it is one of the reasons, apart from not having the confidence to be able to attempt a book, that I would not be able to write a book myself, I just love reading too much!! My heart really did go out to Maddy throughout the story and I would love to meet her again (this is the only problem with standalones, you become invested in characters you may never meet again). I could have killed Stella myself on a couple of occasions. Stella is a friend to Maddy but I don't understand how she could do what she did and then continued to do even worse. Without giving away too much information I dont understand why she didn't give false details out or then not contact the police immediately to warn them. Arggghhh... Right I won't say anymore as I'm worried I will give too much away and I don't want to spoil it for future readers but anyone who has read it will understand what I mean. However, I do understand that if she hadn't did these things then the storyline would be completely different and possibly not as amazing as it was. Moving on to other characters. I absolutely fell in love with Seth and thought he was so romantic and my heart absolutely went out to him on many occasions. I had mixed feelings with Glenys and it took me a while to click with her as I found her to be quite a female dog at first and awful to the sweet Alfie who I really liked and who will stay with me for a long time. However, over the story Glenys did grow on me and I loved that she was "kooky", didn't care what people thought and was a bit of a goth, she actually reminded me of myself when I was younger!! However, she didn't seem too shocked at certain events which left me wondering about her afterwards. I absolutely adored both Aden and Joe who were both sweet guys and the complete opposite to the absolute b"+t%%D of a scum (certainly not a man) Connor who least said about him the better. Anyway, I have probably bored you already so I will leave it there and thank you if you got this far. Love them or hate them these characters were absolutely perfect for this storyline and each will stay with me for a long time for different reasons.
Well done on yet another massive success Helen and here is to the next success in an amazing series 🥂 🎈 💐. This is EXACTLY why your one of my favourite authors!!!! 😍

I'm a huge fan of Helen's Dr Beth Adams and DC Morgan Brookes series but this is the first standalone of hers I have encountered and I was excited for the opportunity to read and review it. So did it live up to my expectations?
I must say, WOW - I was impressed. LAKEVIEW HOUSE was thrilling, chilling and edge of your seat throughout. The tension builds almost from the very beginning and it does not let up at all throughout. The short snappy chapters keep that tension building and building until I thought I would burst! And the pace moves at a breakneck speed, giving you whiplash when the big reveal comes and leave you open-mouthed resembling a goldfish going "what the...?" No way! I did NOT see that coming in a million years. Hats off to Helen for hoodwinking me so completely I was bowled over and lost for words.
The story begins with a creepy prologue that we just know is going to lead somewhere equally thrilling and probably chill us to the bone. It is short and to the point, leaving no room for misinterpretation. And then we meet Maddy.
Having fled a controlling and abusive relationship, Maddy Hart needed somewhere to lay low for a while in the hope that her ex, Connor, would soon give up looking for her. Her best friend Stella sends her a link to the perfect escape - a lakeview house in the Lake District who are in need of a live-in caretaker while renovations are undertaken on the centuries old crumbling mansion on Lake Thirlmere. Site unseen, bar the photos on the internet (not always a good idea), Maddy packs her bags into her ancient VW Beetle and makes the journey from London to Lakeview House in Cumbria.
Almost at once, Maddy falls in love with the crumbling mansion knowing that it would have some stories to tell. But the electrics leave a little to be desired and there is next to no phone signal and internet? Forget it. It's perfect, Maddy thinks. The perfect place for her to get cracking on the sequel to her first successful book she needs to have written and submitted by the looming deadline. While the sprawling house must have about thirty rooms, Maddy finds herself a bedroom overlooking the beautiful Lake Thirlmere with French doors leading onto a balcony where she promises herself she will breakfast each morning. The setting could not be more perfect.
And then, strange things start happening. Things that go bump in the night; whispers and music emanating from downstairs; a sodden wedding dress left on her doorstep; vivid dreams that are all too real that tell her something sinister happened in this very house. And then she meets Alfie, a teenager with an innocent demeanour who is younger than his years, who alludes to something called "the lake people". But as the days turn into nights, Maddy begins to question her decision to cut herself off in the middle of nowhere with no phone reception or help nearby, should something happen to her. Especially when it becomes clear that someone is trying to frighten her. But who? She doesn't know anyone really. She has only met sexy Seth, kooky Glenys and her adorable son Alfie. And Stella is the only one who knows where she is. Even Connor doesn't know...or does he?
Meanwhile back in London, Stella has made some stupidly prized decisions which has left her black and blue and fearing for Maddy's safety. She knows she must alert her friend as to the possible danger that awaits her but Maddy isn't answering her phone. Alongside Joe, Stella decides to make her own journey to the Lake District and warn Maddy...hopefully before Connor gets to her. Because Connor will stop at nothing to catch up with Maddy and teach her a lesson she will never forget.
The story unfolds through short and snappy chapters which keeps things moving at a brisk pace. For 483 pages, it is an incredibly quick read that I devoured in almost one sitting. Everything about LAKEVIEW HOUSE had me enthralled - the setting, the haunted house, the unexplained occurrences, the sexy pub owner, the deranged killer, the controlling stalker ex - it was everything and more that I could want in an atmospheric fast paced and chilling thriller. But what secrets lay below the depths as well as within the crumbling walls of Lakeview House? The hint of the paranormal lingers within the pages of this tense read leaving the reader pondering is there something else at play here? Or is with a stalker ex on her tail and a killer silently watching her, is Maddy just a little too close for comfort?
LAKEVIEW HOUSE is a creepy tale that is atmospheric and mysterious centring around an isolated decrepit old house with something of a tragic past. What more could you want in a thriller? While Maddy has no idea of the house's past, her fear radiates on the pages as Helen Phifer's influences through Stephen King filter through...particularly with references to Derry, Maine and Pennywise the clown. While it is not a horror as such it certainly has elements akin to those found in the horror genre. It is most certainly creepy at any rate.
The story continues to move quickly as I read long into the night, unable to put it down. Everything about LAKEVIEW HOUSE is addictive and engaging...and I could predict nothing. I had no idea where it was going or how it would end up. And I certainly did not see the big reveal! That knocked me for a six sideways. Some parts may not be entirely believable but this is fiction. It is to engage, entertain and enjoy. It doesn't have to be real. But the hairs on my neck were definitely standing on end due to the chill factor...and I'm not talking about the temperature.
LAKEVIEW HOUSE is a slow burn initially that picks up pace almost at once moving at a breakneck speed throughout as the story becomes much much darker and incredibly chilling. There's certainly a lot going on despite only having a handful of characters. If you like a quick read with psychological thrills and chills in an atmospheric setting and a touch of ghost story, then you are sure to love LAKEVIEW HOUSE.
Easily rated 5 stars hands down. Highly recommended as a perfect escapism read.

Wow! What a great read! I would describe this book as light and a quick read. I felt that the character development was just enough that I felt invested in them, but not overly detailed where I would get bogged down with too many details of their past. I loved that there was some romance and horror thrown into this psychological thriller. I felt very confident that I had figured out the ending, but then I was shocked when the twist came. Not what I was expecting at all! 4.5 stars rounding up to 5!

This was my first of Helen’s that wasn’t a Detective Morgan Brookes book. Being honest I started this with a little trepidation as they are so good it had a lot to live up to. I quickly berated myself however when I realised that the characters may be different but her writing certainly wasn’t. It was like slipping into my favourite comfies and without detectives at the helm this time that role soon became mine.
Maddy was a great protagonist, a writer struggling with second book syndrome and on the run from a controlling ex. So when the opportunity comes to escape she soon finds herself in a secluded crumbling mansion which just happens to be by a lake filled with dead people.
Told via multiple narration we also hear from community members, her friend Stella, ex Connor who has more than a screw loose. He would hate me as I’m definitely one of the feisty feminists he despises and also from the unnamed killer. I love that in Helen’s books the goodies are virtuous and likeable while the baddies are extremely rotten to the core. There is also that one character in her books that is always on the fringe with a slightly supernatural presence, whether that is someone who is good with herbs or has a sixth sense about them. It always gives that extra element that hooks me in.
The plot easily blends the two main threads of serial killer and cat and mouse and I found that both were equally intriguing. With the setting driving the chill factor along with one of the narrators having a more than unusual viewpoint this was a fast paced and highly addictive one sitting read.
This is a tour de force of wonderfully written characters buried in a richly drawn and extremely eerie setting with more bodies than you can shake a stick at. One to give even the die hards a case of the willies.
This was supposed to be a thriller, right? Right?? Well, I was bored all the way.
Maddy, some author with bad taste in men goes to a house somewhere in the middle of nowhere to escape her brutal ex Connor. Her friend Stella with an even worse taste in men is the only one who knows where Maddy went. So what does Stella do? She starts dating Connor and is surprised when he starts beating her so hard she might die. Of course she tells him where Maddy is and then doesn't do anything for days to warn Maddy. Meanwhile, Stella also overcomes her dislike for a man named Joe who works in a Burger restaurant. Why didn't she like him? Because he smells like onions. Lucky for her, he treats her like a goddess and finally tries to drive her to Maddy so she can explain. Of course, they are delayed because they are having sex.
Meanwhile, someone is trying to freak out Maddy because they have stashed murder victims nearby the house and in the adjacent lake. Our helpful cast, here to make Maddy feel less boring, is a goth lesbian mom, her weird ass kid who feels like he is way younger than he actually is, and our new totally nice and not at all fake love interest Seth. What happens? Well, turns out Seth murders Connor and because the weird kid finds his body, Maddy needs to die, too.
On the last few pages, Joe and Stella get there, Joe tackles Seth into the water, and the emergency services fish out the nice characters. We conclude that Seth is probably no longer alive and if he is, he won't come back. End of Story.
All these characters are so stupid, they have to try to be so damn dense, cause this ain't natural stupidity. The jokes don't land, the references are cringe. It moves way too quick from chapter to chapter to build tension, but it only frustrated me. Yet it moves way too slowly to be engaging. I can't count the times I shouted at Stella and Maddy for being so hormone driven.
I am glad this is over.

I picked this up as an Audible Daily Deal. If it hadn’t have been a quick sale grab, I likely would have returned it midway through. It’s like a Lifetime movie that doesn’t know what it is - a rom com, a ghost story, a crime novel… it’s all over the place.
The “bad guys” were particularly heavy handed and ridiculous. The best friend, Stella, was a complete moron. I literally rolled my eyes several times and yelled at the book and came to actively hate it by the end.
Perhaps it’s a British thing, but many of the conversations and interactions were truly unbelievable and baffling, and so much of the book felt dumbly prim.
The spooky setting had so much promise; it’s a shame this was such an aggravating letdown. If you like romance books where people fall in love instantaneously and want to keep your spookiness at a level 1, then perhaps you’d enjoy this.

When her best friend sends her a flyer showing Lakeview House, with the opportunity for Maddy to work there uninterrupted while being paid as a caretaker, she jumps at the chance.
But things are not as they seem in this rather imposing mansion. Either the house is haunted, or someone is trying to scare her off. Maddy's going to put up a fight.
My Opinions: Absolutely loved this....and the twist...OMG, I was really surprised. Love when that happens!
It started out a little slow, but when it picked up speed, there was no stopping it. Helen Phifer is an excellent writer.
The plot was really good, and although it seemed straight-forward, it wasn't. I loved Maddy, and her friend Stella. Although Stella's actions left a lot to be desired, she was still a friend. Glynnis and her son were just as entertaining. All the characters were a little quirky, well thought out.
So, a creepy old house, a serial killer, and an author. What more could you want?

This was a very creepy, twisty book and at times it gave me goosebumps whilst I was reading it. It was the sort of book that you just wanted to keep on reading and was disappointed when you had to put it down to get in with life. Very enjoyable. This is a brilliant book that had me hooked from the very beginning. Maddy’s friend Stella knows she’s been struggling since breaking up with her controlling boyfriend, so sends her an advert for a live in caretaker at an old house in the Lake District. Stella doesn’t think she’ll apply but Maddy realises it’s just what she needs and gets the position. When she arrives, the house is in darkness with faulty electrics. Maddy is a bit apprehensive but is determined to give it a go. Maddy hears a loud noise one night and is relieved when someone from the village offers to check all the rooms with her. Seth is a great help to Maddy and she starts to feel at ease, until the next incident. I won’t say anymore as you need to read this to see how it develops but it’s a great read that has a nail biting ending. Thanks to Bookouture and NetGalley for the opportunity to read this book.
This was certainly a page turner! It’s a quick book, maybe a bit predictable. It was a twisted story when an ending I didn’t see coming. I do think it ended a bit abruptly and could have done with another chapter. If only to tie things up. I enjoyed the story. Thanks to the publisher and Netgalley for the early copy
This was an interesting enough read, two killers, two budding romances though they felt a bit overdone, a haunted house with history and some quirky characters. A quick read,, somewhat predictable but pretty good
I’ve enjoyed previous novels by the author and this one sounded right up my alley. Maddy published a successful book, but is suffering from writer’s block and can’t even start the sequel. She also just broke up with a psycho, so moving to a secluded, crumbling mansion in the middle of nowhere sounds like a great idea. The titular Lakeview House is fantastically rendered, as well as the lake and rundown gardens that surround it. I liked the supporting characters, and was rooting for Maddy. That said, I was disappointed. Her best friend and everything relating to her seemed to me like a waste of chapters. I didn’t like her at all, especially compared to the other secondary female character; and her whole subplot didn’t make much sense. The other side story, starring Maddy’s ex, didn’t work for me either. Dreams that could have been glimpses into the past weren’t properly explained in my opinion, and I wish that the story would have stuck more to the main issue of whether the house was haunted, or if there was a more pedestrian explanation. That was my favorite part, but the rest didn’t work for me. I chose to read this book and all opinions in this review are my own and completely unbiased. Thank you, #NetGalley/#Bookouture!
When Maddy applies to be a live in caretaker at Lakeview House it’s the perfect getaway from her abusive ex, Connor, and also gives her the chance to write her second book. Someone is watching Maddy though as she is close to discovering his secret hiding place. This was a step away from Helen’s usual series and I absolutely loved it. A mixture of domestic thriller, crime, a little bit ghost like and I think there was a lot more of the author in this one. Lakeview House was one of those stories that intrigued me from the outset, but it didn’t deliver in the way I hoped. Our main character is writer Maddy Hart. Fresh out of an abusive relationship, Maddy is struggling to write. Her best friend, bookshop owner Stella, suggests she should get away and take herself somewhere secluded in order to focus on her writing. When Maddy gets the details of a caretaker’s position in Lakeview House - a remote house in the Lake District - she jumps at the opportunity. Naturally, watching how Maddy settles into the remote house, which locals avoid as they fear it’s haunted, is entertaining. She finds herself making friends in the village but she can’t shake the strange feelings that someone is watching her. We know there is something suspicious happening in the area. There are passages from the perspective of someone who is familiar with the area. Someone who is killing walkers and dumping their bodies in the lake. This person wants Maddy out, and is prepared to kill anyone who puts their interests in danger. Alongside these rather odd passages we learn of Maddy’s ex, Connor, and his determination to make her pay. He cannot let Maddy get the better of him. Before too long, all manner of people are making their way to this remote Lake District setting. Some don’t survive. Others arrive at a fortuitous moment. While I was, initially, quite taken by the book it went downhill rapidly. The revelation as to the identity of our serial killer really was a bolt out of the blue, and the rapidity with which things escalated made little sense. Thanks to NetGalley for giving me the opportunity to read this prior to publication. While Lakeview House didn’t quite work for me, there were plenty of signs that this is a writer to try again.
Writer, Maddy Hart, decides to take a job overseeing the renovation of an old mansion, Lakeview House, in the Lake District. It is perfect timing as she wants to get away from her violent ex, Connor. The House is situated out of the local village so Maddy would be there alone most of the time. When she arrives, the place is beautiful although it does have a slightly eerie feeling, but Maddy soon manages to make friends with Seth, a local man who runs the village pub, & Glenys who runs a tarot reading business. Maddy starts to have strange dreams about the House in its former glory days when a young bride drowned in the nearby lake & when weird things start to happen like music playing in the middle of the night, Maddy is unsure if she is being haunted by the dead or by the living.
This wasn't quite as spooky a read as I expected when I first requested it, it's more of a suspense type genre. Most chapters are from either Seth or Maddy's point of view, with the occasional chapter from an anonymous serial killer who is operating in the area, killing people who get lost on the fells. I wasn't enamored of some of the characters - Stella, Maddy's best friend, not only starts to believe Connor's lies at first but actually feels attracted to him - which is a bit of an odd reaction to your BFF's abusive ex. It also seemed to take a long time for Stella & Joe to drive to the Lake District. Nowhere takes that long to drive to in the UK. I had a feeling I knew how Connor's story was going to go & I was right, but the ending did hold a twist (even if it was a bit rushed overall) so I've bumped the 3 star rating up to 3.5 stars (rounded down on sites where half star ratings are not allowed).

As a fairly new fan of the author, I was looking forward to reading this book. I found it to be suspenseful and hard to put down. I always had to read that little bit further. I liked the different plots on the go at the same time. What impressed me was that none threatened to ruin the others until the inevitable clash. There were some good twists throughout that I didn’t see coming, and a couple which almost telegraphed their approach enough for Chris Rock to have had time to grab his crash helmet before Will walked onto that stage.
I didn’t know what to make of some of the characters though. Maddy is escaping her violent ex Connor, so taking on a caretaker role in the Lake District hundreds of miles away made sense. I think she was the only character I liked. I didn’t necessarily dislike the others although Connor was clearly scum so I won’t spare him another word, and Maddy’s alleged best friend Stella proves to be a bad friend at best, and at worst she withheld information putting Maddy’s life in danger. Nobody felt superfluous, and they were all three dimensional, although one or two stretched credibility. My “suspension of disbelief” did take a mild battering.
I’ve seem some reviews criticising grammar or spelling. In fact the two examples I read of poor spelling used were actually proper English and quite correctly spelled. What I didn’t do was let anyone influence my personal experience of this book, which was one of enjoyment. Overall, I think this was a gripping read, which I’m happy to recommend to readers of thrillers and mysteries. I gave Lake View House, by Helen Phifer, four stars.

I'm a massive Helen Phifer fan now and this book has been on my netgalley backlog for so long so I'm glad I finally picked it up.
This book had the perfect creepy setting, short chapters with mixed POVs and a great twist. It was suspenseful and atmospheric. I do feel however it was a bit slow for the action to kick off so I felt it dragged on a bit.
I am glad I stuck with it because everything tied up nicely in the end. I love this author and need to continue to read her backlog!
